Update: I've been working out of this space for several months now and quite like it. Still no frills but I appreciate the location as well as the price. After doing my due diligence research, it's among the most affordable co-working spaces in the city. The company photos of this place are a bit deceiving as mentioned by previous reviews. Yes there's an overall rustic vibe to the space, but really it's a bunch of long communal tables with ergonomic chairs around them as far as the eye can see. It's textbook open co-working space but it's just not that comfortable but hey, it'll probably encourage you to work like you're in a real office. read more

Disappointing experience with The Farm Soho. My concern was not with having policies or expectations, it was with the lack of clear, written guidance and how the situation was handled. I contacted Ray and later Samuel Poku regarding a policy issue and requested a copy or reference to the specific written policy being applied. Instead of providing the requested policy language, I was told that a separate detailed policy was not required and that the general rule applied. If a coworking space is going to issue warnings or threaten to terminate a member's access, the standards being enforced should be clearly defined and available in writing. Additionally, when a space advertises 24/7 access, using the amount of time a member spends in the workspace as a point of concern creates confusion unless there are clearly stated limits or guidelines. The back-and-forth communication took significant time away from the purpose of having a workspace. I ultimately decided the membership was not the right fit for my needs and canceled. I would expect a professional coworking space to provide clear policies, transparent communication, and consistent expectations for its members. read more

As a IT Oracle Database consultant during down time I end up working from home. At home I find myself not that productive and it gets boring. I was looking for a co-working space. However the cost is prohibitive for most in Manhattan. I am so glad I found the farm. Cost effective at $270/month(includes tax). Spacious working area. 24x7 hour access. free coffee w/ kitchen area. a choice of three areas to work in. fast internet. free unlimited printing. I read some of the poor one(1) star reviews. I can tell you my experience has been very different. I am sorry they don't paint a true picture of this place. This is a small family run, also a startup business. The most friendly kindest people you will meet. I can tell you they try very hard to make it a good place for us to work. any issues they are very helpful. The noise level at times does get loud in the main area, but there are two other areas to work in. You will meet some smart, innovative, extremely hard working co-workers here. If you're looking for an event venue that has it all, look no further. The Farm Soho is an amazing space of high ceilings, rustic furniture, with a lot of unique character you won't find elsewhere. As the community room of a co-working space, I wasn't expecting much when I arrived, but was pleasantly surprised how seamlessly it could be turned into a beautiful venue for a private holiday party I was hosting. Not only was the space perfect, the events team we worked with were very flexible, communicated efficiently, and were very accommodating. Arzu helped us plan our event and she answered all of my many OCD control-freak questions with comprehensive explanations. When the event date finally arrived, Arzu's team was very helpful in getting us set-up and providing us with assistance throughout the event. I had over 80 attendees with food, decorations, and alcohol. My guests kept complimenting the space and asking where I had found the venue (anticlimactic answer: extensive google search). We all had so much fun -- the sound system they provided was terrific. There was wi-fi available, a really cool "conference room" that we turned into a food and photobooth area, and best of all (for all the ladies in heels), a lot of seating options. They provided a ton of couches, stools, and chairs. One thing they did not have was a full kitchen, so keep that in mind if you are looking to serve hot food. This wasn't a problem for us since we mostly did charcuterie, cheese, cold hors d'oeuvres, and baked goods. I am so happy and lucky to have discovered this venue and I highly recommend The Farm Soho for any type of event. read more

Ugh so frustrated with this place. It's one large room with people chatting and loud noise! Not a quiet co-working space!!! A coffee machine that never works properly. Signed up for a month membership but wasn't aware of the small print saying the 30-day cancellation policy so now stuck with having to pay another month for a space I won't be using because it is too loud.... switching to WeWorks... way better!!! read more

If I could give this space minus stars I will. DO NOT rent this space out if you are ok being suffocated. Especially the conference rooms. If you are looking for a conference room for a meeting, there is no AC, no windows, and NO air whatsoever in the room. I'm pregnant and thought I was going to faint, they were not accommodating at all and tried to lock us and close the doors in the room. Air conditioning was invented in 1902, the least they could do was add it to their meeting rooms. Or at least, let us know when we book the space that their would be no AC or windows in the room. The farm is definitely a great environment to work at. There's always space where you can do work and never feel cramped. Place is always clean and the staff is really friendly. It has comfortable couches if you feel like laying down and working. They also have sorta standing tables where you keep a good posture while you work and also some good ole' tables. It's always perfectly cleaned by an amazingly loving housekeeper, Dora. Fridge always gets cleaned every week as well. There's always utensils available. The only down side is that some people don't refill the ice cube tray Most importantly it gets plenty of sunshine in the morning. I always like working by the windows in the morning and the beautify of SoHo surroundings keep you motivated. Place has great vibes and you can always network with other startups. We were underwhelmed when hosting our client event at The Farm. The pictures online looked enticing, and while the space maintained its rustic charm, we have certainly experienced better in other meeting spaces throughout the city. It was early August so we were constantly having to ask for the air to be turned on, which was not ideal for either us or our clients. We specifically ask for our meeting spaces to have a color printer available in case we need to print anything last minute, and they were not able to fulfill that request, meaning that we had to make trips to FedEx every morning, which was not in the budget. It should be noted that they are unable to assist with materials being left overnight (aside from storing them in the DJ booth). Our other meeting spaces have accommodated this request if we have booked multiple days or have at least helped us in the takedown and setup of our materials. Yet here, we were told that we would incur an additional $1K/night, which required quite additional setup time in the morning. The farm aesthetic that extended into the bathroom where you washed your hands in a trough and go to the bathroom in what appears to be a pen was not embraced by our client team. It was an overall lackluster experience. The service was mediocre at best, and we will not be going back there. read more

I looked at many co-working spots before landing at The Farm. The selling point for me was that it's an event space in addition to co-working. I've hosted three networking events in the front space, and the attendees all commented on the uniqueness of the venue and the convenient location. If you're looking for a special loft space for an event, or a co-working space with lots of interesting, motivated people to compare notes with, this is the place! read more

I was not a member here, but came in to work on a project with a friend that was. We were in the back co-working space and throughout the time I was there, the people working for the space were constantly moving items up and down a set of stairs in the back. It was like a construction site it terms of noise! This was incredibly distracting as we were trying to work through some complexities in an application we were writing together. I asked if this was how it was each day and the individual said yes, and sometimes there had been actual construction going on! To me this is unacceptable in terms of providing the kind of atmosphere needed for any kind of software development. Needless to say, for the remainder of the project we met at my office or in a coffee shop, both of which were much quieter. My advice is to avoid this space at all cost, many better alternatives in the area. read more

The reviews online had me very excited to try The Farm out for the day, however I was confused as to what the hype was about once I spent the day there. I was officially underwhelmed. First and foremost, I didn't find the space to be comfortable. The chairs are all metal and non-ergonomic. Everything is wooden and hard with no softness to counteract. To be fair there are a few (like 2) plush chairs in the front near the elevator, but they don't seem quite proper for sitting and doing work, and besides there were too few to even get a chance to try them out. Secondly, the bathroom situation was not up to my standard. I do have impeccably high standards however I don't dilute them when it comes to co-working spaces because they charge an exorbitant amount of money to use their facilities, so I expect quality. There is 1 toilet and 2 urinals only. That is too few faculties for the amount of people present. I'm used to co-working spaces that have maid services on demand throughout the work day 9-5. At The Farm I saw maid services come towards the end of the day only. Third issue I saw a major water leak coming down from the ceiling in the back room. The only precaution that was taken was for a trash can to be placed under to collect the water. The back area should have been off limits until the water leak is fixed since it exposes folks to bacteria and other nasties lurking inside NYC pipes. Just saying. Oh wait, the one positive marker I can mention, was the kindness of the staff. read more

Today is my first morning working at The Farm. When I walked in, James greeted me by name, which I appreciated (especially since we only met once before for about 10 minutes). It's 10am, and there are plenty of work spaces available, it's quiet, and the wifi seems to be perfectly good. The Farm is a three minute walk from the Canal St subway stop, which is super convenient. They provide free printing, coffee/tea, small phone booths, conference rooms, and a mailbox. I have the least expensive membership price ($250/month) and it's by far the cheapest I found when I was searching for work spaces. So far so good! read more

I needed a quiet place to work with fast WiFi while visiting family. The Farm SoHo was comfortable, convenient, and reasonably priced- exactly what I was looking for. I am not a member so I paid for a day pass ($25). The staff were really helpful, and I appreciated that there was a quiet working space in the back and a lobby area where I could take phone calls. We had to organize the event by E-Mail and phone because we weren't located in the US. The communication was fine, but sometimes we did not get Response fast. A good thing is that they offer to us aditional Services that helped with the logistic of the activity. Catering and communication in their Newsletter to advertise our event. read more

The Farm Soho, although a well designed space, has a strict membership policy and low tolerance for cancellations. Their membership contract specifies that upon starting a membership, the customer is charged both the first month's prorated membership fee and the last month's fee; with an inclusive/additional $250 for the consecutive month, this totals a minimum of $680 to start (and that is only for communal spaces)!! However the concern is not necessarily in the initial billing, since these types of spaces are generally expensive. The main problem was that I did not end up using the last month at the co-working space when I cancelled and The Farm Soho was unwilling to refund me any of the remaining $250.00 on my account. After reluctantly giving up, it was clear that I would be unable to retrieve any of that remaining balance. I would recommend those seeking to apply for a space at this facility to read the contract carefully and to consider that their last month's payment may not be refunded. The space although interesting, is not worth the poor customer service. read more

It was an honor to host our event at the beautiful and hip Farm at Soho venue. The space is super unique, really cool, multi-dimensional, and useful for all sorts of events, not to mention- based in an upscale and convenient location. The staff were a pleasure to work with and really made our event stress-free. The Farm provided all the amenities necessary to pull-off a top-notch event and our guests were delighted with the service and design. I googled a Hot Desk to work from for the day and found The Farm Soho. The front door buzzer did not work so I followed a delivery guy into the building. James was working the Front Desk and was polite. I arrived at 1:45pm (James advised that Day Pass members are escorted out at 6pm) but still had to pay the full Day Rate of $25 - it could not be prorated and I accepted it. My biggest gripe was how slow the internet/wifi was - my Microsoft Outlook would endlessly load but the program never opened so I could not access email nor could I access my employer's intranet site. After wasting almost 90 mins at The Farm Soho (I was hoping the wifi was only experiencing a temporary lapse in speed), I went home to BK and resumed working without any issues accessing my email or employer's intranet site. I did not bother asking James for a refund because I read the other reviews regarding The Farm Soho's payment policy and did not have the energy or patience for that losing battle. However, if The Farm Soho sees my review and would kindly offer my $27.22 refund, that would be greatly appreciated, given that I did not utilize any of your amenities except sit at your communal table near the kitchen for an hour, unable to do any work. read more
