By September 2025, our bathroom and bedroom flooded, and an independent plumber confirmed it was a major plumbing/foundation defect that has likely been leaking sewage and water under our home since the foundation was poured. When we contacted LEVELTX again, they refused to take responsibility, even though these issues began and were reported during the warranty period. We now face significant damage that could have been prevented if the warranty work had been handled correctly. We are extremely disappointed in the lack of accountability and poor workmanship, and we urge anyone considering building with LEVELTX to be cautious. Documentation, invoices, and photos have been retained, and we are pursuing remedies under the Texas Residential Construction Liability Act.

We continued having meetings with the sales person to get the "custom" part of the floor plans correct, but each time we made any type of change, this seemed to have confused the architects and the blueprints were never corrected or completed to our satisfaction. Their only salesperson quit working for Texas Farm House and sought employment elsewhere, so we had to correspond with the owner, Sean Dunbar and he quickly became combative and uncooperative. There were all types of issues from color of cabinets to when they could begin construction. Only $884 was refunded before we ended up firing them. We do not recommend this builder! Buyer beware!!!

It is going on 6 months now for a job that should have been 8-12 weeks according to him. Leo and Vadim started out very nice, responsive, and communicative. He made me feel very good about using his company and the quality I could expect from his workers. He was very confident in his abilities and what he could do for me and my property. I had concerns about his estimate price and the lack of details. In several meetings before we made a deal he assured me he would take care of every concern and keep coming back until I was satisfied. He said he would put everything in writing. I had total confidence in him. Turns out his estimate was ambiguous and open to interpretation. It lacked details and I brought it to his attention. He assured me this is the way this type of estimate is done and he would make sure everything we discussed was done. He added, he would keep coming back until I was satisfied. After the work started I stopped by a few times and noticed things his workers were doing did not seem right. Things such as demo'd materials sitting on the front lawn (killing the grass in a very large area), walls and ceilings being painted without the sheet rock repairs being made, outside wall siding and eaves being painted without the rotted wood and other defects being repaired, broken window sills that water will penetrate, windows without sealant that will let water penetrate, a new roof that has many low spots and visible water retention after it rains, exposed sub flooring where he installed new floors, it is visible where he pieced scrap wood together to make patches, the sheet rock tape is coming undone from the walls where they appear to have immediately painted over the attempted sheet rock repairs in a room that once had a huge hole in it, they used copper water pipe to install gas lines from the water heater to the washer location, I cannot feel any air coming from at least 4 of the ac vents throughout the house (this was supposed to be a new ac system), they used the 2x4 wall (less than 1.5 inches of air space) as the return air, They left construction debris all throughout the house and yard and told me I was supposed to clean it up, he promised a kitchen package including a stove, oven, and dishwasher then told me he couldn't install the dishwasher and he would give me $200 off of the price, The vent-hood/microwave combination is installed about 12 inches above the gas cook-top, the vent-hood/microwave cord runs along the wall exposed to the gas cook-top, the duct for the vent-hood directly exhausts into the attic around combustible materials, some of the cabinet doors do not open and some that do are difficult to move, the sink light is now missing and has a round plate screwed on to cover the hole, the new disposal sounds as if it will fall out of the sink at any minute, the bathroom closet door is missing but the door track is still there but just painted over, one bedroom is missing a ceiling fan he promised in the estimate and in its place is a fixture that is so loose on the ceiling it will most likely fall down at any minute and is also installed about 2 feet from center of the room, I could go on and on. I still do not have warranty paperwork for the new roof, the new a/c, the two appliances he did install, the foundation work he said he completed, or anything else I should have a written guarantee/warranty for. This review was much longer with more details and examples but I had to edit it because it was too long to post. If you use Leo or Instamax, be sure to get detailed estimates in writing, and a signed contract with a detailed timeline before you give him any money and before you get yourself into a situation where time is not on your side. Initially, I partnered with a very reputable small volume custom home builder. I already had a rough draft of the floor plan we'd need/wanted. A fairly well appointed, 3k SF "modern farmhouse" type build. I also had a fairly realistic, semi-agreed to budget during pre-plan. After a year of "design work" I was told that I had added so much to the plans that the actual cost to build was going to be 30% more than my budget ceiling. Shocked to say the least, knowing that wasn't a realistic option and not wanting to change anything relative to our plans, I began the thought of coordinating the build myself if the savings were to make it worthwhile and allow us to proceed as desired. That in-turn, after some searching and discussion with others who had utilized them, brought me to Green Built. Long story short, it was the most rewarding "work type" process of my life. Being involved in every single aspect. Making all decisions. Hiring the subs, executing the contracts... Being on-site virtually every day during the seven month build, only to ultimately be able to move into our "forever home" was, and continues to be, simply fantastic. In the end, I was able to complete the build (June 2020) for less than my original budget and $250k LESS than what my initial builder had quoted. Additionally, I was able to ADD quite a bit along the way such that our home has many more desirable features than it otherwise would have had. As to Green Built's process. I really didn't need or utilize my assigned consultant but it's good to know that safety net is available. No did I utilize their designers as I walked in with our plans in place. What I needed and was happy to pay for, was access to their vendor/trades list. Though I didn't use every trade from their network, every one I did utilize were excellent. That along with the provided "Build Binder" made the process extremely easy and for the most part, smooth/uneventful. If your one who is accustomed to putting together and driving a schedule, have some basic understanding of the home building process and are willing to invest 6-8 months to oversee the process while enjoying a SIGNIFICANT savings along the way.... I'd highly recommend you visit with Charlie and his group at Built Green and allow them to show you their program. If I were to ever need to build again, I'd certainly go this route.

I had talked to Charlie at Built Green and initially thought that it was not something that we wanted to do. After visiting with several, and I mean several builders over two years, and seeing the mark up, and seeing what most consider "upgrades", we decided to be our own General Contractor. I cannot recommend the process enough. We ended up with way more house than we would have had, had we gone with a builder. Our house is truly custom. We had zero issues with any of the contractors that Built Green provided/suggested. Our house is full of "upgrades". We did not have to deal with change orders, because anything we saw that we wanted to change, we could do it on the fly because we were there. Don't get me wrong, you don't have to be there every step of the way. The contractors that Built green has, are first rate, and most are used by the big builders. The Built Green process is however NOT a total hands off process, you do have to be involved, but it is not as time consuming as you think. I can promise you that you will want to be involved because you will be excited to see the day to day progress. Bryson was our Consultant, and he was always quick with any help we needed. Built Green puts on classes that will teach you what you need to do, and also introduce you to some of the Vendor/Contractors. All of the Consultants were very knowledgeable.

What is worst is this company and its agents continue to deceive the Houston community all around by falsely advertising their work. The marketing says they are insured and bonded but that is a whole bunch of bullshit. They are not even a proper LLC!
