I politely asked "Oh, do you mind if I get a coffee?" She smirked like a condescending witch and said, "Mmmm.. Noo. Technically they're for residents." I'm literally dropping off orders for residents, and she wants to power play and couldn't spare a FREE coffee to someone delivering orders to their residents!? NEVER again will I support coming here. The concierge was selfish, and on a power play. There's plenty buisiness that'll kindly say "Sure" if you're delivering orders for their business. Get a reality check, lady. My friend and I just happened to drop in the leasing office after a late Monday lunch. The leasing manager Kim welcomed us with open arms. She showed us quite a few apartments and amenities throughout the building. I was quite surprised and even some of the residents begin to have pleasant conversations with us. I lived in 802 at the Cosmopolitan for 18 months. The employees, without exception, were helpful and polite. The residents were mature and refined. However, I cannot report many positives about the apartments and building that with a few exceptions are as they were at the time of their construction. Except for a few renovated-restored apartments, the majority are in outdated, poor, worn condition. The kitchens and the bathrooms are from a couple generation ago. Appliances, cabinets, counters, and such are beyond repair. Floor tiles are chipped; grout is gross. Carpeting is the cheapest that can be acquired. The garage is a maze that must be carefully travelled. There are areas where the ceiling has fallen and pipes, etc. are exposed. Worst of all, there is only the one garage door that is most-likely the original that breaks down and is repaired regularly. It is the same with appliances that are often repaired but seldom replaced. I was subjected to the interruptions of replacements of the heat pump, the dish washer, and the washer-dryer that should have been replaced earlier, perhaps long before. When the three were removed, behind and below them there were collections of dirt, detritus, and fallen stuff that were building for decades. The management refused to replace the garbage disposal that blasted food into the air rather than vacuuming it into the pipes below. Placing a dish over the drain prevented being sprayed in the face. The closet in the guest room was uniquely designed with the door that opened into the closet and prevented access to the placement of objects without the person going into the closet and closing the door that left the person standing in the dark behind the closed door. What I found most unfair were the renovations to the areas of the building in which no residents lived. Enter the front door, and there one sees the restored, renovated area with new tile, upgrade carpeting, and the welcoming coffee bar. The first let-down and sign of age will hit you when you reach and ride one of the elevators that will cause you to wait a it or a long time. All three are unattractive, but the made-for-moving elevator is the worst of the three with cracked floor tiles that reveal clues, hints of what lies ahead in the never-been-restored, never-been renovated apartments above. My sincere suggestion: If there is no newly-renovated apartment available for rent, do not consider an old, worn one. Lobby and pool, and coffee are appealing amenities, but residents bathe, eat, entertain, and sleep in their respective apartments. R.G. read more

The leasing manager Christie was quite literally one of the rudest people we have ever encountered. The snottiness was next level and she basically gate kept the apartments and tried to discourage us from even trying to apply there and suggested we go other places or make an appointment with her weeks in advance. When we explained why we were in such a time crunch to move, she tried to weirdly one up it and talk about how important her son was too... so he doesn't need a place to live? There was assumption at our income and our budget before disclosing any information and we were only in the lobby! Not even the courtesy to bring us into the actual office. It was incredibly abrasive and saddening because we were excited about the building but luckily had others lined up. Turned away before making it past the door because they're "so booked up" and "it's really hard to get in." Strange. read more

I lived here for 20 months and it is definitely the best place I lived. The management is very helpful. They handled the COVID situation very well and made sure the residents feel safe. Concierge is very professional. Great amenities in the building for residents to use. Good initiatives from management to engage people for different events. I have found over the 6 years that the Cosmopolitan offers a little of everything. Great location, good residents, great leasing office staff, good amenities and competitive rental rates. I have recently visited other buildings to satisfy my curiosity about what else is out there and I came back happy where I am. The apartments are a good size, the layout uses the space nicely and the construction is good quality. All aspects that are important to me and that I didn't necessarily find in other buildings. I have been very pleased with how management has navigated the pandemic carefully while still trying to keep the residents engaged safely. That wasn't an easy task that Kim and TJ managed very well. The concierge knows us and we feel like they are there to make our stay comfortable. They give us peace of mind and good service. I have observed the management staff is always open to feedback and they listen to the residents. That creates a community feel. I have chosen to extend my lease and will likely keep doing so based on the positive experience. read more

Do not move here, do not stay here and if you can help it get your friends to move out!!!! Dryer fire on 18th floor caused sprinklers to go off and soak every floor from 18 to 1 on my side of the building. No issue with the alarms going off but the fire was caused by a clogged dryer vent-when they were just inspected. My unit was coated in water and they brought fans for 3 days to help dry it, tour part my baseboards, through all my clothes from the closet on the bed and started my dogs to death. Ran fans for three days and drove up my electric costa which they will not pay for. Asked KIM the building manager for some information so I could submit it to my insurance company and have never received it -IT HAS BE 3 WEEKS!! Now, my furnace doesn't work in the middle of the coldest snap of the year Kim's fabulous solution was to give me an electric heater-FOR one rooms!!!! thus increasing my electric bill and no financial relief from KIM-it never got above 64 degrees. When they finally came to "fix it" the repairman said just keep the thermostat on auxiliary. Auxiliary cost up 50% more to run. Here's an update to my review. I have noticed several times where the maintenance men at the Cosmpolitan are actually standing by the concierge desk playing spanish music and speaking spanish very loudly for 20 minutes or more during the evenings. This is completely unprofessional for an "upscale" and very expensive apartment building. This building is not a place for them to stand around and disturb the tenants. The manager better fix these issues as I have noticed people moving out every few months. Three apartments on my floor have already become vacant. read more

My friends and I stayed here for 6 weeks. We loved many things about this place. 1) Friendly and professional concierge. All were awesome. Some were exemplary - special shout out to Josh. He always looks dapper in his suit, always has a ready smile and a joke to crack, recognizes us by face and makes a point to buzz us in each time we are at the door and always always has our online shopping parcels ready for us even before we step through the doors. Talk about professionalism and being cool. He made our stay here extra cosy and homey. 2) Comfortable apartment. Loved the floor to ceiling windows, great views and comfortable amenities. Maintenance and cleaning stuff were all friendly, professional and honest. 3) Cool Gym and Lounge. Enjoyed the gym facilities, especially the provision of wipes. Lounge had good coffee which concierge cleaned daily. 4) Pool could be heated, and sometimes got quite dirty with leaves. read more

After reading some other reviews, I realized I "have" to put in my 2 cents because I'm fairly offended at the accusation of being "slum". I can't speak on other people's experiences but here's mine. For the record, I'm not being bribed or being compensated in any way. I have taken and passed my anti corruption and bribery classes for 10 years straight and gotten A's every time. :) I've lived here for almost 3 years and honestly I have loved the community in which I reside. The apartments are well maintained and every time I have had an issue, it was quickly resolved. For example, I received a knock on my door one evening from the maintenance crew saying they needed to check for a water leak. They went right to the source and sure enough they caught it before it caused a real issue. The culprit being a water heater upstairs from me. Anyway, within 30 min they had carpet pad ripped out and the blowers drying out my carpet and wall. They replaced the carpet pad and made sure there was no residual damage in the walls and I've had zero issues since. Had they not been proactive, this could have been a very different review. The community events bring everyone together like movie night, paint night, and murder mystery night. Perhaps it's the fact that we all have to share elevators with each other but I've never lived anywhere where I knew most of my neighbors. This building attracts the most interesting like minded business professionals and it's really nice to get to know them through these events. I truly have made some fantastic friends here. I appreciate the convenience the concierge service provides. There have been some staff turn overs here however that's going to happen everywhere for this type of job. Despite that turnover, the new concierge folks make it a point to learn our names and apartments in order to make it a pleasant experience. Like any business, there is room for improvement and thanks to the residents association, I really feel like we have a collective voice. You won't find that at most apartment buildings and it's one of the things I like the most. The residents here really care and there's a level of accountability that I've not found anywhere else as a renter. I feel as if the leasing staff takes these concerns seriously and are understanding when issues arise. There are some things that can't be immediately resolved and some resolutions could be better communicated back but all in all, the Cosmo isn't just a place that pays the bills. They do have a vested interest in the community and its people. To those that are using these reviews to base their decision, It's a tough task because these are truly bipolar responses to the same building. But I really do like the Cosmo and it will be very hard when I do have to move. read more

I'll update this as we go, but so far our experience with the staff at the Cosmopolitan has been exemplary. The concierge was friendly, and the (very patient and friendly) rental agent spent hours with us, showing us several condos, all of which were for rent (meaning they were not models) and in very good condition. The corner units are bright and airy, with floor-to-ceiling windows giving excellent views of the surrounding area. From our unit (we've not moved in yet), we'll be able to watch airplanes take off and land at Dulles, watch the sun set, and take the air on the balcony. The amenities (a rooftop pool, lounge, saunas, gym, and the building itself) are excellent, although I do wish there were a few more treadmills - but perhaps that will not be an issue if the gym is not heavily used. There is flexibility on lease duration, with everything available from 1 - 18 months. The location is excellent - everything at Reston Town Center is right outside the door. At this point, I couldn't be happier. read more

We lived in this community for 2 years and while most of the hiccups throughout were reasonable and addressed (despite having only one working elevator for 2 months), the move out process was terrible. The leasing agent who performed the walk through 8/17 said we would hear from the manager the following Monday 8/19 regarding our deposit. Not only did we not hear from them, it took an additional three weeks to receive any type of response. When we finally did receive a response (due to our multiple prompts) we were told we were being charged for "carpet damage" and the carpet had to be replaced????? Given that it was only my husband and I-- 80% of the time at work or away from the apartment-- We find it incredibly hard to believe any of the "damage" was of our doing. Take pictures at every angle and make sure you get the manager to give you something in writing when you return your keys to avoid them taking advantage of your deposit!! Extremely disappointed with the professionalism and customer service throughout this process. read more

What a nightmare! DO NOT LEASE AT THE METROPOLITAIN RESTON. At first the property appears pleasant....but after a very short-time it becomes very clear you be nickel and dime-d while being completely inconvenienced for a noisy building with poor heating and cooling systems. Moved in on a 3 month lease in May, immediately received renewal notice for 25% increase (from $2,800 to $3,500 for 700 sqft unfurnished 1 bedroom)...can you say bait and switch! I mistakenly left parking permit in a rental car....inquired about a replacement...was told it was $150 (it's plastic)....within 12 hours my new rental car was towed...$185 +$50/day to get it back. Extra spaces are $150 compared to $75 at the newer and much nicer ADVANT. The renovations have been a complete inconvenience for the residents. The elevators are slow, often waiting 5-10 minutes. The commons areas are often rented out and the residents are told they are unavailable for their use...but that is the first thing they show when touring property for perspective residents. Pool chairs are often impossible to come by....it's no wonder. When you get into conversation with others at the pool, they often reveal, "I don't live here, but I used to" or "I just know how to get into the pool." Don't make the mistake I did.....take this one off your list. read more

I concur with a lot of what has been written on here. The building has very unprofessional management. The assistant manager is great and friendly, however, this is not true for the manager and maintenance manager. Many residents suspect they are having a romantic relationship which is unprofessional as his time is spent hanging in her office versus working on the constant apartment issues due to poor structure, cheap appliances, and reckless or inexperienced builders. I've heard residents and guests who live in the first floor complain of whistling and yelling conversations to other workers in public areas. That is not the proper conduct for a supposedly upscale building. read more

I lived here for about eighteen months beginning in 2012. I would recommend it for several reasons: 1) The location in Reston is excellent -- easy access to the toll road and within walking distance of two grocery stores and all of the shopping in the town center. 2) The apartments are well constructed. There is practically no problem with sound from road noise or from neighbors. The floor plans are spacious, and the kitchen and bathrooms are thoughtfully done. 3) The staff is friendly and professional. Twenty-four-hour concierge service is a nice perk. Maintenance was always prompt. 4) The move-out process went well. This can be a point in the rental experience when things sour, but management were prompt with returning the security deposit and continued to be friendly thereafter. Regrading price: As had been the case with other buildings in Virginia, they would not negotiate the price when I first moved in. When I renewed the lease, I was able to negotiate only after some serendipitous changes in plans. If you are good at negotiating, try it. However, the costs seemed fair considering the quality of the building, the staff's presence, and the amenities. Underground parking was free for the first car and $100/month for the second. The gym and pool are nice. A cleaning staff, also friendly, cleans the common areas six or seven days a week. There are a lot of dogs in the building, but I never encountered a noise or mess problem. My only complaint was the water billing system. A third party bills the water, charges a "convenience fee" for doing so, but is very inconvenient because they regularly send the bill only a handful of days before it is due or, sometimes, after it is due. Because of my experience, I recommend choosing this building without reservation. Having on-site, responsible management makes or breaks apartment living, and here they do a good job of being customer-service oriented. read more

In all good conscious, I cannot recommend The Cosmopolitan at Reston to anyone. I have watched The Cosmopolitan, formerly known as The Metropolitan, go from being a good place to live to a place where people, including myself, are actively looking to move out. The current management here (Gates Hudson), does not appear to be able to handle the property. There are a number of serious issues here ranging from lack of security, and lack of safety plan for the community. The garage door is constantly broken and tenants have observed strangers in the garage trying to open vehicle doors. Strangers appear to have access to the rooftop and the building generally lacks security. They also seem to be unable to keep staff here as the concierge is a revolving door. There are always temporary concierge at the front desk who are unable to provide the services we need and pay for. The building is pet friendly, which is good. However, some pet owners allow their pets to relieve themselves in the hallways and stairwell. On several occasions, pets have urinated and defecated in the hallways and in the stairwell. Under previous management (Kettler), the property was quite nice and I enjoyed living here. That is no longer the case and I can no longer recommend this place. read more

Booked a room here through Booking.com. First, they couldn't find the reservation. Then they told us the room is ready. My wife went there and waited for an hour. The manager told her that they don't have the keys and that he will try to figure it out. Then he turned around and decided to talk to some other people. The people who work here seem to have professional degrees in incompetence and terrible customer service. They should have a sign stamped buyer beware outside their doors. read more

Great Property! We have lived here for the passed two years and love it. We sold our home in Sterling and all of our kids have left the house. This was exactly what we were looking for. Its right in the Town Center so you can walk to over 30 resturants and shops. Our favorite is Jackson's. The lobster mac and cheese is amazing! Then you can get drinks at the outside bar. We love that it is only 2-3 blocks from the cinimas as I like to keep up with the latest movies. Our apartment faces west so we have amazing mountain views. The sunsets are just breath taking with oranges, pinks, and purples. I love coming home to this view. The Staff is great. Ana at the front desk takes care of us and lets us know when we have a package or what is going on in the Town Center for the weekend. She truly is an asset to the building. Overall I would recommend this place to everyone. We have refered our friends and hopfully they will be moving in soon! read more

My family and I have lived here for a few years. The building is in great shape - nice design, well-thought out amenities, great pool, movie room, etc. Great location and close to the bus and metro stops. But, we deserve better service for the high price in rent paid. If you charge a lot, you need to deliver a lot. The security is lackluster. The concierge desk allow everyone into the building. The garage door is usually broken. The property managers are nice people, but they are way overpaid and need to perform to a higher standard. Some at the front desk - Ana and Mike are great. Others are so-so. The building was sold last month and the name is changing. The new management and the front desk personnel seem to be even less competent than the prior team. read more

I lived there when it was the Metropolitan 2012-2013. I loved living here. My friend just leased a place and although it has changed ownership it continues to boast a beautiful property. The staff is amazing and the rooftop pool, sauna, workout area and lounge area are to die for. There is nothing like sitting on the 20th floor with floor to ceiling Windows and relaxing by the fire pit with a 360 view of the mountains. Unlike the new Harrison apts., the Cosmo has bigger floor plans, and it is smack in the middle of the town center. And the staff is delightful. read more

I had lived in The Met for 18 months. My time there was like any apartment experience - fine and uneventful. However it became very clear upon my move-out that the management is not qualified to handle the information, policy and procedures that come along with tenant management. My advice to anyone living at The Met or future tenants is to get everything in writing. If the facts are not stated in your lease, make sure you get written proof of what is agreed to - especially when it comes to money. I had multiple experiences of fees changing (going up) with little proof other than the fact that now the cost is different. It is unfortunate that the location of this building is great because the management is not. read more

I've lived here a month now, I found the place on a referral. Derrick was great, he made an offer I couldn't refuse... $1,000 off first month rent and he waived the move-in fee and deposit! I came back later on to look at the apartment and unfortunately it smelled like the last tenant had left their dogs body under the carpet... so Derrick arranged to have the carpet replaced, it was all fixed by move-in day. It's got a great location for proximity to Reston Town Center, and the building is very pet friendly (the concierge's seem to know every pet by name). The walls are a little thin, I can hear the neighbor's TV, the elevator dinging, but again... great proximity to Reston Town Center. Apartment features are on par with most other apartments in Reston, there's a nice rooftop gym/pool upstairs with a great view... gym has a few standard machines and some treadmills, typical apartment stuff. Looking forward to the pool in summer with the view! Overall, you're paying for the proximity, I wish they'd be a little more generous with the parking and storage, there's lots of both available and for what we're paying in rent I'd expect they'd offer two parking spaces and one storage spot included in the rent. read more

The Metropolitan is ideally located in Reston Town Center and a great place to live. We were planning on just staying six months and then another extended a year. The staff is friendly and attentive to the resident's needs. They work hard to make it feel like a community. Last weekend they held a party at the roof top pool. It was a lovely catered event with endless frozen Margaritas from a commercial margarita machine, beer, and fabulous spread of food and desserts - at no charge to the residents. The weather was perfect and many of the residents attended. It was a great day to socialize and get to know neighbors. We find the Metropolitan a terrific place to live. read more

I really want to rate this place higher but it just hasn't been the same since the new property manager (Katherine) came in. I'm not even sure where to start. 1) We've lost a number of great staff members recently and it's not a mystery why. Katherine is rude, unfriendly, uninviting, inconsiderate, and unprofessional to both residents and staff members. She barks orders at staff members in front of residents. She gossips about staff members in front of residents. She gossips about residents in front of residents! As for the staff members that we've lost so far, I'm not quite sure of the exact circumstances of their departure, but what I can say is that I myself could not imagine working for very long in such a hostile environment. Who can blame them for leaving? God knows how many more we'll lose. 2) Holiday parties used to be something residents would look forward to. In the past they've been tasteful, with upscale dining, a fire crackling, and the gentle ambiance of dimmed lights with smooth jazz as we sip wine and enjoy our neighbors' company. This year? Appalling! The music was deafeningly loud and lyrically inappropriate (Picture small children dancing in their little Christmas outfits to the F- and N-word galore). You couldn't hear yourself think over the music let alone have a conversation. Thanks to the number of Katherine's family members in attendance it felt more like a family reunion than a resident function. 3) A new rental property is opening down the street so we've had some renovations here in the building. Initially, residents were promised that the renovations would be completed step-wise (i.e. rooftop first, then portions of the lobby level) so that most amenities would remain available. Some genius has decided instead to hire four guys to do everything at once. The entire lobby and rooftop levels are a construction zone and have been for as long as I can remember. Most of the amenities are completely unavailable. And the one area that's complete (the fitness center) was finished far too quickly and with shoddy workmanship. There's paint all over the floor, electrical sockets, wood trim, and windows! Elevators are malfunctioning with people stuck inside for hours and since there's at least one out of service, elevator wait times have gone from 30 seconds to 5 minutes or more. Is this really what we should expect from a luxury apartment complex? Katherine doesn't seem to take any of these issues seriously. 4) Katherine lives here in the building. She dresses very inappropriately and on occasion can be seen wearing gym clothing into the office. She brings guests in and very blatantly offers preferential treatment (i.e. parking in the leasing spots, staying in the guest suite, etc.). She's been spotted with a joint in the building (which explains why her floor smells like pot), and she gets drunk in the town center and then stumbles through the property on her way home. It is shocking to witness. Never could I have imagined fellow residents so blatantly flaunting illegal drug use let alone the property manager. Don't get me wrong- Ana and Michael at the front desk, Nathanael in the leasing office, and the maintenance staff are all great. I hope they stick around because there are too many new faces around here and it's feeling less and less like a community, less like my home. Thanks in great deal to the wonderful staff we've had over the years it had been a great place to live, but unless things start to feel more like they used to I can't in good faith recommend this property anymore. read more

I love living at the Cosmopolitan! I've only been here two months, but my experience so far has been validated by the friendly residents I've chatted with in the elevators--every single one of whom has told me I'll love it here. Many have lived here for years. One woman told me she's lived here six months and her experience has been 100% positive. So far, mine has been the same. The building itself is beautiful, wonderfully maintained and clean, even while being very dog-friendly. The common areas are on the roof--spacious, beautifully decorated with an incredible view. And, to a person, I've found the staff to be friendly, knowledgable, and extremely responsive. My apartment is absolutely lovely, with high ceilings, new carpet, granite countertops, and a full balcony. The walls are thick and soundproofed. Plus, all the amenities of Reston Town Center (restaurants, coffee shops, parks, movie theater, CVS, dry cleaners, Balducci's grocery store, amazing shops) are right out the front door. My rent includes a free parking space in the spacious garage beneath my building, but the Cosmo also offers a free shuttle to and from the Metro during the morning and evening rush hours. Truly, living at the Cosmopolitan at Reston Town Center is a dream. read more
