As someone looking for a place to stay, I would not recommend leaving at the retreat. They will take advantage of you and will find new ways to make you pay more money than you already are. As resident here, they never came to fix anything in my last unit. I sent screenshots of the damage no every came to fix it. They still made be pay even though the damages were not my fault. Please do not pick this place to live at. It's terrible and the deals that they have when you sign is a scam. They will tell that how much your rent is and will charge you more than what they advertise. On top of that, they will have a company called On the Road tow your car even though you're a resident and they have your car information on file. I had to pay that company to get my car back even though I am a paying resident at the Retreat and have never missed a payment nor gotten a formal complaint about anything since living here. I've lived here for two years and all I can say is, management is ran by lazy incompetent people. They will fine you for random things like speeding in the parking lot with absolutely no evidence. They charge a cleaning fee but don't clean anything. When I moved in to a new building all carpets and couches smelled like an unbearable amount of dog piss and was not replaced. It was not until bringing this up multiple times with management until they replaced the carpet, but told us they couldn't do anything about the couch, so my roommates and I had to drench the couch in febreeze. The back parking gate is never open, and the front gate stays open most of the time so it defeats the purpose of having a gated complex. Gym equipment cables were broken for my entire two year lease. The pool was rarely cleaned, and closed most of the time. Don't be fooled by the "nice amenities" and "welcoming environment" when signing your lease, it doesn't last long. read more

A lot of the issues that I have with this apartment complex is their staff and lack of communication, especially with the tenants in their complex. there has been a lack of response to emails and phone calls on their end and just makes living there so much harder than it needs to be to the point where it's like why am I paying so much money to live here? They saw that my girlfriend had a flat tire and came to help us put on her spare. They didn't ask for anything in return, they were just kind individuals doing a nice thing for total strangers. This review is a long time coming. In short, I would NOT recommend The Retreat Denton to anyone. I also would NOT recommend any property managed by Landmark Properties. The only positives we could share, location and great listing photos, in no way make up for the negative. The minimal complaints would be that parking is often ridiculous, guest parking is the worst, trash collection areas are constantly a mess (dead rodents observed), and unprofessional staff on the norm. All of that aside, the main reason for this review is that the management of all levels have ZERO integrity or concern for safety, outside of money collection. In March 2023 after residing there for a year and a half, was involved in an incident where a roommate's guest physically assaulted the roommate while our daughter and the 3rd roommate were present. The guest was manic and raging, pacing outside of our daughter's locked bedroom door. The guest barged into the other roommates room during the incident. Police were called and the individual fled, changing clothes prior to departing. The same individual somehow trespassed the clubhouse and spent the night in the computer room before watching and waiting until everyone left the following morning. After attempting to be led in by staff, this person broke in through a window and took personal belongings from inside. Maintenance staff observed this occurring and did not intervene. Although police were said to be called, no response occurred while the break in was occurring. Tenants were not notified of the break in despite management being aware, and our daughter arrived home to the disarray, further fearing for her safety. All 3 roommates made various police reports related to the incidents and were informed it all falls under the same initial report for domestic violence. The one physically assaulted obtained a protective order and was immediately released from the lease. Our daughter feared for her safety as no arrest had been made and also submitted a request to be released. Every request was denied stating she was "not a victim". The investigation took weeks, and it was determined the individual was a resident of the apartment due to the frequency of overnight visits. Our daughter was denied release from the lease despite having moved out and despite being interviewed by Friends of the Family Domestic Violence Professionals and receiving additional paperwork which justified the need to be released. The UNT Legal Office and another Attorney through the DV Advocate all provided information in support of the release from the contract. The Retreat of Denton and Landmark Properties cared ZERO. There was no amount of discussion, paperwork or law that they would listen to. Our daughter did not stay a single night in the apartment after the assault and break in. Front desk staff with maintenance were recorded on the front door camera mocking our daughter for not feeling safe there. We took it to small claims court and won, The Retreat and their condescending attorney never bothered to show up that day at court. The court order stated we met the burden of proof. On the last day to appeal the decision, they did. We went into court December 30th and were met with passive aggressive and condescending words every step of the way. The judge off record told my daughter she would be better off trying to complete brain surgery than represent herself and that he would in no way assist her despite his friendly banter and assistance both on and off record with the their attorney. We definitely recognize we were in over our heads, but we are talking about $2400 in rent. The judge sent both parties to discuss, knowing The Retreat was requesting we pay for their attorney's fees as well, there was no negotiation. LESSON LEARNED! As I stated before, NO INTEGRITY and NO REGARD FOR PERSONAL SAFETY and the trauma that occurs from such events. All they want is their money. If you're considering renting from here, my advice to you would be to find somewhere else. First, parking. If you ever end up coming back to your apartment after a certain time of night, good luck finding a place to park that's even close to where you live, if there are any spots open at all. And don't think you can solve that by getting one of their covered parking spots, because if you go for one after you renew your lease, they will not tell you at all about renewing the spot itself and sell it right out from underneath you. Second, the gates. Always broken, so don't think the complex is secure in the slightest. Third, party central. Good luck getting any good quality sleep, because on top of the location of this apartment complex being sandwiched between the train tracks and several shipping warehouses, there will, without a doubt, be a neighbor throwing a party that you can hear from your apartment. Which also tracks back to the parking problem, because nothing is ever done about the people who regularly throw parties and have their guests take up what little parking there is. Fourth, roommate matching. This one also applies to both the above and below issues. If you prefer to keep to yourself, you will be matched with people who either throw loud parties that shake the whole unit so hard that a poster falls off your wall almost weekly, or you will be matched with someone who doesn't have the common decency to not do something stupid that will affect their fellow roommates. And for a little extra pizzazz, you'll think you have a decent roommate, only for them to move out and be replaced with a character from the Gremlins who, somehow, manages to lock the AC in 80 - 90 degree weather and leaves the front door wide open in the middle of the night. Fifth, the fine print. Read it, because one of your roommates will do something so unbelievably stupid as stealing the tv from the living room after you move out, and you and everyone else in that cottage will be sacked with the bill because the people who run this place cannot be bothered to try to get to the bottom of who actually took it. I could keep going, and I didn't even get to the part where there was a shooting near the resident only entrance yet. So, as I said, probably best to find someplace else in Denton. read more

The retreat is nice on the surface but the longer I have lived here the more problems that have occurred. The carpets were filthy so me and my roommates requested maintenance for them to get cleaned, three weeks later they have claimed to have cleaned them but no one was ever here. The garbage disposal barley works. A ceiling vent was sitting on the floor for the first two weeks we lived here. Parking is awful because there are giant dumpsters that are overflowing with trash taking 6 or more spots that they don't take care of for weeks and weeks at a time. I currently live at Retreat and my experience has been terrible. I moved in August 17th, I got my keys and went into my apartment. When I walked into my apartment it was filthy! I found beetles in bedroom carpet, spider webs in every corner of the house, carpet was not clean, floors were dirty/mucky, there was old stains on the floor, baseboards are filthy, hair all over the carpets, appliances broken, roaches in my kitchen (under the fridge), dead bugs everywhere and the list goes on. My roommates toilet didn't work and her sink was broken. Once I seen this I put in maintenance requests and sent emails to the office about all of the problems that I've had. I didn't get a response at all, & when I finally did get a response (days later) they did the bare minimum but didn't clean my house at all. The only things that was done was my sink because it was over flowing as the water ran. I went up to the office and told them about my problems and I was told I needed to wait on maintenance because there are over 300 new residents and if it's not an a/c matter then it's not serious. I was then told by Ashley to email Skylar Shields about my concerns/issues, which was done the same day and a meeting was arranged. When I had a meeting with Skylar it didn't resolve anything. All I got was a $75 gift card & a sorry for everyone. This is the worst experience I've had with moving into an apartment and the apartment have not taken me serious. Till this day Sept. 1st my house is still dirty, everything isn't fixed and I have to live in filth and clean what I can because I cannot break my lease. I have not heard back when it comes to cleaners cleaning my apartment or any of the above. No one in the office have taken any action to make sure that all issues are resolved. If you have any friends whatsoever and plan on having them over do not live here. there's a total of about 20 guest spots for the entire apartment complex and there is no parking around the streets near the complex as well. This is an absolutely pathetic number for the amount of residents living in the area. I would not recommend any student or any parents' student live here. This is a very unsafe, unstable, and unprofessional apartment complex. I incidentally moved into a unit where the tenants already living there trashed the place and made it look horrible. They lived there for 4 years and didn't seem the the retreat has inspected it once, but that's not the what makes me give them a bad Review. In short: The apartment complex is a constant mess, people are constantly breaking the rules so there is broken glass everywhere and the pool is closed repeatedly, the retreat has been broken into multiple times, their gate constantly broken, gym missing equipment due to robberies, and even someone came into our unit one night. When we bring up concerns about our safety the retreats management is very unprofessional shows no empathy. Specifically Danielle, the manager, is entirely unprofessional. She doesn't treat any concern you provide with a resolution she will speak to you in a demeaning manner and shut down your concern; not providing any relief or assistance. Long: I lived there for a year and a half, the gate they had for the complex was broken repeatedly and never repaired, multiple residence reported having break ins. The gym was robbed multiple time, equipment was missing since October, and never once would they replace it. One night someone came into our apartment, began to flip the breaker, and then go into my roommate's room. My roommate was not there and someone entered his room. We talked to the retreat multiple time to voice our concern and they were very unhelpful. eventually they showed us the key audit for our unit, showing my roommate key was used that night to enter his room and the apartment. he was in a different city. This ultimately implies that a staff has been the one going into people apartments at when they are not there. My roommate continued to fight to have his key replaced he brought his mom one day and Danielle responded "We would never take a bullet for one of our residents" which... is unnecessary and not what anyone is asking? People are simply concerned for their safety and need some validation and assistance. Eventually the retreat bought us a ring doorbell. As I stated, I moved in to a unit where 2 people already lived, another roommate joined us months later- the 2 that lived there eventually disappeared and were evicted. The Retreat told us that the furniture they left in the common area and threw out in the hallway was our responsibility to get rid of or we would be fined for it because "it's in the common area and they do not know who it belongs to". This was an immense amount of furniture that was not our fault and was not fair for us to have to clean up when the evicted individuals left it. All 3 of my roommates and I (one who literally just moved in and was being told this was his responsibility) went together and told the retreat we do not claim this furniture. The retreat still told us we had to remove the ridiculous amount of furniture and do the hard labor of the evicted tenants ourself because "legally they cannot touch it". We remained professional and requested a meeting with the new leasing manager. I found in the lease where it says "In addition, if Resident fails to remove any of Resident's property from the Bedroom, the Unit or other portions of the Facility after Resident vacates the Bedroom and the Unit, or upon the end of the Contract Term. such property shall be considered abandoned by resident and mav be stored or disposed of by Landlord in any manner whatsoever" We met with the leasing manager who still told us they would not handle the furniture, until we showed them the lease that says they are suppose to, they brought in Danielle (again), to which Danielle agreed they would remove it. We made an agreement, however instead of ending the conversation Danielle continued to raise her voice and talk dismissively to us she claimed we were not being "team players" for not taking the all the stuff the evicted tenants left? she continued raising her voice and talking about claiming she's had "previous run-ins with us?" 'run-ins' being having someone enter our unit at night and we voice our concern over the security of the complex? We were not being team players for not doing the job the lease that we signed states that The Retreat is suppose to do? The treatment we received from Danielle and how childish and unprofessional The Retreat remains is ridiculous and no one should stay at a place as unkept and unprincipled as a place that yells at you for asking them to do their job. read more

I do not recommend the retreat. I am not the type of person to normally give negative reviews but I have given the retreat so many opportunities to resolve my issues. When I first moved in there was a major problem with mice in the unit. I have called so many times and they never return my calls about complaints with roommates. It's as if they don't even care about the residents. It got so bad that I even turned my keys in early and paid out the lease! I left behind a very expensive box and when I returned SAME DAY that I turned in the keys I was told I couldn't get my stuff back. It has been over two months and I have called 4 times with no call back on the update! Do not waste your money here. They rip you off and don't take ownership and lack follow up. read more

Definitely the worst apartment complex I've ever lived in. Not sure how this place has four stars on google. When I first moved into my unit, it was extremely filthy. The fridge was completely full to the brim and dirty. There was spiderwebs and gnats all over the apartment. The carpet was filthy. Everything was just completely dirty. I expected it to be much cleaner especially due to me being a new resident. When i had moved in, there was a tenant who was there already for a couple of years prior to my move in, so i assumed it was her belongings but i still think the apartment should have been cleaned. Due to that, I had to purchase two mini fridges in my room to store my food, and I was never able to cook in my kitchen. Anytime I had to cook I would drive to a friends house. When it was time to move out, the retreat tried to charge me for all of the damages that were already there before I came. The fridge, the dishwasher, etc. $645 worth of damages that I did NOT cause. I did not even use the appliances. I told the property manager over and over that it was not my doing. I even had proof sent that the damages were already there prior to me moving in and she still did not want to remove the charges. I absolutely refused to pay for damages that I didn't cause and the manager sent it to collections. To make matters worse, there was a leak in our apartment that caused our water bill to be over $300 3 times and we never got a refund for that. This apartment complex all around is just horrible. It's $200 just to apply and another $65 to just sign up the program to pay your bills, not even to paying them. First of all, I would like to emphasize that this review has been written by someone who has both lived at The Retreat at Denton and worked there. For the most part, the environment is safe and clean for student residents. Sadly, that's all there is to make the Retreat worth living in. During my time as a resident of the retreat from August 2020-July 2022 and as an employee from June 2021-October 2021, I witnessed firsthand how management decisions had led to so many recurring (and preventable) negative complaints from residents. All the complaints about the lack of professionalism by staff and management are more valid than you may think. Before working at the retreat, if I would call the front office with an issue and request to speak to management, it was always that they were "in a meeting". In my early days at the company, I quickly noticed that the phrase "we are in a meeting" was simply code for avoiding direct confrontation. In spite of the fact that they claim to want a paper trail (which may be true to some extent), they prefer to correspond via email mainly because they are unable to hold their ground through a screen (particularly when they collaborate privately on responses that are difficult to do in person). To further explain what I mean, there have man numeral situations where a, deservingly so, resident was enraged by a bogus charge or general mistreatment and when the correspondence occurred through any medium then the management had all the bravado however if the correspondence was moved face to face or started there from the beginning, then an immediate resolution was found( and often in favor of the resident). Don't get me wrong this process isn't always the case, no sometimes no long, cat and mouse game is needed, that is if the resident in question is a friend, friend of a friend, or even a crush of management. Charges have sometimes been reduced or waived in those specific cases (sometimes voluntarily). These reduced and waived charges can range from late fees on rent, and trash violation fees, too late fees from turning in keys past the move-out deadline ( a particular situation when a crush was three days late and each day would have accumulated a late fee). While I wish this was everything it isn't, hopefully, my dual-sided experience helps someone make the best-informed experience about where they reside while trying to complete their academics( I sure know it would have helped me had I known prior). read more

Not when they overcharge you or provide reasonable accommodations when moving in or staying, cluttered up internet, a/c that almost doesnt work, and good luck if you have any issues getting in touch with management and finding a resolution. For the same price/cheaper, and for a townhome experience go to 14Fifty-One, working a/c, good internet, issues handled promptly, very nice staff, oh and they include utilities while their rent and service is the same price and cheaper than here. Beware!!!!!!! I advise any one who's living here or planning on moving here to document and report any problems. I do mean ANY, even smells. My daughter is being ridiculously charged for carpet replacement for strong pet odor. She has 1 cat which uses a litter box that's frequently cleaned out. She complained about a strong odor coming from the vent a while back and because she didn't report it at move in or constantly complain, she's being charged. How can they HONESTLY say/prove that the smell was from this cat and not from the vent? How can you easily charge a student for something so subjective as a smell? Customer service is lacking and they will not take any accountability. I feel the carpet should be updated as regular maintenance on the units but not by taking advantage of the students. read more

Mannn this place is downright awful. Complex is always super dirty, trash everywhere especially by the dumpster. The rent is crazy expensive for the cheap cheap quality of the apartments. Amentities suck too. You also can't even get your own wifi at your own apartment and are forced to use their terrible wifi they provide that is super slow, inconsistent, and always is terrible during peak hours. Pool is always extremely dirty and unsanitary. The units themself are so cheap and poorly made, my cabinet fell off of the wall whenever i just lightly opened the door trying to grab a dish on the second day that I moved in. Also always super loud parties and a lot of the units reek of weed. Terrible place to live. Also far from anything in denton and there is constant road noise from the factories and everything right across the street. You can do better in denton for cheaper. Shitty ass company. read more

As a resident for almost 2 years I can say this is absolutely the WORST PLACE to stay in Denton. I got into a car accident and I lost my tag during the accident. So I emailed them on Monday night, went to the office 3 days before I brought my rental car in. They said my only options for parking is to park in guest parking which is only 20 spots. So, when all of the twenty spots were full, as they always are, I had no choice but to park in regular parking. Even though I notified them THREE DAYS in advance, they towed my rental car. Kate, one of the managers of the complex park suggested that if guest parking was full, that I should park at Walmart which is 3 miles away from the apartments. So basically visitors have more rights than residents who pay $800 a month to get their rental car towed. Her suggestion was to park A RENTAL CAR UNATTENDED 3 MILES AWAY AND HAVE ME WALK BACK. Also the guest parking is only 24 hours so they told me to move my car continuously everyday for 6 WEEKS while my original car is in the shop to avoid getting towed again. Also the apartments suck, the a/c is extremely bad and the house will get down to 40 in the winter. Water pressure sucks, they do not sanitize or clean the carpets before new residents! BEWARE ALL OF THE CARPETS SMELL LIKE PISS BC THEY DO NOT REPLACE CARPETS AFTER PETS!!! If you're looking for to spend the most expensive amount of money on a shithole then this is the place for you! You'll be surrounded by blaring car noises all night long, parties all the time, no parking, dog poop, and trash. Oh by the way, you have to walk your trash to THE ONLY TRASH UNIT THAT THEY HAVE OR YOURE FINED $200 FOR EVERY BAG OF TRASH YOU LEAVE ON YOUR PORCH. The parking situation is tough though , only 37 guest spots for over 200 residents which is crazy and they are gone by usally 4 everyday , they also towe 24/7 even when they are open . It basically allows you to have no guests . You can't guarantee any spot for a guest so if your parents come visit they might get towed, if you have a boyfriend or girlfriend you will have to go get them and drive them back to your house which is more of a hassle. read more

The Retreat is a very nice complex to tour. After living here for six months, my rating would be a good 3.5 out of 5 stars. It's not horrible, and I've lived at worse apartments. Theres been an internet outage at least once every three months. This can be very difficult to work through, especially now when everything for students is online. The amenities are nice besides the pool being a "resort style" pool, meaning it's not very deep for swimming. If you're not looking to swim, you can ignore it. Because of COVID most amenities were closed or only open during certain times when we first moved in August 2020. Thankfully, the hours have been extended for usage. The cottage itself is okay. The walls are very thin and you can hear your neighbors if they're playing loud music or talking loud. That's normal in most apartments though. There are a lot of questionable architectural decisions that caused frustration. Bathroom lights being outside of the door/bathroom, random tiny window in closet, dust collecting very easily (caused allergy flare ups), the bathroom light switch automatically turns on the fan at the same time which can be very loud and annoying if you're trying to be quiet, no storage space in certain floor plans but there's plenty of utility closets. These are just some examples. It's not horrible to live there. I would renew my lease. It's pricy and utilities are not included. This can easily be about $50 in utilities a month per resident plus regular rent and required apartment insurance. Every room is a different size so that can also be annoying to figure out who gets the largest bedroom among your roommates. The staff in the front office are very nice and always helpful when they need to be. They're very friendly! Keep in mind they say during the tour that you can put holes in the wall smaller than a dime and they'll be no charge after moving out which is a lie. read more
