I've been told the units are quite expensive; they're not very large but again, they're quite refined. They have group areas on each floor with nice fridges, outdoor seating, indoor couches, and tables. It's good for group events. Overall given how broke I am I certainly would never get a unit here but the times I've visited it's been nice. The bar codependent downstairs also looks like it's got a nice vibe and of course the location on west and second street makes this location perfect for any and all things downtown~

This review has to do with the parking and the parking only…read more This place called "The Independent" is a luxury high rise condo complex, Mixed Use, with retail below, restaurant / bar , interior design services/ urban style whole concept furniture store and other services provided. My biggest tip to give you is to "use" this location as your Ground Zero, so to speak to Austin. If you are new to Austin or considering moving to Austin, I would park your car at this location address : 301 West Avenue. This is the most interesting / happening / chic / cool / upscale / developing / downtown / high rise / loft / corporate / mover & shaker part of downtown Austin. Parking your car here will ensure the safety of your car. Cameras everywhere, no one is going to touch it. Downstairs is this amazing bar called, "CoDependent", which is open AFTER 5pm. I prefer the type of people that are attracted to this place & I prefer the area so it's worth it to me to pay the parking for a covered garage park that caters mostly to this type of personnel. The maintenance staff smoke cigarettes on residents balcony when working on units, the walls are thin, and there is constant trash in the hallways from parties. But if you're a professional with any self respect about having a clean and quiet place to reside, not so much, the gate for the parking garage has never worked. And my car has been burglarized 5 times now. Tenants throw wine bottles at valet car drivers, and apparently there was a drug king pin where a DEA team was called in. Again, if you love to party, live here. If you don't, then don't. Want to reshare this quote from another resident as I agree wholeheartedly with their sentiment "Kristy was incredibly rude and passive aggressive on may times and multiple occasions"

It is a very convenient location with a sought after zip code of 78701. This 1964 built mid rise condo offers the cheapest and most affordable 1 bedroom in that zip code to own. Also it sits on the major north/south Austin city bus route. Secured entry with on site night time security guard and gated parking garage make this a very safe building. My daughters had live in that building for a total of 8 years while attending UT. They loved the convenience, security, and quietness of the building and their West Campus friends loved it too. They never had any issues with the building management and other tenants during their stay. Greenwood is a good home for those attending UT, working downtown, and working state capital.

They give you a contact to call (Stacy), who is never willing to help, and always wants to get you off the phone. For example, the parking garage needed repairs, so they did not allow anyone to park in the parking garage for over a week. Residents PAY for these spots. And owners pay an HOA for each unit. HOWEVER, the management company did not offer the residents any sort of assistance with the fact that we had nowhere to park for over a week. They instead gave us a rate of $10/day to park 3 blocks away at Dobie. After paying for parking spots and paying an HOA, you would think the management company would offer more assistance than simply pointing the tenants to a garage 3 blocks away that charges $10/day. One unit had construction going on for over 3 months. The constant hammering and removing of tile meant LOUD noise for week after week. At times you could not have a phone call because the noise was that loud. I would call Stacy while this was going on and she could hear how it affected my daily life. Stacy claims there is nothing she could do about this. Granted, someone should be able to make renovations to their place. However, when I asked Stacy to please find out a timetable for this construction, she replied that she was "sure it would be over soon." After weeks of this, I again asked Stacy to find out the actual schedule of construction so the nearly 20 units affected by it could be aware of when constant hammering would be going on. She said she couldn't provide me with a timetable, and again said it would be over soon. It lasted 3 months. Add a clogged trash chute, frequent fire alarm tests, a gross community laudry room and you get the picture. Stay away from Greenwood Towers. There are plenty of reasons the units are cheap to buy or lease.

Location: 5/5 Experience: 2/5…read more Over 6 months of loud construction happened during my lease--to replace the railing in the courtyard. Crews are loud af, making it impossible to WFH. All the grass is dead. The stairways are inaccessible. And the elevator was out for over 1 month. This place would be a 4 or 5 out of 5 for the cheap price, great area, and attentive staff but I had to move out because of 6 months of genuinely hearing yelling, all day long, right outside my door. Also, the laundry system is a pain in the ass. Cash may only be used to recharge a charge card in the leasing office. The office is open during regular business hours, so 5-days in office means you'll rarely get the opportunity to refill your charge card, making doing laundry for someone who works 9-5 m-f difficult without planning a visit home during the workday to recharge your card.

Bathroom smelled like stale pee. Neighbors were horrible and stressful to deal with. Awful experience. Would never wish this on my worse enemy Honestly one of the worse apartments I've ever lived in. Since I was moving to Texas, my roommate went on apartment tours since she was already living here. When she was given the apartment tour, the place looked decent. However, you never get the apartment you tour. Our move in date was July 9th and I was excited to finally unpack and call this apartment home. When I got there, it didn't seem like the apartment was ready for us. There was a hole in one of the bedroom closets. The cabinets were not painted -- maintenance came in and had me remove all my stuff from the drawers and cabinets so they could paint it. The sink was backed up. So many more. Fast forward a few days, maintenance comes into our apartment to replace the bedroom closet door. I wasn't home that day so I wasn't aware that they were coming. I come back to see red sauce/stain on my white bed sheets. I never eat in my bed and it wasn't the time of month stain. I was so upset -- I went to the leasing office and they told me that maintenance didn't do such a thing as make my bed sheets dirty. So how did that happen? I am grateful they gave me $10 laundry card so I can clean the sheets. Another issue about this apartment -- it was infested with roaches. Every morning, I would kill at least 3 roaches. Around dinner time, a few more appear. My roommate and I are clean and we clean up after ourselves. However, there just seemed to be so many roaches EVERYWHERE. We've gotten pest control to come and spray down the apartment, but it didn't help. When we come home from work, there weren't any roaches. However dinner time approaches and they're back. It was horrifying. These roaches were in the bedrooms, kitchen, and living room. Sometimes I would find a roach crawling on my bed. It was a nightmare living with them. In my personal bathroom, the toilet smelled horrendous. It smelled like stale pee. I had to buy so many cleaning products to clean my bathroom and leave in the toilet to help with the smell. When I informed the leasing office, they told me that maintenance would come and check it out. They said it didn't smell like anything, but in order to solve it, they got a cleaning crew to clean my bathroom. Funny thing is, I've had multiple people tell me how terrible the toilet smells. When showering, there is a whiff of more stale pee. That's when I realized it could be the pipes that are corroded causing the smell. It was awful. I hated being in my room cause the smell of stale pee was always lingering. When I emailed the leasing office about the smell of the bathroom, I also added that my sink was a bit backed up from the last tenant. Instead of handling it, I had to purchase tools to unclog the drain. This was when the landlord decided he wanted to speak to us. When my roommate and I put in requests about the apartment and informing them about all the issues that we had at the apartment, the landlord/property manager said he would rather pay for us to leave the apartment complex than to pay for anymore issues with the apartment. He told us that he would prefer that we never rent an apartment again from any Tramor property. My roommate and I spent months looking at apartments and spent so much money and time moving in. Even if my landlord would've paid for movers and given us all our money back, we would have to find an apartment to sign in less than a month. This is not how you manage property. Since then, we were always too afraid to put in any maintenance requests. He told us if we wanted to live there, he implied that we will not bother the leasing office with maintenance requests for 2 months. In his terms, he is giving us a 2 month trial on living there and then decide again with what he wants to do about our lease. We lived our lives with a roach infestation issue and just kept our mouths shut. That was the worse 11 months of my life. The moment I signed a new lease, I moved out 2 weeks early cause I did not want to be there any longer. I know we can't pick our neighbors, but our downstairs neighbor would hit their ceiling. We lived on the 2nd floor and the floors would creak. Every 2 steps the floor would creak and we felt so scared that our downstairs neighbor would bang their ceiling to tell us to be quiet. There were days when my roommate and I would walk around our apartment at 11PM and just chit chat and we would hear banging. We were scared to walk around freely because of them.
