Heartland Valudation Service did an appraisal for my multiplex in Los Angeles. There where are few…read morered flags during the appraisal itself, where he told me that you could buy completely new build 4 unit apartment building in Culver City for under 2 million. I told him this did not make sense to me as i have not see anything like that, but i though they would do their research when he got back. Well he got back with an appraisal, at 1.6 million, we had bought the property 1 year before for 1.5, and we got i very low because the seller was motivated, and we had put 100k into remodeling. On top of this was this during covid so house prices had raised a lot in the area. When we went over the appraisal, had they only reviewed the property based on square footage and room count, they had not considered the rent income which is one of the most important factors for pricing a rental properties. Here is the comparison properties and how they compare: #1 Made $24,000 less in rent income than ours, our rent income is 122.7% of theirs, they where sold at 1.54 million. #3: Made $32,400 less in rent income than ours, our rent income is 133.5% of theirs, they where sold at 1.64 million. #4: Made $17,712 less in rent income than ours, our rent income is 115.8% of theirs, they where sold at 1.636 million. #5: Made $48,000 less in rent income than ours, our rent income is 158.8% of theirs, they where sold at 1.89 million. #6: Made $54,984 less in rent income than ours, our rent income is 173.9% of theirs, they where sold at 1.5 million. With this how dose our evaluation at 1.6 million makes sense? I have tried to contact them multiple times after we got the appraisal, but they have not replied. So only use Heartland Appraisal Services if you really want to be screwed over by incompetent people!
