I had recently put a home on the market in the Henderson, NV area. It just sat there with some "views" and some "saves" but no offers. I knew it was not a great market but I expected some offers. I had asked my agent about having it staged. She was not sure it would be cost effective but I decided to take the plunge. Utopia Home Staging had it evaluated and staged with in 3 days. They offer three levels of staging depending on your budget. They will make suggestions but are NOT pushy. If you say "I prefer not to", that is the end of the discussion. They changed out outdated ceiling fans, changed out bathroom mirrors and even minor touches such as attractive door mats at the front door. When I walked in. It looked like the home had doubled in size!!! Good news, sold in two weeks after staging. I even had someone say that if they were in the market for a house they would just walk in and buy the place "as is". Furniture and all. The decor matches the style of the home they are working with. The de-staging process was just as simple. With a couple days notice, they are packed up and out of there without a scratch on the walls! Keep in mind, this was not a luxury home But they made it look so much more elegant. They stage all levels of homes. Utopia offers consutations on wall color, lighting fixtures, minor structural changes, etc. I have two more homes going on the market soon and have already arranged for them to come in and work their magic. I did contact her twice later and said what if I raised the budget to this amount, could you make that work, no response from her either time. So for $200 i got absolutely nothing out of it. You need to change your business model and have a 15 min phone call and tell people for rugs you need to expect $3000 each, and for bar stool you need to expect $2000 K or more, or whatever the price ranges are, and that would have stopped me right there. We live in our home and would never spend that kind of money on things that are going to be used everyday and get spilled on, and worn in. Unless you have an unlimited budget, stay away from this company! $200 and all I got was insulted that I don't mind things from everyday stores and basically, I like cheap stuff.
