The biggest issue I had was that they were doing construction work when we moved in. They said it'd be done in "around two weeks" but it actually took nearly two years to complete. Back then, they had a guarantee that maintenance requests would be handled within 48 hours, and the on-site staff (one maintenance person and one leasing office person) would usually fix any issues on the same day. Once COVID happened, everything changed. Staff were no longer onsite and maintenance suffered as a result. Even once COVID restrictions were lifted, Equity Residential decided to have one leasing office staff member split across three or four of their properties, rather than one per property. Maintenance is no longer on-site, and fixes that used to be done in less than a day now take weeks. Water bills went up significantly due to things like the pool/spa leaking water non-stop for over a week. They started a big modernization project right as I was moving out, to remodel the apartments. This is great since the apartments looked pretty dated inside, but I think part of it was just an excuse to increase the rents even higher. It's a good location, and the park directly behind the property is nice. I used to walk my dog there all the time. However, that doesn't make up for Equity Residential reducing service while increasing rents.

Since that time my rent has increased 350$ each year of living here. Both Sam and Angela, the onsite staff, have been fired. In addition, they stopped accepting my electronic rent checks, without any explanation or way to fix it and have started charging an extra 132$/month just to pay a rent check. Yes, you have to pay a monthly surcharge to pay rent here. To top it off, the water and garbage bills are exorbitant. Because it's shared between the other 100 or so residents, the bill is never less than 200$/month and that doesn't include the electricity/gas bills. When all is said and done, I'm paying almost 5000$/month to live here! It's a great location but the building is old as are the appliances. Not worth it anymore.

Management concealed huge…read moreflooding and mold problems from me and now I have I'm sick with high levels of mold in my blood which requires a specialist not covered on insurance to get out of your blood. It's a 12-month treatment plan costs over $25 k out of pocket. I reported more than 15 Plumbing issues in my first 18 months living in unit 318 - including water literally coming up from the floor in the bathroom . The issue was so bad they had to make a giant hole in my exterior wall & floor of my bathroom and board it up every day until they were done. They boarded up the hole and didn't even paint the boards. they had The Tenant before me said he actually got out of his lease because of all the plumbing issues in that unit. after 1 year instead of going month to month like everywhere else they make you sign a 1 year lease again & if you don't your rent will go up every month. So you have to know and decide months in advance if you want to move. The rent amount you agree to is NOT what you will pay. Add on sewer fee $43 , Water fee $20, trash fee $73, Trash valet $27 a month... people will steal the valet trash can provided - meaning you will no longer be able to put your trash out for valet, yet they will still charge you for the service. Add about $170/month for hidden up charge. Fire pits look really great as do the barbecue pits but they Don't have much shade & there is so much sun exposure to those areas that you really won't be comfortable using them during the day. It took me a year to figure out that the lack of shade is deliberate. They could have easily shaded the outdoor amenities but didn't; they don't want you to use them. they are down to only one umbrella over the pool lounge chairs and state they have "no plan to replace or add any umbrellas to replace broken ones " . Don't even bother asking... A bunch of us emailed them, they did nothing. The outdoor TV does turn on but doesn't have a remote or anything and if Ask how to use the TV your question will be ignored. The mirrors over the bathroom sinks ARE NOT GLASS - they're made out of plastic Maintenance - my observation is that the maintenance guys have been told that no matter what do not spend any money to fix anything 1) Nightmare plumbing issues. 12+ plumbing & flooding issues in first 15 months which continue on a regular basis.... And they didn't disclose the tenants in my unit before me got out of their lease early because the plumbing issues were so bad & frequent 2 sinks completely overflowing that were not even in use... Water coming up in the drain & spilling over onto floors, Then a major leak with the source unknown filling the entire master bathroom floor and Seeping into the bedroom and CLOSET. had to empty the entire contents of closet when you are working 50h/week There was no place to put my clothes from the closet except on the bed so I had to sleep on the sofa for Over 2 weeks Of sleeping on the sofa & not able to Use my bedroom or bathroom due to repeated significant and leaking/seeping coming from under the floorboards... And when I asked for a discount because I had effectively no bedroom and no bathroom use for a month They got a lawyer to write me a letter threatening to evict me if I didn't pay full rent. The floorboard seeping happened 4 times in 4 days. They declined my insistence they call a plumber...until the 4th time...they finally get a plumber. it took a commercial dehumidifier 35 hours to extract all the water. 2) Stolen packages **The Amazon lockers at Avana are for show - they don't work** You will never receive some Amazon and other packages -

Unlike a normal 9-12 month lease, this apartment complex will have short term leases available for ANYONE to book with. You might be a lucky candidate and sign for a lease not realizing that your upstairs VRBO/AIRBNB neighbors are "leasing" theirs for a month or two and could less than 2 sh/ts of causing noise disturbances or loud stomping. So, take precautions before you rent at Avana Sunnyvale because you'll never know what you're signing yourself up for. The apartment staff doesn't do much except apologize. It's a nightmare having peace and sanity here thanks to these 3rd party rental companies!

Recently something happened that should never happen in a residential building…read more While I was inside my apartment, someone unlocked my door and walked in using the keypad code. The person turned out to be a prospective renter touring the unit. Apparently the leasing office had provided them with access. The problem is that I still live here and was never notified that anyone would enter my apartment. Even more concerning, the code they used was not the code I normally use, meaning management can generate additional access codes to an occupied unit. Walking into someone's home while they are still living there -- without notice -- is a serious privacy and security issue. If you are considering renting here, just be aware that your apartment may be shown to strangers while you are still living in it. Replied to the leasing office: However, the incident absolutely did happen. I was inside my apartment when someone unlocked the door using the keypad and entered the unit. The person stated that they were touring the apartment because they were considering renting here. I have attached a screenshot showing the moment the door was opened. Whether this was scheduled through the office or arranged through another channel, the key issue is that a stranger was given access to my apartment while I am still living here, and I was never notified. This created a very uncomfortable and alarming situation, as I unexpectedly found myself face-to-face with someone entering my home. For privacy reasons I prefer not to share additional personal information publicly, but I am documenting this experience so that future renters understand what occurred. I hope management takes this seriously and reviews how access codes are distributed to occupied units.

Resident and there guest love to park or block your assigned spot. When you ask them to move you get yell at. Property is not very security, need more lights around the property. Always plumber issue, turn water off, problem with that is, not everyone work 9-5. No manager on site, but repairs do get done ASAP. In last few month had seen drug deal in the parking lot when I come home from work, I work PM shift. I enjoy my apartment, was a corner unit and nice size 765 sq feet. But with all the new property come up around me, its time for a update. Note: this place has been around 50 years old. No air condition, no dishwasher and parking on street is hard. At the time, Palm Villa was relatively affordable for the region (2BR cheaper than many 1BRs!), and many of the tradeoffs for the cost were reasonable in hindsight. I never had issues with management, and they were clear and accurate about how much of our security deposit we'd get back. The good: - Good value... for the South Bay - Convenient location for driving: close access to 85, 237, and 101. Safeway just down the street. - Safe, well-kept complex. We never had issues with bugs. Management was pretty quick to respond to maintenance issues, of which we didn't have many. - Storage cabinet in carports was useful The bad: - Lack of appliances. No AC (you'll need it during heatwaves), no dishwasher, no microwave, no in-unit laundry (on-site laundry works but isn't the same). - Very crowded street parking. God help you if you need to park after 7pm. - Not a lot in short walking distance. One park within 15mins, one within 25. Downtown Sunnyvale and Mountain View are probably 45min. - Only 3 electrical outlets in living room and bedrooms, with one entire outlet (both plugs) tied to a light switch. You'll need a lot of power strips and extension cords.

They offered zero explanation or apology for their system error. No Prior Notice, No Communication--Just Hostility At no point did I receive a text, email, voicemail, or any warning that the automated payment didn't go through. I've dealt with dozens of landlords and apartment complexes over the years; this is the first time a company blamed me first and asked questions later. Their "late fee" notice was written in a snide, combative tone--no "hello," no "please let us know if you have questions," just curt demands and threats. It felt like they were deliberately trying to intimidate tenants instead of providing straightforward information. Unapologetic, Unaccountable Behavior When I reached out to explain that the problem was on their end, the response was condescending: "It's your responsibility to ensure payments go through," despite having no prior warning that it hadn't. They refused to acknowledge that their own autopay system was malfunctioning. Instead of fixing their backend or at least offering a courtesy call, Verve Mountain View left tenants scrambling to cover surprise late fees--fees we wouldn't owe if their system had worked as advertised. At worst, they simply don't care if their technology fails, as long as they can slap on extra charges and scare people into paying. Bottom Line: If you value basic courtesy, transparency, and a landlord who actually takes responsibility when their systems screw up, look elsewhere. The building is also quiet and neighbors are respectful. However, the current management has been incredibly difficult to deal with over the years and has become increasingly so. Every time my lease came up for renewal I felt price gauged and taken advantage of as a current tenant (meanwhile the apartment next door or down the hall would be vacant and on the market for less). In addition, the few times I asked to speak with a human being about a concern, I was met with form letter type email responses or stock language. The pool and hot tub were "under repair" for the greater part of the past year year with no accommodation in terms of an alternative or discount made to tenants. The parking garage doors are frequently broken and the public walkway Mews area at times is littered with trash or with non-tenants drinking on the bench late at night. The move out process includes a mandatory post move out cleaning fee (which I have never experienced in any other high end building). Yes, you have to leave the place in good shape, but to scrub countertops with "mild soap" and make sure the faucets don't have water drops seems beyond reasonable and another way for Verve to save money. Overall, I ended up feeling like a checkbook and not a valued tenant living here and am glad to be moving out. I would look elsewhere in the area before considering the Verve as your top choice. Update: I reached out to the Wecare email weeks ago and never heard back. Not surprised, just wanted to update this group!
