Overall given how broke I am I certainly would never get a unit here but the times I've visited it's been nice. The bar codependent downstairs also looks like it's got a nice vibe and of course the location on west and second street makes this location perfect for any and all things downtown~

My biggest tip to give you is to "use" this location as your Ground Zero, so to speak to Austin. If you are new to Austin or considering moving to Austin, I would park your car at this location address : 301 West Avenue. This is the most interesting / happening / chic / cool / upscale / developing / downtown / high rise / loft / corporate / mover & shaker part of downtown Austin. Parking your car here will ensure the safety of your car. Cameras everywhere, no one is going to touch it. Downstairs is this amazing bar called, "CoDependent", which is open AFTER 5pm. I prefer the type of people that are attracted to this place & I prefer the area so it's worth it to me to pay the parking for a covered garage park that caters mostly to this type of personnel. The condos have a separate entrance from the hotel, a private parking lot underground, and is completely isolated from the hotel guests. I am a bit biased with my rating because I own a condo here. Having said that, until the Austonian is open to the public, this is the nicest downtown condo building available. An interesting fact is that Reese Witherspoon lived here for a short time while filming in Austin. My cousin was getting my mail when he saw her. I never bumped into her myself. There are 99 units in the building, with a wide range of prices. The penthouse units have hot tubs on the roof.

Management's go-to move isn't fixing things -- it's ignoring you until you give up, or worse, sending their lawyer after you if you speak up. Don't expect empathy or accountability. It's all gloss on the outside, rot underneath. Their own leasing page proves it: units with mold and flood damage are listed back on the market almost immediately, with no transparency to future tenants. Do not get fooled by the lobby or the rooftop. If you value your health (or sanity), you'll look elsewhere.

My shower's hot water is leukwarm-warm water for the first 5-10 minutes of my shower and then it goes cold. There are fees for valet trash ($25), a random $30 RPM insurance fee (on top of my monthly premium for my own renters policy), and the hot tub/pool closes at 10. I had ants all over my cats food and my bed, which I guess is mitigated by the weekly pest control servicing they do. Still have the issue but they seem to be in less numbers now. My oven would literally lose power after it reached 200° and I had to flip the breaker several times before maintenance (which is a great group, they are kind and will be there to help me out when I need it) had to replace my breaker. My dishwasher also flooded my kitchen the first time I used it because the installers apparently forgot to connect the dishwasher hose to the sink drain. My blinds fell off my patio door not once, but twice and had to be reinstalled by maintenance both times. It's overpriced for what it is, in my honest opinion. I personally regret signing my lease but I am locked in for a year. Management in the front office is nice but I feel they really sold me on something that wasn't what it turned out to be. Do your research and don't be naive like me. It looks super glamorous through the amenities and cool art, but the units seem to be cheaply made. 1 star overall. Very disappointing and frustrating.

Multiple types of mold were identified including black mold (toxic and pathogenic). I terminated my lease. To the best of my knowledge my unit (408) has not and will not be remediated. As of writing I have not heard of any other units being remediated either. My journey is a bit too long for a review. But I've had significant health problems when living in Coldwater and missed 4 months of work and spent over $5000 in medical bills. Im currently trashing many of my belongings to avoid cross contaminating my new apartment. And I am expecting about a 3-6 month detox process to return to health. Mold is unfortunately not well covered by law, insurance, or healthcare. 1. Landlords don't have to test or guarantee mold levels. They simply have to give the tenant a safe living space and make fixes in reasonable amounts of time. It's rather lax in definition making it hard to enforce. 2. Renters Insurance does not cover damage from mold. 3. Health insurance doesn't cover mold toxicity treatment and most doctors covered by insurance aren't trained to recognize it. I recommend paying out of pocket for an integrative or functional medicine doctor. Due to a history of mold in this complex and poor mold protections, I would not recommend taking the risk of living here.

The Reality of Living Here: * Unsecured Access: Exterior doors have remained unlocked for months, and the mailroom door has never functioned properly, leading to frequent package theft. * Zero Perimeter Control: Elevators lack a fob system, allowing anyone off the street to access residential floors unchallenged. * Vehicle Theft: Multiple cars have been stolen from the premises. * Performative Security: The "security patrol" is a joke,they briefly walk to the pool and leave without actually monitoring the grounds. Management Response: Greystar is completely apathetic. Every concern is met with rehearsed, AI-generated platitudes rather than actual solutions. There are far better, safer options just up the street in Mueller. Save yourself the stress and the safety risk, do not move here.

Theft, Attempted Break-In, and Management Silence…read more Do not move here if you value your safety or your belongings! On Monday this week (01/19/26), an intruder roamed the apartment hallways stealing packages from residents' doorsteps. That same intruder also attempted to walk directly into an apartment in the middle of the day. The only reason residents know what happened is because some people have personal door cameras that they purchased themselves. This is not an isolated incident. Package theft has been a severe ongoing problem. Management pushes residents to use Fetch and claims it prevents theft, but this does not work for people who work long hours, multiple jobs, or need time-sensitive deliveries. Despite repeated thefts and complaints, management has refused to install more cameras or take basic steps to improve security. Reports have highlighted financial relationships between large property management companies, including Greystar, and Fetch, so it certainly raises serious questions about whose interests are actually being prioritized. Yesterday, a resident put up signs around the complex warning others to lock doors, secure vehicles, and stay alert. By this morning, the signs were taken down. As of now, management has still not sent a single community-wide email acknowledging the thefts or the attempted break-in. What potential tenants and nearby visitors might see seems to matter more than the safety of the people who live here. This is an active security issue. Management is aware of it, but does not take actionable steps to make residents feel safer. If you move here, you can probably expect your packages to be stolen and little communication when something goes wrong. Additionally, be cautious when reading the hollow five-star reviews. Some clearly appear padded to offset negative feedback from residents who have raised repeated concerns over many months since Greystar took over the apartment complex. Management also has a habit of dismissing reviews when they are made under different names instead of addressing the concerns, which further shows that resident safety and feedback are not being taken seriously.
