Owners beware! Read the contract very very carefully as Bryant and Company does something unique that I believe is sneaky and deceptive. First, you cannot change property management companies until the tenants move out. I called around a dozen other property management companies and nobody else does this. The tenant stayed for seven years and although I was unhappy with Bryant and Company, I couldn't change. So my tenants finally left and when I informed Bryant I was changing mgmt companies they said I would have had to inform them 60 days prior/after Feb. 15. The question is how would owners ever know on February 15 of each year if they want to end the contract later in the year, say in October??? I will file a complaint with Better Business Bureau, for what that is worth. But I would highly recommend you find another property management company. Another issue is that they take the tenants word about appliances being broken instead of sending someone out to check. I believe I replaced several appliances that I shouldn't have. If this could be zero stars it would be. Atrocious customer service. They do not care about you just your money. I am writing this review late but I had a lease through this company for a few years. When it was time for me to leave I asked if they could replace my part if the lease with someone else. They stated they would need approval. They dragged their ass so much in the process to bilk as much money out of me as possible. They just wanted to drag me along until the end of the lease so I would continue paying it without replacing me in the home. The worst thing is our home flooded due to a plumbing issue (not our fault) the plumbing is old and not kept up, at this point we already had a company come out and repair something from the lines previously, and had the furnace repaired the furnace as it went out the same day we moved in. It completely destroyed the carpets and some of our stuff. At first they seemed to respond quickly and two men came to rip the carpet up and dry the floor underneath. They left the dryers up for a week. We had to live with no hotel reimbursement or anything. Every floor needed to be ripped up except the master bedroom. This was a three bedroom home with a large carpeted living room. After the carpets were dry these men left the lifted up carpet FOR THREE FUCKING MONTHS. We asked for prorated rent and they said they couldn't help us. I tried to be cordial the entire time as these things aren't always a companies fault but i shouldn't have been as nice as I was. We kept emailing and calling to get them to replace the carpet so we could stop living in only one room. This is the worst experience I've ever had with a rental company. I asked Laura and Cindi multiple times if they could get someone out to fix the carpet so we could actually use the space we were paying for. They kept saying they'll get someone out A man would call and say hell be there then he wouldn't show up. We called them two more times and he kept saying ok I'll be there next week and wouldn't show up. They kept saying that's unprofessional he should be coming out but never made sure to actually get someone to our home. He finally showed up after I was moving out. (The other person on the lease was staying). This flood happened the last week of October and I moved out January 7th and it was not fixed at this point. The most miserable inhuman experience I've ever had in a place and I've lived in college apartments. I paid up my lease as I didn't want to fight these leeches I just wanted out. I will never rent from them again and I truly believe these two are horrible humans with no regard for anyone but themselves. These people don't care about you. All they want is all your money. Probably the worst entity I've dealt with since moving to Indianapolis. Here's an indication of how much I don't like the Bryant Company: I haven't rented a house from them in months, but I'm still taking time to write this review. What's wrong with the Bryant company? Anything you can think of for a rental agency: they don't respond to your housing issues in a timely manner (sometimes ever); their agents are not very competent and they're always changing people; they try to stick the renter with the bulk of costs; they inspect the rental property twice a year without scheduling (just announcing when they will show up), which as a night-shifter was always a pain in the ass; their rules and regulations are draconian to say the best. Now that I own in Indy, if I ever choose to rent my place, there is no way I would ever choose this company. read more

BEWARE- zero stars or negative stars should be an option in this case as these people do not care about you, nor the asset that is your home. They care about bottom line only--- THEIRS. Communication is poor, time out of office for owners is constant, they're dishonest, unscrupulous, and they'll get ANY warm bodies in to rent your home. Once the tenants tear up your place, they'll offer to fix by price gouging you with their service team & contractors. I honestly wish I could give them NO STARS! We rented from The Bryant Company for 4 years. We are a physician and business owner couple. The home, an executive one on 17 acres cost over $4000/mo. We paid faithfully on time and left the property in better condition than when we moved in. In the end, they kept over $30,000 of OUR money that we had put down for a damage deposit. It was also nearly IMPOSSIBLE to get them to do any work when it needed repairs. As a matter of fact, you could literally see through the window sashes (from rot) and also the kitchen and sun room ceiling was falling in and leaking! DO NOT lease or Buy from these crooked people! They are the most dishonest and unethical company and people I have ever dealt with in my life. They should be put out of business! read more

Owners and renters BEWARE!! As a owner of a home being leased by this company. I am a own a Management Company in Kentucky and Florida and have never seen such un-professional and un-ethical practices in my business. They never answer their phones or are never in office. Their accounting department is chaos and they over charge for everything that needs repaired by their so called vendors and have no clue of companies warranties or anything. Also they're employee turnover is a joke. You have accounting department dealing with maintenance issues. All I can say is buyer beware and this company is rated F for customer service and professionalism! read more

RUN! This property management company is AWFUL!!!! They harass their tenants and property owners. Absolutely do not work with them. We were tenants who paid on time (actually early) and had a fabulous relationship with the property owner. Dealing with the Bryant Company has been nothing but an endless (and costly) nightmare. read more
