We are tenants. It has been nothing but a bad time since we started our lease with this company. Short summary; the have high demands and don't take care of the maintenance issues with urgency. Most of the time they don't even start taking care of maintenance issues until a week or longer after submitting a request to get an estimate then the owner has to approve. Most of our maintenance requests have taken 3+ weeks to get solved, if they even get solved. They have 0 knowledge of the property and the appliances inside the home. I could have gone anywhere else with our credit scores and finances but we chose the equity company and we regret ever doing business with them. They require a lot of cash up front. They don't tell you the fine print of 500,000/100, 000 liability insurance with their name in it until after they approve you for the home. At that time the home is taken off the market and you have to sign a piece of paper saying if you aren't approved or if you changed your mind they would keep your money you had already put down to even see the lease. I thought I was working with a reputable company but they have made it very clear the reviews on google were false. The landlord isn't great either. I have gone and got legal advice and they violate a lot of legal things and in the end it would cost me more to take them to court for not providing the things in the tenant bill of rights. The Broker of the Company "Andy" scheduled me to view this unit. I leased it for years without a rent increase! Their website/portal allowed me to pay rent, upload insurance documents and report any issues. I could always count on them to respond very quickly and professionally to any issue. When I vacated the unit, I received my full deposit. A previous lengthy review is no longer visible. The short of it is we had to take this company to small claims court. We won and received our full deposit back. Many owner reviews mention 5 stars. Id be cautious about the quality of the information you're receiving back from The Equity Group and the tenant turnover. In our case it seems highly unlikely the maintenance and (lack of) repair information for serious issues, like water leaks and bathrooms being unusable, was being reported back to the owner accurately, hence the small claim in our favor. Andy was weirdly cocky about the whole process right up until we won. We are expats and also property investors in San Diego, we are not 'just disgruntled tenants'. We would NEVER hire this company to manage our properties. Small claims court can be a hassle but if you keep thorough records of emails, texts, pics etc of maintenance and communication - I really recommend written correspondence in all areas with the company - small claims court is worthwhile. read more

As a working professional who owns my own business I have to say that the business practices I have recently witnessed have been amateur and horrible. For an example, as I write this review I am currently parked in front of one of their properties that is up for rent. I drove here for an appointment on this day (which is filled with multiple showings and meetings) for the representative to be a no show and upon calling was told that there were no confirmations on file, though I had the email confirmation in front of me. After inquiring about a different time, or the code to the lock box, I was instructed that it takes them 20 minutes to drive here and they weren't going to show up and that I'd just have to see it another day. Practices like this, are sad and extremely unprofessional. I would reconsider working with this company even if the price point is in your budget. Avoid the Equity Company at all costs. Dishonest, unreliable, and greedy. Rented an apartment from Andy Gilcrest and his team at Equity Company for a little over a year. Maintenance was slow and often unprepared for any repairs or fixes that needed to be done(as there were many). The apartment was kept in excellent condition and cleaned thoroughly every week as well as a deep clean days before finally moving. A pre-inspection was done by Andy and he told me only general cleaning and carpets would most likely be charged as nothing was broken or damaged. 2 weeks after moving out the Equity Company informs us via email (they only call when they have to) that 400$ in repairs for "stove drip pans, light bulbs, and other misc repairs" would be charged as well as the assumed cleaning fee and carpet fee. Light bulbs? Not a single light was out. And "Misc Repairs" speaks to the lack of transparency Equity Company consistently maintains. These kinds of business practices are unfair and exploitative, especially of university students working with a small budget. I have reached out to this company in hopes of renting a home in San Diego. The first time I called the representative was very short and not friendly over the phone. I am very interested in this property and asked a question she said she would find the answer to and call back by end of day or by following day latest. I never heard back. I called back a few days later to follow up and she proceeded to speak to me again, as if I was not a valued potential client and did not remember speaking to me just a few days previously. My husband and I are renters of an Equity Company property. I am writing this review in response to EXCELLENT customer service for the two years we have been renting. The home is charming and perfect for our needs in location and size. Due to the age of the home, it has an interesting electrical setup. Lately, the power has been acting up and it effects about 1/3 of the home. The Equity Company has been very helpful throughout this process which has been ongoing for a few weeks now. Some miscommunication between the electrician and SDGE left us without power tonight and I left Andy a voicemail, honestly thinking I would not hear back until tomorrow. He called me back about 15 minutes later and helped us work through the issue. SDGE came out and got the power turned on again. I know this may sound trite but please consider that the electricity is medically required in our case, so this is a big deal. We were going to stay in a hotel but thanks to Andy, we got to be home and in our own bed which is pretty sweet when you consider a full Friday of work waiting on the other side. Anyone looking for a responsive, adept property manager should use this company. Renters, this is a great company that will help you when issues occur. BEWARE: They process multiple applications at once so get ready to waste your money. This company is a SCAM. they will take your application fees and deny you with no logical explanation. Our Credit checks were approved and by the time we could send our income verifications to complete the process, they took someone else's application and approved them within one hour after telling us our credit check was approved. How can you take someone's application WHILE OUR APPLICATION WAS PENDING FOR APPROVAL AND OUR CREDIT WAS PULLED. Wasted $160 and credit pulls (which dings credit) for absolutely nothing. We have been working with this rental property management since 2011 after we acquired a rental condo whose owners then used them. And we'd have to say that Andy and his team have be professional in every aspect of the business 1) putting out the ad 2)screening potential renters 3)handling the lease contract 4)bookkeeping of the inflow/outflow of cash with monthly statement and year end statement, 1099. I had to schedule a viewing for a property almost a week in advance because they said they "couldn't show a unit more than once per day", and confirmed my appointment multiple times via email. At the agreed upon time, my family waited outside the property for twenty minutes, trying to get a hold of their office to see where the agent was, had to email them again, and finally got a call saying that we never confirmed our appointment (which we most certainly did, i have the emails from THEM confirming the viewing too!), so they weren't showing up! This is by FAR the most unprofessional experience I've ever had with a property management company. I had to wait a week, then they stood me up! Absolutely ridiculous. In 2004, when we retired, the Equity Co. began to manage our rentals and those I was managing for others. They still manage those rentals, proof that we like the work they do. Equity Co. does not advertise its services, relying on recommendations and referrals to grow. Since they manage over 400 rentals, lots of other owners must like the work they do, too. And as a former property manager who knows the problems that come with the job, my husband can assure you they know the business and how to handle situations. I agree wholeheartedly. Equity Co.'s handling of vacancies and selection of residents is superb. Hubby says they have done a better job for us than he would have done. Of course, nobody bats 1000 and a few not-so-good tenants do end up writing bad reviews on Yelp. As for us, it is so nice to not have to deal with repairs and maintenance issues. Equity Co. has a great repertoire of vendors to take care of the properties. For many vendors, we suspect the Equity Co. is one of their best customers. This means residents get the vendor's best and fastest service. Being property owners is so much easier now that filling vacancies and taking care of repairs is being done by the Equity Co. Finally, please know all Equity Co. employees are very good at what they do. The team helping owner Andy includes Julie, Tonia, and other highly qualified and conscientious people. ROBBED- They are crooks. Took $1000.00 out of my 1495.00 deposit. I was there for only one year and left the inside of the house in better condition than we found it moving in. Refused my request for a final walk through. Didn't send me an itemized invoice as required by California law, the invoice just listed a bunch of stuff and put a total at the bottom. Charged me $305.00 for replacing a snap on plastic light cover, 5 blind slats on windows in the living room I didn't even use while I was there, they just stayed closed the whole time so people couldn't see into my house, and a 20-30 year old rusty gate latch on the front gate (which never worked from the beginning btw) How is that my responsibility exactly? Cleaned the house from top to bottom, even the outsides of the windows were windexed, they charged me $125 cleaning fee. The bathroom and the kitchen was scrubbed head to toe by my girl. What did they clean exactly and why did we spend hours and hours cleaning for? I have a new born baby boy and these bastards just ruthlessly robbed me taking food out of his mouth. You guys should be ashamed of yourselves. If you rent with this company now, do yourselves a favor and don't pay your last month's rent, make them take it out of your security deposit so you don't get robbed too. read more

They managed the house I lived in for 9 years. They took care of every repair in a timely manner. They returned every cent of my deposit, of course we left the place as we found it. Do yourself a favor and avoid this company at all cost, that is unless you're a property owner desiring to make money off your tenants back. We were in a difficult situation and had to find place to live on very short notice and we overlooked the reviews on this company, what a mistake! This company is at best shady. We moved in on the premise that we could get a pet, however, when we formally asked for an addendum to the lease they came back on their word and refused any compromise (such as a pet security deposit, although the initial deposit was already hefty at twice the monthly rent!). Our troubles continued when the dishwasher stopped working, which after repair, resulted in us not having hot water anymore. The unit was updated before we moved in, but they cheaped out on cost and things started to fall apart one after the other. After a year, they wanted to raise the rent very substantially and we had to move out. 20 days before the end of lease, they "kindly" offered us to stay for 6 more months at our initial rent because they couldn't find anyone interested in their "market-adjusted prices". We always made sure to keep the unit impeccable and waited for an entire day at home for an apartment showing that was cancelled at the time of the appointment. A week before vacating, we scheduled a pre-inspection visit to ensure that we would be able to do any repair necessary. The broker Andy came and told us that the unit looked great! A couple weeks after the end of our lease, we asked for a run down of the deductions on our security deposit and they first refused to tell us! They took over $800 of miscellaneous repairs and carpet cleaning of our deposit. They lack transparency and we are left wondering what we are being charged for. Read your lease carefully, protect yourself from their predatory practices: they will lie to you and tell you that you must use their preferred vendor (for example for carpet cleaning). The word of the broker Andy is meaningless. If you really have to rent from them, like we did, make sure you have everything in writing, protect yourself, do not fall for their intimidating emails. One last word of caution, if you look young or have an accent, they will be dismissive, be prepared. read more

The owner has specific requests about the house/yard but refuses to send someone to care for it and the Equity company is merely a go-between for the owner and us. When we moved in we had a long list of things to repair and it took over a month to get someone here! The things were fire/safety hazards for our small children (outlets that wouldn't hold a child safety plug, missing smoke detectors). But asking for my dad's work company's account AND password?! What the hell... They claimed that they needed the information in order to access his employment verification information. The only way to get pass providing the account and password enough was to pay the company ANOTHER $35 to process this. This all sound too sketch and I was told by other family members working in real estate that it is also ILLEGAL to as for such information. I automatically asked to have my applications withdrawn, which made me lose the $120 application fee (non-refundable when they process the credit report). Note: Prior to applying, they never told us upfront that they would need this much information. The online application process is quite detailed and lengthy in itself so this already shows how shady this company is to be asking for more personal information. Equity company is GrEaT if you are an owner of rental properties ! Andy Gilcrest and his staff have been our management co for over 11 years now. They have consistently found us quality long term tenants. We live 2 hrs from our rental unit and so Andy handles all/any issues that may come up. He seems to have a huge Rolodex filled with names of reliable and reasonable contractors / electricians /plumbers, etc that he draws from when a repair is needed. He/his staff do all the homework/ research and coordinate all those appointments for us ! The other wonderful thing is the spreadsheet we get each month (along with our rent check) that provides an organized running total of our tenant's payments, any repairs/costs and invoices /receipts, monthly management fees and miscellaneous .... This is especially handy to have at tax time ! They have been very responsive to any calls I've made. Very happy with Equity and the well vetted tenants they have found for us. FYI : seems that any poor ratings I read on Yelp are from renters that are mad at Equity for doing their job well ... Equity holds tenants responsible - if you cause damage to the unit, they will withhold your security deposit to make the repairs....they have the legal right to do so. If there are multiple people vying for a unit, the most reliable applicant will be chosen - it may not be you. Read any poor ratings with caution. From a tenants perspective, I have had many positive interactions with The Equity Company! I've been renting from them for the past year and a half. It's hands down the best apartment I've ever had! I love where I live! Every interaction I've had with The Equity Co. has been great! Leasing from Michelle was very pleasant. Whenever I have small issues, Julie and the office staff respond via email within a couple of hours (Mon through Sat). They are professional and friendly, but best of all they follow through in a timely manner. I used The Equity Company to manage my rental property. They were able to find me a tenant and get the property leased almost immediately. They managed the property for eight years and all with same tenant. There were very few issues with repairs, etc and all were handled fast, cost effectively and to the satisfaction of both the tenant and myself. When it came time to sell my place, they also acted as my real estate agent. We received five offers within the first two weeks, all above asking price. AVOID, WASTE OF TIME/MONEY, TERRIBLE COMMUNICATION & SERVICE Please if you are out there looking to rent, do yourself a favor and do not give this company/group any of your time or money! They are a complete SCAM! We found this company on a total whim and thought why not just check it out because our lease was coming to an end. The first property we viewed was shown to us by Erica. Granted, I will say that during these COVID times it is nice they are still doing what they can to give in-person tours, but that is still no excuse to be rude to potential tenants. We got our scheduled day and time and were told to arrive on time, seeing that there would be others before and after us, so we had to be on time. We were and when we arrived we still had to wait even though there was clearly nobody in the house and the person doing the showing hadn't even arrived. Another thing, if you're going to have Erica be the one representing your company, you might want to train her on actually caring about her job and knowing the information on a property before getting there. We had questions about square footage, what utilities would be included with the property and others along such lines, and Erica really had no idea about anything. Her responses were, "You know I'm not sure" or "I'll have to check when I get back to the office." We really wanted to like that property and move forward, but she referred to someone being in line ahead of us yet she also said "he's been MIA." So we moved forward and applied and later heard from Sonja saying that if we wanted the property we could move forward but there was a problem with the move in date and start of leasing agreement. They were very pushy about wanting to get someone in ASAP and were not willing to work with us to push it back a few weeks. At the time of writing this, that property is still available and way passed the date of when they were trying to push us to move in. It just so happened we found another property on the website that fit better with our budget and gave us a more ideal timeline to move in. We were told that properties on the site do go fast, so we put in our applications for this new place as soon as we saw it. We also emailed to schedule a viewing. The day we showed up to the viewing, we got Erica again, and the same unpreparedness that she brought with her to the last showing. Regardless we liked the place and were willing to move forward. She told us we were the first people to get our applications turned in and the first ones to view, so that would work well for us. Long story long, she processed our applications, ran our credit, and we were told that SHE was waiting on the broker to come back and give confirmation for HER to move forward on offering us a hold. Well over the weekend, somehow they ended up completely MOVING FORWARD AND OFFERING the place to rent to another party. We hadn't heard back from them and WE had to be the ones to reach out and see what was up with us moving forward in this whole process. When we were finally able to get through we talked to Hailey and she said "yea sorry you turned down the hold we offered and now it's somebody else's." WHICH IS COMPLETELY NOT TRUE! HOW IS IT OKAY FOR A COMPANY TO HANDLE BUSINESS SO TERRIBLY?!?! There was nothing on our end that could have been done because last we were told was that we would be expecting an offer to put the place on hold and we were completely transparent about wanting to move forward! We were also told we would be receiving a call back but that never happened and we had to keep reaching out because obviously they were avoiding us. Signing a lease, moving and finding a home is something that takes a lot of thought before making fast decisions and it should never be such a TERRIBLE EXPERIENCE like this Equity Company is sure to give you!
