It would legitimately be easier and cheaper to buy a house in BG than trying to work with Greenbriar. I've rented 2 different locations with them. The first location was an apartment, and we constantly had issues with ants that were never dealt with properly. They also were very slow to ice the sidewalk, and the stairs were out of code so they were a constant danger in the winter. We checked everything when we moved out to make sure there was no damage other than what we noted when we moved in. When we left, they said we damaged paint and blamed us for the heat not working (they never fixed it when we mentioned it SEVERAL TIMES) so, in addition to taking months to process, we didn't get our deposit back. We stayed at the second location for 2 years because we didn't want to deal with the hassle of moving everything again. The rent for the second location went up $50 after renewing it after the first year, and there were no improvements made to the house to justify that. The place didn't even have a dishwasher, and we constantly had problems with mice, which they didn't fix. There was not a single level line in the entire house. I think that a group of chimpanzees with hammers could probably build a better structure. The top of one of the doors was cut at probably a 30 degree angle to match the equally janky trim surrounding it. The flooring was very sketchy as well. You couldn't see anything wrong in the photos because of the god-awful brown carpet, but the entire floor bowed wildly, and the sub-floor was missing sections, creating weird divots. The electrical system in the house was also concerning to say the least. A couple of the outlets were these weird 4 plug abominations that were super loose and lacked any ground pins. One of the outlets in the living room wasn't attached to the wall, so if you tried to unplug something it pulled the entire outlet out. One of the bedrooms only had one single outlet, and was clearly just made by separating a larger bedroom into two unreasonably small ones. The house also had central AC and heat, but most of the rooms were set up incorrectly, with only air out, or, in the case of the one-outlet bedroom, were entirely left out of the system. Because they refuse to update anything, the only options for internet are cable companies (don't even get me started on spectrum) with no other real options. Fiber internet would be available in most of their properties, but they don't have it installed because they're cheap and you can't get it installed yourself because of their "no improvements" rule. Because they have what is in all ways a monopoly on student housing in BG, they can charge whatever they feel like for these cheaply built, poorly maintained shacks. This is a horrible, immoral company that does not deserve your money. read more

Very fairly placed apartment. Service requests are so easy! The quality of the apartment is really nice too, no problems with bugs or anything. They even started salting the stairs during the winter freezes after rain! The stairs were treacherous without salt. They actually answer the phone and are prompt to respond through email as well. This place is a joke. My partner and I tried to purchase a mobile home, as we had been approved by the mobile home's owner since we had ALL the money to buy it. Since the lot is owned by greenbriar, we had to pay $50 for an application, which ended up getting denied because of our credit. My partner and I both have good credit and make 3x the amount of lot rent. We said that we could provide a co-signer with excellent credit and pay 5 months worth of rent and they told us no and there's nothing we could do. These people are completely illogical, and I feel bad for the owner who is stuck in the mobile home because greenbriar won't accept anyone to take it over. No wonder all these mobile homes are empty in the park. They expect you to have a credit score of 800. Might as well buy a house instead! read more

Run. Don't live here. Don't deal with these clowns. Their employees go out of their way to not help you. I lived in a Greenbriar apartment for two years. What you can expect is to be put on hold for hours at a time, by a monopoly company that has control over the majority of student housing in a 30 mile radius. This year, they suddenly evicted our neighbors. I don't know why. It could have been a legitimate reason, even. Anything is possible. They spent the next 12 months doing noisy construction right next door. Banging on walls until my apartment shook. Not to mention, this being the year of Covid, being stuck inside to do my part to keep the community safe. I'm a music major. As bad as Covid has already taken my joy of making music, by being stuck in my basement practicing, it was virtually impossible to focus with the obscene noise, 8 hours a day, 5 days a week, all year. Let's unpack this. I lived in an apartment in the same building, just two doors down, last year. I attempted to live their again, and Greenbriar said, "No, we're doing renovations, so you have to move." This was a fat lie. No renovations have been done. Not that anything needed renovating, they simply want to charge more money. But no, as of today, absolutely no renovations have been done. In fact, they allowed someone else to move into my apartment. So I was forced to move in, two doors down. They will put you on hold for hours, then let you speak to an underpaid employee who refers you to the website for almost all of your questions. After you've done that, you still may have some unanswered questions, because their website is obsolete and unhelpful. So, you call them, hoping that you're doing to talk to a helpful employee. Instead, you get what you get. It's not good. That's of course after being put on hold for over 2 hours. What I mean specifically is, every twenty minutes of being on hold, you are sent to voice mail and you never, and boy I mean the word *never* get a call back from them. So, you call again. And again. And again. And eventually, you get a human being on the phone. At this point you're just so happy you don't care that you've been on hold for 3 weeks. You stumble through your question, but you ask what you want to ask. And they tell you, to go to the website. Their maintenance is obtrusive, their work is shoddy, they overcharge you for anything (I got charged $80 for $5 blinds). They are rude in person, they are rude on the phone. They get away with their atrocities because 1. they have an obscene, unfair amount of money and power in this town, I'm actually not sure how it's legal. 2. They primarily do business with undergraduate students, who have no experience dealing with crooks of this level. I've contacted BGSU legal services, and they literally have a form already for you to fill out against each specific apartment complex owned by Greenbriar. If your car is big enough you legally can sleep in it over night in the Walmart parking lot on South Main Street. That's probably a better experience than dealing with Greenbriar. Run. read more

Since Greenbriar took over the lease for our apartment, we have worked a lot with the maintenance team to try to fix things to make it more livable. A consistent problem we were having was with our bathroom sink faucet leaking water. If left on for too long, there would be enough water to run all the way down the back of the sink and onto the floor. Greenbriar had come out a few times over a period of a few months to try to fix but to no to avail. After describing to them how the faucet was still leaking and the unsatisfactory experiences we had trying to live and deal with it, they quickly sent out a maintenance team member the next morning. He worked with us to try to understand when the faucet would start leaking, so he could determine what needed to be done. He came to the conclusion the only option was to get a brand-new faucet and quickly left to get one. My roommate and I both had to leave the apartment but at the end of day when we returned, we had a shiny new and non-leaking bathroom faucet. STAY AWAY FROM THESE APARTMENTS. I wish I could give negative stars. They will seem ok when you first apply and move in but when it comes time for you to move out they will scam you in every way they can. I was charged $1,686.79 on top of the $765 deposit that this apartment complex kept upon me moving out. I called to dispute some of the charges (not all of them). And Bob Mauer (owner) agreed that there were some charges that I was not responsible for. He told me he would make the adjustments to my account and that the deadline for payment was "frozen" until the changes could be made. Letting me know that I did not have to pay until the changes had been made. I made multiple call attempts to them and regularly checked my account to get an updated amount on what I owed but no changes were made. While waiting for a response and adjustment, I was then charged an extra $250 for small courts fees and collection fees for not paying on time, even though I was told I didn't have to pay until the adjustments were made, which was never done. This company has a horrible reputation for a reason and are incredibly unprofessional. Whatever you do, do not rent from them they will absolutely scam you in every way they can. read more

NEVER RENT FROM GREENBRIER. They are a terrible corporation that just wants to take your money away with overpriced rent and security deposit. Greenbrier overcharged be for my rent on my entire lease, while not even providing a decent apartment. I moved into a smoked smelling, dirty, and wall damaged apartment, and when I complained they did nothing about it. They are awful at communicating and have no symphony for you as a renter. When I moved out I cleaned everything as much as possible and left nothing broken to prevent them from using all my security deposit money, but that did not stop them from charging me my entire deposit for cleaning, replacing non-broken equipment, and the wall damaged that I moved into the apartment with. They left me with $3.50 on my deposit and I couldn't be angrier. Greenbriar does a great job with their apartments. Maintenance is fast working and quick to respond. The apartment was fine, it was a college apartment. Decently kept, just normal wear and tear from years of inconsiderate college student use. The price was more than fair for my three bedroom apartment, and came with more amenities than apartments of equal price, most notably a washer and dryer in the unit, as well as air conditioning. These other reviews seem biased for one reason or another, but I would full heartedly suggest these apartments for anyone looking as long as you go into the process with an open, fair, and un-spoiled mindset. read more

Went to have my 19-year-old daughter rent a $495 a month mobile home. She wanted out of the house. They required a cosigner which my 21-year-old daughter co-signed. Just got Off the phone after a denial to ask what their requirements are for a $495 a month mobile home. Come to find out they didn't even run my 21-year-old credit. Without actually calling her a liar they told me that she clearly was not telling the truth on her application. She said she had several years of credit history. The lady told me that she couldn't because 21-18 was three. However, her mom and I added her to her our credit cards when she was young and when she got her first report and 18 it showed several years of credit. Number two she said that Brooklyn could not own a house because Tayler said she live with her parents. Another thing you probably should check into. Maybe that is why these mobile homes are empty. Not to mention They have no one to show you properties in a reasonable amount of time. On the bright side, the lady I was kind of arguing with always was polite and the family that owns this company is a great family. They just need to be more informative on their policy and not assume they know things. read more

If you can avoid renting from Greenbriar, I 100% recommend it. Do not, I repeat, do NOT rent from them if you can help it. They basically have a monopoly over decently priced campus housing and they absolutely will take advantage of you if they get the chance. I have been renting from them for two years now and it has been the most frustrating two years of my life. They have "lost" paperwork on MULTIPLE occasions. I have renewed my lease at the same house 3 times now and TWICE they have told us that our rent was not going to change... and then when it comes time to pay, our rent is suddenly $50 more a month. Their staff are incredibly rude and condescending, especially their maintenance workers. You would think that a company who's primary renters are college students, they would be understanding of student budgets and time constraints, but they couldn't give two shits about your life as long as they are taking your money. Last summer they threatened to evict my roommates and I because we were "missing" a signature page for our new lease, required all 5 of us to drive up on a weekday (we were all working in different cities) just to sign a piece of paper, and once we all got there they were totally friendly saying "oh don't worry about it, its no big deal!" as if they hadn't just threatened to kick us out. Our refrigerator was broken for 6 months. SIX. Maintenance came in 4 separate times and each time they told us "your fridge is too full" even after we totally cleaned it out. They were incredibly rude to us and treated us like we were the most incompetent people they have ever met. Greenbriar told us that if it was still acting up after the next time it was "fixed' that they would replace our fridge. Guess who's fridge was still broken and has not been replaced? After calling them to come out for the 6th time they finally replaced the motor inside the fridge and wallah!!! It was fixed. Super hard, right? During Thanksgiving break our house was broken into and our TV and some jewelry was stolen. The police concluded that it was because our windows were faulty and did not lock correctly. When we came to Greenbriar about it, they acted like it was our fault that we were robbed and did nothing when we told them we wanted new windows, so now we have to use wooden blocks to keep them from being opened from the outside. Last month I had tried to set up someone to sublease for me over the summer and when my sublease came to get the key and sign the lease, they called and told me they didn't have any of my paperwork, even though I had been there the week before and turned everything in. Once we got everything straightened out, they told my sublease that they could not move in for another 3 days, which then caused my sublease to back out of the lease. As of today (5/30/17) another one of my roommates is attempting to sublease, and once again they "don't have" any of the paperwork that was turned in weeks ago. TL;DR: Greenbriar is disrespectful, condescending, bafflingly unorganized, their maintenance staff is slow to respond, terrible, and rude, and they will charge you money out the ass for reasons you wont understand. I made a complaint about our windows being drafty and our heat not compensating for it during the window. They called within two days of the email and left a message asking for a return call. I returned their call and clarified that we wanted them to check out our windows and heat to see what they could do. The woman on the phone told me that they would put a request in and send someone out but we were never alerted of a time that someone was coming and were not left a note of any kind describing an entry into the premises. This leads me to believe that they failed to come check our windows. I am dissatisfied with their customer service and maintenance. The windows were drafty all winter to the point where my flatmates and I had to wear additional layers to sleep, even under several blankets and had to move our beds away from the windows to be remotely comfortable. read more

I would highly suggest others to avoid renting through Greenbriar at all costs. I leased through them for 2 years as a senior in undergrad and as a 1st year grad student. It was an awful experience despite how cleanly, mature, responsible, and compliant my roommates and I were. We were not the "partier" sort and always made payments on time. Their costs are lower, and their maintenance staff is typically quick to respond, which we appreciated, but ultimately, they are not a great company to work with or trust. Greenbriar did not follow their own lease regarding landlord expectations and requirements (e.g. for us, it pertained to our deposit). If you had questions, Greenbriar would frequently misinform the tenants and share contradictory information (e.g. one staff member would state one thing whereas another staff member would contradict the original staff member's statement). If you had a concern, Greenbriar would get confused, forget to return your call or email, or forget to relay information to the appropriate staff member to resolve the issue. Unfortunately, Greenbriar seems to be very money oriented and does not care about you as a person or tenant. Many peers have indicated similar views about this company and have been unjustly wronged and manipulated more severely than what my roommates and I experienced. We were in the area for one day to find housing for our incoming student. In the short course of one hour, we saw 3 houses and 2 apartments. It is abundantly clear that Greenbriar exists solely to profit from the needs of poor college students. Every single place we saw was filthy beyond words...carpet was GROSS, bathrooms were GROSS, exposed pipes and electrical wires, properties overall looked like they had not been tended to in YEARS! Do not live with Greenbriar. My medicine cabinet has dead bugs and dirt in it, as well as rust all over the inside and the reflective surface on the outside is rotting. My fridge shelves are rusting over. My kitchen cabinets have a very strong, pungent, musty smell. They refuse to fix the issue. They said that they "guarantee that most college students do not have my standard of living" and that they "keep their furniture and appliances in "fair" condition only." Also, maintenance workers entered my apartment at 8:30am one day, scared me awake, and I was in my sleep attire aka barely anything. I had zero notice and I did not ask them to come in. I told them to get out and they proceeded to ask if they could check the window in my bedroom that I just came out of where I was just asleep. I called the office and the lady blew it off. Greenbrier is 10/10 the worst rental company you could choose from in BG. Especially as a college student all they want is your money. Honestly giving them a 1/5 stars is generous. Yeah cool they have to do what they have to do but no one gave me a heads up. I had to work at 3-7 and then 4:30-12 the next day, I was not happy to say the least... then I come home from work to the smell of harsh fumes, kind of like paint or spray paint but stronger. I thought nothing of it and opened my windows to air it out. The next day I get off work again... it's 90 degrees outside..... the smell is even worse than the day before. I called them and they told me they could do nothing for me and I would just have to live with the fumes and if I wanted to I could open my window.. well I'm not opening my windows on a day that is 90 degrees sorry.... i don't really think this is a safe place for me to being living currently but hey there's nothing they can do right ?? Apartments are insect infested and owners refuse to deal with issue. My son is a student at Bowling Green State University. He just moved into a Greenbriar unit 3 weeks ago with a roommate. The apartment had flying bugs in it when they moved in. They have purchased insect killing sprays, but every room of their unit is overwhelmed with these bugs and Raid is not taking care of the problem. They spoke to their next door neighbor this weekend to learn that their unit is also infested. My son called the office first and was told Greenbriar would not exterminate. Myself and the roommate's father have also called. The boys have since spoken to 2 more neighbors with infested units. The upstairs neighbor has bug catching strips in his window, but it isn't taking care of his problem either. Greenbriar just called me and said the owner's will not cover extermination. The office manager, Jules, said that she has only heard of this being a problem in my son's unit. I have advised my son to speak to every neighbor he comes in contact with and instruct them to call the office and report the problem directly to Jules. It will likely do no good, but hopefully will disrupt her day as much as these college kids days are disrupted by having to fight swarming insects in their homes. Since having this issue, I have done some research into Greenbriar. I can understand the very low ratings and extremely poor reviews that are overwhelming on the internet. I have also spoken to Bowling Green State and they do not recommend this company for their students. Very sad that you can't provide quality housing with good customer service for these students, especially since this is who you are there to cater to. read more

My experience with the office was satisfactory. However, EXPECT to lose a large sum of your security deposit. We were charged for the steam cleaning of the older downstairs carpet of the apartment due to "high traffic." This is wear and tear of an old carpet which should have been replaced in the first place. We had regularly vacuumed. Furthermore it took over a week of inquiry through phone and a personal visit to receive more detailed information regarding miscellaneous charges. This is unprofessional. read more

I suspected there were bed bugs in my apartment and I put in 3 requests for maintenance within a month about my apartment. I indeed did have bed bugs When I finally got a response from the main office the person who I spoke with was extremely rude and stated they tried to get into contact with me and there was NO contact with me whatsoever. It was as if getting rid of the bed bugs was a hassle and they didn't want to help me. They also kept my security deposit because the apartment needed to be clean. I was charged for the basic cleaning and painting a landlord should do in the first place. Any time I needed any assistance it was always as if I was a burden instead of being the customer. Possibly the worst place i have lived while being in college. If you need a quality property owner to work with I would suggest you use John Newlove or Mecca Management. read more

My son moved into Greenbriar about three weeks ago. The first problem he and his roommate had was with insects. The boys tried to take care of the problem on their own and the office pretty much blew them off. My husband and I then called to try to resolve the problem. The office (Jules), was so incredibly rude and pretty much told me there was nothing they could do. She asked me if I knew how to access the internet and advised me to look up home remedies to take care of flying insects. My son and his roommate have spent a lot of money on the home remedies and they still have a major insect problem. I have never dealt with someone that was so unwilling to help to try to resolve a problem. Very disappointed in the management at Greenbriar. I'm not looking forward to dealing with any other problems that arise this school year. I do know that my son WILL NOT be signing another lease with Greenbriar in the future. read more

Not exactly the easiest and most fluid application process. Even if your credit score and credit history is good enough for their pre-requisites they'll still make everyone who rents from them get a co signer. Why have a minimum acceptable credit score for not needing a co signer and then still require a co signer? Makes no sense. They don't explain the application process that clearly either which results in frequent back and forth trips to get the required documents and unneeded headache. Wouldn't let us move in early, which is their right and that's ok but if you need to get into your house a day or two early to move furniture or anything else from the old house you're moving out of then you're out of luck. All in all over two weeks of stress and headaches for an application that should've been a smooth day or two process that me and my roommates Didn't have with the last house we leased the previous year from a different company. read more
