    Another update !…read more Geanie Ramos strikes again. Unfortunately, every interaction I have with her is met with unnecessary hostility and an unprofessional attitude. We recently discovered mouse droppings in our garage and even caught a mouse for the first time in the three years we've lived here. Since the neighboring townhome has been vacant for over a year and shares a garage wall with ours, we reached out to our property management company for the HOA's contact information. As renters, we don't have access to HOA information--that's something the landlord or property management company typically handles. Instead of simply providing the contact information, Geanie chose to respond with another unnecessarily rude email. A simple request was met with attitude instead of professionalism. I work in a corporate healthcare environment, and if I spoke to my clients, colleagues, or patients the way she speaks to tenants, I would expect to be disciplined. Professionalism and basic courtesy shouldn't be too much to ask. Interestingly, she always seems pleasant when communicating with my MALE fiancé, but whenever I reach out, the tone is completely different. I can't explain why, but the difference is noticeable. I've forwarded these interactions to her supervisor multiple times because this has become a consistent pattern. If we ultimately decide to leave this townhome, it won't be because of the property itself--it will be because dealing with Geanie has become so unpleasant. Tenants deserve respectful, professional communication, especially when reporting legitimate maintenance and safety concerns.

They go off weekly from 8pm - to whenever they decide to send maintenance over. Called their emergency line and the only response I got was "we'll have someone reach out". Called 2 other times same response, and the fire alarms didn't get turned off until 9 am that morning. Idk if my fire alarms were going off id hope that the property would at least send the fire department to check if the building is on fire.

For one, Jean Paul is the most helpful realtor you will ever meet. He is super proactive about sending over listings, but we never felt pressured into buying. He spent countless hours going to showings with us and answering all of our questions. As first time home buyers, the process can be extremely overwhelming, and I am certain we would've had a much more stressful experience if not for Jean Paul. Jean Paul is also a project manager. If you are planning or are interested in purchasing an older home, this is incredibly helpful. He was able to help determine what work should be done to make our house move-in ready. Most importantly, I cannot compliment Jean Paul's level of communication enough. He spent so much time answering our very many questions. We could text him at any time, and he would answer our questions within minutes. Thank you so much, Jean Paul & team for your work. We are so happy with our home and our experience.

We packed up our entire house to move in, but L&I beat us there - the Tower Investment house did not meet liveable standards. Tower moved us into a hotel to stay for a week and promised to reimburse us - they never did. Hardwood floors were really Pergo. Taking a shower caused the cieling to leak all over the floor. When calls were made for repairs they were rarely returned. The poor gentleman that helped us fix our house admitted that he was overworked and often not paid by Tower. After moving out of that nightmare, I have had innumerable friends and associates do business with the Tower Team. In each and every case the person was not paid for their services, tricked, or mislead (even back stabbed in one case) in some way. I know the apartments and retail spaces look nice - but speak to tenants first. Ask the retail shops, the restaurants, the young people in the apartments. Everyone pays a different amount in rent. Most of them end up regretting doing business with them.

Maintenance requests only are handled in a timely manner if they are emergencies, which means I put all my requests through to the emergency hotline. They emailed us our move out date and since that was 3 weeks after our lease ended, they neglected to tell us we would be charged for those 3 weeks. And worse, they came in a week earlier and cleaned out everything that we had left in the apartment without our consent and changed the lock before we could even move out. Terrible communication with their tenants and way overpriced rent, your better off finding a rowhome nearby. Avoid like the plague!

I Emailed a bunch of questions including what credit reporting company was used to confirm, no reply. I Finally put in a $40 application since I loved the place I had toured and made sure I met the minimum requirements, but I was denied and told i had no credit history. I got a message pushing me to get a co-signer with no context until i asked why. Turns out they don't use transunipn, I was a little upset that I was denied but got really upset when I asked what reporting company was used and the person got defensive and ignored me when I got upset. I still have zero answers on that and from the email I sent. I'm just very upset that I was lied to after looking forward to this apartment just for what feels like the application fee.

When we were scheduled to have a tour, the person did not know the code to get into the house. We waited for an extended period of time trying to contact the property management company to be let into the house. No one answered their phone or responded to emails (which seems to be their MO.) After rescheduling the tour for the next day, we were able to get in and look around. There were cosmetic and safety issues that needed to be resolved prior to moving in. We were told that everything would be taken care of (They were not.) I asked to do a walk through of the property, after signing the lease to ensure that everything we wanted resolved was resolved. My fiance and I were told "No," and that we could walk through once we got the keys. Surprise! after getting in the house we see that nothing was taken care of. We immediately reached out to Settle Down, and were told to put in a work order and things would get taken care of. We put in the work order, but Settle Down pick and chose what they wanted to take care of. The most pressing issues we have were loose nails hanging from the walls, ceiling, and protruding from the floors (including our 18 month old's nursery); the steps leading into our house are falling apart; the pipes do not drain properly due to a tree root blocking the pipes in the front yard, so during major rain the garage floods with sewage; the garage door does not close; the lights in the living room and dining room make a continuous buzzing sound. They send contractors out, and the contractors report back to Settle Down, to which Settle Down responds by providing band aid solutions, or by doing nothing. Our dishwasher broke going on a month and a half ago, it filled with stagnant water. It took them a long time to respond to our request to have it repaired. A new dishwasher was given to us, but it was too big to fit in the space. Our neighbor, who is a plumber, tried to install the new dishwasher but no luck. We were told by Settle Down they would reimburse us for paying our neighbor for his work. They claimed to have put a check in the mail, that was two or three weeks ago. No check has arrived. Fast Forwarding to yesterday, we received an email stating that Settle Down would no longer be our property management company. Conveniently, there are plenty of repairs that still need to be made. It seems like Settle Down stole our rent money, and handed the responsibility of the repairs and maintenance to someone else. **TLDR; Settle Down Philadelphia does not respond to emails or phone calls. When they do, they do not resolve the maintenance issues/repairs. They only provide band aid solutions. Problems go unresolved for months. They sent an email on Aug 26th telling us on Sept 1st they would no longer be our property management company. Most of our maintenance issues from when we moved in March are still happening, and no one has taken responsibility. Stay away from Settle Down Philadelphia
