My elderly mother lives in a five-story apartment building on this property. The elevators tend to break down periodically and usually take one or two days to repair. This time, however, they've been out of order for five weeks. The stairways are concrete and exposed to the environment, and it's been raining almost every day lately. She has balance issues along with arthritis in her knees and hips and has fallen on the slick stairs twice. The staff periodically sends her updates about how they were waiting for parts and then reordering because the part they ordered didn't fix the problem--five weeks and counting. Aventine staff, please fix this problem for her. 08/22/2026 Update: Both of the building's elevators were reportedly taken out of commission due to a lightning strike, and repairs took six weeks to complete. My mother received an apology email, but it offered no explanation for the long repair delay. This is not acceptable. read more

This has been a great place to live. I highly recommend living here. Beautiful location overlooking the French Broad river. There's walking paths and a big fenced in dog park. The management is great and it is very well maintained. Easy access to highway 26 gets is to downtown Asheville in ten minutes. 4.6 stars. Great location (except of flight path noise), safe, beautiful campus, great front office staff, and good amenities at a fair price. Only downside has been some of the aging (10+ years old) amenities and slow "fix time" on major outages, such as the elevators and some gym equipment. Such a breath of fresh air when it comes to apartments. Far enough away from the hustle and bustle of SAVL but close enough that everything is super accessible. I would leave 10 stars if I could! The Aventine is an amazing place to live. We recently purchased a home, and we were genuinely sad to leave such a wonderful community and staff. This is a beautiful property. With the right management, it could be amazing. Sadly, our current property manager has spent the last year increasing rent and fees, while decreasing or eliminating property services and amenities. I understand market value. I know rent tends to increase, year to year. When renewing my lease last February, my 1BR apartment's rent increased about $100 per month (to $1,900/month). But in addition to that, they tack on multiple monthly fees. Fees they've arbitrarily increased or doubled, and added an additional fee whether we want/need it or not. As our property manager repeatedly tells us, they're all mandatory. This is an isolated community; meaning we cannot simply walk to anything. So that makes this property's amenities a HUGE factor when choosing a place to live. I've been here 18 months and I've watched our current management reduce these amenities, or simply remove them. Their right to do this is outlined on page 2, section 18 of our lease, as our property manager has pointed out to us, multiple times. The most obvious example is our pool. It's been closed since May 22, 2024. Every couple of weeks, our property manager sends us an email with a new excuse. At their current rate, I don't expect the pool to re-open this summer. Bottom line: If you value a property's residential amenities, think twice before moving here. Our current property manager rules with an iron fist. If any amenity needs repair or cost them too much, she has the choice to: A. Repair it, or B. Close or remove it. 9 times out of 10, she'll choose option B. read more

We lived at Amberleigh Shores in Wilmington (another Flournoy Properties property), but management here sent our final charge to collections without any kind of notice us beforehand while we were under the impression that they were looking into the validity of the charge. No one that I have dealt with at Flournoy Properties has been anything close to pleasant. read more

If you break your lease BEFORE you move in, you will be paying a non-refundanble application fee which I understand. Plus a $200 adminstration fee AND your security deposit ($1,000) which both are non-refunded. I'm out $1250 and I never even entered the building. So this is a really mixed review.... My husband and I love the location and it's proximity to shopping, restaurants, Blue Ridge Parkway, the French Broad, etc. New management has really turned things around also. I really like the new manager. Really great guy! I also really like the friendly and attentive staff. The grounds are very well maintained, everything has been freshly painted, power washed and the hallways are clean. The apartment itself is nice. The prices are pretty fair also. Now here's the ugly.... don't get a first floor apartment. We can hear EVERYTHING our upstairs neighbor does! When she flushes the toilet or showers, we can hear the water running. I can even tell when she wrings our her hair in the shower! We can hear her walk (very heavy feet), hear when she uses her blender, vacuums, etc. We never complained about it because I doubt there's anything that can be done about the thinnest of the walls. We can even hear our neighbor next to us when she opens her door through our bedroom. Honestly the hinges sound like they need some WD-40. There's also the noise of low flying planes as the airport is just an exit away. Our main vent is pretty loud so when the heat or air turns on, we have to turn up the tv and we sleep with the bedroom door closed to buffer the sounds. We reported it, but nothing was done. Also, the valet trash pick up sometimes happens at 2-3 am and it wakes us up because of how loud the guy can be down the hallway. Plus he drives a loud truck. So really sound is a big problem here. ESPECIALLY if you have upstairs neighbors. I'd recommend a top floor apartment for less noise. read more

Where do I start with this company? Everything was "okay" up until we decided not to renew our lease (there's way better apartments out there for the same or lower price) about 60 days ago, we received a call asking if we were going to renew our lease. We told them we were NOT renewing over the phone, and they said that we didn't need any further paperwork for that. They called us a week ago saying we were getting billed an additional month (even though we're moving in less than a week) in order to leave. All we needed to pay the prorated rent of $700 for our last month (August) yet they are trying to get $1,300+ out of us? I have contacted their corporate office and our attorney will be getting involved. Every conversation, email and paperwork have been saved. (NC has a one-party consent law) We probably won't be receiving our security deposit either like most of the residents that have chosen to leave. Do NOT move here, they will scam you, and they'll do anything to make sure you pay more than you're supposed to. Did I mention we find 5-7 bugs in our apartment every day (even though we pay to make sure that doesn't happen) Did I also forget to mention that you're required to pay for valet trash even though you'll have to take your own 80% of the time? I can't forget about the 5+ noise complaints I've made and nothing was done. Oh! And don't even try to contact the office by phone, the communication is absolute trash. They have 4+ people working that office and yet no one can answer a call. Every few months they do an inspection in your apartment, with or without you there. Extremely inconvenient for people that are employed. I don't want people in my apartment without me there. I definitely should've read the reviews before we moved in, hopefully this will help make your decision a lot easier. Save your money and find a better place - there's plenty out there. Go to Hawthorne at Mills Gap - they don't invade your privacy or attempt to break your bank account. Btw don't even bother trying to get in touch with corporate, they're just as terrible. The grounds and amenities are great, it's the actual apartments that are lacking. I had to basically pick an apartment near Asheville online without seeing it, in a hurry as my job transferred. The pictures online are not at all what the actual apartment looks like. This complex was literally slapped together with zero attention to detail. There are paint splatters all over the floor and cupboards, making the floor look dirty. The master bedroom bathroom was horrible!!! The vent was stained brown from nicotine, and absolutely reeked of cigarettes . I have been in the apartment now for two months, I must leave my bathroom door shut or my entire bedroom will smell of cigarettes. The carpet is super cheap looking and feeling, when you walk around you can feel lumps of drywall under the carpet. That said, we have a view of the French Broad river which is tough to put a price down on. The day I moved in I saw pieces of grated cheese under the cabinets and the dryer vent was chalked full of debris. Make sure you look at the dimensions of the living spaces. The master is tiny, the walk-in closet takes up a lot of space. The living room is an odd shape and it's super hard t arrange your furniture. The dining area is carpet, and has an 80's looking light fixture that is very taste specific. I really dislike it, it's a huge black unappealing figure. In the kitchen the pendant lighting is also taste specific, frosted striped glass, not at all neutral for everyone's style and taste. As for the office staff, I filled out a survey, and also spoke with the manager. Needless to say, my bathroom still reeks of cigerettes Update: My car was hit in the parking lot today during daylight hours. I thought, well this will be simple, I will have them look at the cameras and find out who hit my car and just took off. It turns out, this "luxury" apartment complex does not have any cameras in the parking lot. I would have had better luck finding out who hit my car in a Walmart parking lot. I called the police and made a police report, now I will have to pay the deductible for my car to be fixed. I have no way of finding out who hit my car. No cameras?? Really?? read more

The first year I was here was great. Only complaint I had was my ice maker would break like every 3 months. It came time for me to extend my lease for another year and that's when things went downhill. I was told that my rent was going to go up by $550 A MONTH?!?! I, thinking this was an outrageous price increase, contacted the office and stated that this was a drastic increase and was wondering if there was a way to negotiate. I've lived in apartments before where the price increased the next year but the highest price increase I've ever experienced was $75. Also, I was a college student at the time so this was adding a lot more stress on my finances. They got back to me and said they were willing to drop it down to a $450 price increase but that was as low as they were willing to go. At this point I had no time to look for a new apartment and had zero help for the moving process so it was pretty much my only option. Fast forward to the end of my lease and I couldn't wait to move out. They had the entire building repainted which is fine except for the fact that when they repainted our front doors, they just left our doors open all day to let the paint dry. By the time I got home at 3pm, I had realized that my door was left open since ~9am with my cat somehow still inside, my AC running all day, and some lovely new bug friends inside. On top of that, there was one of the painters just sitting the hallway "keeping an eye on things". This man didn't work for the complex aka he doesn't know who lives where. So I could've easily just walked into anyone's apartment and/or anyone could've walked into my apartment. It was ridiculous. On top of all of this, my move out was so infuriating as well. The college I was at releases our class schedules and exams every 3 months, so it's impossible for me to know when finals are ahead of time (the school sucked almost as much as this apartment complex). I had realized that my last final was on the same day of move out of my apartment. As soon as I noticed this, I contacted the front office seeing if there was any way I could extend my move out date to just the next day. All I needed was just like a 12 hour extension so I wasn't putting myself through hell on this one day. Their reply back to me was either I pay for an extra month of rent on top of a crazy fee or I be out of the apartment on that day. I expressed to them I didn't need an extra month and really didn't want to pay $2000+ for just 1 extra day. They had zero leeway and said those are my only options. So after taking a 4 hour final, I had the lovely pleasure of rushing home, packing up my whole life, and driving 6 hours to where I was moving. It was such a joy finally getting home at 11pm because the complex didn't want to work with me at all. It was really the cherry on top of an awful experience at this complex. It is a beautiful property with some great views, but I would prefer living somewhere where the property employees actually care about their residents. read more

This is the nicest apartment community I've ever lived in. The apartment itself is awesome with stainless matching appliances, granite counter tops and an island, and a large garden tub! Our unit came with washer and dryer which is extremely convenient. We love living here but can only afford a one bedroom because of the price. We are moving in a few months because we can afford a two bedroom elsewhere with out all the bells and whistles. read more

The management of this apartment complex doesn't stand behind its employees nor its residents. I was given misinformation by one employee, while another witnessed it. The employee fully admitted her error to the manager, showed him how she made the error, and he simply said to me, "You don't have anything in writing, so I am not going to back up what you were told." And do you want to hear stupidity? If you break your lease by 2 days, they will charge you 2 months rent! Ridiculous! We bought a house and our move we needed to break our lease by 1.5 months; instead of charging us the balance of our lease, they held firm to the "you have to pay 2 months rent, because that's what the lease says." That is ludicrous. Lest you think the only thing that is wrong with this place is their hunger for money and lack of ethics, let me tell you about living here. They use blowers to clean the hallways. It is extremely loud and smelly, not too mention noisy! The outdoor lights are on all the time, which I guess could be a good thing for safety's sake in the middle of the night, but at high noon, it is simply a waste of the earth's resources, and a reason why the rents are so high. If you are an environmentalist, stay away. The only plus is the electric charging station for the car. They don't even have a recycle bin in the mail room. Oh yeah, and you MUST pay $25/month for trash pickup even if you always dump your own trash. They have rules about dogs, which many residents don't follow. My partner was rushed by a dog not on a leash twice! (She had to actually call the office twice before anything was even done about it.) I have to admit the apartment looks nice when you first see it, but the lighting in the kitchen is abominable. If you are standing at the stove, your body blocks the light and you can't see what you're cooking. If you are standing at the opposite counter, same deal. The maintenance guys are great, but we had to call them twice in the first month we moved in to unclog the bathroom sink and then the tub. (We both have short hair!) One of the guys suggested I buy a tool to get the hair out, which I did since it was only $3 and having to keep calling them back was a nuisance. WHY doesn't the office provide them with this tool? It took me literally 5 minutes to clean out the previous resident's hair from the drains so that they would drain properly. I could go on and on, but you get the point. read more

The leasing office doesn't have a clue as to how to process paperwork. Multiple mistakes made. And when they know they made an error, they say they have no control over the error. TWO people gave us wrong information concerning our lease termination. The constant noise of I-26 is terrible. The lighting in the kitchen is hideous, with shadows cast everywhere. There is a mandatory fee for trash removal and residents break the rules every single day about when to put trash out but nothing is enforced. Smoking is permitted and the stairways are littered with butts. It snowed 11" and they didn't shovel. You took your life into your hands getting the mail because everything was iced over. We have super short hair but wevwe had to get the tub and sink unclogged multipkm times. There's also an issue with the kitchen sink and garbage disposal. read more
