First, it was critical to us to have an agent with a sole fiduciary duty to represent our interests in the process. We knew going into this that the vast majority of real estate agents out there have conflicting interests, and we didn't want that. At best, these agents are not bound to serve you first and foremost (they are "captive" to their corporate masters). At worst, they may be actively negotiating against you and your financial welfare in one of biggest purchases you'll make in buying a home. That's why it's so important to get a true Buyer's Agent like Julie--she is legally oath-bound to work in your interest, as if your money were their own, as if each prospective house might be theirs. And Julie delivered in that arena: there were several times in the process where sellers in this hot market were trying to take advantage of us, and Julie shut that down REAL QUICK. Refreshingly, it is not the job of a Buyer's Agent to say "yes" to everything; instead, Julie lightly pushed back against things that wouldn't make sense for us, reminded us of our priorities in a process that can easily become emotional, and ultimately helped us get a house that we are excited for! That's what you get with Julie: expertise that leads to excellent results. Secondly, Julie was incredibly responsive via email and phone, in addition to being thoroughly knowledgable about this market, different areas of Charlotte, and overall home quality. Whether answering technical emails about the cost of certain renovations, arranging last minute home walkthroughs/tours for properties we liked, or reaching out for a phone check in/providing feedback on a bid, Julie was on top of it, often responding within minutes. In this market and for our price range, you need these advantages right now since inventory is so low!
