I wish I could give them a 0 star review. We had lights out to the walk way, and Galman told us bring flashlights if you need to see. Then a couple years ago they had cut back out bushes and you can see in the first level condos. They left no privacy. The landscaping people damaged a couple of the bushes. They were never replaced. This is my advice for ppl looking for apartments and might just give an apartment with historical bad reviews and also know how horrible they are because your best friend had to sue them, a chance. DON'T!!! Don't if you don't have to! This will be a long read but it's going to have pictures to back everything up. My MAIN issue with this apartment lie in the management but also the apartment itself. I will be breaking both issues down. The apartment. Due to the price point and location, this was convenient. The bones were great. I'm low maintenance I was looking for 2br 1 bath and relatively clean. The water sometimes turning yellow, the hallway and outside area always dirty (trash on ground never picked up), having mice (although they told they didn't), and the horrible smell outside our apartment towards the end of the hallway was an extreme annoyance. We would put things in our hallway to make it smell better and I went as far and vacuuming outside my apartment bc it was so embarrassing. Regardless of how much you pay, there should be integrity within the apartments ESPECIALLY if they are hounding you for the rent. Next is management. I hope no one goes through the hell I have been through with this apartment. To make a long story short. We did miss 1 1/2 month of rent and was in the process of paying it back. Work was slow and things happen. I will own that. However, the apartment this LOST OUR MONEY ORDERS in the mail that we handed to them DIRECTLY in their hands. Please, whatever you do. DO NOT PAY YOUR RENT IN THE MAIL OR HAND IT TO THEM. Pay it online with a virtual receipt! That was the rolling ball of stress depression and anxiety. Although again, we HANDED THEM THE RENT MONEY we were held responsible. This can happen to ANYONE. Management is so RUDE and CONDESCENDING, you literally don't want to talk or engage with them at all. Every month they would tact on more expenses that made it nearly impossible to get out of. It's hard to get in contact with people higher than management, they pick and choose when to reach out to you. This was a nightmare. I thought changing their management was bc so many ppl had problems with the certain property manager but the new one is just as worse. We weren't perfect life happened but I feel like they failed us honestly. The tipping point was me calling them to make arrangements to move my things out and it immediately hanging up. It wasn't until I BLOCKED MY NUMBER that it miraculously started to ring! WARNING!!! DO NOT RENT FROM FOREST STATION APARTMENTS OR ANY GALMAN GROUP PROPERTY. THEY ARE THE WORST LANDLORDS EVER. AND IF YOU WANT TO KNOW WHY...I WILL TELL YOU. The did not renew my lease because of the neighborly feud started by my downstairs prejudice neighbors. I was taken to court where I was found not guilty. But was told by the Regional Manager, who is a witch of a woman that they are terminating my lease. Oh before you all comment. I consulted my awesome attorney and there is nothing I can do. As you are well aware there has been a volatile feud between you and your neighbors that involved the police, the court systems and counselors trying to mediate. The community has been disturbed many times from the arguing and constant police involvement. After consulting with our attorney it was recommended to not get INVOLVED or show FAVORITISM and it was decided the only way to not " pick sides" would be to non renew both apartments. In addition we provide our residents with over 90 days notice to find a new home, I would hope that this would be sufficient notice to find a new apartment. read more

1. Maintenance nightmare (heating and AC units never fixed in 6 months). Had to move out before summer hit and paid a month of deposit for early move out. This is an OLD building with lots of issues. Actual maintenance staff has been great. The issue is with how the company manages its properties. 2. Unclear instructions on what is required with each rent payment. Late fees are charged if rent doesn't get applied, even for reasons out of your control. 3. I worked as a temp at 2 different locations and it was one of the worst experiences I've ever had. The first location I was supposed to be working there for a month but 8 days into my assignment right as I was about to leave for the day they told me that they don't know if I was going to be there for the rest of the week. I thought it was a strange comment so I called my temp agency and they contacted Galman and they confirmed that that was my last day. My temp agency and I were not notified that they replaced me until I was on my way home. The second Galman property that I worked at I was there for about a month. I was not properly trained and I was left by myself at the office for the entirety of my assignment. On my first day I was told that I was the 6th temp there in the last 7 months and now I understand why no one wants to work here. While going through the guest cards in outlook I saw an email thread where the management was talking about me in a very inappropriate and condescending manner. I had a lack of support from my management and I had to deal with very unpleasant residents threatening me, constant pest issues, dirty apartments etc. Apparently it was a problem that I constantly reached out to the property manager Colleen for support. Some of the units were sitting vacant for over 250 days and apparently I wasn't doing a good enough job renting them out even though I had no support, no proper training and was by myself at the property every day. I took screenshots of the emails and attempted to address the issue with all the parties at play in an adult manner and it resulted in my immediate termination. I have NEVER dealt with something so distasteful from a job. The apartments are overpriced, not maintained well, and have pests and rodents. Living at The Sedgwick Station Apartments since the pandemic have been HELL!!!!! Working at home have been a blessing since I've always had to travel back and forth to work. Not able to take my kids to school. But it's been s a blessing that I've been taking my child to school everyday. But Hell I've been going through with newsy neighbors that turn everything off so they can hear everything that's going on in my apartment. The weirdest thing I've ever experienced in my entire life. I'm bee being stalked through the walls. Every room I go into I'm followed and then when I leave out they leave right behind me. I've reported this to management and she's one sided as she's friends with this lady that's doing this to me along with her son & grandson. I'm being harassed and stalked and intimidated. I've had strews put in my tires (3) and my car was towed. This never happen before until I complained about these evil people... I'm now leaving because I can't take this anymore. All this because people won't mind their business. I'm going to file a complaint and I'm seeking a lawyer as this gave my daughter and myself lots of stress during the time of our Greivance. Customer service? Nada. I am a former tenant of two years. I have never missed a payment or caused a disturbance. But guaranteed if I did? I would be held responsible to the highest degree. My point? If, I can handle my responsibilities by promptly meeting my deadlines. Why can't this company? Problem 1: Bats Living in the Walls I got the joy of listening as bats flooded into the walls of my bedroom before the crack of dawn most nights. I had to physically remove a bat from my living room one night when I came home to the bugger flapping around. I called the office to complain multiple times from Spring of 2016 until I finally got fed up and vacated in May of 2017. No one came into my apartment, no specialist was hired. Don't believe me? I have attached a video of one flying around the building the night before a vacated, and another sleeping in the hallway. Problem 2: They charged me rent, and I don't live there! I followed all the rules and vacated, even sent my notice 3months in advance. I had to wait a month with a negative balance before having the charge reversed.... And they never compensated me the fee I was charged. Also..... -They failed to notify residents of a FIRE where we lost half our building ( I had a pet bird in the home the entire time). The fired happened in the morning, I found the abandoned building myself 4am the next morning. -Moldy/Caved/Humid Laundry Rooms in the basement -Lack of Communication from Staff **Why it gets two stars: -They cleaned up the snow during winter -Maintenance did respond to minor -The fitness center was functional -Decent sized unit for one bedroom -Onboarding me as a new tenant went smoothly. They require you to sign the lease for the following year three months before the current lease ends. If you don't sign it, they will AUTOMATICALLY renew it for you. I have a work relocation which happens after already signing the lease. Now I have not even started the new lease yet but to move out they require 3 months rent plus the security deposit. The maintenance is ok. But whenever you have to move out, even it is not something you could control, they are just trying to rob you as much as they can. I have never written bad reviews online for previous apartment or even any restaurant. Mostly I forgive small things because life is not easy for everybody. They increase rent every year. It is ok. I really have to give an honest review that was once a pretty poor opinion that has totally changed. It's not often that a business is able to do a complete turnaround for me, but Galman has done that. Galman did take over my complex pretty suddenly. They also did have some bumps in the road along the way--which I honestly can't totally fault them for and I think that the staff they HAD in place just wasn't experienced enough to to deal with it diplomatically. Galman has done a very good job stabilizing the staff in my community and working to recognize that a significant portion of the residents really do want to stay here. The office staff now seem a bit more experienced and even my interactions with other folks in the company have been positive. I am in the process of buying a house but the market is very, very slow. In order to give myself ample time to buy I opted to renew with Galman. After some back and forth I really think Galman has worked with me to ensure that the lease renewal will work for both of us which ended in a really good experience. Communication is key here and I think if there is an issue it would be best to work with them directly and they will work to get it resolved. read more

They took over our complex three months ago providing no information on how or where to contact them. I had to research just to figure out how to pay my bill. They have provided no updated method of payment, and initially ask me to drive my payment to them. They then try and charge late payments for bills you have not even been given a valid way to pay. They have no formal way to make any request or help for complex maintenance. My only guess is they are trying to push all the renters to leave this complex in an unscrupulous manner. read more

I had the unfortunate "luck" to have my apartment broken into two times while I was there. Extreme lack of security and maintenance seems to be the mantra here. They even tried to charge me $400 for the broken door that someone kicked in when I was robbed last. Someone (I suspect one of their contractors who had keys to every building) might broken into my apartment. They nickel and dimed me to death to take every dollar of my security deposit and I had to fight for that! Truly the WORST. I have lived at ridge court for roughly 6 months (with a 12 month lease). I have had every problem there could possibly be, from rodents, roaches, to mold. The leasing office is absolutely terrible to deal with, the manager is rude and always has an attitude. I've been sick for 2+ months, come to find out it's because I have mold in my bedroom. They are fighting me on it, not giving my security deposit back, and just being downright awful human beings. Galman came in as new management in manayunk area, Rock Hill Court to be exact. They wanted to re-renovate what was already done, in order to do so I was given 2 months to vacate the premises. I'm a single mother of 3 kids, they couldn't even offer/gauarantee me another unit or even allow me to go month to month until another unit was free. These people don't give a damn about your welfare, it's all about the money. They aren't reputable or worth renting from, they will not work with you on anything. Rent at your own risk! There has been a surge of youth that has happend in the last few years and families with small kids but the community is still predominantly 65+ there are a group of young adults who think they are filming the fast and furious speeding through the lots.The plumbing is always being fixed and they turn off the water almost all day they send 4 people to change the filters the don't really fix issues but they just put a bandaid on them until it happens again it's just a cycle of poor work if you have a nice vehicle you problaby won't want to park in the first 2 rows the older residents are not the best drivers . Also there is a physical therapy office in the gym building and they book the gym sometimes and you can't use it which I don't get because they have their own equipment in their office the " workstation/computer" lounge computer always have viruses . The management is a joke seems like people are always quitting I've never seen the same person at the front desk twice ! They seem like the have no experience doing property management or customer service . Most of the maintenance staff are rude and nosey I guess that's why they don't knock .One named Mike even asked what kind of job I had to afford to live here and drive a nice vehicle ? I have lived at Buckingham Place Townhomes in Newark, DE (Galman Group) for 7 months too long. This is the worst decision I ever made. The only reason this apartment community received 1 star is because of the location. I have an issue with rain leaking in the bay window of the dining room for 3 months. This is not a small leak and it covers the entire bay window. This leak is still ongoing and leaking as I am typing this review. I have had issues with: the refrigerator defrosting with water leaking into the refrigerator, the washer and dryer are very old and the washing machine does not drain properly. leaving my clothes soak and wet; and the dryer has to cycle twice to dry the clothes. This company does not put money back into acquiring new appliances; they prefer to tape, nail, and glue things together. The parking situation is OUT OF CONTROL. The parking space is generally not within a convenient distance to your apartment. Also, there is cold draft from windows and door resulting in a huge bill during the winter months. I requested weather strips for the front door. Outside bugs and spiders also live in the apartment like they pay rent. read more

Unfortunately the new management lacks the elemental professionalism and customer services skills to deal with the tenants; they are constantly e-mailing and communicating reprimands and warnings to every single person who inhabits the building naming specifically every single person, that represents an impolite, and no a very gentle position. The leasing office keeps a position of alleging potential breach of Lease due to a variety of reasons without addressing specifically the nature, or persons involved. It is customary now that approach by this management office, which evidently represents an utmost inconvenience for those tenants that have not have any type of relationship with those events. It would be more effective and less annoying to send a generic claim or information to every tenant,if the purpose is to make any issue known across the boar; since the message would be conveyed properly, and if other measures are required do proceed then according to what is established by the ruling of contract. read more

My relative passed away while a tenant at The Plaza apartments owned by the Galman Group. The Galman Group is keeping her security deposit for breaching her lease and is demanding three months' rent beyond when the apartment was emptied and the keys returned. I think this is a very bad practice in general and especially in a building with many older tenants. read more

They say they are going to make improvements but it's a joke. my rent is 800 2 bedroom and now they are raising it to 960 1BR and 16002BR. Talk about inflation. Their is no apartment manager, she is located at another building on Ridge. There is no structure, everything is falling apart. This is a review I posted specifically for Wellington Apartments owned by the Galman Group. I am copying and pasting because I feel it deserves to be here as well. Absolute worst place you could possibly live. Location is great, but I would rather live in a dump that has friendly management. Ashley and Cindy are the leasing office managers and they are just the worst. They will act nice to you when you first come in for a tour and sign you off on your lease, but the minute you're a resident here- forget it. It's all downhill from here. They are not nice people whatsoever and I know many, many people agree with this. I have read tons of reviews on this place not specifically on Yelp- also on their corporate called the Galman Group who are also awful people to deal with. They have no sympathy or even try to get something done right when there's a problem. It feels like no one is capable of doing their job here. Not to mention maintenance. I have lived here for 6 months now and since the date of my arrival- there has been several issues in my apartment that should have been fixed, tested, and functional before I even moved in. Leaks in the walls, broken refrigerator, broken oven, misplaced smoke detector, broken window, broken toilet, leaky faucets, stains on the carpets (that they claim were brand new and now I will get blamed at the end of the lease and have to pay for those stains), broken intercom system, and some other minor issues. All of which have either been rigged, replaced, or fixed after the 3rd or 4th attempt. Maintenance guys are very friendly and it's not their fault that they're demanded to do all of these different variety of things. There needs to be real contractors out here. After my numerous amounts of complaints with things not getting done, I have contacted the Galman Group for further assistance. They refuse to give any kind of rent concession and they are straight up rude and blow things way out of proportion. For the most part, my neighbors are friendly and my building is quiet. But I have read other reviews on people's buildings having extremely rude, violent, crime filled, noisy neighbors. I have come in contact with one lady that lives here and she is obviously not mentally stable. She is constantly in the parking lots carrying trash bags and I am not sure what her disease is, but she has threatened me and told me I should not be alive. I have never spoke a word to her, this came out of nowhere while I was walking my dog. I have a baby on the way, and I was extremely thrown back and uncomfortable by this. I immediately went to the leasing office to ask why this lady said these things to me and if she's even allowed to live alone, they admitted she has mental sickness and I should just "avoid her" and not speak to her ever. They understand she makes people uncomfortable but Ashley's exact words to me were "it is just too much legal action to go through to evict someone. If she does this to you again, just call the police." How do you think that makes me feel? Now I'm being threatened by the other leasing lady that my boyfriend is not allowed to stay with me unless he's on the lease and they will take it to court if they have to. NOWHERE in my lease does it say anything about having guests stay for long periods of time. He does not reside here, his legal address is elsewhere. So what does it matter? I am assuming this was said to me because I have become such a problem to them for some reason and it feels it is all in spite. I feel like I live in a prison, or with my parents when I was 13 years old. This place is an absolute joke. By the way- my window still is not fixed. It is impossible to open/close and does not lock properly. This issue has been here since day one. It's getting nice outside and I would like to open my windows. read more

I reached out to this company on Sept. 8th in regards to their different properties. I received an email back within two days with numerous questions in regards to the amount and things I want within the apartment. I responded right away with and appointment time. Three days later I got an email stating that the time I requested would not be available, however the next day at the same time would be sufficient. I responded with an confirmation email. Four days later I receive an email stating that it maybe best if I call the office rather than email! It took a total of 11 days. Bad business! I ended up leasing an apartment with another company within the area. I never experience the lack of willingness to make a sell. My current apartment is about $300 more than the complexes this company manages within my area. Its a shame but I will take this as a sign that this company is not about their business! Do yourself a favor & DO NOT hire this group. I live in a building that they supposedly manage. The woman who 'manages' our building is rude and condescending. The only time she accomplishes anything is when pressure is put on her, besides that she regularly blows things off. We have even been fined at times because she did not act on recommendations (ie: by the fire department - safety issues, not good). Needless to say, this money came out of the owners pockets, not hers or the Galman Groups. In addition, we receive no support while she is away or on leave. I once asked her if someone else could help while she was away and was told, 'I doubt it.' They are the opposite of customer service. Very disappointing.
