The property management along with the absentee incompetent regional manager from Ohio Teresa Ward & owner from Texas Mr. Moore don't care. When you have hundreds of people living here you need someone to do hourly checks for internal rule violations which coinsides with city rules. I can't walk one end to the other without finding violations. No one does any checks at all especially after office hours. Very bad business practice. You have children not of school age out by themselves roaming around in the middle of the road, barefoot, on people's property, riding bikes with no helmits on, disruptive conduct which could be heard a block away, they could be snatched off the street & by pool area & etc. I was told in the past there were attempted abductions of little children out by themselves. There's no parenting at all with children up to teenagers who are trouble. They trespass on your property, vandalize & steal property, operate bikes & skateboards damaging your handicap ramps, acting disorderly, disrespectful to you, out after curfew, make trouble in the school system. The trouble tenants are the young adults & their children. The older ones are suffering, elderly, sickly, disabled, very sad state of affairs. Anywhere from dog violations, excessive barking, running at large, excreting on your property, harassing & biting you, a lot of more than 2 dogs from vicious breeds, some have 4 or more, it sounds like an animal shelter. Children set off fireworks on a constant basis(a couple of abandoned trailers in the past caught fire) disturbing the peace & scaring residents on this complex & adjoining ones especially with PTSD. The trouble makers trespass on the adult complex next door, subdivision in area & make trouble there also. People shoot weapons once a week or more. Music blasting a lot from homes & vehicles. Heavy duty car repair work such as changing the oil, brakes, motor & transmission repair like a repair shop. Some car fires have also been reported. I & others asked local office for contact info for the regional manager & owners without cooperation. I found out & they never returned our phone calls. The regional manager by the name of Teresa Ward of Ohio is incompetent & should be fired. She stated these violations are normal. Some residents have told me that they couldn't sell their units because would be buyers upon seeing all these violations backed out & said it's not safe here & too noisy. Management has been observed riding by all these violations & keep on going. They get annoyed at you when you report serious violations & don't do anything & very nasty to you. City offices such as the Sheriff's office, animal control, & code enforcement have responded many times to residents complaints because the manager refused to do anything. It's not their job to enforce the complexes rules. Complex management, regional manager & owners only want the units filled & collect the rent, that's it & plain don't care. Save your hard earned money & don't rent or buy here. In writing this review I tried to be very fair, impartial & unbiased. This was based on my personal experience, residents, visitors, talking to police, animal control, code enforcement & a public official. They all stated that this is a problem complex with no system & don't enforce their rules. David

If you do get a buyer go to the office with them. Or they will try and deter them from your property. and try and sale them something they can profit from. And the yard people could careless about blowing stuff on your vehicles. I guess the office will fix a broken glass... Really not under good management or sales leasing.

It's been going on 3 WEEKS now and not a word. Luckily we found somewhere else to live however I find it completely strange they take your $45 and never contact you again. Aside from that the first time we went to take the application fee to him, he had a sign on the door stating he would return at 2:15... come 2:30 there was STILL no one in the office!! I lived on the other side of town and still had to get my child from school. The people who were working on the lobby couldn't even figure out where he had gone and/or why. Very shady if you ask me and I would be weary of going here and ESPECIALLY of giving them the $45 application fee because you'll probably never hear from them again.

Talking to the people in the office is useless. They seem to have the intelligence of a 3rd grader. In 1 month I will be 80 years old. the last time I talked to the office personel I could have ended up in jail.They do not listen to common sense. I just received a bill for over $1000.00 I don' believe I have ever been that angry in my life.Our average water bill was always around 30 dollars. My daughter took the bill over to the office and as usual the main man was not there. He was supposed to call her back, A week later we received a late charge via a certified letter.

Took weeks to get my paperwork done and every time I called I couldn't get a call back. On Halloween had a car stolen out of drive way but the cops had a hard time finding us because address marker for our street is missing and they won't fix it. Today I received a late notice even though rent isn't late until 3 more days. This gave me an anxiety attack and if I had known this park was run like this I would not have moved here.
