My experience was extremely disappointing, and I would strongly recommend looking elsewhere. I returned my apartment in what I considered to be excellent condition after only one year of residence, yet my security deposit was withheld. Based on the condition in which I left the apartment, I did not believe the deductions were reasonable or justified. Anyone considering this property should thoroughly document the condition of their unit before moving in and again when moving out. I also had significant concerns about safety both around and within the property. During my time there, I personally observed individuals experiencing homelessness, people going through the property's trash, and activity outside the gate that appeared to involve possible drug transactions. The gate locks were also broken at times, which, in my experience, meant that unauthorized individuals could enter the property. Regardless of how every incident might be characterized, the repeated activity and security issues made me feel uncomfortable and unsafe. The walls are extremely thin, with very little sound insulation. Noise from neighboring units could easily be heard. The overall condition and maintenance of the apartment were also disappointing. Much of the interior gave me the impression of a quick "landlord special," with surfaces repeatedly painted over rather than properly addressing the underlying condition. I also had concerns regarding utility billing. I noticed charges that appeared to be duplicated and/or higher than I expected. I recommend that prospective and current residents carefully review their utility statements and request an explanation and supporting documentation for any charges they do not understand. What was particularly frustrating was that what initially appeared to be a "competitive" rental rate became considerably more expensive once the security deposit and additional fees and charges were factored in. Overall, my experience was not worth the cost. Between my experience with the security deposit, concerns about property security, poor sound insulation, disappointing maintenance, and utility billing concerns, I would not recommend this complex. Prospective residents: do your research before signing. Inspect and photograph everything, document the condition of the apartment, carefully review the lease and all additional fees, and scrutinize your utility bills. Based on my personal experience, I would choose to live elsewhere. read more

Living here since 2010 has been a nightmare. We've faced issues with termites, bedbugs, and a year-long cockroach infestation in the apartment below us, which the former tenants caused. Despite numerous complaints over the years from tenants about roaches and rats, management insists their exterminator is doing an "excellent job." The constant pest problems, lack of hot water due to frequent "emergencies," [caused by boilers; we don't have water heaters in the units], barking dogs, occasional gunshots, residents who appear to be prostitutes, drug-dealing activities, cheap flooring, cabinets, glazed countertops, tubs, and sinks, and vandalism make it feel like we're living in the slums. The fifth owner took over in April 2021, and predictably, the rent increased again without any significant improvements, rising annually. The rent has nearly tripled from $725, which included trash and water, to over $2,000, with additional charges for pest control, water heating, sewer county fees, and more. Tenants are gradually being forced to pay for what previously were the owner's financial obligations. As a retired veteran and disabled stroke survivor, moving has not been an option because senior apartments are too small, and other places are too expensive. Stay away from this place! DO NOT LIVE HERE! (resident from 2022-2025) Management: Poor communication, unprofessional, misinformed, will gaslight you, ghost you, and make you pay any fee possible (Esp Mari, avoid working with her). Pests: Cockroaches infested my building, no amount of indoor or outdoor spray will kill them. Building needs fumigation and management knows it. Noise: Upstairs neighbor noises are clearly heard. Folks blast music in their cars late at night. Lots of dogs barking at all hours. Constant freeway noise. The repairmen charge their golf carts in their building on 1315 side, which causes loud beeping from 9pm to 1am each night, management has ignored the noise complaints. Parking: Tight parking spots. Your spot might not be close to your door. No visitor parking. Tow trucks WILL tow you within an hour if parked incorrectly, regardless of how full the lot is. My friend's car was keyed and her 4 tires were slashed while parked in her assigned spot after she first moved in. Interior: They do the minimum necessary in all areas. Examples: They slab on a new coat of paint and call it clean. Hidden nails stick out of the carpet. Amateur wall hole patches throughout the unit. Dishwasher was held together with zip ties. Kitchen drawers so old they crumbled and fell apart. Secondhand cigarette smoke from a neighbor smoking inside their unit regularly came through the plumping and filled our bathroom and bedroom, management did nothing. The air conditioning leaked water inside and repeatedly broke because nearby homeless folks kept stealing our Freon. Flooring easily rips while moving furniture. Deck floor panels have wood rot. Blinds break with normal use. Freezer has a large built-in ice maker but management refuses to hook up water pipes. Repairs: They will show up within a day or so of your request, but without confirming a time. If you do schedule a time, they may not arrive that day/time, and won't notify you. Repairmen often refused my repair requests. Water shut offs happened regularly, and shut off date/times were often inaccurate. Support: As a resident, I never felt supported or respected by management based on how they decided to handle certain situations. Paying rent on time and being a good resident and neighbor means nothing when you need their help. Withheld money: Upon move out, our deposit refund check was written incorrectly and they illegally withheld reissuing a properly formatted check. The District and MG Properties personnel demonstrated unprofessionalism and indifference throughout the entire, unlawful, situation. The District Apartment Homes does not care about you. Please heed my warnings and live elsewhere. read more

This is hands down the worst apartment complex I've ever lived in. They steal your money, they complain about absolutely everything. You get in trouble for everything under the sun, and it gets added to your profile. Management doesn't allow you to have kids toys on your balcony. The floors are concrete and covered in a vinyl sticker that turns black due to moisture. Most units have cockroaches. And you will never get rid of the pincher bugs. Your water will be shut off weekly. The electricity goes out at least once a month. The Gates break constantly and there's homeless roaming around and digging through trash, making a huge mess. The employees steal material but management doesn't care they let them get away with it. The maintenance workers do everything half a$$. Our back sliding door would open if you pushed and lifted it, maintenance said to put a stick in the door, but he didn't actually fix the lock, I had babies in the home. My dishwasher constantly grew mold because it wouldn't dry my dishes and their response was to just not use the dishwasher or to leave it open so that that they could air dry. I had a toddler in the home and he would try to get into the dishwasher which we know is not safe. They have regular scheduled inspections of your unit that happened every six months which I've never experienced before. Everything about this place was absolutely terrible. Management is always in your business. This is the last place you want to live I promise. All their Google reviews are from paid tenants. One of them is from an Evelyn Torres. Talking about how great the maintenance worker Edward is and that's her husband. They live on site. I complained to management about how horrible their reviews were and suddenly they had a bunch of five star reviews all from tenants who have lived there for a long time and just randomly decided to do a review. They paid them or gave them a gift card. Do yourself a favor take these reviews seriously and do not live here. You pay for pest keeping and he does show up every Monday, but you will never see him walking around spraying. You also pay the company for water and sewage, but you also have to pay the city of Colton for water and sewage. Just don't live here, please save your money, go somewhere else. read more

Yelp deleted my last review because it was too honest, hurt sensibilities and feelings of the overall community in our current social climate.... .... that said, I can't in good conscience recommend this apartment complex because of the safety and lack of security. The price is higher than the house I moved into. I recommend visiting and then just ask yourself, "would you invite your grandma for weekend?" At their price point, I recommend looking around. I've been moved out almost a year now but wanted to come back and see if it had gotten any better. And let me say parking was a NIGHTMARE! My sisters car was towed the second day we had moved in. The main office is the cleanest part of the complex the units are roach infested they paint right over them we noticed a few when we first moved in. The moving out fees they charged were outrageous! I worked in housekeeping. So i made sure no cleaning needed to be done yet they still charged us for it. There was no chips in the paint at all! Everything was left the way that we came into it. These apartments are not private whatsoever! takes forever to get the gates fixed. homeless people live on the street and also come in the complex and loiter around my building. digging thru trash. roaches and pincher bugs all day! pest control doesn't prevent them whatsoever. my ceiling fell thru in my laundry room they "replaced it" and it's back turning yellow and molding. take a while for maintenance to come and they don't even tell you when the service is complete. our trash is always all on the floor conveniently outside of the trash can. 10/10 don't recommend. paying that much for it to be open property for ANYBODY to walk in there at any time of night. it's not even welcoming for my parents to come visit. read more

I had left a horrible review a while ago and once again DO NOT MOVE HERE! Anyway I just got an email today that they are getting sued for late fees, and for the move out fees which are ridiculous and much more! I'm so happy to have gotten this email today and will be getting some or all my of money back! I knew that wasn't right for them to ask for almost 2,000 additional from the security deposit so they can remodel the apartment we stayed at once we moved out. I lived in this apartment for four years that Are roach, infested, and the people working in the office are a mess. I do not recommend to live here, and I think it should be against the law for the office workers not to disclose that the apartments are full of roaches, and they try to charge high prices to stay there. read more

We've been out of there for almost 2 years. I came back to the Yelp site just to see if anything has changed, it hasn't. Same complaints from everyone. And then all you get is the "cookie-cutter" response that the management company wants to make things right and to please contact them. It appears nothing has changed. This is absolutely the worst place anyone could ever live, ROACHES, RATS, literally we had the COLTON HEALTH DEPARTMENT come down and their rep told us he's never even seen some of the TYPES OF ROACHES we had there, the HEALTH DEPARTMENT wrote us a letter informing them they had 15 days to fix our ROACH problem, and of course being that the entire complex is INFESTED they couldn't, so as a result, with no penalty (as said so per the COLTON HEALTH DEPARTMENT) we were to be let off the lease, of course with the District it wasn't so simple however we still left and now they're trying to say we owe said money while everyone else who actually matters is saying we do NOT. Moral of the story is, don't move to the District, they have ROACHES, AND RATS. read more

i have been renting here for 6 months and though i wanted to give these apartments the benefit of doubt i am now 100% that it is a common thing for homeless, drug dealers and randoms to park inside the "private" premises. when i moved here the lady in the office made it clear that if my car did not have a sticker that they provide my car would get towed within 30 mins because their tow trucks drive around and check everyone parked inside the apartment complex has a sticker, however, i come home from work and i see random people having kickbacks on week days and weekends with no issue. overall there is no type of safety in these apartments. also of the gates are open for whoever wants to come in and look into your patio and cars. it saddens me because i have a child whom i wanted to feel safe living here but instead we gotta be watching our backs due to the lack of security and drug dealing in the complex. read more

This place is embarrassing. Parking is a jokeC just like management. They're more concerned with towing cars with the trash company Athenian towing, even tho they only have enough spaces for 1/4 of their tenants, than dealing with the ROACH INFESTATION that numerous people have complained about. I have reached out to this apartment complex numerous times to schedule an appointment to actually see the apartment they encouraged me to apply for. Didn't hear back from anyone or got an indication that a tour would be offered. Finally cut my losses and applied to see if that would get my foot in the door. I somehow was approved for an apartment I never saw. Reached out numerous times again to try to see the apartment. I refused to sign a lease for something I never even saw in person or electronically because their amenities/3D tour is very vague as to what the apartment includes. At this point I don't care about getting my money back for the "holding fee" I just feel like a response would be nice and some validation that I'm not liable for an apartment I didn't sign a lease for and I'm not moving into. read more

The staff from the main office , are so rude. Never pick up calls and always have an attitude. Parking situation is horrible if you have visitors they have to park outside on the street where it's always full. They won't even let you get a pass for a night to park inside. WORST APARTMENT COMPLEX!!! I've held in a lot of complaints about my experience here at this apartment complex...from roaches to parking issues and all in between but my main reasoning for this review is the events I've witnessed today and recent activity!!! I'm guessing the front office staff calls in about towing cars in the guest parking ?? I don't know but the towing company came this morning was staring at my family members car that was parked in the visitor parking .. I figured they were going to try to take the car so I had my guest move their car in case that is what was going to happen and then shortly after the tow truck goes into the parking lot for renters here and takes another car. in the process the entire family comes out to stop the event from happening just like any of us would do and the tow truck ends up dropping the car on its side putting guests and children in danger to the possibility of getting crushed by a car !! Like geez who is it hurting for ppl to park inside the gate for a little bit !! Anyway if you like to have guests over don't live here they don't accommodate to you having guests unless you want them to have their car towed !! Not to mention they tell you to have your guest park out on the street which is always full and if your lucky you'll find one just to have a guest of mine get a PARKING TICKET !!! My mother got her car towed for parking in visitor parking which was a $400 fine AND THEN there are few weirdos who I've witnessed do drugs in the parking lot ... a shooting that happened here a few weeks ago !!! I've seen a man beat on a woman right outside my window... it's just not safe here especially if you've got young children like myself !!! I'm afraid to take my kid to the playground !!! Don't lease here, I repeat don't lease here!!!! If I could leave a negative review I would. They don't even deserve a one star. First of all the apartments that they advertise online is not what they show you in person. I applied online because they supposedly had no apartments to show for a viewing but allowed me to move in the next day. The three bedroom is not a three bedroom. You cant put a door on a room that has a washer and dryer and call it a bedroom (it's a laundry room) the living room dining room is just a living room you definitely cannot put two couches and a dining room table in there. The kitchen can fit maybe one person at a time. The master bedroom is so small you can maybe fit a twin size bed and a dresser but definitely not a queen and dresser. There's no way the three bedroom is over 1000 square feet. My apartment now is 952 square feet and bigger then the apartment at the district. The "balcony" is not a balcony it's a sliding door at the entrance. You would have to be desperate to lease here. We canceled the move in but yet still didn't get the holding fee back because it was after "72" hours. You would be dumb to lease here. read more

It is not worth it. I'm glad I dont have kids. It's especially bad if you have kids. I left the place better than it was when I moved out and they want to charge me $1,300 in fee's and repair's! One piece of advice: STAY AWAY FROM THIS PLACE. If I could give this place 0 stars, I would. I applied for a one bedroom one bathroom apartment here and had absolutely NO contact on my application for TWO WEEKS. I called them one week in and had to leave a voicemail since no one picked up-- never heard back from them. One week later I called again and finally got through to someone to cancel my application. The woman I spoke to assured I would get my holding deposit back within a week. Lo and behold, nothing was sent back to me a week later so I called again. This time I hear that since it's been over 72 hours past my application, I can't get my deposit back. My application was basically IGNORED since apparently the workers were on leave. I gave them $150 just for nothing to be done and NO contact to be made with me. The second woman I spoke to blatantly LIED to me, saying that she called me asking for more income information beyond my paystubs (undeniably a lie since I didn't have paystubs, just an offer letter) and yet she still refuses to give me back my money! ALL POTENTIAL FUTURE RESIDENTS BEWARE!!! STAY AWAY FROM THIS PLACE!! Incredibly unprofessional and will steal your money from you. read more

New management, same BS. We initially signed a lease here because the price was reasonable, but we quickly found that at The District you get worse than what you pay for, as there are comparably placed apartments with nowhere near the same number of issues. We lived here for a year and during our lease we saw the property have THREE changes in management. We continuously had a roach problem despite constant cleaning and products used. Every time the management changed there was an issue with rent or utilities. I constantly had to take time out of my day to rectify billing issues on their end. There were homeless people roaming the property and one lady even lived in the pool area. Maintenance and standard of living problems like these continued despite the management changes. The last straw was when we received a "final notice" move out statement FIVE MONTHS after we moved out after hearing nothing from the complex. No phone calls, e-mails, letters, NOTHING. In fact, we had contracted to do a joint walk through before we moved but that was never conducted, either. When I visited the management office to try to clarify some charges (eg. why I was never contacted before now, why I was being charged for pet stains despite my dog never so much as licking the floor, why I was being charged July's utilities in September etc.) I was met by a wholly unhelpful woman who blamed everything on the third party who issued the statement. I really did want to give the new management a chance to make things right but they proved to be as inhumane as the two before them. PLEASE save yourselves the time, frustration, and funds. Really frustrated with the management they give late notices, tried calling and they do not answer and same goes for the emergency line. Theirs trash piled up at each dumpster and it sits there's for months and it's still sitting there to this day. The apartments are Mickey moused. We've only been here for a little over a year and the apartment is falling apart, I personally had to fix & buy what needed to be fixed, There are trailers in the back with homeless people living in them and that's where we have to park since there's limited parking, This is the second management team that we've seen at this place and it doesn't get better, only worse. Any time there is maintenance going on or something of that sort, we are not notified at least 24 hours in advance, They let us know same day at same time. Do not recommend this apartment complex at all. Worst place to live. Not worth the price. read more
