Many crimes have occurred in the short time I have been living here. Unfortunately two vehicles got their rims taken along with the wheels in the same night around 8/30. I personally have got my car broken into and my neighbor got their car attempted to be stole (ruined their wires). Very concerning neighborhood. Sorry to those affected in the community. read more

The apartments are outdated, with peeling tubs, worn carpets, and fewer upgrades than advertised. There are no amenities to justify the price, including no in-unit laundry, and the building is extremely old, with popcorn ceilings, patched holes, and old sliding closet doors. Noise is also an issue, especially from barking dogs and the constant notices posted on doors. Beware! Management Ignores Habitability Issues & Safety Concerns We lived here for almost five years and faced constant issues that management never properly addressed. Despite keeping our unit clean, we had recurrent roach infestations and even after pest control would come, the issue persisted. When addressing it with management, we were often blamed for the problem (they told us maintenance had seen a few dishes in our sink from time to time) even though the the infestation came from structural issues in the unit. There are gaps in the foundation under the kitchen cabinets, making it easy for pests to enter. The sliding door was also never properly secured, and during rainy weather, water would often come into the unit through the frame. We also experienced smoke (although a smoke-free complex) and unsafe conditions from neighbors, which management never properly addressed claiming that our complaints weren't "official enough." When we tried to move out one month early due to health and safety concerns (we have a toddler and the neighbors were smoking inside their unit which then flooded into our unit through the shared ventilation system), we were dismissed and still had to pay that last months rent even though we moved to a new place for safety. After paying rent for that place even though we didn't live there that whole last month, we found out that the neighbors that ultimately caused our move had been evicted. They knew the whole time that there were complaints being made from several of our other neighbors, but decided to charge us that last month anyway. On top of all of this, billing issues with shared utilities were poorly handled. We paid a set price for three years for our water/trash/sewer, and suddenly our bill nearly tripled after our neighbors apartment flooded. When I addressed the issue with management, they gave us a load of crap about how rates were going up in our area--but I truly feel like we were charged for what happened with her unit. As a little added cherry on top, we just got our deposit back recently and saw that for the month we DIDN'T even live in the unit, our utility bill was DOUBLE that of the previous month. It makes zero sense and yet we were offered zero explanation. Overall, this complex does not respond to habitability issues, safety concerns, or pest problems, and management can be very dismissive and unhelpful. They seem to have new people in the office every few months, and would somehow lose our existing work orders in the process. We would NOT recommend renting here. read more

Don't let the pictures fool you -- this property is run down. During the summer months there are huge roaches, including flying ones. It's not uncommon to be relaxing at home and suddenly see a 4-inch roach on the ceiling. This happens almost weekly. The carpet is extremely old and stained -- imagine a teddy bear that's been run over multiple times. Management frequently leaves notes on doors, tows cars, and does random water shutoffs with little notice, which feels intrusive and stressful. This is far from "luxury." (Pt 2) Management put a note on my door randomly saying they were going to enter on a certain day (only like two days notice) to do a smoke alarm inspection. I had to call and tell them they didn't have my permission to enter without me being present, so we scheduled a day for them to do the inspection. I moved my work schedule around for this and no one ever showed. Two weeks later they called to ask me about it again, so I told them what had happened the last time and they ensured me they'd be there this time. The time comes, no one shows up again. Then, an hour after the time they were supposed to be there, they show up like no big deal. I was NEVER late on paying rent, however October was a very busy month for me and at 6am on the third/last day of the grace period I made sure to get the rent sent in. Came home later that day to a notice on my door about the rent, which I thought was pretty crappy considering I was still within the grace period window and this was the first time that I didn't pay on the first. They have laundry rooms on sight, which I eventually stopped using only after a few months because the washers don't wash your clothes good enough and the dryers don't dry your clothes enough but I had an emergency one morning and had to run in to do a load of laundry. After putting my load in the washer, I turned to walk out and noticed a homeless man sleeping on the floor. Terrified, I ran out and I called management to inform them and all I got back was, "oh. Again?" Like it was no big deal. No apology or anything. And most recently, when we informed them that we were not going to be renewing our lease, we scheduled a move out inspection. During this inspection we were told by Kimberly that everything looked great and she'd do the necessary paperwork. Two weeks after the fact, Kimberly no longer was working at Red Oak and I got a call from a man asking to schedule the pre move out inspection, which I had told him we had already done two weeks before. About a week-two weeks before the date our lease was up, I'm in the middle of the chaos of packing, and I'm getting calls from management asking if they can come in and start replacing wall outlets. When I informed him that no, he can't come start working on it but I'd let him know when I'm out, he got an attitude. On the day our lease was up (January 7th) we had already been out of our unit for about a week and had told the new property manager that they had permission to go into the unit and do whatever they needed to do. The new property manager waited until the exact day our lease was up to tell us that there were two alleged stains in the carpet that we'd be charged for. I emailed twice within a two week span, asking about one, the whereabouts of my security deposit and two, if we could possibly resolved the alleged stains ourselves, and got no response back. On the last day they legally had to give us our deposit back, we finally received the deposit in the mail, but over $200 out of the $500 gone from a utility bill that I was unaware id be charged for, but they didn't charge for the alleged stains. Overall, this definitely wasn't the WORST place to live and I'm grateful to have had a roof over my head, but there definitely needs to be some changes made. In my opinion, update the units, provide increased security measures, and management has GOT to step it up and act professional, because they are absolutely the furthest thing from it. It's an okay place for a last resort, but if you have the option, I'd look elsewhere. Incredibly glad to be out of there and not having to deal with any of that ever again. read more

I moved in three weeks ago and it has been a horror story ever since. The floors and the windows are shaking when you walk and come off when you try to open it. The thermostat didn't work for the first two weeks until they repaired it and I wasn't able to sleep in my new apartment. The dishwasher, electrical outlets, plumbing, etc. is not working. The fridge is leaking. The bathtub is jammed and the faucets are leaking. The blinds are dirty and hard to open. There is no exhaust fan in the bathroom and when they installed one after three weeks, it has been making a loud noise when I turn it on. The list goes on. The community manager is new and she doesn't know what she's doing. The have no maintenance staff in place. I had to haggle and call/email her everyday to get basic stuff fixed. Legally they are required to tell the renter if anything is wrong in the apartment before renting it which they didn't do. The never pick up calls, aren't there in the leasing officer and don't reply back to my emails in time. Basically they stuck me a shitty unprepared apartment and collected rent while I suffered. The manager Kimberly is will lie to your face and gaslight you about repairs and pay lip service but nothing will ever get done in time. Yuck! Such shitty people and such a shitty company. read more

I've lived at this apartment complex for just over a year with little to no problems; what problems I have had, have been quickly addressed by Linda and Ron. Linda, the Property Manager, is the real MVP. Any issues I address with her are handled swiftly with a smile, and knowledge of her job. I am continually amazed by her professionalism. Linda is my go to person, and she's never let me down. It's kind of nice when you feel like you're their only tenant, even though I know I'm not. Ron continues to assist us with any and all maintenance, and he's incredibly professional, personable, and knowledgeable in his position. He goes above and beyond his job duties, in my opinion, to accommodate the residents here. He even puts up with my crazy anti-social pup. :) Without him, our closet door wouldn't shut, we'd have missing blinds, our A/C wouldn't function correctly, and many, many other things. Red Oak Villas wouldn't be nearly as amazing as it is (it's pretty damn amazing) if it weren't for the amazing team they have. The dog poop stations are awesome, the friendly residents are a major plus, and the location in Redlands is an even bigger plus. Good job Red Oak Villas! read more

Catalytic converters were stolen in my covered parking spot, PO Box was vandalized and broken into, laundry room door was vandalized and broken into right behind our apartment as well. They lack security in every way and should have cameras and should also be fenced in. The homeless also love to dig through trash in the parking lot. They like to charge a high dollar for a low value apartment. You would think with all of the money that they gouge from the residents that there would be money put back in the insure any sort of security system. I lived at the Red Oak Villas for 2 years and I never had any complaints. This complex is very well kept and maintained by their staff Ron and Marcos. Ron always fulfilled my work orders in a timely matter and would always complete the job efficiently. Marcos kept the complex looking spotless and free of any trash, etc. Linda was always so professional and provided excellent customer service. She took the time to know all the residents which made the time living there more personable. The staff really showed they cared about your needs. My dog even loved the staff. The layouts are spacious and my favorite thing about this beautiful complex is their oversized patios, they're comparable to a small yard. Great complex if you have a large dog. I read many negative comments about this complex and addressed them with Linda when I got here. Water may be shut off for repairing the boilers that heat the FREE WATER WE GET HERE! So far no shut offs. Only problem I've had at this beautifully maintained paradise is when we had our first heatwave of this summer, it seemed a bit too much for our A/C, had to turn the thermostat down to 59 to get the inside to the 70 range. Since it's been over it's working fine. Overall I love it here, clean grounds beautifully maintained, heated pool, clean spa, clean and well functioning laundry rooms. Whenever anything goes wrong they are quick to send someone and they do not hesitate to replace items if necessary! We love that about being here! read more

My family and I truly love living here! Marcos does a wonderful job keeping the complex clean and well maintained Ron is an amazing and knowledgeable maintenance man completes any and all requests quickly and correctly and Linda I cant say enough about her she is wonderful and oh so personable, the care and professionalism she shows her tenants is the customer service we all need. The apartments themselves are spacious and well kept we have complimentary BBQ grills at two ends of the property and our patio is such a huge space our 4 year old loves being able to play outside and I love that he has a safe space to play in. read more

My husband and I just recently left this apartment complex after almost 4 years of residence, and we felt that the apartment complex was one of the best that we've ever lived in. For me, specifically, this means a lot. I grew up in apartments, a lot of them being classified as 'luxury lofts', and I can say that only one other apartment from my childhood was as enjoyable as Red Oak Villas. The staff, particularly Linda, are so communicative, responsive, and diligent. There are some things that are outside of the staff's control: a loud neighbor, a barking dog, etc. But if anything ever got to be too excessive (i.e. a VERY loud neighbor well into quiet hours) they were extremely responsive and took those complaints seriously. The staff are so personable, you can get sucked into long conversations with any of them. The management company, FDC, also was very communicative with residents during lock-down about restrictions and kept all properties updated with any new changes or restrictions. The staff communicates well in advance if any work to beautify the grounds/buildings is happening, so you have more than enough time to be aware of the changes. The complex itself is really well located--close enough to ESRI campus that you could bike/walk for a commute, right down the street from a nice Stater Bros location, and no more than a couple minutes drive from Target/Walmart/Trader Joes/Sprouts and a bunch of other eateries. Just down the street from downtown Redlands, but far enough away to have a really quite weekday/weekend evenings. A nice complex for families--and if we aren't in lockdown, the staff would put together complex-wide events (such as a Christmas raffle/breakfast, giving away free pies around thanksgiving, etc.) which kept the complex feeling really connected. 10/10, highly recommend. read more

My wife and I lived at Red Oak Villas for 2 years. We absolutely loved it. The apartment was in great shape when we moved in and whenever we needed minor repairs Ron and Marcos were incredibly helpful and friendly. Linda in the office was always very good at getting back to us when we had questions or concerns and was super nice. We regularly used the public pool and Jacuzzi and never experienced anything less than a great time. Always well maintained and clean. I would highly recommend Red Oak Villas to anyone looking for a great apartment in Redlands. Sheer lack of professionalism on the part of the leasing office. I don't write one star reviews but felt it was appropriate to warn people before they go in to inquire - being a leasing agent myself I feel as though we are all held to a certain standard, I accompanied my sister to view their units. The grounds are nice, the units themselves are okay. It's the leasing agent we ran into who I felt is the root of the problem. Very unfriendly, even accusing my sister and I upon meeting us and taking our ID's of giving her the SAME driver's licenses. (Like what?) when I explained to her that our names are similar and that she should look at the birth dates, she just gave an OK. She was short with us and completely unprofessional. Giving us wrong information about what is required in the application process. On top of being completely unprofessional in her attitude toward us, in the MIDDLE of the application process she up and leaves on 'vacation' giving us no word further. Just moving out after a little more than a year. I was pleased with the location and the apartment. The complex is small and in an area with many other apartment choices. Chose Red Oaks because it was a bit cheaper, the management is pretty "hands on" and it has a good and diverse mix of people living there. The apartments are older, but they are responsive to problems. I had several things which needed to be fixed, some of them major - and they were typically taken care of in 24 hours. It is close to 1-10 - which means you can hear traffic when you wake up in the morning. You are close to the Loma Linda Hospital, so you do hear sirens and helicopters on occasion. But you are also a short drive from downtown Redlands. The people are friendly but not intrusive, and I rarely had a problem with noise or bad behavior. There are a number of homeless people in the area - and it was disturbing to see folks going through the dumpsters every morning. I'd recomend it if you are working or going to school in San Bernardino, Loma Linda or Redlands. read more

Pretty grounds and decent apartments don't make up for the horrible Management. They don't care one bit about their tenants. There have been at least 7 different people working in the office this past year. Each one having a lower IQ than the last and straight out lying and making up stuff as they go. Very rude with no inter-personal or communication skills. I would move in a heart beat if I was able. I'm tired of not sleeping at night because of the loud air conditioner unit from 1985 outside of my bedroom window with no attempts to resolve the issue. They did fix the rat problem, but I'm sure my cats helped with that. I would take down all my bad reviews if they would just help with my quality of life so I can sleep during these hot nights. But I guess when you pay way too much for an apartment, you can't expect that being able to sleep would be included. read more

I liked living here for several reasons. My neighbors The apartment is cozy patio (upstairs) and "backyard" downstairs are large the pool area is very nice and clean and during the week, dead! The kitchen is very small but it has a built in microwave so that saves a tiny bit of space, but if you have a coffee pot, toaster, mixer, etc. You're out of luck. Dining area is also very small. Fits a small square table with four chairs but its cramped Living is okay sized but the layout is funky. Bedroom is large with two decent sized closests. We took our closet doors off and put our dressers in the closet to save space (management will put your doors in storage). The bathroom is large and separate from the shower and toilet, which is nice when you have two people needing the bathroom. They have security watch but there were still several car break ins and even a shooting in the complex. You constantly hear and see helicopters overhead and ambulances driving by (en route to Redlands Community Hospital). Management was great, but she no longer works there and I am unaware of current management. Prices were outrageous the first time we looked here, it was like $1100 for a 900 sq foot 1 bedroom apt. When we actually moved in they were having a summer discount and we got our place for $820. But all our neighbors were still paying high prices. Our water wasn't working properly and that took, no joke 8 months to get fixed.. with me staying on her butt about it. Our bedroom window leaked water and cold air making us sick on several occassions. That took about 5 months to get fixed with me, again staying on their butt. I would recommend this place, but I would advise you to search other places first. As far as the actual rent for the size you're getting, its not worth it. As far as everhing else goes, if this place is in less than $900, I'd rent from them again. read more

It's my first review I've ever written, and I feel that I have to write it so the future residents know the truth about the new management team. I've been here since may 2014.I liked the apartment because of beautiful grounds and decent apartment. Since the first manager I met, Dejoney, left the manager team has been irresponsible,unprofessional and rude. Since last year fall,the rain drain pipe in my balcony has been broken and it's floor is in very bad disrepair, although I immediately notified the manager. No surprise that with such a poor management, till now nothing has been fixed!!! The ceiling in dining room was leaking last year, and although apparently they fixed it, I have the same problem this year again. On annual inspection they saw it, but no attention so far as well !!!After being in the same apartment for almost 5 yrs, this year,I asked for changing the carpet, and for sure the answer was "NO, we can't change it, just cleaning "!!! However, don't get me wrong, when it comes to pay your rent, they follow the rules very carefully, and for 30 minutes delay on their time limit they will return your check and ask for penalty (it was 75 $ for me )!! The location is nice but the management is severely unprofessional and irresponsible !!!! read more

Don't pay your rent 1 day late they will charge you 75 bucks and if your a week late expect a bill for 795 bucks from their stupid attorney. The management is horrible. I had really hot or freezing cold water for 6 months before i finally complained 5+ times and someone fixed it in less than 2 hours. I have spiders still and they sent me some form to fill out i returned it to the office noone came out. i went home today to find some guy in my patio painting without notice or authorization from me. i then told the manager she said opps sorry wrong apartment. that guy could of got shot. not even a knock on the door. i also dont get mail there because the post office cant get the address right which has cost me money/time and frustraition. i Im moving next month regardless of my lease i talked to an attorney he said i have every right. The complex would hold community parties (before the pandemic) to foster getting to know other people.
