I am writing this review based on my experience as an applicant. I applied for a 2Br/2Ba apartment (The cranberry) using the website. The website applicationis a headache, but it is very up to date. I was easily frustrated by having to input info several times. Ease of use is about 6/10. Someone followed up with me immediately the next day (less than 24 hours). Her name is Jordyn. She is very friendly and knowledgeable. Moving from Ohio to MD, I have run into some not-so-nice people behind the phone lines more often than I can count. Jordyn is patient and seems to really be on top of things. I was asked to provide other documentation and she started things quickly and easily. Since I am out of state, I don't have pictures yet. I will update this review with the rest of my experience as an applicant. If I am approved for an apartment, I will update it then as well. So far, I anxiously wait to hear back! read more

Let me start by saying that the leasing office manager and staff are some of the most unprofessional people I've ever dealt with. They openly gossip about residents *with other residents* and share private information, including when and why someone allegedly won't be allowed to renew their lease. That alone is wildly inappropriate. On top of that, they consistently had a noticeably different demeanor when assisting my boyfriend versus me, and it often felt like they did not respect women. Living conditions have also been frustrating. The neighbors below us smoke cigarettes constantly, making it impossible to open our windows without smoke pouring into our apartment. They repeatedly slam their porch door, which shakes our entire unit, and they leave **mountains of trash bags** overflowing at their door. The trash often creeps toward the stairs, making it difficult to go up and down safely. These issues have been reported multiple times. We were even told these neighbors wouldn't be allowed to renew their lease due to this behavior--clearly more gossip than reality. Parking wasn't an issue initially, but it has become one as residents with multiple vehicles park crookedly and take up extra space. For a place that costs over $2,000 a month, you would expect better management and enforcement. The apartment itself is poorly sealed. The windows and doors are not properly insulated, so the unit stays freezing in the winter even while running the heat and fireplace. The only competent leasing agent, Nico, was let go last year, and since then things have gone downhill fast. The most serious issue occurred recently: without proper notice and without a new lease being signed by my former partner (who is remaining in the apartment), my access was revoked. This is a keyless-entry building, and while the app had already stopped working months ago, that's beside the point. As of yesterday, I was still a leaseholder--no new lease had been signed and I had not signed anything removing my name. Revoking my access under those circumstances is a violation of Maryland tenant rights. Management has since ignored my emails entirely. Overall, I would strongly advise avoiding this property if you can--if for no other reason than to avoid dealing with the leasing office staff. read more

And the rest is history. She has lived in a one-bedroom huckleberry suite for close to a year now and couldn't be happier. Not only is her home beautiful, modern, and spacious... But she loves waking up every morning to the sound of birds chirping outside her bedroom window. When she leaves to go to work, she gazes at the beautiful trees and flowers and feels a sense of pride for her home that she's never had before. In fact, she sees herself living happily ever after here for a very long time... And the reason is simple... The Ashberry is a one-of-kind living establishment. Its rustic, green facade makes it not feel like a standard apartment complex. It offers more amenities than she could ever dream to ask for, from the door-to-door trash service to the car care station. And its management team is a group of the biggest angels who would do anything to make her stay here at The Ashberry even more pleasant. Michal and Sinead go out of their way to make Jenny's life easier, from hand-delivering her packages to her doorstep when she can't pick them up to accommodating her request to have her pesky oven replaced. She cannot say enough nice things about The Ashberry... And feels blessed to have found such an amazing place to call her home. read more

Leasing at The Ashberry was one of the biggest mistakes we've ever made. The buildings have no insulation therefore heating and air conditioning bills were extremely high. Although there was suppose to be monthly bug treatment, we always had bugs - in every room. Management had continuous reasons to enter the apartment for inspections of plumbing, water heater, etc. The office manager was rude and condescending whenever we had a question or needed to bring something to her attention. When we finally finished the 1 year lease, we left the apartment spotless! We didn't even hang anything on the walls, no spots on carpet, professionally cleaned. Well there were a few faint smudges on the walls because the cheap paint that they use wipes off when you try to clean it. We were shocked that we lost the deposit AND had to pay for cleaning and painting the entire apartment - to the tune of over $500! read more

It is alright apartment. The housekeeper and maintenance was the only great persons that work there. Wish we got the upgrades we were promise when we were living there. Safe area just wish the parking was better it sucked. Needs more parking spaces. To many dead cars as well. Wash and dryer was not good. We wanted a brand new one but didn't get it!! Staff was okay. Pool was great. Need to fix the bug problem. They seem to always find a way in. Overall. It was okay. read more

I was a resident before the community became The Ashberry Apartments and I have to say that I am impressed with all the renovations that have been done in such a short period of time. My issue last winter was that the windows were so drafty that I had to stick towels around my windows to keep the cold out. The new management company realized this and then started the project of renovating all the apartments with new windows. Not only that, but the roads that previously had pot holes were ALL repaved. The gated off-leash dog park was increased in size by 2 fold! Whenever I have a question or visit the office, the team is so kind, helpful, and cheerful. They all have the right attitude towards their tenants and it shows they really care about the community. Another plus is that they host fun events and competitions; I really enjoy how it brings the neighborhood all together. Affordable, reliant, hassle free, updated and safe. What more could you ask for? read more

I lived at The Ashberry for almost 2 years. The complex is okay despite my ghetto upstairs neighbors daily smoking cigarettes in the stairway. I have a newborn child and don't want my baby in contact with smoke. I told the leasing office my concerns, which they told me that tenant had moved out, only for me to see them back a week later. The maintenance person was in my place for a routine check (too many routine checks, strangers in my apartment is another thing I don't like), and even the maintenance worker commented on all the noise coming from the ceiling, "Are they always like that?". How do I live on the 2nd floor and still have bugs in my apartment? I killed a 5 inch spider last night in my living room. It doesn't even freak me out anymore because I'm so used to it. How did we have mice on the 2nd floor. Thank God have not seen a mice in a couple months. I literally have disgusting bugs in my lights in the kitchen (have photos as proof). I don't write bad reviews because I know how detrimental it can be for business that is why I held off from writing this for a long time, but I feel people need to know what it is like before paying these sky high prices for rent here. My 1 bedroom apartment is ridiculously expensive, which I pay the money to have a nice place and I still have to deal with problems. Not to mention all the hidden fees I get from the complex. My bank sent a payment back, I fixed it, they still charged me $70 for being 1 day late on rent. After I have been here over a year, no appreciation for me giving them my business. I got fee's for putting garbage out and the trash not being in a can, $50 added to my rent. I just get letters on my door with new fee's that I didn't even know exist. They call their complex "luxury" apartments. Its a joke. The air condition unit didn't work for months, guy eventually came to fix it and claimed it had a "leak". read more

I absolutely have nothing but positive things to say about this property. Being how this is my second time living here I can honestly say I truly love it here. The entire staff has been wonderful the past 4 years. I would love to send a huge Thank You to Corrie, Sinead, Lacy and the best maintenance crew ever Bill, Keith and Oscar for their caring and compassion during a maintenance issue that was relatively complicated. The entire team pulled together and was instrumental in getting my life back in order- I cannot thank them enough. Klingbeil is very fortunate to have such a great team at this property. These individuals serve Klingbeil Capital Management in a very professional, caring and friendly way that serves the community in a very positive way. They are the difference in apartment living. I moved out of The Ashberry to move a little closer to my job and immediately regretted it, no where compares to this place. The office staff is so nice and go above and beyond even with your packages. The maintenance team takes care of everything the day you put a ticket in, I've never lived anywhere that takes care of issues so quickly, like they even change my lightbulbs for me. The grounds are beautiful and I love the screened in balconies. I'm happy to say we're back for good this time! read more

The Ashberry Apartment Homes have once again proven to be one of the least organized communities I have heard, seen or been apart of. Our leasing office had advised us that they would send a copy of our lease to our cable/internet and BGE companies for proof of residency..especially since the old tenants have past due balances. ---Since we have moved in: 1)Comcast has been shut off due to a copy of our lease not being sent to them. We called the leasing office they told us they would take care of it. Weeks later comcast called back and still needed a copy. After calling out leasing office back, they THEN advised us that their fax machine was broken and had been so that would not even be possible. I then had to do things myself. I physically had to hand a hard copy of the lease to our comcast provider. 2) BGE knocked on our door (LUCKILY I was home) to tell us they were turning off the power due to a passed due balance of OVER $1000! I had to call our leasing office again to go over the same steps with BGE and guide the leasing Manager through steps to give them a copy of our lease. She then was going to fax but the fax machine is STILL broken(months later)! BGE stated they would discuss matters with her and resolve the issue. While at work this evening, BGE swung by again and this time turned off our power. Since my girlfriend and I work together in the restaurant industry we did not get home until 11:15 tonight. We will not be able to even start doing things until approximately 7am (when BGE opens). Our leasing office opens at 9am. Hopefully this 80 degree(feels like 92) cools down a little. For leasing offices I would think it would be vital to obtain a fully operational fax machine. But what do I know. This all could be solved by using the millions this company makes to be productive and fix or buy a new fax machine. Then taking 4 minutes out of their day to fax a copy of our lease to two separate number. Comcast & BGE. THATS IT. Not to mention so many other things. For example. We were told when we signed our lease that our screens and windows would all be replaced last (by mid July). It is now July 21st. Our power is off. Windows open & bugs/spiders flying in from every which way. I would not recommend these Apartment Homes to ANYONE! The managements organization and communication skills here is embarrassing! I would assign ZERO stars if possible. read more

Be careful of you are moving to this place. My friend had his motorcycle stolen here and quite a few neighbors also said they had their cars broken into. The leasing office holds no responsibility whatsoever, and they always give the line "crime has no zip code". That's a lie. A lot happens at The Ashberry. Be careful. Also, they will tell you about "renovations" and such to make you sign a lease, but in a little less than one year I've been around, nothing has been done to improve the common areas of the complex. I'm getting ready to move out as quick as possible. The buildings are dirty and smell like a dead body sometimes. The trash guy is really nice, and does a decent job, but I don't know what happens, when you walk outside the door, the building smells terrible! If you are considering living in the area, go somewhere else. That's my advice to you. read more

Please beware! The Ashberry Apartment complex will do anything and everything to make a buck! SCAMMERS! I thought I had a successful final walk-through; however, I was told that I would have to pay for touch-up paint and a 'spot', never was the spot showed to me, on the carpet. After I stated that the paint touch-ups and spot was normal wear-tear under the MD State law, they then stated that I will need to replace the entire carpet because of pet urine. I do not own a pet, nor was EVER, a pet in the apartment. After having a pleasant experience with this community, they have left such a foul taste in my mouth. I am not saying anything negative about the community, or the employees, most of them were extremely professional, but to actively attempt to make claims that have no standing so they can keep $250 is ludicrous! read more

I love these apartments! I moved in a year ago to a newly remodeled unit, it's gorgeous... vaulted ceilings, stacked stone fireplace, quartz counter tops, new floors and cabinets. I also love the large outdoor deck with added storage space. Everyone on staff is very nice and helpful. Any repair requests have been responded to quickly. I also love the community events - the staff even cooked us a turkey dinner at Thanksgiving! read more

We have only lived here for 2 months but I wanted to let people know that our experience here has been absolutely awesome. The management staff here on the property is great form the leasing office to the maintenance crew as well. They are doing such a great job keep it up I would recommend this place to anyone whether they are a single resident or a small family. The apts are newly renovated and updated we love it here. I was just visiting a friend during the major snow storm this weekend and I was extremely impressed by this complex. They had snowplows and snowblowers around the clock clearing up paths and roads, they even had extra shovels if residents needed to borrow them. Absolutely impressed. I just got home to my own complex where the residents have been shoveling out the complex completely on their own.. read more

I too moved here before the new management team took over. I love this neighborhood! I have always had great interactions with the leasing office staff. They go above and beyond. The grounds are well maintained, it's super dog friendly, they're constantly making awesome improvements to both our common areas as well as our individual units. I have a fire place and a full size washer and dryer! I could go on and on about how awesome it is here! I'll live here until I buy or die! read more

My fiancé and I were excited to move in to Marley Run because of the great price and convenient location. The apartment was okay upon move-in but we soon started to have small maintenance issues. This wouldn't have been a problem if they were actually fixed. We went about 6 months without a working electrical outlet in our bathroom. Our kitchen sink broke about 2 weeks after we moved in. All of the cabinets started peeling the first week and just continued to get worse. When lightbulbs burnt out they never came and replaced them, even the ones outside! It was impossible to see to get in your door at night when there were no lights. When The Ashberry took over the maintenance issues continued and they never told anyone that they changed the locks to the pool and the gym. When I asked for new keys I received the pool key but no gym key. The Ashberry did start putting in new windows, new fencing, and a new playground. That is all great but if the office staff is not competent it means nothing. It has now been over a month since we moved out, which was a complete pain due to their office staff being new and not able to communicate with each other. But we still have not received our statement or security deposit in the mail because they have the wrong forwarding address. I wrote this down for them as well as sent an e-mail as directed on their move out instructions. It has just been a constant headache. The only positive thing is that the pool is enjoyable, they have 2 gas grills, and a lot of cushioned chairs and space. For the money it was okay but I would not live here again knowing what I know now. read more

I lived at the Ashberry from June 2016 - June 2017. Getting into the apartment was a breeze and I moved into one of the 3rd floor Teaberry apartments (2BR, 2BA). The apartment was perfect. The kitchen, living room and bedrooms were generously sized. The bathrooms also had plenty of space. The balcony was a wrap-around balcony (more of an L-shape)and it had so much space for entertaining and an extra storage closet. The apartment also had a fireplace, which was perfect during the winter months. Parking was never really an issue, even during the holidays. I have a smaller sized dog and he LOVED the dog park. Everyone at the dog park is very courteous when it comes to how their dogs interact with other dogs. There's plenty of dog waste cans around the property, so there's really no excuse to not pick up after your dog. Overall, I had an excellent stay at the apartment...that is, until it was time to move out. I gave notice towards the end of April 2017/ early May 2017 that I would be moving out of the apartment. I was going through the process of purchasing my first home. I was then given a sort of check sheet just to make sure that I had taken care of everything. I moved out on June 9th and did my final walk through with someone from the office. From the time that I gave my notice until the move out date, I scrubbed my apartment from top to bottom - the rooms, walls, shelves, drawers, windows...I got it all. I was already told ahead of time that my apartment was going to be fully renovated (replace carpet with hard wood, reno the kitchen, screen the balcony...)and that I could only be charged for paint. I still made sure that all bedrooms, bathrooms and living spaces were all sparkling clean to ensure that I could take home the maximum amount of my deposit ($350). I did my final walk through on June 9th 2017. I was told over and over again, how I had gone above and beyond to maintain the apartment. I was told I would receive my invoice with my refund within the next week or so. After 30 days, I called to find out about my refund and I was told that she was still working on it. After 45 days (July 25th), I received my invoice and check. I was charged over $200 for paint...because, again, that was the only thing they could actually charge me for. I called the management office several times to better understand the charge. In a weeks time, I had called about 10 times - each time being told that I would be called back within the next few minutes/ within the next hour. No returned calls. I finally went up to the office where I was told that a policy had been implemented within the last 60 days stating that they have to be more aggressive with move out charges. So while I was still living in the apartment, a "policy" had been implemented and no one that I had spoken to, from that time until my move out, bothered to tell me. She never showed me the policy, I was just supposed to believe that it existed. She said a contractor evaluated the apartment after I moved out and stated that the entire apartment needed to be repainted and that it wasn't worth patching holes. Mind you, I only used hercules hooks so the holes were very minimal; and before I moved out, I patched all of the holes. I told her that was bogus and I restated how much time I put in cleaning to make sure that these types of charges couldn't be applied to me. I took pictures of my apartment right before the final walk through - proving that there was no need to do more than just cover over the patched holes...but she didn't want to see any of them. I asked her if she had gone through the apartment to verify that the apartment needed to be completely repainted, she said no; I asked her if she had seen the apartment before the next tenant moved in to verify that the apartment was actually entirely repainted, she said no. I asked her why I'm being forced to pay over $200 for a paint job that possibly wasn't even done because no one can verify it. She just apologized over and over again, stating that it was the management company that implemented the policy and she was forced to enforce the rule. Pitiful. The Ashberry is a great place to live. Just don't ever move out...that's when they screw you over. read more

As our first full month in coming near and a New Year upon us comes to a close. Both Nick, Bam and my self would like to express how delighted we are to have moved here. I know that The Ashberry understands our situation with Nick and Bam and I wanted to thank the management and most of all the face of the apartment complex Mrs. Sinead Harold. She embodies the pure essence that is The Ashberry and one of the main reasons why we decided to call this home. Mrs. Harold's example is a true testament to how people should be cared for and most of all welcomed. Interesting, intelligent, forthcoming, and diligent are just a few words that describe such a unique employee/neighbor. Since we have moved in, we acquired some minimal obstacles that required the maintenance staff to intervein. I would like to give a huge thanks to Mr. Keith and Mr. Joe for their help and understanding. So far living here has been a delight. Request orders are taken care of on a quick timeline except for the trash removal. The one suggestion I would give about the trash removal for management is not to tell a resident that "He has 300 some apartments to take care of." I understand completely that people male mistakes but for four days is unacceptable. Valet trash removal is at a necessary cost. I want to leave this opportunity to say thank you. If you are thinking about moving here to the Ashberry Apartment, you made a great choice. The different models of apartments are wonderful and the prices are competitive and affordable and the staff is wonderful here. I have never seen such a great maintenance team that get any problems fixed by the next day. Corrie, Michal and the rest of the leasing office are great in taking care of your needs at anytime. They make you feel at home like a community should. The community is quiet, clean has many amenities to enjoy, even a car wash for the residents. I couldn't have picked a better Property to settle down in. I was so nervous about moving into an apartment but the Klingbeil team exceeded my expectations. The property is beautiful and super friendly. My first walk through with Lacey is what really sold me, she wasn't pushy but more so wanted to know what I was looking for. The moment I walked in to the apartment that she thought "was the one" I knew why, it was perfect. She was so helpful throughout my entire process. My first day in the apartment after unpacking I felt so bad having all of the boxes out front for them to come take at night. I happened to be walking out of my door when Oscar was grabbing some of my boxes, I apologized for the amount and the remaining boxes I would be putting out throughout the week he ensured me it was no problem and even offered to grab more. The amenities and the apartment I stayed in was nice (updated appliances, built in fireplace, patio, etc.) however, other than one lady that was super nice and responsive to my needs, the management is subpar. After being moved out for two weeks, I called the office and a different lady who I barely speak to would not check to see if I had any left over mail, nor would she let me go to check the mail box. She just said if the mail ends up going to the office, then they will forward it to me, which I think is reasonable. What I was dissatisfied with, was her reasoning for The Ashberry not letting me check the mail of my old box, was because she said that there was someone else living there. I then asked if that meant that my month to month fee (because I did not put in for a 60 day notice, so they charged me a one month fee which is higher priced than being in a contact) was waived since they were able to find another tenant. She then looked up my apartment number and said 20 seconds later that there wasn't anyone living there and then she put me on hold. So in other words, not only did she lie about people moving into my old apartment, she also said there is no way for "me" to get my hands on "my" mail unless it was brought to the office by "someone else." Poor management, poor customer service, and poor professionalism. Outside of that, the Apartments themselves are nice. read more
