They know most of their residents are students with very little options and time to make these decision within there time, but that will not stop them from rising rent. Risen rent with nothing done to the interior of the house. Instead they will make changes like painted the patio which in my opinion doesn't justify a monthly increase. The maintenance of the amenities aren't up to par either. I appreciate and grate for them having a gym, but equipment will be broken for months and things like water filter, fountain, and equipment aren't change or cleaned regularly. On a personal level things were made very unclear to me and sneaky. The deposit was held and used for insane cleaning fees with even though in my contract it was supposed to be deferred until the end of my lease. Which I tried to call the office about, but they aren't much help and will tell you to talk to a higher up that is never going to respond. I sent an email in April for an explanation for everything. I called pest control for a roach infestation and they had to send out a "representative" to my unit and now I am being threatened to be charged because my unit is "not meeting the cleanliness standards" they mysteriously set for their units. This is after coming back from a week vacation and finding my back door to my unit **LEFT OPEN**. When I told the rep that forced himself into my personal room without consent he literally argued back and said "they wouldn't do that". Someone from management came through and literally didn't close the back door which let in roaches to my garbage can and then they spread to my ENTIRE unit. Terrible awful company, this is my last year here and I am never looking back. They are literally so bad, it's so confusing and frustrating how could a company like this even exist. Horrible and invasive management, poor amenities, poor living conditions, and our unit is basically falling apart with cracks in multiple walls that they will not fix. Don't forget if you call pest control they will force themselves into your personal room and space without consent and go through your personal stuff "to find bugs". Tried to contact management to deal with a roommate conflict and they said I "threatened and bullied my roommates" with absolutely no context to what actually happened. They do not care. The upstairs units are like a sauna and the basement units are extremely cold. Also the floors have basically no soundproofing at all. If you get put into a basement unit (which you might not have any choice) you will be woken up at 6:00 am by your roommates going to work, class etc. Its so loud their footsteps sound like someone taking a hammer to my wall. The conditions are unlivable here. My quality of life is so bad I am considering breaking my lease agreement just to leave. It's that bad. AVOID COPPER BEECH AT ALL COSTS. The first location was an apartment, and we constantly had issues with ants that were never dealt with properly. They also were very slow to ice the sidewalk, and the stairs were out of code so they were a constant danger in the winter. We checked everything when we moved out to make sure there was no damage other than what we noted when we moved in. When we left, they said we damaged paint and blamed us for the heat not working (they never fixed it when we mentioned it SEVERAL TIMES) so, in addition to taking months to process, we didn't get our deposit back. We stayed at the second location for 2 years because we didn't want to deal with the hassle of moving everything again. The rent for the second location went up $50 after renewing it after the first year, and there were no improvements made to the house to justify that. The place didn't even have a dishwasher, and we constantly had problems with mice, which they didn't fix. There was not a single level line in the entire house. I think that a group of chimpanzees with hammers could probably build a better structure. The top of one of the doors was cut at probably a 30 degree angle to match the equally janky trim surrounding it. The flooring was very sketchy as well. You couldn't see anything wrong in the photos because of the god-awful brown carpet, but the entire floor bowed wildly, and the sub-floor was missing sections, creating weird divots. The electrical system in the house was also concerning to say the least. A couple of the outlets were these weird 4 plug abominations that were super loose and lacked any ground pins. One of the outlets in the living room wasn't attached to the wall, so if you tried to unplug something it pulled the entire outlet out. One of the bedrooms only had one single outlet, and was clearly just made by separating a larger bedroom into two unreasonably small ones. The house also had central AC and heat, but most of the rooms were set up incorrectly, with only air out, or, in the case of the one-outlet bedroom, were entirely left out of the system. Because they refuse to update anything, the only options for internet are cable companies (don't even get me started on spectrum) with no other real options. Fiber internet would be available in most of their properties, but they don't have it installed because they're cheap and you can't get it installed yourself because of their "no improvements" rule. Because they have what is in all ways a monopoly on student housing in BG, they can charge whatever they feel like for these cheaply built, poorly maintained shacks. This is a horrible, immoral company that does not deserve your money.

In the winter, they do an awful job shoving snow, and even when it's shoveled, there's a huge snow bank between the parking lot and units so you have to trudge through that to get between.

I will be trustfully honest with this review, so that you can know exactly what to expect. I have to say, searching for an apartment in Bowling Green sucks. Since it is a college town, you basically are paying a through the roof price for a subpar apartment. There are SOO many trashy, noisy apartment complexes in town, specifically on the numbered streets close to campus and also on the west end of campus. This area of town really isn't that safe. Most of the crime in BG occurs here (with the exception of downtown on the weekends). Save yourself the headache and check out Varsity Square first. It is a little farther from campus (you will have to drive) but trust me, its worth it. This place is a nice option if you are looking to get away from the dumpy, noisy, exclusively college student apartments close to campus. Varsity square is about 8-10 minutes from campus, and is close to Walmart and other shopping. There is a good mix of college students and "townies" here. And it is a QUIET and RELAXING change of pace. There are good and bad aspects of Varsity square, but overall the good really outweighed the bad for us. Here's my thoughts: The Good: -Very pet friendly. Low pet deposit, and just pay something like $20 extra per month. -Exterior appearances are great, with flowers and shrubs around all apartments. The exterior of the buildings themselves were well kept as well. -Very quiet, never had a neighbor noise complaint in 2 years. -Apartment staff is AWESOME. Lee is so sweet, and always willing to address any concerns you have. Always gives you candy when you stop in the office. The office will hold packages for you as well. They have periodic events throughout the year, such as free food, a yard sale, and pet contests. -Maintenance was always very prompt, same day response. Sometimes they didn't completely fix the problem the first time, but they always were quick to come back! -The backdoor patios with courtyard were great for the pets, and to just sit outside and relax. -All one-story apartments. No climbing up stairs. -Plenty of parking -Laundry on-site in several locations around the complex. They are newer machines also. -Newer appliances and dishwasher -FREE HEAT! The Bad: -My biggest complaint was our apartment condition at move in. Everything was clean, however, the entire apartment smelled like cigarette smoke. It literally took us WEEKS to get the smell out. It didn't help that our first neighbor smoked, so the smell came through the walls and windows also. -No amenities, however that didn't bother us. We just went to the Rec. -Small overall in terms of square footage. -A little dated on the inside. Cabinets, closet shelving, and closet doors could use replacing. They weren't terrible, but weren't great either. -In the spring and fall bugs were pretty bad. Maintenance came and sprayed whenever we requested, and they gave us ant traps for free. That's about all they can do with all the trees and moist environment, so I can't fault them too much. -Heat was very inconsistent. One minute its 70, the next its 80. Thermostat not the greatest, but hey, heat was free so I can't complain too much. -Windows need replaced. Seals are broke, very poor locks, and very energy inefficient. -No central air, but AC in the bedroom. In order to cool the whole apt, you will have to leave the bedroom door open and buy a fan. Air flows through pretty well if you open the living room window and the patio door. -Not a lot of storage space (small closets) Overall, this is an above average apartment option for the price in BG. I was offered admission without funding, which is not an arrange a reputable US PhD program will make and accept. The supervision style here relies on excessive micromanagement with low transparency on broad project idea and requirements in milestones like the qualification exam and graduation, tricking students into doing works beyond their degree and course requirements. The advisor demands "research productivity" in the 1st year in a US program without adequate training in basics and without any funding, and will leverage academic backing for that. I made clear in my application that I intended to pursue research in computational photo-chemistry, faculty attempted to redirect me into doing experiments; resisting that pressure provoked further threats and withdrawal of support. Faculties in the program use grades as bargaining counters in multiple occasions to "persuade" me to change advisors, obey their arrangement and not to file any complaint. The program coordinator told me he decided to assign me a "C" in a course, but no grade was officially posted for a month. Once I mentioned that I would exercise my student right to initiate a grade appeal, I immediately got an "A". I was also told that recommendation letters would be withheld should I sought to leave and reapply to a better program, effectively using students' future careers as leverage for forced unpaid labor. Some faculty members, including the advisor, are violating my student privacy right by leaking class activities and academic standing to third parties (like parents, professors and advisors in other institutions) without my written consent, and without ever being selected as my references. This, combination-- "I don't respect students' personal boundary" and "I want to avoid conflict", "I will not recommend you" and "I will informally and secretly leak you academic standing"--demonstrates a self-centered approach in which student welfare is disregarded whenever it inconveniences the advisor. When they give advises their main concern is at extracting as much free labor from the student as possible, not at serving the student's best educational interest. The program's website advertises a "safe, accepting, unprejudiced, and fair learning environment",which cannot be further away from the truth from my personal experience as the only Asian student. My academic standing stored there is definitely unsafe as it could be accessed and disclosed by faculty without my consent. I was the only one expected to work without financial support but with a good academic standing in the first year and was singled out when I questioned this disparity. The graduate coordinator specifically told me not to request for funding because I would "get paid 100k+/year after graduation," Students are micromanaged to do repetitive, grinding tasks disguised as "training" which are not meant to train students into independent researchers. In sharp contrast to the advertising, expressing contrasting scientific opinions is also met with accusations of distrust from the advisor and filing complaints will trigger retaliation by withdrawing academic backing. These practices are incompatible with fostering students' potential or providing equitable treatment, and they demonstrate systemic prejudice, intimidation, and retaliation--which further reinforces my opinion that the program is prejudiced, unsafe, unaccepting, and discriminatory. The implied underlying true "value" seems to be the maintenance of deception, manipulation and exploitation rather than the education and development of students. I strong advise against anyone to apply to or stay in this program that provides a discriminatory, coersive and toxic working environment to PhD students. If you have a high GPA and a better background, and don't want to be used as a lab-monkey, please kindly do yourself a favor and apply to somewhere else.

It was now September 24rd, and I needed my checks, so I called PNC so get an explanation.The lady I spoke with told me that the checks were sent to my old address in Cleveland, but then they were sent back. I was very confused because I confirmed with the bank teller that my new address was at a new apartment in Bowling Green and that I needed my checks sent there. The lady then told me that she could not help me any further and that I needed to be transferred to customer service.Then I was transferred to the customer service line and the lady I spoke with was very helpful. She helped me through the process of reordering the checks and confirming that they needed to be sent to Copper Beech. However, I am very disappointed because my bank account was charged another seven dollars for new checks when I should not have been charged again because I didn't even receive my first checks. I assumed that since the mess up was on PNC's part that they would have waived the seven-dollar fee for me. It is now November 7th, and I had no response to my letter from the PNC branch manager. However, I received my checks from PNC on October 8th with a note attached saying that they had the wrong address. I understand PNC has an overall good reputation, but I was very frustrated with the lengthy process it took to order my checks and the mixup that the bank had my address wrong.

After being scammed by another apartment business in town, my family called the rental department of the city and was given this man's contact information. We talked with him and set up an appointment to see all of the apartments available at the time for rent (at the time I think at least 5 were still vacant). Every apartment is a little bit unique in its design and they look amazing. There are 1 & 2 bedroom units, some with one bathroom, others with two. This complex was built from the ground up, and everything is brand new and high quality materials. The apartments have a secure PED access and video entry to get in. There is an updated fire safety system with sprinklers. Every apartment has digital whole-unit heating and A/C that they control for themselves. The units are capable of setting up cable, internet, and landlines, but if you want any of these, you have to incur the costs. The rent varies around $1500 or more a month, which includes all utilities including electric (except cable, internet, or phones). Every tenant is given their own mailbox that's opened with a key, and it's not difficult to get packages. You also get a parking spot for each tenant. Trash is taken out to a common dumpster by the entrance to the building and is easy to find.The maintenance person, Jeff, is very good at getting to you to fix things pretty quickly, and if he cannot come in an emergency, the landlord or someone will help. The management is very organized and I love that this place is so secure. Most of the neighbors I have seen are pretty friendly, but I don't see them much due to their work schedules. I absolutely love living here and am very happy that I found this place. The downtown location is also great, as it is very close to the BGSU campus, local shopping, and many nice restaurants and bars. So many great places are just a short walk from the main doors. It is honestly the best apartment complex you will find in Bowling Green, and possibly even the entire county. If you are looking for an apartment, this is a great choice, but it's also limited in spaces
