The repair people would state it was fixed, but it wasn't. We have been given the runaround for a month. The property manager visited our apt. last week. Upon entering she stated "it wasn't that bad" when it was 77 degrees in here. Our electricity bill was $550 in June. The bill is not completely due to the weather. We have lived here 3 years and compared the kilowatts per hour in addition to the cost. Our apartment is approximately 1400 sq feet. They provided ONE small window a/c unit, and refused to provide us another. We are being told our a/c unit will be fixed on Wednesday. Until then there is "nothing they can do", yet they refuse to provide an additional window unit, and for a month now they have not resolved the problem. If you are ok with these type of repairs taking a month, then this is a great place to live.

For some reason, property management thought it would be ok to have lawn mowers start mowing bright and early at 7am. Nothing like being woken up to the sound of a lawn mower right outside your window. If it's not a lawn mower, it's a leaf blower, power washer or noisy grounds' crew vehicle driving back and forth early in the morning. When asked if they could possibly start the mowing operations a little later like maybe 8 or 9am they say no and that some city ordinance allows them to start that early. They clearly don't respect the people they take a rent check from. If you live near the family pool you can expect four months of screaming kids and loud music. When the office was asked if they could do something about the loud music or yelling kids they said "it's only four months of noise". I've had work orders not get accomplished yet were marked "complete". So there is some incompetency in that department as well. The rent goes up a significant amount when you renew so keep that in mind. The property looks like a country club, which is nice, and it's very safe. However, that comes at a cost.

The addition of a dog park was a huge waste of space, since most residents just have their dogs poop all over the yards. The dog park addition also blocked off a large field that residents would use to play and gather in. The newer gas bbq pits are caked with grime. I personally cleaned one and it took over 30 minutes to do so. Be aware of the cracked concrete stairs all over the complex and the missing facia & siding from many units. Most of the staff in the office are nice and will work with you but the main manager is not meant for that job, very impersonal. Rent is way too high for what the property offers. They also have astronomical annual increases. I also find it strange that other tenants with the same exact unit have significantly lower rent rates but the manager wants to increase mine by $40-$80 a year with no additions, upgrades, or even a courteous carpet cleaning. I'm super sad to see a place with such potential get ran into the ground. Also, if you are planning on moving in during the "Covid Crisis" be prepared to not be able to use any amenity without making an appointment during the normal 9a-5p business hours (when most people work). What a joke. One extra note: If you have kids, DO NOT MOVE HERE! The office constantly sends out memos restricting children from enjoying themselves or playing around the property. The management team really sets this community apart. Bristina, the manager, is highly professional, genuine, extremely helpful, and truly did her best to accommodate my family. She clearly cares about the residents and the overall experience. Rachel and Clayton were also great to work with, friendly, professional, and easy to communicate with throughout our time there. We ultimately ended up moving due to location needs, but that had nothing to do with the quality of the property or management. I've had my son living at multiple apartment complexes over the years, and I can honestly say this is by far one of the better ones, easily top three overall. Prior to signing I was told the unit had been inspected and cleaned. 5/31/25 not even 24 hours after signing as soon as my stuff started to get brought in off a moving truck water was noticed on the hallway floor. Called emergency maintenance and the gentleman came and brought me a shop vac and the cause of the water leaking into the hallway, hall bathroom, and living room was coming from the water heater closet. The water heater itself was the original one in the unit still. Sitting in a pan blocking the drain for the ac units. The drain it was upon was for my unit, the second floor above me and third floor above that to drain into. There's black mold growing in the water heater closet. I was told to suck water up with the vacuum and keep using towels around it like I had been doing since it was noticed. On Monday June 2nd maintenance for the property came about 2 in the afternoon to take the water heater out and replace it and make sure it set on two bricks and no longer blocked the drain. I asked what would be done about the water seeping into the floor and contacted management also right away to express my frustrations. O'Fallon lakes manager Jessica Kilbert said she could have Sams come out to do an anti microbial cleaning. I advised her that the floor needs to be replaced as the cleaning suggested would only worry about the surface. On 6/3/25 I contacted the city of O'Fallon to find out the unit hadn't been inspected since January 2024 and they should inspect before and after every tenant. The supervisor of code enforcement came and looked at the situation the week I called the city of O'Fallon. After city of O'Fallon talked with management, Jessica told him she had no idea that units had to be inspected after every tenant moves out and a new tenant moves in. Servpro came out to finally assess the damage and stated the entire flooring needs to be replaced as once they cut the top layer there was and still is two more layers of flooring. Jessica did return the deposit and first months rent via the same cashiers check I provided. Now to move from main floor unit to then third floor within the same building they are not cooperating in assisting with movers/moving truck as I had come out of pocket to begin with for this matter. Now instead of the $1487 paid on 5/30/25 they want $1637 before I can even be moved units. I shouldn't have to keep coming out of my pocket more due to the lack of O'Fallon lakes following a simple protocol. If the unit had been inspected before I signed like they stated then none of these issues would have come about. It is myself and my 8year old son still in this same unit with mold growing. And still a chunk of flooring cut out. Something needs to be done about this and they shouldn't be able to treat people this way. Forgot to mention that there was a fire ignited by someone to a vehicle that caused the car port to be damaged. 3 totaled vehicles and one with cosmetic damages on 6/17 and the fire to vehicles took precedence over my current living situation. I had a terrible experience with my last apartment, from maintenance to the awful employees. I've worked in guest service for over 20 years in fine dining. Nancy is a gem and thoroughly impressed me. You are not made aware of this when going through the application process and what it fully entails; you are only told if you are interested in following through on an application you will need the usual two paycheck stubs and a recent bank statement. As one who tries to keep their information safe, bank account numbers and pay rate were redacted on attachments before uploading for my protection. For the record, gross and net pay were NOT redacted on paycheck stubs which gave verifier all he/she needed. You will eventually discover, Two Dots does not allow any redacted documents. They want you to link directly to your bank website without redacting for "easy verification," so they say. Even though my pay stubs plus bank statement more than covered rental costs, Two Dots also asked for tax transcripts downloaded directly from the IRS website, also unredacted. At that point, I reached out to complex management and told them I was unsubscribing from Two Dots texts so I would no longer receive repeated requests to update aforementioned documents including unredacted pay stubs. I also told complex management I would not be completing application and requested the $205 charge be credited to my card. NO APARTMENT COMPLEX AND/OR AI-GENERATED SYSTEM NEEDS TO KNOW MY RATE OF PAY, MY CHECKING ACCOUNT NUMBER, MY SAVINGS ACCOUNT NUMBER, AND PREVIOUS YEAR TAX EARNINGS TO RENT AN APARTMENT...PERIOD! All documents I provided were more than enough to determine eligibility. At that time, management stated they would not return any fees because application was complete. I told them application was incomplete because Two Dots kept requesting unredacted documents. I also have an email from Two Dots with subject "Finish Your Rental Application." An application is not complete unless all backup is received, recorded and verified. I filed a fraudulent claim with my bank to get my money back. I urge everyone to see for yourself the not-so-positive reviews for Two Dots as a company and even worse reviews for unfortunates like myself who were corralled into using this program as part of the application process. I have to agree with one reviewer who recently called Two Dots a "feces of a system." Apartment complexes (Meadowridge Apartments) and Two Dots do not need account numbers, routing numbers, tax information, and direct links to anything. No one ever asks for this kind of information, not even when purchasing a house. Feel free to provide personal information at your own risk. I won't, ever. On an end note, Meadowridge Apartments did eventually credit my account. They must have realized how wrong they were. Be careful with this one.
