    The breakout penalty for this apartment is extreme, and there is no way to sublease to somebody else.

    The house apartment management is negligent, and their apartment penalty is extreme. We addressed the health condition related to the apartment and talked all the way up to Olympus Property. While they listened, they did not take any responsible action, and there is a no way to waive the penalty fee which is 2 times the rent plus some additional fee with 60 days notice, or 4 times the rent. There is no way to sublease either, and the contract is not allowed. And the manager blocked my email, so they neglect to respond.

I originally started out in the 1-bedroom, 790 sq. ft. floor plan and absolutely loved it. The layout is incredibly spacious, making downsizing a breeze. The natural light from the huge bedroom window and two sets of patio windows is amazing. Speaking of the patio, it is massive--a rare find for most apartments--and easily fits a full furniture set, offering incredible sunset views over the city. The kitchen also has plenty of counter space for cooking and small appliances. It's a perfect setup for a single person or a couple. The community itself is quiet and peaceful, and the neighbors have been great. While the back gate had a brief issue early on, management promptly fixed it, and the gated access has been reliable ever since. The leasing office--especially Timeka and Monica--has been incredibly helpful and patient with all my questions from day one. Management does a fantastic job of keeping residents informed, and maintenance has always been fast. I love this community so much that I decided to stick around, renew my lease, and transfer into a larger 2-bedroom, 2-bathroom floor plan with an extended patio and a garage! The upgrade has been fantastic. The ladies in the leasing office remain incredibly sweet and helpful, and the maintenance team continues to be top-notch, often resolving work orders the exact same day. The grounds are clean, the environment is peaceful, and it remains the best apartment community I have ever lived in.

    Lived here for a year, homeless people slept in the "gym" area & had to cal the cops on a pair…read moresquatting across the hall from me. They busted out the lock and everything. I also saw a dog hop from someone's car and attack someone walking down the side walks. Lots of homeless people around the 711, smoke shops, storage places, etc. Lots of poop on the property and they had a drive by at the mailboxes INSIDE the complex a few years back. Also so close to the airport you can read the flight numbers on the planes. Terrible complex for the amount of money youre paying. Nevermind the pool parties that go well into the mornings.

The water stain is growing and encompasses more than half the length of the wall, near the carpet. The carpet is wet from waste, and my apartment smells like manure. I am unable to use the toilet, electrical socket on the wall and enjoy the comforts of my home because I am fearful of the sewage smell and spreading of water. Do I really have to spend 16 months in this dump? Please help. (Update 9/26/17: please disregard Camden's response. The issue has not been resolved the last time I checked, which was this morning when I woke up. I was told that I would have to pay a $15 fee and it wouldn't be a lease violation. January 18th 2023 was the agreed upon date. On January 17th I had the apartment spotless and move in ready. I attempted to turn in the keys and was told that if I did, it would be a lease violation. I said "okay, I'll come back tomorrow and turn them in." I returned the keys on the 18th. 3 weeks later I get an email saying that I owe nearly $1,300 for violating the lease! Leading up to January, I went into the office several times to make sure that everything was in order and to get the prorated rent amount that I would owe. I continually got passed along and told that Tyler would reach out to me. He did not for weeks! called and emailed Tyler and received an email stating not to worry about the full rent amount and that he would get back to me with the amount owed. Well, he never got back to me, so I calculated what I expected the prorated amount to be and paid it. I am absolutely furious that 6 weeks have gone by, no one from this company has said that I owed anything additional and then I get a big bill for a lease violation. So let's talk about how the management and office staff are horrible. They don't answer the phone. They don't reply to emails. They continually pass you along to someone else that doesn't respond and maintenance is just as bad. My refrigerator went out in the summer. It took a solid month to get a replacement. All of my food went bad. They made no effort to make it right while I lost the money that I had in spoiled food and costs of planning meals without a fridge for a MONTH! I had to deal with cockroaches multiple times. A neighboring apartment flooded and it caused water damage to my apartment. Maintenance only stopped the leak and dried out the carpet. The floorboards and drywall where ruined. They made no attempt to fix it. I was worried about mold. So I made multiple maintenance requests and they just signed it off without actually fixing any issues. The parking situation is horrendous. If you get in late in the afternoon or early evening, good luck finding a spot if you don't have a garage or covered parking. To exacerbate the situation, management sends out emails threatening to tow your vehicle if it isn't in the right spot. Let's talk about the low lives that they allow to live here. Walk around the neighborhood in the evening and get a whiff of all the weed that your loser neighbors are smoking. Got a knock on the door one day from the Grand Prairie Police Department asking if I had seen my gang banger neighbor, he was wanted for MURDER! Nope, I hadn't seen him, I guess he skipped town and abandoned his apartment. Think about that if you have a wife/gf or kids. This area is not safe. The office staff and management are complete failures. They are uncontactable. Excuse after excuse. They pass you along to someone that is never there and Tyler does not return phone calls or respond to emails. Try for yourself and see if they answer the phone. They are unqualified to run this business
