Beautiful Resort in a prime spot on the island. We loved the laid back atmosphere here. The room was pristine and even though it was a small, studio type condo it felt extremely roomy and cozy. We loved that the bed folded up into the wall with shelves on either side to allow for even more room, the superb kitchen area, and the heavenly shower. We bought a week at Banyon around 6 years ago and have never regretted buying it. We used it a few times and my kids have used it when we didn't go. On the occasion when we didn't use it the property manager has always rented our week which we get paid for and we always put the money back in. Banyon fantastic. The staff/manager are extremely accommodating and we've never had any issues. The location is perfect it's so close to downtown Key West that you never need a rental car. You'll love the Banyon trees because they keep almost all the noise out so that you get to enjoy the peace and tranquility of Banyon. I highly recommend staying here or even buying into the time share. As for people saying it's pricey what isn't pricey in Key West. It's well worth the cost of enjoying such a beautiful resort. read more

Nice staff except for the lady doing the front desk on Sat morning 3/11 who was snotty as she snapped at us through the door, but the lady who checked us in on Wednesday....fabulous. We enjoyed our stay at the historic Banyan Resort primarily because of the great location. It's tranquil and lush, with some amazing banyan trees, while also being just a block away from all the hustle & bustle on Duval St. The front-desk staff is friendly and offered several helpful suggestions for dining and activities. They had a boxful of discount coupons for local restaurants (we suspect a kick-back situation here). We tried a few and were pleased. Our suite was pleasantly decorated although it seemed a bit dated. The air conditioner was way too noisy though. And the bathroom had a sink with no vanity, so countertop space was limited. The double shower was a pleasant surprise. A king size bed would have been nice too. The resort has two pools: family and adults only. We appreciated that since the adult pool, though fairly small, was quiet and relaxing. Unfortunately, there were no umbrellas and no shady areas around the pool. It also would have been nice to be able to swim after sunset since the weather was so nice in the evening. The WiFi wasn't working while we were there. (Maybe not such a bad thing?) And the parking arrangements were frustrating: For the "privilege" of parking in a narrow, difficult to navigate gravel lot, we were charged $25/day. The Banyan is a beautiful facility in a great location. Normally I would have given it 4 stars except for the RATS that shared our unit. The first night they got into our boxed food that did not require refrigeration. They left their droppings on the floor. They didn't have another room available so we had no choice but to stay in the room. I asked for a $200/ night discount off the $470 nightly rate. All they gave me was a credit off the daily resort fee and free parking. REALLY!! I know it's a time share and these kind of issues are the owners problems but in situations like this the management company has to take the high road, do the right thing and absorb the loss. Very disappointing that after 10 years of ownership here, we are looking at a holiday week spoiled by management's refusal to accommodate a registered emotional support animal. After no response to multiple calls and messages a week in advance, the management waited u t the day before check in to communicate, as well! Too late to turn around after nine hours on the road... We have stayed at The Banyan a number of times over the past 15 years and have always enjoyed it. In fact, we enjoyed it so much that we bought a week five years ago. The location cannot be beat. It is one block off Duval st and within walking distance of everything. If you fly into Key West airport, resist the urge to rent a car and just take a cab from the airport. The complex consists of six- 1800s era homes which have been turned into one and two bedroom timeshares/suites. Each room is a bit different due to the existing architecture. We've stayed in a two bedroom unit, a one bedroom unit and a unit with a sleeping loft and enjoyed each one. Depending on the unit's location, traffic noise can be a bit loud and the ever present "time challenged" roosters who crow day and night are an annoying bit of local flavor. The landscaping is absolutely gorgeous. You really feel like you are in a tropical paradise. There are two smallish pools and a tiki bar. They never seem to feel overly crowded.The tiki bar has free coffee for the early risers. Parking is a challenge. They have a couple of small lots on site (where timeshare owners get first dibs) and an overflow lot a block or so away. I've parked in both with no problem. Parking is paid but hey, it's Key West. Parking is a horror everywhere in Old Town. I have always found the housekeeping staff to be accommodating. The housekeeping terms are clearly spelled out in advance. Heck, they even wash and fold your laundry for $6.00 per load. The staff is friendly and helpful. You can rent bicycles on site for $25 per week and the staff is full of tips on activities and restaurants. The towel/key deposits are a bit annoying. However, given the areas "party town" reputation and the college students that surge in a couple of times a year, I guess I understand why they do it. Rates are pretty reasonable given the average lodging cost in the Keys. If you are two couples traveling together, try for a 2 bedroom unit and share costs. That make sit down right reasonable. My wife has been coming here for years and brought me for my first time this year. These are apartment style rooms, which is great since we were able to cook for ourselves a couple times! The proximity to Duval Street and all of the downtown area is amazing. We rented bikes for the week and that was all we needed! First of all, I'd like to state emphatically that the service levels of the staff and the location of the place are top notch and i have nothing but praise for them. The first unit i was given, which if i remember correctly was #507, was an upstairs loft unit with a small tight spiral staircase to get to the bed. While we ended up getting our room switched due to a faulty AC unit, I could see how this unit would've been less than desirable for some - especially after a night of drinking and/or if you have problem with stairs (keep in mind, while your bed is upstairs, your bathroom is downstairs. There was also a flight of stairs to the unit). Nevertheless, the extent of my time in the unit was limited to when Vern from the front desk came up to advise that he had changed our unit. Our new unit, #801, was absolutely fantastic from the moment we stepped in. The door was right on Eaton Street and the unit was a 2 bedroom, 1 bath accommodation with no stairs at all YAY! However, as nice as this unit was, there was a bit of a downfall.. First, the room, somehow, actually got warmer at night (i think it had something to do with the way the unit is programmed but we weren't able to figure it out. Secondly, the early morning noise on Eaton and Whitehead were, at times, unbearable. One morning, a street sweeper passed by no less than 6 times between 5:30am - 7:00am.. The combination of warmth and noise, made for very early wake up calls, nod-offs and re-wake ups.. lol.. you know what i mean? luckily, Glazed Donut is right across the street so a coffee and a donut usually hit the spot. I honestly loved the place.. but there are some drawbacks to the location. The staff was excellent and the bike rental absolutely made getting around a breeze. Location, location, location! The Banyan resort is in the heart of Key West and walking distance to EVERYTHING! The hotel is charming with wrap around white porches, beautiful lush foliage, intimate pools, shaded flowery walkways and cool front desk staff. We stayed in a one bed room apartment and it was HUGE! We had a full and functional kitchen, living room with pull out couch (which was super uncomfortable), comfy bed and spacious bathroom. We even had our own private wrap around porch and pool! We only shared the pool with 3 other apartments which was NICE! Our little Key West home away from home was perfect! One of the downfalls is that there is no front desk or house keeping staff after 11PM and parking being $20... But hey it's Key west and everywhere charges for parking. The Banyan Resort is a timeshare so the resort gives priority on property parking to time share owners and then non-timeshare guests. We did not have a timeshare but arrived at noon and were able to park on site. So I guess the key is arriving early to get a spot! Get the ultimate Key West experience and live like a resident in the Conch Republic and stay at the Banyan Resort. We stayed in a 1 bedroom that offered a mini kitchen, dinette and a living room with a pull out bed. Additional amenities: Two pools (1 adult only) and a hot tub plus a tiki bar. This is our last day at the Banyan Resort and our experience has been amazing. It's a short walk to Duval Street which has a ton of entertainment, and not far from Zachary Taylor State Park which is our go to Snorkeling destination. The Banyan Resort is a chill, relaxing place and has very friendly staff. This is my 3rd time vacationing in Key West and by far my favorite. Banyan, oh Banyan. I had such high hopes for you - I mean, how quickly you lured us in with your nice smiles and cheery responses. Admittedly, the staff was very friendly and helpful (in the beginning) but my qualm comes later... The Good - 1. Walking distance from downtown key west with all the bars, restaurants, shops. 2. Historical sight 3. Super cute basic, yet clean rooms 4. Mini kitchen & dishes* 5. iPod dock and radio (in 2bedroom suite only) 6. Free wifi w/ password prominently displayed Now let me count the way in which you have disappointed me - 1. PARKING. Very limited and tiny lot. Even as a guest, parking is NOT free. Be prepared to pay. Lamesauce, much? 2. DISH SOAP. Love the fact that they provide a lot of dishes/utensils but then makes a note to tell you that guests are responsible for cleaning everything. As in, housekeeping doesn't do dishes? Ugh, okay fine. Cue the extremely hard to find, almost but not quite non-existent dish soap. Really people? You provide dishes, tell us to clean shit ourselves and don't even have the decency to tell us where we can find said dish soap. Fail-tastic. 3. TOWELS & KEYS. Guard these with your life. There's a cost associated with missing any one of these items so keep that in mind. Luckily, my team did a good job of having everything accounted for - go us! 4. AC/FRIDGE. With the exception of these things, everything worked as it should. The AC somehow always seemed to creep back up to 78 degrees and the fridge at first wasn't cooling. If staying here, keep an eye on out - nobody likes a fridge filled with hot beer. And now for the pivotal items that changed ALL of our outlooks on Banyan - *drum roll please* 5. ROOM SERVICE/ HOUSEKEEPING. We, a group of 14 people and 4 rooms, checked in on Friday and checked out on Sunday. Was any of our rooms cleaned during the entire weekend? No. That's not to say that room service/housekeeping didn't come around at all - because they did - AT SEVEN IN THE MORNING. Who, when on vacation in the keys, wakes up at the crack-ass of dawn?! Banyan, explain to me how you can send housekeeping to bang on people's room doors and expect them to let you in to clean at that time!? GTFO. 6. LATE CHECK-OUT POLICY. The last straw came when you refused to let us check-out an hour later - ONE HOUR. Oh, but that's right. You do allow it. For a low cost of $50 an hour. Pfft. When the words, past guest, 4 rooms and JEW means nothing to you, you can take that $50/hour and suck it. I mean, even when we got Jew'd on you, you refused us? GAME ON. For this, your housekeeping (who apparently makes all the rules around here) got left three things in the fridge: an informative, instructional note; a bottle of Smirnoff Ice; and a You've been Yelped card. Yeah, we "iced" your housekeeping. Take that, bitches. PROTIP: Ask for a late check-out, early. Apparently out of all the rooms at Banyan, they only allow THREE to late-checkout at no cost. Potential guests: Follow these rules and you should have a halfway decent stay. The place itself is super cute. The service is meh. The pool is all right. Don't expect more. Banyan: I'm giving you two stars because despite the last day, we enjoyed our stay...but the real reason is because you had two things that are near & dear to my heart: free wifi and an iPod dock. Let's face it, unless you shape up and take my disappointments as areas of improvements, we won't come back and will refer others to another venue. I was not overly impressed with this hotel. The banyan trees were beautiful and the rooms intertwined in them was something out of a fairytale. The room itself wasn't particularly clean and the TV was incredibly small. Not only that, it was placed on top of the fridge. Way too far away to get my HGTV on before bed. When I woke up the next morning I had two bites on my arm that weren't there when I went to bed. Meaning I got them while sleeping...how creepy is that? We stayed here for the Biker's Poker Run weekend. This is a great location just 3 blocks off Duval and 2 blocks from Kelley's restaurant. The rooms are apartments with a living room, dining table, mini kitchen with basic supplies and large shower stall. There are lots of tables on the balcony outside each room. The living room has a ceiling fan and TVs in both the living room and bedroom. The tiki bar has breakfast sandwiches and mimosas which is convenient. There are several problems though. Only one of the 2 entrance stairs have a railing and the stone walkway gets slippery. The only way to your room is a 2 tier staircase outside. The rooms are clean enough but there was mold on the A/C vents. There was hot water but no water pressure. The bedroom is a loft with a sharp angled ceiling on one side of the bed. The pillows are flat and the sheets are not very soft. Also our stairs jutted out from the wall right outside the bathroom so we moved the dining room table against the wall. Again the staircase to the loft bedroom which is the worst. It is a steep spiral with angled steps that tests your coordination but is impossible late night. You also pay extra for any dishes left, a daily parking pass and missing pool towels. read more

Stayed at 802, clean, cozy, centrally located to everything, beautifully landscaped, very private oasis feel in a very busy part of the island. Staff is friendly, no problems there, plenty of fresh towels, clean pool. Kids side pool could be cleaner, and the jacuzzi was a bit chemically smelling one of the days, some standoffish adult vacationrs, but that is nothing i can hold against the place. read more

I have to agree with other reviews the Banyan hotel with its garden setting and trees is a very beautiful hotel and the location is great. My wife loved that the Banyan hotel is on one of the local Key West ghost tours. They stop by the back of the hotel to see one of the trees, very cool. The hotel has two pools one for all and one for adults which I really like for Key West. The only negatives are the room was next to the maids laundry room and they were very noisy every morning around 6:00am. They never cleaned our patio and it rained a few times, and our entire stay they never once changed any of the three wrong clocks. (Anthony Melchiorri would be pissed about the clocks) This hotel is great for the price just the maid service needs help. We would recommend staying here. Proximity is everything to enjoy the most in the short time you will be in Key West. This is the one review you may want to read regardless of where you stay. Its important to understand the sections of town and the cool stuf. We have been doing Key West trips for many years for good reason. Banyan is relaxing and interesting place because of proximity to most all the fun. Key West is a 3x7 mile island. Most of the fun is on Duval Street on the southwest end of town. Expect that rooms are all more compact than you may expect in larger cities. We have stayed at several of the guest houses too, but the Banyan is our fav with cool old victorian houses with the Key West flare completely renovated into modern units. The tropical gardens are relaxing. Perfect Old Town location so most of the activities are all in walking distance - one block away is the infamous Duval Street. Banyan has a nice tiki bar with cooked food and full liquor. Tiki bar and front office can arrange activities like kyak and boat trips and sunset sailing (always bring a lined wind breaker as the wind picks up at dusk on the water). We have found the staff knows who the best providers are. Two pools. Hot tub. In contrast, I have compared and the rates at Banyan is right on par (a smidge on the lower end) of quality "Old Town" down in the action housing. FYI The only possible lower cost housing offerings are probably on the Northeast end of town by the bridge on Roosevelt (unfortunately a not so relaxing at all too busy highway) and you will be using Taxis or Lyft to go downtown where most people go most of the time. The only thing to do on the North end of town is there are some docks for rental tours and kyaking. The negatives are if your trip involves a Friday-Saturday stay, because Banyan is a Time Share, it's possible you may need to move on Saturday morning by 10am. Find out beforehand. The couple times we had that, they will move luggage for you. BTW There are no pesty time share sales people. Parking is limited so inquire. I heard someone say it's $15 a day. Parking in Key West is so limited anyway so if you are flying in, we don't bother renting a car, Lyft and Taxis are all about for about $6 to $8 flat on up depending on distance. I think it was $9 a person Taxi wise from the airport to the Banyan. They rent bicycle right there at the Banyan and we totally enjoy strolling through the residential areas to be relaxing, fun and visually quirky. Banyan is a very short 4 minute walk to Sunset where the steet performers and cocktails flow from 6pm to Sunset. Live music at Ocean House at the end of the boardwalk with outstanding frozen rum runners with premium liquor is a fav. Banyan is also close to many of the finer and good restaurants. There are also all levels of food offerings from pizza to prailines. Another big plus is night life is also centered around this area. Live bands and music events nightly. There is a 24 hour CVS and a grocery store 2 blocks away. I think all the units we stayed at at Banyan have a frig and microwave and if I recall correctly, most had a kitchenette. There is an secret we just found last year at an locally owned upscale coffee and hand made grilled sandwiches place 5 star small shop called Keys Coffee Co. Wow!! The BLT is to die for. Its a 5 minute walk bypassing right by the Starbucks (food there is like eating wood). Keys Coffee is on the corner of Duval and the Pegasus Hotel (1/4 block up). For lunch a 6 minute walk takes you to DJ Clam on Duval with the very best Boston lobster rolls on the island. The point is, proximity is everything to enjoy the most of the best experiences in the short time you are there. If it's your first time to KW then consider a minimum of 3 to 5 days. Update: We came just after the 2017 storm so people were a bit rattled. Key West was spared with the exception of some trees fell. Many of the workers had lost their places to stay from trailer rentals to boats they lived on. Some were sleeping on sofas at friends. So we made sure to support local business and tip in cash and be friendly. Also Key West is a slower paced food service experience overall. It's not because anyone is lazy. The kitchens are smaller and the thruput is simply lower. read more

The good: Great location, nice recently- renovated rooms, great set up for families, lovely tropical landscaping, price somewhat reasonable. The bad: sporadic and cursory housekeeping service, no complimentary coffee in the rooms, $20 nightly parking fee buried in the disclosures, unfriendly staff, crowded pools, your car may get covered with messy berries falling from some of the trees. The ugly: construction (noisy banging and hammering) in the adjacent unit starting at 9am. So much for sleeping in! In sum, I really wanted to like the place given the great location and layout / condition of the rooms. Just too many issues to be able to recommend. Absolute best location in Old Town Key West with excellent service by a seasoned staff. This is about our 10th year staying in this delightful resort property. It is enjoyed by legions of happy owners of this unique Timeshare arrangement but is also open to the occasional traveller that calls ahead. You see some owners have conflicts or extra weeks they can't use. The gardens surrounding the two pools are a Key West jewel and should be put on the National Register. It is tropical foliage like you have never seen. And the very friendly Tiki Bar the anchors the pool scene is fabulous for lunch sandwiches and pool drinks. Close to purchasing a week in unit 401 (for sale by owner) we stopped in the resort to see the unit. Understanding that guests come/go on weekends, we stopped in last Saturday June 24 between 1:30-2:00. We assumed the rooms would be in the cleaning process but really only wanted to see what we were purchasing. We walked in, explained to lady at desk and she said the rooms were booked. Because we were in KW for a little over a week, we asked if there was a day we could stop by that would be better. She then said guests were coming in today for a week. I asked if we could see the unit - cleanliness didn't really matter - and a young woman came out from the back and said (very nasty) that we were not seeing the unit. It wasn't clean. I told her it was ok we just wanted to peek in to see size etc. she said we should have gone thru Amy - the sales agent - if we want to see it. I told her I didn't know Amy, we were going thru the owner. She was extremely rude and said the owner should send pics but she was not showing the unit. We left. With this attitude, I would never consider owning or staying there. I'm still upset at the rudeness and attitude with such a polite simple request read more

Four of us have been coming here for 10 years now. Love the location, one block off Duval but without the hustle and bustle. The apartment type rooms have always been clean. You can opt in or out of the cleaning service. All other fees are clearly visible, reasonable and explained. Parking fee is no more than any other parking in Old Towne. This is not a full service hotel, so look elsewhere if you want 'complimentary coffee' in your room. (There is complimentary coffee at the tiki bar every morning). The grounds are meticulously maintained, with two pools, a tiki bar and a jacuzzi. Staff is very helpful and friendly. It can get a little noisy at times, but I think any place downtown would have the same problem. I don't understand the bad reviews, but since we have been coming here for 3 weeks a year for 10 years, I don't think we have just been 'lucky'. BEWARE...YOU COULD BE ASKED TO CHANGE UNITS. Don't stay here is you want a relaxing vacation. We stayed here for 3 nights in April 2017. We arrived around lunchtime and by 4:00 pm, we noticed a notice on our door stating that we would have to move the following morning. We were never told this at check in (4 hrs before) or told this could happen when making the reservation on the phone many months ago. Had they mentioned that this could happen, we would not have stayed here. You can imagine how aggravating it was to unpack everything for a 3 night stay, only to have to repack and unpack again the following morning. At 9:00 am in the pouring rain, a staff member knocked on the door asking if we were ready to move. This is a day we would have hung out in pajamas all day as it was like a mini typhoon weather-wise and continued like this till 7:30 that night. Unfortunately we had to move across the courtyard in the pouring rain only to find that the new unit did not have the vaulted ceilings of the first unit, and had a totally different layout. It was 2nd floor to 1st floor. The tv did not work, nor did the iron. Therefore, we then sat waiting for the maintenance man to arrive for repairs and for delivery of our suitcase (that had to be wrapped in plastic bags to keep it dry). Two times random guests walked up on our porch, looked in the windows, and walked away. We complained and were first told the room move was rare and they would check with management for compensation of our $25/night parking. The following day we were told this happens ALL THE TIME. we have stayed at the Banyan 2x now. we stay here because our friend has a timeshare with them, but they also rent out rooms like a regular hotel. They are located on whitehead st in the heart of downtown key west. The good news is you can probably walk everywhere, the bad news - if you drove down they dont offer parking (timeshare owners get first choice of parking) but they didnt tell us that until we were already checked in. We ended up paying a lot to park at least a block away, then we had to move our car every 8 hours and pay a meter. it was not fun. The resort is pretty cool, the trees are gorgeous. they have two very small pools. They do offer pool towels but they come with a $10 a piece deposit (they are serious about their pool towels) the rooms we had also had a mini kitchen and dishes, but housekeeping does not do dishes, so you have to clean up after yourself. They also use real keys and they also have a deposit (surprise, surprise) they are $25 a piece. As we were checking out they also added a $5 a day "energy" charge to our bill. I know Key West is expensive, but this is ridiculous! I will not be staying here again. read more
