Annie Russell I've lived at Kendrick Court in Herndon for 2 years. I'm not pleased with the management and maintenance teams. Particularly on April 15, 2026, there was a fire at the apartment complex causing damage to my apartment. [name removed], the Community Manager said I could move to another vacant apartment while restoration work was being done to my apartment. I asked who would move my furniture. [name removed] replied "I had the hire someone to move my furniture to the vacant apartment and then hire someone to move my furniture back to my apartment when the restoration work was completed". I then asked [name removed] if the company would reimburse me if I went to a hotel she denied my request. Since the fire on April 15, 2026, only limited work has been performed on my apartment. For example, on April 15, my windows were boarded up in my bedroom. The workers did not adequately cover up my furniture, the plastic covering parts of my ceiling is becoming undone. A company representative inspected my apartment on April 23, 2026. However, to date no restoration work has been scheduled Below is a few additional complaints during my 2 year stay: 1. Prior to the fire, maintenance have not responded to my maintenance requests in a timely fashion. 2. The water is turned off across the building on many occasions disrupting daily activities for hours. 3. The leasing officer needs training on her telephone etiquette as she has been extremely unprofessional to me when she answers the phone. And, Proudly I say that I have comfortably made "Lexington Club Senior Apartments" my permanent Mansion, Castle, Rivera & Paradisical Celestial Home unless or until I am unfortunately Evicted and/or meet my untimely demise. Graciously, in my many years of residency under various different owners and in-house staff...I have found the LEX Management & Maintenance staff (then & now) to be professional, approachable, personable, serviceable and accomodating. Especially the present Commendable "2025 Lex Team", such as; PM Eubank, APM Godbout, LS Perez, MSupv Price, GK Vazquez and Pt Laborer Eduardo!!!! In my pleasant opinion, the Office Team has been polite, efficient and readily available to assist me in required housing needs, private issues and/or documentation. And to me the Maintenance Team is respectful, prompt and thorough when completing my personal home repairs or tenant building concerns. Trust and Believe...it has been my pleasure to speak on behalf of the LEX on-site team and my residency. More importantly, my comments are honestly based on my private Interactions and personal Observations as a longstanding, hopefully outstanding Resident. Kindly be informed that my only humble request(s) reflecting future consideration are for the hopeful fixing/opening of our beautiful Pool, Security Officers -or- Cameras for our added safety for Seniors, building and/or-mailroom, community areas. My mother was a tenant at the Greenbriar Senior Apartments for seven years. I was her primary care giver for four of those seven years. When she transitioned, at the end of September 2024, the Property Manager - who is new - in this position for less than six months, stated that I had 40 days to move out. I simply asked that I be given until the end of the year, 90 days, to calibrate my next steps. All of the Program Managers prior - there were only two - shared with me that when the time came, that I would be able to take my time to grieve, and decide what I was to do, as long as the rent was paid. This new person "Craig," seemingly, has been on a mission to ensure that my grieving process, and life after my mother's transition is as difficult as it can be. This person is a representation of your company. His actions and refusal to consider my request, is frankly, inhumane, insensitive, and blatantly unnecessary. Prior to this situation, our stay at the property was unmatched. Both Deanne, and her predecessor were phenomenal. This one is horrible. read more

I was recently a resident at Carrington Place at Wildewood and I have physical evidence and proof that the property manager Ikia Calhoun was messing with my husband. I have text message and call log proof of her texting/calling him while on the clock at the office. She was stalking our apartment, calling my husband from her personal cell phone, and texting sexually. They been in and out of hotels as well. I am seeking legal action against her and this company because this a breach of contract, and she is the reason why I left Carrington Place at Wildwood. She was making it obvious they were messing around, not answering my calls on the office phone but answer when I called private because they have caller ID. She never wanted to do business with me, but she always would call my husband personal phone about the apartment instead of emailing him & I. read more

I moved in here Aug 4th of 2023.. sept 1 ,2023 my place was on fire and burning to the ground of no fault of my own.. between the loud music and screaming and partying all night don't expect to get any sleep. Oh and not to mention if your place is completely engulfed in flames don't expect your fire alarm to work. You know the same one they tested less than a month before the fire. Let's not mention the dogs that try and attack you everytime you take the trash out. Just know you're paying for what you get.. including the roaches. . AVOID AT ALL COST.. the office lady kept saying well we are trying to get you your money back remind you( because I had been there only since august til sept 4 ) your money back, it took me calling corporate office and leaving a voicemail to finally be told I'm going to get my security deposit and sept rent back .. all honest from what me and my children went through they should've gave us august too. & don't let the WE DONT REQUIRE renters insurance fool you.. you def need to get it if you choose to live here. The hallways or "breeze ways" are nasty as shit. No one cleans them or maintenance them. The trash from the weekend fills the complex all over the grass like mount trashmore until they come Monday and pick it up.. oh and if your apartment is on fire lord hope and pray your windows aren't painted shut like mine were. . Fans for the gas oven "barely " work . You get a friendly reminder when you move in to open your windows just incase when you cook. This place is literally a walking death trap and honestly if you charish your life or your families , don't move them here. . The website advertised a 3 bedroom 1 1/2 and it's not be aware it's a 3 -1. They paint over everything to cover up all the flaws and stuff they have failed to replace. I'm telling you guys now .. KEEP YOUR MOENY AND GO SOMEWHERE ELSE. I reside at The Arbors at Birchwood, here in Virginia Beach, and I'm very pleased to be a part of this complex. From the management team, to the maintenance staff, I've been treated with the utmost respect, and professionalism. The facility is kept clean, bright and welcoming! Lessees are invited to participate, offer suggestions and/or celebrated with parties in their honor! Multiple areas are accessible, i.e., meeting rooms, fitness area, salon, and game room, to name a few! Our building is accessed by security devices, and guests are escorted into and throughout the complex by those of us who live here. Most of us take a great deal of pride in our "community", and strive to maintain it! I am grateful for the chance to express myself regarding this establishment! Thank you! read more

I love it here. I've been living at The Arbors at Windsor Lake for almost 5 years. The place itself isn't luxury but comfortable. I've always felt respected and welcomed by the property management Mrs. Kelley Dunn. From the start, she's always been a very bubbly and energetic individual to interact with when making a maintenance request or having a conversation when coming to pay the months' rent. Lately everyone has noticed a more sad demeanor that has raised some concerns to some. I truly do believe she is being mentally abused by her new manager Chakeima Williams. It seems like Ms. Keya, like some managers before her, put more and more of the blame for any inconveniences or problems that may develop on her employee Mrs. Kelley. Mrs. Kelley is very sweet, considerate, and a human and hard working like everyone that is associated with the company in some way. She shoudn't deserve to have deal with that as a manager, nobody does. read more

If I could give them negative stars, I would. They are the absolute WORST group to rent from!!! They bought out my old property, which gave me absolute hell towards the end of my lease- so I signed a new lease at another location not realizing it's owned by the same people. I even contacted the corporate office to discuss possibly breaking my rent up during this unemployment with COVID-19, but they were adamant about letting you know it's due on the 1st and they will absolutely charge legal fees if not PIF. Funny that almost everyone else is understanding during this time- but them?! Not a care in the world. WOULD NOT EVER RECOMMEND THEM!!! read more

I've only lived at my complex for about 6 months. I personally was grateful for the assistance they gave me when I moved in "No fees upfront and one months free rent", although the lease was extended out a month. But during a pandemic I craved a view and have a beautiful view. I also, personally feel that the "The Franklin Johnston Group" is a company that manages, renovate and purchases distress properties and try to turn them around. They do support affordable rent for the elderly. A company such as this is only as good as the employees, managers and owners they represent. My apartment building has very thin walls, so there is no sound barrier, you literally can hear neighbors talking, The neighbors up stairs walk all hours of the night. The building structure in itself is how it was built, cause the stairs are unstable and noisy. So I say give them a break, they can hire better managers, maintenance men and are limited in what the owners will allow. read more

The Franklin Johnston Group is perhaps the worst property management company I've ever had the displeasure of encountering. I lived in the projects at one point and never had to deal with the lack of integrity and manipulative nature I've experienced with this company.
