The location affords an easy walk to Whole Foods , Trader Joe's & 2nd St. We are a short stroll to the best live music venues (Parker Jazz , Elephant Room & ACL). Our neighbors are fun and welcoming . Yes , the buildings older but I like that & the character it adds. The views are unparalleled . We went to a friend's downtown condo, the 44-story 360 condo tower for a visit. It has a great view. I can see lake Austin, frost bank and capitol clearly from her balcony. It has a nice hang out area at the 9th floor amenity deck in the building with pool too. I saw a lot of young people drinking beer there. The one bedroom apartment sales price is 300K and two bedroom price is 500K. I'm wondering how those young kids can afford such an expensive apartment. probably rich parents. Although the view the gorgeous. I will never buy it. It's too small for my son to run around. He likes to kick the balls and run around in the house. It's not a place for family, but new yorker style people. And my friend hates the green lights from the next building. read more

I've been a proud homeowner here since its inception and have had nothing but good experiences. Yea the parking garage is a pain if you're on the 8th, but what do you want, an elevator for your car? The experience is akin to living in a resort more or less. In short, it is everything you would expect high-rise living to be. Of course having been a resident here, I'm well aware of what living in a downtown high-rise says about you... And the fact is, if you care THAT MUCH about it, then consider yourself of the same image-conscious ilk that you want to condemn. I've been a proud Austinite since the mid-80s, and sure, it's changed a lot in the past 20 years. But the spirit of the city lies not in live music, tattoos, or weirdness, but in tolerance and mutual respect. When people from different walks of life cross paths, they look for common ground, and more often than not, find it. Sadly Austin may have gotten too big for its britches and these days keeping it weird is no less commercialized than polos and porsches. Those that believe being "Austiney" necessitates contempt of the affluent and breathe originality like a drug are sorely missing the point. As they wave their banner of weirdness, disavow consumerism, and alienate the mainstream, we who have been here all the while look on in bewilderment, wondering when they'll eventually start punching themselves in the face just to stand out. read more

Pros: Diverse community. Attractive building. Professional management (they call it the "Concierge team") led by Terry. Everyone is cool, smart and well trained. We're first time high-rise dwellers. We'd both worked in high-rises, but never lived in one. Wanted views of Town Lake, so we searched downtown high-rises for like a year. We didn't do the relaxed, casual thing. We went into fully off-our-meds OCD mode. (That happens sometimes.) We studied every building, ate cookies at every Open House, and googled constantly. We did a lot on our own, but our patient agent helped, and we learned a ton. We finally picked a specific floor plan in the 360 building, and waited for one to come on the market. Despite all our careful (:-O) research, when we finally closed on a unit, we still didn't know if this was even close to a good idea. We'd never spent one night in a high-rise, except hotels and the occasional all-nighter at work, which told us nothing. Would we love it? Hate it? Somewhere in between? After two years, here's the truth: Our high hopes have been exceeded, in just about every way. Why? First, it turns out that 360 is super quiet and super clean, all the time. Both of those things matter to us, maybe more than they would to most sane people. (See the prior OCD admission.) But a really quiet, well-maintained, high security building was a must-have. All those boxes got checked. Our neighbors are super diverse: young, old, hip, square, introverts and extroverts. But as a group, they are kind and respectful to each other. Big plus. Sure, you sometimes see someone stressed out or thoughtless in a moment, but that's true in every zoo, park, office, bus and building in the galaxy. We all see that sometimes, wherever we go. But less so here. The diverse and respectful 360 community is a big plus. The pool, theater, conference room, kitchen and and resident's gym (floors 9 and 10) are excellent. Clean and well maintained and often mostly empty. The views of Town Lake and downtown, even with all the ongoing construction, are stupid drop-dead gorgeous. Water views were our top priority. But the explosion of retail, restaurants and bars seconds away in every direction, plus the ACL Theater at the Moody, is probably an even bigger plus.The Shoal Creek path improvements are almost done, so Town Lake will be even easier. And the Republic Square renovations will be done soon. And the Farmer's Market is there every Saturday. Our dogs love that. Location, location, location. HOA rates remain among the lowest in town, which is absurd. Cons: Occasional city noise. For example, Sixth Street music can crank up weekends between 1 and 2 am. Like loud enough to wake you up loud. But that's just part of living where we chose to live. Sometimes a downtown parade or road race might blast a PA earlier than ideal on a weekend morning. Plus there'll be construction noise for another two years while the Independent and Trammel Crowe sites get finished. But that work is surprisingly well managed, and never an issue for us. The bars are way louder. :) The fireworks are loud twice a year too. But the view kinda makes up for it. On elevators: I've never waited more than 4 minutes tops. That's happened maybe half a dozen times. Seems like forever when it happens, but it's not. They usually appear in less than a minute, often in seconds. We'd read an elevator complaint before moving in (told you we were OCD ), but actual performance has exceeded expectations. (They upgraded the logic that controls elevator function a couple years ago, maybe that helped.) True, if an elevator goes out for service, you may wait a little longer. Huge surprise. Try a little standing yoga. Follow a breath. But as a general rule, all 4 are humming along. Yes, there is a TV at every elevator location, on every floor, tuned to a news channel. As for blaring, no. The volume on every floor is super soft. All the controls are inaccessible, which is probably smart. You have to lean in and concentrate to hear what's being said. So yes, there are quiet flat panels with a crystal clear picture on every floor. I'll put that down as a plus, not a minus. YMMV. As for the parking garage, yup it goes up 8 floors. Our assigned spots are about halfway up. It takes 90 seconds max to reach the street. But we drive slowly, not going for the checkered flag. I don't get the garage complaints. This one is paradise compared to most of the downtown garages I use. It's clean. It's brightly lit. It's 100% secure. The turn angles are easy. And on the 4th floor, there are usually dogs wagging over to the "dog park". So yes, the lower floors are quicker, but the higher floors are cheaper. Not sure what else you can say about that. Living downtown is not gonna be for everyone. But we love downtown Austin. And 360 is a big part of that. read more

I bought a condo here and the building is one of the oldest in downtown. Could only tolerate the awkward neighbors for a few months and thankfully sold out of that place. Wanted to put this place behind me but still dealing with back and forth over a deposit. It has been 4 months since my move out and the HOA has not refunded me back my $350 deposit for utilities because their accounting department applied the deposit to the wrong account. It is their error and now management is ducking my emails. You are better off leaving your utilities unpaid at the end and having that apply directly to payment. Getting money rightfully refunded has been a total nightmare and impossible. read more

I was one of the first to move in here. (Jul 2008) I hate to admit that I even live here. I moved here for three reasons: 1. The view. 2. The internet connection (30MB down 10MB up.) 3. Downtown Sometimes humans do stupid things. I suggest you think twice before buying or renting here. It's infested with the evil enemy of this great city - yuppie scum bags. They're everywhere here. But what did I expect? Rich artists? Rich musicians? Rich revolutionaries? HAHA... The elevators suck BIG TIME, be prepared to wait for one for a long time. And while you wait, you can have some brainwashing stockmarket news channel blaring at you the whole time. (there's TV'S on every floor mounted in the wall where the elevator button is.) and when it does finally arrive, be prepared to be jammed packed with the plague of the nation. To say the least - I take the stairs a lot. Only problem is the stairs lock behind you on each floor, so there's no getting out if you get in.. you're forced to walk all the way down to the bottom. Feel sorry for those of you living way up there who accidentally get stuck in the stairwell. Oh, and if you happen to get past security, and actually gain entrance to the elevators, you better have a code, a card or a magic clicker. Every floor requires a unique card with privileges to access that floor. The dudes at the front desk are cool. They know this place is a joke. Some floors do get kinda loud on the weekends.. but whatever, it's Austin and a lot of drunk trust fund kids do live here. Overall the pool area is ridiculous.. watching the palm trees sway off the top of the 9th floor always leaves me with a strange feeling:"Am i part of the problem...?" Umm yeah... The pool's heated, but there's no jacuzzi. The gym is all right... usually there's no one there (except between 5-7pm) Mail guy is cool... and I'll say that the pets are probably the best part about this place. Some are ugly and look just like their owners, others are cute ,and.. well, look just like their owners. There's a pretty cool art gallery downstairs if youre into buying overpriced art and while youre at it, there's a new overpriced convenient store on the corner too... OK, the last thing I want to criticize is the parking garage. IT SUCKS SUCKS SUCKS. Like seriously, I think every one living here has either scraped the side of their car on a cement column here or have come very close to doing so. It's truly a pain in the ass to park here. The garage is too damn tight. Can't even get around the corners when another car is coming. Some people have to park 9 floors up... I clocked the distance from the top of the garage to the street - It's 1.1 miles... HA! INSANE! Anyway, whatever this place is a cage and a perfect prison if you're into that sorta thing... if the economy keeps collapsing I've already got a spot picked out in the woods alongside Ladybird Lake......... read more

Being a resident of this building for almost 2 years now (1 year as a renter, 1 year as a resident), I have to say that I am glad that I didn't listen to the bad reviews on Yelp. You will notice those reviews are years back. The most recent are good reviews. We decided the end of 2015 to rent a unit downtown in a high rise to see if we liked that kind of living before we decided to purchase. We wanted to see all options downtown. The year we lived in the rental, we watched the market very closely. 1. 360 offered the best value in terms of price per square foot in that area of like condominiums. 2. The staff is awesome! 3. The location cannot be beat. Trader Joe's is just 2 blocks away and you are in the heart of the all new West side of Downtown Austin. Everything is in walking distance. 4. The building is dog friendly. 5. Everything is always clean and tidy. 6. We couldn't ask for better neighbors and what a mix of diversity there is in that department. 7. Too many more to list... After our initial year of renting, we decided that this was the building for us to purchase. Going on our year as owners, we could not be happier. read more

I've looked at a bunch of condos in downtown and the 360 is definitely the best value (from a homeowner's perspective) It's got a friendly staff, friendly residents and of course the reason why you fork over the big bucks to live in this part of town...great views and location! If you are the type that likes to mow the lawn or want peace and quiet, STAY IN THE SUBURBS. The folks that live in the 360 are empty nesters and yuppies that enjoy living in the liveliest part of town and is willing to pay for the amenities. Ok, there's trust fund babies here too but I try to block that out. No place is perfect and neither is this condo. Parking blows if you have a spot on one of the higher floors. I'm on the 7th level parking deck and it takes me 1 mile of twists and turns to get out fo the garage. Waiting for elevators can be a pain during peak hours. Small drawbacks if you ask me. This place isn't for everyone but if you spend alot of time in downtown and get frustrated with looking for parking, I'd highly recommend living closer to your playground. Even if you work up north, virtually no traffic on 35 or Mopac in the mornings. Afternoon rush hour is a different story. But If you work downtown and make a decent paycheck, there's no excuses... high rise living is the way to go. read more

A fantastic apartment and part of Austin's iconic skyline. The staff are as friendly and helpful as it gets, so that is mostly why this condo gets 5 stars. Any services you need from the front desk - dry cleaning pickup and drop off, visitor clearance, etc. - are easy to do. The common areas are always clean and well tended. The communications to residents are never spam. The club room and pool area are absolutely fantastic and feels like a resort. The pool itself is a legitimate lap pool, and almost always heated. If you want to entertain a few friends, it's a perfect location to throw a BBQ or play billiards and watch a game. The only downsides are common to downtown. The parking garage spans 8 floors, so it is a hassle to get to the top. It is also difficult to accommodate guest parking within the apartment, but street parking is available. The biggest daily nuisance is that there are only 4 elevators for 42 floors, including the 8 floors for elevators/lobby. At peak times in the late afternoon/evening you may wait 5-10 minutes for an elevator. The nearby Whitley has 3 elevators for 16 floors, for comparison. Austin Music Hall is across the street, and residents often complain about noise late into the night. The bigger noise concern recently has been overnight construction. Amenities are all close by - there are fantastic restaurants and bars within steps of the building, the pedestrian trail is next door so there isn't traffic always moving around the front of the building. It's simple to get to the hike & bike trail, and given the central location all transportation options are always accessible. The rent-a-bike station is right outside the building, car2gos are always close, and the buses are 2 blocks away on Guadalupe. It's easy to fall in love with living in Austin, and easier still when you live in a building as beautiful and convenient as 360. read more

+) It's close to everything I looked for in downtown living. Close to bars, clubs, restaurants, concert venues, parks and trails. There is a private trail to Lady bird lake to take bicycle or your pets. decent restaurants and a grocery in the building. +) Amenities: I like the pool area that makes me feel like I'm in some resort. there is no hot tub. but I don't miss it because I probably wouldn't use it. Gym that's not crowded. I guess a lot of residents have a gym membership somewhere else. 24 hour front desk. I never have to pick up packages from the post office again because I wasn't there to receive it. +) Nice, clean, moderately fashionable room and decent quality appliances and cool lobby because it's relatively new. 3 years there, nothing is yet to break in my condo. -) Front desk people used to be much more professional and nice. Now they seem to be less of quality. well, I guess the management decided to save some money. -) noise. but if you like a quiet neighborhood, you shouldn't really be living downtown. -) HOA, it's a necessary evil that comes with living in a condo. But from what I know 360 condo has the lowest per sq than any other condo downtown -) Elevator. It's alright when all 4 elevators are operational. It can be a hassle if one or more are are out of service. +) Overall, it suits my lifestyle and I love it. but it's not for everyone. I think it's oxymoron to live there and call everyone else who lives there yuppy scum bags ^^ read more

I did alot of research back in 2006-07 before placing a deposit on and eventually buying our unit. We were among the first in the building buying directly from the developer. The price per square foot was reasonable and the HOAs were significantly lower that any other condos. The location can't be beat and facing the city is a view 2nd to none. Sure there are more luxurious condos avaliable now, but they are way more expensive too. Condo living isn't for everyone and if you are a person who "doesn't play well with others" you should probably stick to a regular house where you don't share space with people. You can see from my reviews, I don't leave bad ones for businesses or places.. my theory is if I don't like something, I just don't go back. I don't get on the computer and bash it.. I love living here at 360. No I don't love every person in the building and there are things that I would change if I had my way, but I wouldn't live anywhere else. read more

The best condo building in Austin, hands down. What makes this building so unique is not just the excellent amenities or the ideal location, it's the people who live there and the staff that keeps everything running smoothly. Our building manager Terry and his staff are professional, friendly, and very efficient. Folks who live in our building know each other by first names and are the kind of people you would like to surround yourself with (friendly, humble, driven). The gym is perfect for any level of fitness and at certain times of the day will be completely empty and you can get an amazing workout in your own private studio. After your workout, swing down to Royal Blue for a quick snack or walk a block to Trader Joes for groceries. We are walking distance to everything downtown or you can grab a bike from the B-Cycle station conveniently located outside the building. The design is timeless and the recent remodel of all the common areas has really improved on the overall feel. read more
