Management's go-to move isn't fixing things -- it's ignoring you until you give up, or worse, sending their lawyer after you if you speak up. Don't expect empathy or accountability. It's all gloss on the outside, rot underneath. Their own leasing page proves it: units with mold and flood damage are listed back on the market almost immediately, with no transparency to future tenants. Do not get fooled by the lobby or the rooftop. If you value your health (or sanity), you'll look elsewhere.

Although the view the gorgeous. I will never buy it. It's too small for my son to run around. He likes to kick the balls and run around in the house. I've lived in more than five different apartment communities over the years and have never had an experience where my entire deposit was withheld. My experience at Nalle Woods was very different. After moving out, I was charged for carpet cleaning and deodorizing, despite there being no stains, no damage, and no pets ever living in the apartment. The only thing visible in the photos they provided were furniture indentations -- something that naturally happens when furniture sits on carpet. Even after asking multiple times, I still have not received a reasonable explanation for why deodorizing was necessary. I was also charged for paint touch-ups and cleaning. I will own that I missed cleaning some of the baseboards, and I accidentally left a few small things behind. However, the apartment was otherwise left spotless. I also filled the vast majority of the nail holes before moving out, yet I was still charged for paint repairs for a few small holes. What has been most frustrating is the complete lack of willingness to work with me or acknowledge what is reasonable wear and tear. I am also aware of other residents who have had similar experiences with their deposits and have been charged even more. My move-out experience was extremely disappointing, and unfortunately, it overshadowed what was otherwise a decent experience living there. I also found the property manager, Lindsay, extremely unhelpful throughout the process. I had several frustrating interactions with management during my tenancy where I felt I was not being given straightforward or honest answers, and the way my move-out and deposit were handled ultimately confirmed that experience for me. If losing your deposit and potentially receiving additional charges after taking good care of your apartment doesn't bother you, then Nalle Woods may be fine for you. Personally, based on my experience, I would not recommend living here. * I didn't cancel my electric or gas early. Responding to Lindsey's comment below. Once again, she is a liar. The condos have a separate entrance from the hotel, a private parking lot underground, and is completely isolated from the hotel guests. I am a bit biased with my rating because I own a condo here. Having said that, until the Austonian is open to the public, this is the nicest downtown condo building available. An interesting fact is that Reese Witherspoon lived here for a short time while filming in Austin. My cousin was getting my mail when he saw her. I never bumped into her myself. There are 99 units in the building, with a wide range of prices. The penthouse units have hot tubs on the roof.

The Arboretum and a few other good shopping centers are nearby, too. Additionally, the closest 24-hour Fitness (on 183) is large and actually open 24 hours most days. The counters and floors aren't anything special, but they are in good/new condition. All apartments have washer/dryer hookups; however, it's sort of weird because they are in the pantry. My food is okay so far, but it's still odd to put the food and the laundry in one tiny room. Our walls are well textured and freshly painted a pleasant beige color with white trim. The apartment is fairly large and has ample storage. The corner ones have a HUGE patio, most with gorgeous views. The pool and fitness center are well maintained, and the maintenance men respond to requests pretty quickly. The ladies in the rental center have been friendly, but they don't always answer the phone. One way around that is just to go to the office, which isn't so bad because they have Flavia machine. Oh, they accept packages for you, too, which is nice since the post office is a little bit far away. If you like parks, there are a bunch nearby. I suppose even if you don't like parks, there are still a bunch nearby. I've even seen racoons and deer on the apartment grounds.

They have towed my friend's car without stating why his car is being towed, and he specifically parked at a visitor's parking spot. They make us residents park all the way on the top of the hill outside of the complex and have to make a trek down to the condo. If you're worried about parking or ever want to invite friends over for dinner party, be forewarned because they will tow everybody! Might as well throw your dinner party elsewhere at your other friends' house!

As a single professional woman who frequently comes and goes at night, I do not feel safe in my own parking garage. This happened right outside my home, which makes it even more concerning. Management confirmed that their security is one person driving through ONCE per night - sometime between 10 PM-7 AM, which is not a meaningful deterrent. I've lived here for two years and have never seen a patrol presence. Even more concerning, management declined to notify residents about these ongoing incidents. In my opinion, this reflects a serious lack of care for residents' safety and prevents people from taking basic precautions. I know I'd want to know if people are stealing cars outside my door. It's not safe here at night. For the price of this building, the lack of security and transparency is unacceptable. I would strongly reconsider living here.

Sounds easy enough right? The condo is located on the corner of 3rd & Bowie and has a garage that is shared by multiple businesses. Once I was in the garage I followed signs for "parking for local shops". Some of that area was posted as no parking until after 6pm. I parked on the ramp leading to the 3rd level which was parking for the gym. No tow signs. I checked in with concierge and was informed I parked in a tow zone. TJ was the concierge and I just want to give him a quick shout out for his professionalism and kind manner. Where I parked was strictly for the shops and is monitored, so, if you're doing business or visiting at the condo you need to see TJ, or whoever is working, for a parking pass. The condos parking is on L4 which is a bit tricky to find as there isn't but one sign that is easy to miss. As you leave L3 heading up look to the right. Where you'd expect a wall are 2 white metal gates. It's a narrow turn and I had to do a 2 pointer in my truck. Once at the gate call the number on the sign so concierge can buzz you in. Proceed to your spot. I was assigned L4-57. Once I pulled onto L4 the spots in front of me were in the 50's and stopped at 55. I drove around the 50's to the left only to realize the numbers had pretty much doubled. It took me several passes to find my spot. It was along the wall to the left of 55 back in the corner to the right. So go around the corner of 55 and go str8 back its on the left. Whew! All in all figuring out the parking was frustrating and even though I arrived 20 minutes early for my appointment I ended up being 10 minutes late!! So once I was legally parked I went back to the office and TJ had to badge me into the elevator and authorize 5th floor which is where the conference room was. Tight security for sure.

Yes, my area is turning into the new hip place to be...but through it all the staff of this complex remains consistent and the board members prove to be decent humans. Our HOA dues increase because there are things to pay for. There is construction because a giant empty lot downtown finally is being developed. If you didn't think this was coming, you moved to the wrong place. The entire staff, while it some times rotates, takes the time to open the door for you, call you a cab, and remembers your name and says hi as you are entering and exiting the building. The front desk is almost always manned (I mean, sometimes people have to take a bathroom break) and I always feel safe. The rooftop pool could have a better view, but I'm not really sure there is anything architects could do to fix that now... But, when I do decide to venture upstairs, I have never encountered "too many" people. If someone is using the grill, they ALWAYS offer to share it or let you know exactly when they will be done. And some residents may even forget that there is a second grill on the 3rd floor terrace. Yes, we have a 3rd floor terrace. So please, I encourage people to buy and move here. It's a great place full of residents of all ages, but all share the same ability to be nice and cordial! Also...rent out your place during SXSW or ACL and we will find you. And not in a good way.
