So I have lived in Denver for a little over seven years. I have done 10 real estate transactions with five different agents. The transactions were successful for the most part but I felt there might be a little something missing. So last year, 2020, when I tried to sell my primary residence I had it on the market for over two months with no, 0, offers. I thought I would never be able to sell, as it was a pretty strong sellers market. So cut to the chase, I was thinking of selling again a year later as my desire to move back to California due to the pandemic was high. So I got a post card from Team Vivi that day in the mail. I called her and was immediately impressed with her enthusiasm and knowledge. I interviewed her and two other agents. I decided to go with Vive because of the team she had. I was nervous about the whole process as my home was in Cheesman Park with no reserved off street parking. Vivi assured me that she could sell my home. I was skeptical but hopeful at the same time. We went live on August 26, 2021 and I went to California to escape the showings. Five days later Vivi informed me we had 5 offers, all over asking price. I was elated. The top offer waived most contingencies and we closed in less than three weeks. I attribute the success to a few important details: Vivi's staging crew is amazing. Trinity and Hannah are super friendly and do a great job of making the house look awesome. Nicole, Philip and Britt in the office helped with everything along the way. Vivi does her own open houses. Very important. The last group sent random people and I felt it was a little generic. And no offers after over two months... Vivi is knowledgeable about the Denver market. Her sales are very impressive. She has a large client database and even though one of her clients was in the bidding for my place, she negotiated for the best offer, which was not her client. She was also able to help me get a rental on a 1031 exchange at over $20,000 below asking price. Quick close and super efficient. On February 27th, my spouse and I asked to tour a Vivi Team re-listing in the Baker neighborhood of Denver. We had asked about this property while touring a different Vivi Team open house the week before and learned that it had been pulled from the market due to issues with some repair work.Although we were somewhat concerned with inconsistencies we heard from Vivi Team members, we very much liked the property and informed the agent Vivi Gloriod of our intent to submit an offer. Later that day, we submitted an offer via email to buy the property at full price. We ultimately did not purchase this home. Does this review stem from "sour grapes"? You decide based on the following facts: 1. On February 28th, Vivi contacted us asking if we intended to submit an offer. We directed Vivi to our offer sitting in her email inbox. 2. At Vivi's suggestion, we agreed to sign an EXCLUSIVE RIGHT-TO-BUY LISTING CONTRACT with Homesmart Vivi Team under which Homesmart would act as "transaction-brokerage". Under section 5, among other broker duties, Vivi was required to "facilitate purchase transactions without being an advocate or agent for either party" and keep "Buyer fully informed regarding the transaction". 3. Team Vivi revised our offer in order to become a transaction broker and on Feb 28 we submitted a second offer at full price. Vivi revised a number of terms critical to us which had to negotiate back into the offer. 4. The first and second offers were drafted to expire at 5PM on the 28th. At Vivi's urging, we extended the review period to noon on March 1. 5. We heard nothing on or before noon on 3/1. Later that day we called Vivi, and based on that conversation, we issued a third offer this time exceeding list price set to expire 4:00PM 3/1. 6. We heard nothing the rest of the day or since our submission of the third offer. Our assumption is that our offer was surpassed by another. 7. We learned from Zillow on 3/2 that this home has a "pending offer". Our assumption is that Vivi worked and communicated with the seller in order to accept an alternative offer. We were not kept informed. 8. Ironically, we were prepared to increase our offer. Had Vivi contacted us, we were in a position to submit a fourth offer. Vivi in effect did a disservice to the seller as well as us. We assume Vivi leveraged our offers to increase the selling price offered by another buyer. This is advantageous to the seller but not illegal. We certainly understand how real estate transactions work. However, we cannot recommend Vivi Team based on the lack of representation, lack of communication and lack of transparency we experienced. read more

I have used Vivi and her team twice now - once to buy a house in the greater Denver area and once again to sell it five years later. I couldn't have asked for a better team of people helping us at every stage - both times. Before buying my first home I knew nothing about real estate, and we were coming from 1700 miles away, so there were lots of logistics to get perfect. We were understandably stressed that we wouldn't close in time for our deadline and be left with no place to stay. Vivi was so sure that we could close and move into the house in record speed (but we weren't sure and obviously nervous), that she offered part of her own home to us as a backup. If that's not going above and beyond and then way beyond that, just so that we could realize our dream of moving to Colorado, I don't know what is. We ultimately didn't need to take her up on her offer, because from the day we flew to Denver to shop for a house to the day we had the keys was not even four weeks. That's unheard of where we are from. Selling was even more eye-widening, as Vivi set a price that drew LOTS of attention and ultimately saw over 200 people come through the house with 97 scheduled appointments over 2.5 days. At the end of that weekend, we had 34 bonafide offers, many 20% or more over asking. This is due in part to Vivi helping us make informed decisions on buying an affordable home that not only had everything we needed, but which would appreciate handsomely at a rapid pace. She also has a marketing strategy which hits people and places that other realtors don't, including utilizing printed media, which was amazingly and surprisingly effective. From buying the right home to selling it at the right time, having someone look out for our investment like that was invaluable to our goals, and I couldn't have asked for a better outcome. From her staging team (Trinity and Hannah) to her contracts manager (Nicole), the communication and guidance was always there and their candor was always assuring. They even laughed at my stupid jokes that most people don't get, so I was actually sad when it was all over, because I enjoyed communicating with such friendly, helpful, and consummate professionals, and going back to normal life (not selling a house) felt like the party was over (but I had a boatload of cash, so there's that). Bottom line: Vivi and her team are the best in the business. If you're looking to buy or sell in the Denver, Colorado and surrounding areas, and if you want someone to help you get exactly what you want and more, give Team Vivi a call. I am the "spouse" in the review by Bill. Vivi's main response to Bill's review was that Bill and I did not have a broker and the seller accepted an offer from an experienced broker. That is perplexing as I spoke to Vivi on 2/28 and she explained that her firm, Team Vivi, could act for us as a transaction broker. We agreed and signed the agreement. Then we submitted revised offers with terms suggested by Team Vivi. As Bill indicated, we were prepared to be flexible on both the price and other terms such as the inspection. But our agent, Team Vivi, never got back to us to share the seller's concerns with our last offer. So Team Vivi left $$ on the table that I expect the seller would have welcomed. I agree that buyers need a good agent. In our case, Team Vivi was not that agent. read more

Our house was on the market for about 5 months and did NOT Sell! Zip code 80210 in the $900.000 range. Our house is new build in 2012 and was spotless every time for showings and open houses and has modern high quality finishes! We were looking to sell and buy and even though Team Vivi agents seemed all smiles and big talk they did not deliver! They don't seem to have much experience with houses in our price ranges after all. Our agent was Bess Tracy and even though she tried to accommodate us and appear to stay optimistic about the house I am not quite sure she knew if the house is priced right or not or what to do next to sell it. She kept emphasizing about "her great team" but overall she often seemed distracted and spacey. Maybe she was busy trying to get on TV instead of focusing on selling houses since we saw her on a House Hunters episode shortly after we took our house off the market (granted not sure when that was filmed) Bottom line, don't be fooled by the smiles and their big confidence, look at what price range they sell and ask for specific details of their marketing strategy if you decide to use their services. Don't get me wrong I am appreciative of the work and effort it goes into listing and trying to sell a house (even though she did not do any staging or any work for the inside the house really) BUT I would NOT recommend them unless your house is maybe $400.000 or less. In the Fall of 2018, we started the search for a single-family home in the Boulder-area suburbs. Already being condo-owners meant our budget was limited and strict. After out interest in a listing through Team Vivi, we ended up connecting. It turns out that original property wasn't the one, but we did eventually find the right fit in terms of house and location to meet our needs. I've had pretty bad landlords in the past, this one is right up there with the worst. They are very slow to respond, and don't treat their tenants like people. This is a business for them, and you are just another piece to their money making puzzle, they could care less about what you think/want. Oh and when you e/mail them, make sure to only have one subject per e/mail, for some reason Nancy doesn't understand the concept of replying to two different questions, it must be an information overload. I would say avoid avoid avoid, unless your extremely desperate, in which case tread lightly. read more
