Kat came into our lives by promising much but delivering a little. After not getting offers that we found sufficient for our home in Atlanta, we took it off the market. That's when Kat swooped in. We were leaning towards selling the home ourselves rather than working with another realtor, but Kat promised that her unique marketing methods and strategies would result in a "revolving door" of interested buyers who would soon be trying to outbid one another. She promised she would get us a price "$30 or $40k above our minimum". Since we had a second house that we planned to sell the following year, we negotiated a discounted 2.65% commission on both homes. Then the problems started. While we focused on selling the first property, she kept pushing us to get the second house ready for staging long before we planned. We told her our timeline required that we sell the first house and then use some of the proceeds to paint and prep the second house, but she kept pushing and pushing. When my wife wrote her an email asking for her to back off and be professional, she ignored the email for 12 days. In the meantime, she kept up with her self-serving demands about getting the second home ready - she wanted it painted, new carpets installed, and it be made ready for photos by mid-December. We told her that we couldn't do that, but she kept pushing us. More stress wasn't what we signed up for. During this time we were still trying to sell the first house. Despite Kat's "marketing efforts" - she shared the listing on her personal Facebook and LinkedIn and put it on MLS - we were not seeing the "revolving door of interested buyers" coming to the first house. Maybe it was the lack of signs leading anyone to it? Anyway, we were disappointed that we only had 6 or 7 showings over a three-week span. When we questioned why it was so low, she said that 6 or 7 was "quite a good number of showings" but the reason we didn't get any offers, was because it was priced too high. Given the number we picked a number that she recommended, we were annoyed. We feared she was going to low-ball us. Coincidentally, an offer came in for that absolute minimum price we told her we could accept. She insisted this offer was the best we'd get, so we should take it. Reluctantly we did, but we told her that we would not be using her for our other sale. She didn't take that well. She threatened us with lawsuits, telling us that her brokerage had "thousands of lawyers". We didn't blink. The second house had never been listed on MLS nor had it been "promoted" on her social media. It wasn't even staged! So we said no. Instead we agreed to revert the commission on the first house to 3%, in exchange for her going away and having nothing further to do with us. She then had the audacity to send us a proposed agreement stating that she would cease all efforts to sell the second home, but if we sold it within 90 days, she would still get her 3% commission on the second house. We said no, and we got our lawyer involved. After more bat-sh*t craziness we eventually got her to go away. But not before she tried to have us pay our lawyer to draft a non disclosure agreement that would protect Kat from us writing an honest review. Seriously! She honestly expected that we would pay our lawyer to cover her arse! So I reminded her that she still had those thousands of legal-eagles at the ready at her brokerage, so she could ask them for for one. She dropped that idea soon after, which is why I am able to tell you the truth about our experience with Kat Urquhart. Trust us. Kat is only looking out for her interests - not yours. She is a bottom feeding liar who will talk a great game before selling your house for a low price. The commission she gets from a $500,000 sale is almost as much as for a $530,000 sale. She not really going to fight for that top dollar because she's making good money either way!

Our concerns were not simply that every request was not accepted by the sellers. We understand that negotiations do not always go a buyer's way. Our concerns were about the quality of the advice, communication, advocacy, and transaction oversight we received. The most financially significant issue involved the sellers remaining in the home after closing. Before agreeing to the arrangement, we did not feel adequately advised that rent, compensation, or other terms could potentially be negotiated for post-closing occupancy. We only learned about those options later through our own online research rather than from the agent we trusted to educate and guide us as first-time buyers. Once we understood the financial impact, we asked for the refrigerator to be included in exchange for allowing the sellers to remain without paying rent, but it was not formally negotiated or secured. We ultimately continued paying approximately $2,400 in apartment rent while owning a home we could not yet occupy. While Kym did obtain a seller contribution toward our closing costs, that does not change the fact that we did not feel fully informed about our options or strategically advised regarding what to offer for the home or the occupancy arrangement. We knew every request might not be accepted, but we still expected our agent to clearly explain the available options, potential financial consequences, and possible negotiation strategies so that we could make an informed decision. Instead, I was left to conduct my own research and seek guidance from family members who had not purchased a home in decades. There were also communication and transaction-management issues. Two days before closing, I identified incorrect numbers in the closing documentation and learned that updated information had not reached our lender. At several points, I felt I was personally monitoring and correcting matters that I expected our agent to manage. I later submitted a detailed complaint to the managing broker and received a relatively quick reply from Sandee Burnham. Her initial response attributed some communication problems to my having "unsubscribed" from Kym's emails, even though I did not unsubscribe until well after closing and moving in. The broker later acknowledged that this was not an accurate characterization but maintained the same overall conclusion which was that Kym's lack of knowledge, guidance and support did not fall " below Atlanta Communities' professional standards" which says a lot about their business. I recognize that the brokerage reviewed the file and determined that none of its professional standards or ethics rules were violated. However, determining that conduct did not rise to the level of a formal violation is not the same as providing an informed, supportive, and well-managed client experience. The lack of follow-through continued through the end of the transaction. At our final walk-through, Kym told us she had forgotten the closing gift she intended to give us and would stop by with it the following week after returning from a trip. We never heard from her or saw her again. As first-time homebuyers, we expected stronger guidance, communication, advocacy, and follow-through from both our agent and the brokerage. I would tell people to RUN from this company and find another option that will give you the proper home buying experience. Edit: I moved on... until Kym replied to my Zillow review with a version of events that contains multiple inaccuracies & only reinforces my original concerns. Negotiating closing costs doesn't erase the lack of guidance/oversight or the fact that I caught the closing error two days, not weeks, before closing. If Kym advocated for us during the transaction as much as she is advocating for herself now, perhaps this review would not exist.

The property manager is never available, the property management company is impossible to even get someone live to speak with you can only leave a voicemail which goes unanswered. The one person that is communicative is (Jay) the assistant property manager. But the matter that I am dealing with requires me to speak with the property manager, however due to the sensitivity of the information I would also like to speak with the Area Manager. But again everyone is unavailable. Just highly disappointed that what I thought was an amazing place to live turned out to be exactly what I was trying to avoid. I chose this community out of all others mostly because it is gated and gave me a sense of some security, however during my short time here the gate had been broke more than operable, which puts the community at risk. The incident that happened recently is one that I will not overlook or allow to go Ignored because my safety is my priority. Just not happy with the handling and the dismissive behaviors being received. Lack of empathy or concern. Haven't lived in apartments in several years due to safety issues and I completely regret moving here and will never ever again live in another apartment moving forward.

As a licensed real estate agent, this was one of the most disappointing and unethical experiences I've had working with another real estate company. I had an exclusive tenant brokerage agreement with my client and reached out to Promove to help locate available apartment options. I initially spoke with Oleg Konstantinovsky, who told me he would provide a list of available properties and schedule the tours. He repeatedly assured me that I was protected as the client's agent, that I did not need to attend the tours in person, and that Promove had employees who conducted the showings. Most importantly, he repeatedly assured me that I would be paid. At no point did Oleg clearly explain how Promove's process actually worked. He never disclosed that: Promove would be paid directly by the apartment community. I needed a referral agreement with Promove. My compensation depended on additional requirements that had never been communicated to me. According to Promove, I needed to personally show the property in order to receive compensation. After my client paid the deposit, Oleg actually called me asking why Promove--instead of me--was listed to receive the referral payment. That immediately raised concerns. I then contacted the apartment leasing office directly and was told that because Promove had contacted them first regarding my client, the referral payment would go to Promove--not to me as my client's agent. When I confronted Oleg, he claimed the reason was that he had a listing agreement with the apartment community. I verified this directly with the leasing office, and they told me that was not true. I also spoke with Promove manager David Haynes to understand why none of this had been explained upfront. Rather than answering my questions, he cowardly kept repeatedly responding with, "That's been our policy for 30 years." He never addressed why the process had not been disclosed before my client moved forward. In the end, Promove collected approximately $2,000 after doing little more than emailing to schedule a tour, while I--the agent representing the client under an exclusive agreement--was completely cut out of the compensation because of information that was never disclosed from the beginning. Even my client described the situation as unethical and was extremely unhappy with how everything was handled. My issue is not that companies have policies. My issue is with the complete lack of transparency. If Promove had honestly explained the process from the beginning, I could have made an informed decision and protected both my client and my business. Instead, I was repeatedly reassured that everything was fine, only to discover after the lease was signed that I had effectively been replaced in the transaction. Based on my experience, I cannot recommend Promove to other real estate agents. I would strongly encourage any agent considering working with them to avoid working with Promove at all costs. If you do reach out to Promove simply to get a list of available apartments, DO NOT allow Promove to schedule any appointments on your behalf. You call the apartment complex yourself, register your name as the agent, schedule a tour, and show up with your client to the tour. Not sure how either one of these guys sleeps at night knowing they're literally living in a web of lying, manipulating, and stealing from people.

The complex who you sign a lease with pays PROMOV. This saves TONS of time & money. My contact at PROMOVE was "Markisha Foster." I shared that I don't want to live near anyone smoking weed, shouting and fighting, a place with garbage & empty bottles strewn around, loud music, anyone selling drugs, breaking into cars and racing through in their cars like others and children don't live there. She asked what neighborhoods I found interesting? I said; Roswell, Marietta, Smyrna, Vinings and possibly Buckhead. She said give her a few hours and she'd get back to me. The very first place she recommended was a place in Smyrna named, "Park At Vinings". She said, "Judging by what you requested? Your gonna love this place." I liked what I saw online, asked her to set me up an appointment and take it from there. I don't like to jump into anything regardless of how I "feel" about it. I have to make an educated decision based on many factors. With that said.... When you first arrive there's a long roadway from the main road that you have to drive down so you really can't see much of the place from the road. It's a MASSIVE complex yet still...tucked away. I phoned the office and was greeted by a wonderful lady named, "Trina Slade". She instructed me on how to get to the leasing office. When I first entered, Trina greeted me with a big smile and a "Welcome!" Trina asked how I discovered them, what I was looking for and if I had any special requirements. I told her and she listened intently taking it all in. She showed me an illustration of everything available, asked which I would like to see, requested my I.D. and we were off! We hopped into one of those little golf carts and she delighted on how much she loved working there and how this place was like no other she'd worked. A few residents greeted her with a smile and light convo (ALWAYS a good sign with property Mgmt.) I took in all the little children playing, riding their bikes, people walking their little dogs, couples striding hand in hand, joggers and families just...living. I felt an exceptionally strong sense of family and shared values here. Nooo funny business. The pool was one of the most lovely I've seen in Atlanta, it's a winding resort style pool with plenty of seating. There seemed to be ample parking and lots of trees. I requested an upper unit because big roaches are usually found scurrying around most ground "garden units" in woodsy areas in The South & I'm not a fan. A 2nd floor unit wasn't available to be seen at that time so Trina showed me a garden unit that would have an almost identical layout to an upper unit soon to be available. From the moment I walked in, I liked it. 1333 sqft. Spacious, clean, with a much different layout to any others I'd seen. Big bedrooms, nice living room, lots of cabinets & closet space and even a large day room with skylights! I was in love with it. Just my kind of place. Markisha was spot on with this recommendation. I would DEFINITELY recommend Ms. Trina Slade and PAV to anyone in the market for a new apartment. She's patient, polite and won't stop until your satisfied and the place is beautiful.
