I am shocked at these reviews and I question whether we live in the same space, because where I'm living everything is constantly broken. Yes the staff is friendly however that does not make up for the lack of care to the building. It's $100 for a second key fob, however the door locks from the garage into the building are all broken have been since I moved in, so why even given out key fobs. You're just handing out a false sense of security, because there really isn't any. No effort has been made to correct it. Also the security gate to get into the garage is always broken so anyone can easily get in and out without being a resident. There is a complete disregard for resident safety and well-being. There aren't any cameras installed because that would only make sense so you can see who continues vandalizing the property and hold them accountable. The inspection sign in the elevator says it hasn't been inspected since 2023. I'm no expert so I can't say how frequently they need to be inspected but it says expired. They are slum lords. What does the money I each month go towards? I cannot wait for my lease to be up so I can actually find a place that isn't so broke down. read more

I've been living at The District at Windy Hill for quite some time now. I've seen a lot of changes as it relates to the admin team. However, Maureen is an amazing spirit. She loves what she does and it shows in her work ethic. Jonathan is another genuine spirit who displays professionalism, patience, and is easy to talk too. I'm grateful to have them as the Manager and Assistant Manger of The District. Now, the Maintenance Team....They are all in a class of there own. They have been nothing but professional, respectful, courteous and always on time when something is needed in my unit. Observations from a resident who just renewed their lease: We were out of power for 14 days. FOURTEEN DAYS. I work from home, and being without power, means that I can't earn a paycheck. Additionally, the property manager failed to tell us about a "scheduled" power outage to repair the wiring from the original outage. She didn't even apologize when I let her know that I was in the middle of a video conference call when the power went out. She showed no feeling, no interest, enthusiasm, or concern. Didn't even apologize for not giving us a head's up. There's another outage this week (10/12/2021) for repair between 9:00 am - 2:00 pm. Good luck working from home with this crowd. I wouldn't send any of my friends here, and I hope whoever is reading this will find something better. read more

I went to pick up my son whom was visiting a friend here. On the outside, the place looks very nice. The inside is a bit of a maze and appropriate signage directing you to the elevators would be better than the exit signs above that have you wondering where exactly is the exit. When you finally find the elevator, it looks more like a service elevator so you're more like to ignore it in search of an elevator until you realize that was it so you have to back track. If the whole exterior and interior looks posh why wasn't attention to detail given to the elevators? Finally, when the elevator door opens, you are greeted with poop on the floor. Gross! read more

So fair ...still figuring it out. Been here for just two months now and submitted now 3 service request. The first request was for the. A/c my apt was over 80 degrees for three days..and now I have a bathroom drawer that fell off the hinges...submitted one request been almost two weeks and no response , so just put in another request...jus slow like the turtle take to water. I don't like speaking bad about places but no service after the sale..how can we have valet trash and I didn't even get a trash can when I moved in I bought my own and I have yet to receive any feedback. I lived at the District for 6 months and enjoyed my time there. The upside, the location can't be beat with it being right off the interstate and within walking distance of Truist Park and The Battery. The inside of the apartments are very nice with modern styling and amenities. The people in the leasing office are great to work with, friendly, attentive and responsive. The downside, there was a dog poop issue while I was there with people letting their dogs poop everywhere, hallways, stairwells, outside common areas. However, the office is starting to fine people $150 for each infraction so that should change. Also, the parking garage gets very trashy over the weekends. People are very inconsiderate and will leave their empty food containers right next to their car's versus walking 100 ft to the garbage shoot. Lazy. Finally, if you are sensitive to noise, try not to live on the Pappadeaux side. Between the delivery trucks and garage pickups at 3 am you'll never get any sleep. I had to buy earplugs to drown out the lawn cutters and leaf blowers that come every week. Noisiest restaurant on the planet! Other than that, I enjoyed living there. No place will be perfect but overall I felt safe, and the tenants keep to themselves and aren't too noisy which was good. read more

Let me summarize the property: - Brand new property with the cheapest quality materials used in construction - Broken garage and building access door for 2 months has caused multiple robberies - Service staff is skeletal and only "simple" requests are addressed. Simple light bulb changes takes 3 to 4 weeks. - With open access to all, good luck with your parcels placed in the parcel room - Totally unprofessional attitude from the staff and your neighbors Avoid this place! read more

Kaplan management had to fire two property managers in less than 2 years to even get a 50% occupancy level. Candace came in with the best of intentions, but she fell short as she continued to rely on Shantrese and Keith and she has a hard time following up. Shantrese has the worst attitude. To ask anything of her is to severely inconvenience her. Kaplan management should have replaced her because any leader is as good as her staff. The garage door and the building access doors frequently breakdown and has resulted in multiple robberies. People park in handicapped spaces without any consequences. People often park in two spots. Building construction is really sub-par and it takes multiple weeks and reminders to even get the smallest of issues resolved. People leave trash in the hallways and sometimes dog poop as well. It is not uncommon to find pet waste in the elevators. Residents take items from the common areas to their own apartments. The parcel room is a mess and people frequently take parcels belonging to others. It's one of the worst staff and properties in the Ballpark area. I moved in sometime in October and I love it here. The grounds are beautiful, the apartment is perfect, and the staff has always treated me very well. Both Keith and Shantrese are so nice and have helped me with anything I've needed since I moved in. Danita is really nice too and recently helped me with upgrading to a two bedroom. The maintenance team is awesome. I've never needed any repairs because the apartment was perfect like I said but even just for changing light bulbs- they come right away. They go above and beyond with amenities like the coffee station and gym- I've never lived an apartment that offers as much as this one. I just signed for another year because I love living here that much. read more

The apartments are very nice. I viewed them last week and I am considering moving there once my lease is up where I am now. The floor plans are nice and very spacious. I wanted to give this place a zero star but unfortunately that's not possible and I guess technically we had a roof over our heads so maybe that accounts for 1 Star I suppose. My husband and I were one of the first people to move into this apartments and at that time not everything was completed, which we completely understood. We were shown the apartment by Chad, who was AMAZING. He was part of the reason we actually signed the lease because he had his act together and was literally the best and so attentive and I never had a single problem or issue with him. We moved in and there's no Chad to be found, we got Danita-who without a doubt has been the most incompetent human being I think I have EVER had the displeasure of dealing with. Anytime and every time I had a question, issue or inquiry, it was either met with confusion, resistance or just not responded to until I physically had to sit in the lobby until she was available. It was actually at some point embarrassing the this is the woman that this company thought was capable of "running" this facility, if that's what you would call it-which I would CERTAINLY NOT! Other than Danita, I'd love to say this was the only issue, but that definitely wasn't the case, after two instances or enormous amounts of ants, there were promises that were NEVER, up until the day we broke our lease, fulfilled. We moved in sometime in February and thankfully left in October, during this time, it looks 3 months for them to simply get the door to work for the virtual reality room, throughout the entire span of living there the garage gate was never consistently working so the idea of living in a gated community was completely undermined and our package lockers were still not "completed"up until the date we left, and we could only receive packages during working hours, which was when by chance there was someone sitting at the desk in the lobby. This made receiving anything at this facility very unreliable and unfortunate. Overall, I think we may have made a swift decision when we signed up for this lease and I just want others to beware before they make the same mistake we did. We literally paid all of our rent and extra just just leave this place as soon as possible. Just be cautious of what you're actually getting and signed up for because you'll most likely only receive 50%, if that, of the "stellar" or "high class" experience that was portrayed or misrepresented to us. read more

Worst place ever. They claim to be luxury but so UNORGANIZED! Hallways smell, garage or the door is always broken, packages are being stolen, UNEXPECTED FEES and the people in the office are not helpful at all. When I first moved here, everything was fine decent. Even with new management it just seems to get worst! Can't wait to move. read more

Do not move here if you are looking for luxury, although luxury is in the name it is not luxury at all. Really wish I didn't renew my lease! I renewed my lease thinking the new management would be a positive turn around it is just as worse! Noisy neighbors, something is always broken, dirty and foul odor smelling hallways, leasing management does not care about your concerns, unexpected fees and so on! In a nice area, and could be beautiful but this property is just all around not worth it! I have contacted the management and office on 5 different occasions if not more and sent an e-mail in regards to a matter that I am having and I have been getting the run around. I have been told that they are working on it each time that I call and still no resolution. Recently I called and asked to speak to the manager, who I wasn't able to get a hold of and was told that they are aware of my concerns but not able to speak to a manager due to them being busy this week. I asked to be placed on hold and would wait to speak to the manager due to the concerns getting out of hand and here I am still haven't heard anything. I see all the negative reviews on here but I gotta say, I haven't had any of these issues people speak of. The leasing staff was great. I think people forget how busy they are so sometimes you have to give them the benefit of the doubt that they'll get to your issue as soon as they can. I just moved in and the hallways are well kept and air conditioned. The water on my fridge did not work on the first day I moved in. Maureen quickly addressed the issue and got it fixed. The apartments themselves are beautiful; they are truly luxury apartments. The location is great - right next to the highway with minimal sound and Cumberland is right down the street with anything you could possibly need. The grounds are very well kept. My old complex had trash laying everywhere, and everything looked as if it were in disrepair. It is the exact opposite here. Their amenities are awesome as well. If you're looking for a luxury apartment, you should look no further than this place. Keep in mind when reading the reviews that people only review stuff when they're either very dissatisfied or very satisfied. There's only a few reviews for this place so I'd say majority of tenants are satisfied with this complex. read more
