    Update 2026/03/05:…read more The maintenance issue was resolved on March 2, 2026. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Now realizing why the price was so low I understand now years later. The homeowner I purchased from was so desperate to sell the place he didn't care how much he sold it for he just wanted to get out. I moved here 10 years ago and never once have I received an email response, a callback, or a letter back, from this management company. When I moved in they sent me statements in the mail list I paid via bill pay each month a week early through bill pay through my bank. Hearing through the grapevine by other people in the community, I realized there was a lot of problems here. I understand a lot of people go through a lot of other issues with dealing with renters. Most of us on here. Most of us don't care about speaking to others or ask others to deal their problems. We have no pools. We have no community areas. We have is lawn maintenance, which is done at a very abysmal rate. When the snow hit a few years ago, all of us had to pay $500 each for snow removal at the last minute for one day of snow which they only came two days later to remove it.. since then, we have never had snow removal come on the day of the snow or even the day after. It's always at least two days later. There were times were the snow removal company destroyed my garage and they still ignored me. Our association fee was $250 a month for the duration of me living here about 10 years. Neighboring condo associations around us charged half the price and yet had numerous pools, playgrounds, and community centers. We have none of that. I have tried to contact them numerous times and not once have they ever answered my emails, text, phone calls. I didn't have a problem with them until they stop sending me my monthly bill. I am usually good at sending my check every month so it didn't alarm me. It wasn't until a year later that I noticed that I got a letter in the mail from a collection agency/lawyer company. I found out that I was sending the bill a week before hand but they weren't cashing it until it was late and I accumulated a $25 late fee every month for a year and it went into collections. i never heard from them only the bill in the mail from their Lawyer. Not once did they reach out to send me a formal warning or a letter. They knew that I lived here, but couldn't even send anything. I reached out to them and sent emails asking for a statement. It is now eight years later after those fees and I still have not gotten one response from them. All I asked for is a statement of how much I owe and they have a public number for everybody to contact them, but they never answer. When you leave a message, nobody answers and nobody calls you back. I can see now that they have one guy that just respond to everyone to try to make them look bad to save face. Now reviewing and collecting all my information and evidence, I will be contacting my lawyer. This condo association has been given bad reviews for the past 10 years and nobody done a thing about it. I'm not wanted to sit back and let somebody take advantage of me. I'll be damned if this association takes advantage of me anymore. We now have the whole community revolting against them. We're talking to my lawyer and they will be hearing from us. I'm not a Karen, not normally anybody that complains about anything, but living in this expensive economy and seeing the comments here from the association just proves to me that this needs to be handled. apparently the other residents have said they keep raising the condo fees for no reason and don't tell anyone. I have never once received any letter or ation from this property management. I even paid top dollar for further bylaws and not even received a copy. Still... 10 years later... hear nothing... maybe this will review Will sparks their interest into actually returning my phone call/email/response to anything....

    UPDATE of my initial review:…read more I spoke with the owner's wife today to discuss the matter. She gladly agreed to refund my money. I have no doubt that Davis Brothers does a good job with traditional chimney, masonry, and fireplace matters. This was simply one of those issues that could not be remedied with conventional solutions and they will be giving me a prompt refund. Davis Brothers is a reputable family- owned and run company who comes highly recommended. I only opted for a refund vs. an additional attempt at remedying the problem because I have already wrapped up the drafty fireplace from the inside as I've done these last 15 years. --------------------------------- Chris, the owner of the company, came to our home to address air coming from the outside into our house through our gas fireplace. The fix was to attach an angled pipe to the existing exhaust pipe (which was pitched straight out) so that air would not have the direct pathway to enter our house. It was not a windy day, so Chris was not able to check out whether his "fix" worked. Well, today, it is very windy in our area and air is now coming in worse than ever. I should've realized that air, like water, WILL find its own path, regardless of the exhaust pipe angle/orientation. This quick fix cost me $265.00 for about 20 minutes worth of work plus the small section of piping and bit of insulation I requested. I would like a reimbursement or, better yet, the problem remedied correctly. If it is a refund, I would just request a reimbursement check in the amount of $265.00 and a confirmation of same. I am not one to shell out that kind of money with no results... Chris mentioned this could be an insulation issue (which would cost thousands of dollars to remedy), but this type of heavy air flow is not the result of a lack of suitable insulation, but rather something NOT BEING IN PLACE which would normally stop outside air from coming in. I believe a minor retrofit of the missing piece is the actual fix, not angling the exhaust piping nor having to do a major insulation job; that much volume of air has nothing to do with insulation. I think it's fair to say insulation combats cold, not large amounts of air entering freely through the fireplace... These guys are the experts, so I expect they'll want to come back for a follow-up repair -- or give me a full refund of $265.00. They are a bunch of nice people and this review is in lieu of confronting them directly, as that has never been my style. I will attempt to fax this review to them in case they don't access Yelp for their reviews. Chris, please give this more thought and then return with a more suitable repair which addresses the problem. Right now, I feel as though I am living in Alaska and have launched my hard-earned $265.00 right down the drain. Thank you! Let's talk. You have my phone number...
