Between TYLER (current property manager) and ARIANA (district manager), this place has gone to crap. I lived here for about 6 years with minor issues. When Tyler came into the manager position, things changed rapidly for the worst. From not taking action on complaints regarding tenant situations (residents nit following rules) to being just plain rude, TYLER (not even properly qualified) has caused a bitter taste in several tenant's mouths. Speaking of TYLER, let's talk about his favorite past time: smoking weed. He lives on property and terrorizes his neighbors with the prevalent smell of marijuana flowing through their vents. Funny, considering smoking indoors is a clear lease violation. Roaches are prevalent. I refused to unpack the first month of moving in because I saw roaches on the ceiling, walls, and in my bed. I finally was able to figure out a roach abatement regimen that worked well for me. The dumpsters are over full consistently. At one point, the office tried blaming it on the city, but after several phone calls, I found out the property has a private trash collection company. Apparently, someone didn't pay the bill. We had to live with full dumpsters for several weeks. Visitor parking is a joke. There aren't many spaces available and you see the same people parking in them all the time. I can only assume they live there, but aren't on the lease and didn't want to pay for a parking sticker. All the appliances are antiques. My electric bill ran into $300 during summers due to the age of the ac. If you decide to view this property, just ask any of the current residents (out of management presence) what they actually think of the property. I'm sure you'll hear a LOT. There are several current residents stuck in their leases that want to move out BECAUSE of TYLER MOLD. I didn't realize how bad the mold was until I moved my furniture out and saw the damage to my solid wood furniture. There is definitely an issue with water entering ground floor units from the outer walls and windows. Maintenance is GREAT! Carlos runs a great team. It's just management that needs a refresh. If you move in and have an issue with on-site management, good luck! When I inquired about wanting to make a formal complaint to corporate about how things were going on property, TYLER smirked and said, "You can call corporate, but they're just going to push it to Ariana and she'll just give it to me." Is this the way you operate, @FDCManagement? And PILAR... What used to be a kind, pleasant presence in the office has now become bitter and not so friendly. I can only imagine how awful it must be to work with TYLER. When I was reporting an incident, she said, "If you're so stressed out here, why don't you just move?" WTF?!?!?! What assistant manager of an apartment complex says that?

Afton Gardens are located in a very upscale, residential neighborhood, and safety is never a factor. The apartments are gated, and even though your car is not in a gated area, safety is never an issue. Being a woman living alone, this is an extremely important factor for me. I come to Houston from Ohio every winter for a couple of months. I think Afton Gardens is absolutely the best deal in town! I wouldn't consider staying anyplace else while visiting the Houston area. I recently moved into an apartment located next to the pool, in this community, and ever since then…read moreI've been dealing with an ongoing issue that the management still hasn't resolved. The transformer for the pool lights is installed right outside my unit, and shortly after moving in I started hearing a humming noise. It took a technician to finally locate the source, and instead of replacing the transformer, which clearly needed it, they applied a quick fix that only lasted about a month and a half. Now the problem is back, and it's even worse. The system is humming again and making an arcing noise when it turns on. The lights run on a sensor that activates only at night, so this disturbance happens when maintenance and the leasing office aren't working. I submitted another request and even called the leasing office, but the response I got was extremely disappointing: essentially, if it can be fixed, great, if not, there's nothing more they can do. They also don't want to investigate it thoroughly because the issue happens at night. This is unacceptable, especially for something that affects a resident's ability to sleep and feel comfortable in their home. I'm leaving this review because I've given multiple chances for this to be handled properly. I will gladly update this review if, and only if, this issue is fully resolved. Update: The Maintenance Supervisor has now identified a solution and ordered the necessary replacement part. They have also turned off the pool lights on my side temporarily to prevent further disturbance while the repair is pending. I appreciate the effort taken to address the issue, and I am hopeful that the new part will fully resolve the problem once it arrives. I will update this review again after the repair is completed.

On 12/31/25 all four tires were stolen from my vehicle while it was parked at the parking lot by the second entrance I discovered the vehicle on 12/31/25 7:00Am. Significant damage was caused, and the vehicle was rendered undrivable. A police report has been filed , and photos documenting the damage are available upon request. What is especially concerning is that I am aware this type of theft has occurred previously within the apartment complex. Given the repeated nature of these incidents, it appears management was--or should have been--aware of an ongoing safety issue affecting residents' vehicles. I was not notified of any prior incidents nor warned of an increased risk in this area. This serves as a formal request for the following: * Written confirmation that this incident has been documented by management * Information regarding any existing cameras on the property and whether footage is being reviewed * An explanation of what security measures are currently in place * Details on what immediate steps will be taken to address and prevent further incidents (e.g., increased lighting, security patrols, cameras, or resident notifications) While I understand that apartment communities often disclaim responsibility for theft, management does have a responsibility to take reasonable steps to address known and recurring safety issues and to notify residents accordingly. The lack of preventative measures or warning in light of prior incidents is deeply concerning. I am requesting a prompt written response addressing the above points. I would also like to discuss reasonable accommodations or resolutions moving forward, given the financial loss and safety concerns resulting from this incident. After I wrote this honest review about tires being stolen and other security issues, and the manager said she would call me, claiming I was "trying to ruin the complex's reputation." I found this extremely unprofessional, as she seemed more concerned with protecting their image than actually addressing the ongoing problems. Now that I posted this review, she's stating that I am not a resident just to make the property look good but that's ok. The photos speak enough for itself, and if the other residents were to speak up to then maybe we're able to actually resolve this ongoing theft problem. You never think it's going to happen to you until it does. This is just sad. #speakup 1/2/25 I am extremely concerned by the unprofessional conduct of management following a review I previously posted. Instead of addressing the issues raised, the apartment manager contacted my mother regarding my review and has continued to make repeated contact with my family to ensure it is known that she is upset about what I wrote. This behavior feels inappropriate, intimidating, and crosses personal boundaries. Reaching out to a resident's family members over a review is unacceptable and has made me feel threatened and harassed rather than heard. Reviews are meant to provide honest feedback. Management's response should be focused on resolving concerns, not retaliating or involving family members. This experience has left me deeply uncomfortable and raises serious concerns about professionalism, privacy, and tenant treatment.

We are still in the looking phase, but Lofts at City Centre is definitely at the top of our list. We were very pleased with the service we received from Kourtney Mujtabaa. She was friendly, professional, and took the time to answer our questions and make the process feel easy. What really stood out was that Kourtney asked about our interests and pointed out different activities and things to do around CityCentre that matched what we enjoy. She did a great job selling not only the apartments, but the area as well. Overall, we really appreciated the service and the experience. If you are looking for an apartment in the CityCentre area, I would definitely recommend checking out Lofts at City Centre and asking for Kourtney.
