Management's go-to move isn't fixing things -- it's ignoring you until you give up, or worse, sending their lawyer after you if you speak up. Don't expect empathy or accountability. It's all gloss on the outside, rot underneath. Their own leasing page proves it: units with mold and flood damage are listed back on the market almost immediately, with no transparency to future tenants. Do not get fooled by the lobby or the rooftop. If you value your health (or sanity), you'll look elsewhere.

I've lived here for a month, and:…read more Cell service is awful in my unit; I literally changed providers/carriers to mitigate this and it only got worse. My calls drop constantly. Still. My shower's hot water is leukwarm-warm water for the first 5-10 minutes of my shower and then it goes cold. There are fees for valet trash ($25), a random $30 RPM insurance fee (on top of my monthly premium for my own renters policy), and the hot tub/pool closes at 10. I had ants all over my cats food and my bed, which I guess is mitigated by the weekly pest control servicing they do. Still have the issue but they seem to be in less numbers now. My oven would literally lose power after it reached 200° and I had to flip the breaker several times before maintenance (which is a great group, they are kind and will be there to help me out when I need it) had to replace my breaker. My dishwasher also flooded my kitchen the first time I used it because the installers apparently forgot to connect the dishwasher hose to the sink drain. My blinds fell off my patio door not once, but twice and had to be reinstalled by maintenance both times. It's overpriced for what it is, in my honest opinion. I personally regret signing my lease but I am locked in for a year. Management in the front office is nice but I feel they really sold me on something that wasn't what it turned out to be. Do your research and don't be naive like me. It looks super glamorous through the amenities and cool art, but the units seem to be cheaply made. 1 star overall. Very disappointing and frustrating.

From start to finish, the entire process was smooth, unhurried yet efficient, and all of my questions were answered to my satisfaction. Michael was especially helpful, and helped me to feel quite at home through the entire application process - even offering to provide a "Hardhat Tour" which was a great experience. The biggest issue- Breaks ins and unsecured grounds (in an area where there are SO many sketchy people walking around at every hour). There is a secured parking garage and gate codes at each access but this does nothing for security. The garage gates have been broken for over a month and management has not seemed to care about a timely fix. It's annoying enough having to use one entrance and exit, but they keep the one gate open all day, so anyone off the streets can come and go (and steal). There are two gate codes for all residents and these 2 codes are given to any delivery person. They've talked about having security cameras installed ever since I moved in 9 months ago- still hasn't happened. In addition to cars getting broken into, so many packages go stolen and management does nothing to help residents in this situation. Oh and with the office closed during COVID usps will not deliver to doors, so if your package can't fit in the small mailbox downstairs then it'll go back to sender or the usps distribution center (which isn't close to dt at all). The grounds and amenities- when I first moved in the outside common areas were atrocious. Now they have updated it with some rocks and plants and have cracked down on residents allowing pets to relive themselves inside the complex. Outside the complex is another story though- along 5th street is still so gross. Most people do not pick up after their pets here, so if your apt faces 5th street you will smell it. The pool and gym are just sad. Hallways are usually trashy. Your rent will definitely be raised after your first term. It's a joke what they're charging for rent. Take your money elsewhere. Plenty of better complexes in the area.

The garage is a little convoluted with a steep entrance (my prior car with crappy brakes was a little dicey going in and out). I've been told the units are quite expensive; they're not very large but again, they're quite refined. They have group areas on each floor with nice fridges, outdoor seating, indoor couches, and tables. It's good for group events. Overall given how broke I am I certainly would never get a unit here but the times I've visited it's been nice. The bar codependent downstairs also looks like it's got a nice vibe and of course the location on west and second street makes this location perfect for any and all things downtown~

My biggest tip to give you is to "use" this location as your Ground Zero, so to speak to Austin. If you are new to Austin or considering moving to Austin, I would park your car at this location address : 301 West Avenue. This is the most interesting / happening / chic / cool / upscale / developing / downtown / high rise / loft / corporate / mover & shaker part of downtown Austin. Parking your car here will ensure the safety of your car. Cameras everywhere, no one is going to touch it. Downstairs is this amazing bar called, "CoDependent", which is open AFTER 5pm. I prefer the type of people that are attracted to this place & I prefer the area so it's worth it to me to pay the parking for a covered garage park that caters mostly to this type of personnel. The building had just opened for leasing, so a few amenities (like the pool) weren't complete yet--but the design and vibe were 100% there. Our leasing agent, Melanie, was incredibly patient and relatable. We toured in the early afternoon and ended up coming back near closing to sign the lease with her. We also met Rich and Eddie, who were just as professional and helpful from Day 1 of move-in. When we had an issue with our PODS delivery, the Facilities Manager, Nick, went above and beyond to help us get it resolved. He also walked through the apartment with us to address a few concerns. The location of 700 River is unbeatable. It's right next to Rainey Street, by Lady Bird Lake, and close to downtown. You can walk, run, or scooter everywhere, and rideshares are super affordable. We're on the 30th floor facing Rainey and can still hear music some evenings, so just something to note if you're sensitive to noise. We've been here about five months now and have loved every moment. The staff is amazing, the amenities are great, and the architecture and design are beautiful. Courtney hosts fun and creative events that helped us meet other residents and try new things like paddleboard yoga. And we have to give a special shoutout to our favorite security officer, Ozornia--he truly goes above and beyond. He's always cheerful, remembers most of the residents, and clearly loves what he does. We've lived in several luxury apartments across the country, and 700 River is the gold standard. The management genuinely cares about resident feedback, and that makes all the difference.

My move-in was delayed by over a month because the unit wasn't finished, and I only received a $1,000 rent credit despite having to find temporary housing with only a couple weeks notice. And then when I finally moved in, the apartment was still an active construction site with contractors constantly coming and going. The biggest issue was the flooring. It was poorly installed, with large gaps and loose floorboards throughout the unit. Despite months of complaints, it was never properly repaired, and I was eventually injured because of it. I was also promised blinds before moving in, but they weren't installed for over two months, making it difficult to sleep in a penthouse full of windows. I ended up paying for a hotel for about two months just to get proper rest and was never reimbursed. Also I was forced to extend my lease by months to get these blinds installed, even though they promised to have blinds in the unit before moving in, which having blinds in any apartment, let alone a $20k a month penthouse, should be standard and not charged extra for anyways. Other issues included scratched countertops, cheaply built closets that gave me splinters, an AC system that never properly cooled the primary bedroom, and months of construction while repairs were attempted, all without any compensation. When I finally decided to leave because the unit was unsafe, ownership attempted to charge me roughly $100,000 in early termination fees. For a property marketed as luxury, the quality, service, and actions by the ownership fell far below expectations. If this is how ownership treated someone paying nearly $20,000 per month for their premier penthouse, I would be concerned about how other residents are treated as well. For all these reasons, and more which I didn't even mention, I would not recommend this property to anyone.
