This past spring, Celeste Quesada and Eileen Gill of the Gill Agency helped us prep and sell our house. We can't imagine how we would have done it without them. Once we made the difficult decision to sell (a new job was taking us far away from Austin), they were patient with us as we slowly organized our schedules and our limited finances together to make some improvements. They methodically walked through the house and the yard, and made a detailed and comprehensive list of suggested repairs and improvements--things that would stand out as positives or negatives to a potential buyer. The tasks appeared appeared daunting and seemed excessive, but they were absolutely right. Eileen made it clear that she would not put the house on the market until it met a certain standard of attractiveness and readiness to sell for its full potential value. Eileen and Celeste coached us along through the six-week process checking in with us via email, phone, and even lending us a power washer. We made nearly all the repairs and improvements possible within our time and budget. Once the house was ready, they took great pictures which highlighted the house's best features, inside and out. The house went on the market on a Friday. In two days, there were over a dozen strong but very different offers. They helped us consider the pros and cons of each one as well as counseling us on whether to wait for more offers or choose among the first group. At the end of it, we felt like we understood everything and made the right choice in choosing a buyer. Afterwards, they kept us fully informed of all of the paperwork and procedures in the closing process. They both met us at closing, at a well-recognized title company which had all of their paperwork readily in order and were very nice folks to boot. Eileen and Celeste and brought some really nice gifts (matching cotton robes!!!) and a bottle of champagne that we thoroughly enjoyed after all of the papers were signed. Eileen is a dream and made our first home purchase happen with diligence, insight and savvy that is extremely tough to come by. She knows Austin inside and out and not only found us a brilliant house in an up & coming neighborhood (which has already appreciated in value significantly in just over a year), but she was also a ninja negotiator who took advantage of every possible angle to get us the best deal. Eileen also commands a stable of trusted contractors (electricians, plumbers, painters, tree trimmers etc) to handle all the necessary upgrades to be done before we moved in. All of them were nice people who did great work that we are very happy with. Eileen will shoot absolutely straight with you on what it takes to get what you want in this very competitive market, and sometimes that means delivering truths that are hard to hear. But it also means you are working with someone who truly has your very best interests at heart and when it comes to buying a house its foolish to demand anything less. Let's get this out of the way up front: I was a realtor's nightmare buyer. As a first-timer, I came to the table with unreasonable, conflicting expectations, a schizophrenic approach to commitment, and a willingness to outlast my own best interests. For me to stand a chance at obtaining a home, I needed less a salesperson, and more a therapist with a real estate license. Thank jeebus for Eileen Gill. Eileen brings a homespun realism to a process that can be completely irrational and maddening...for a neurotic personality making a major life decision, her down-to-earth sensibility was indispensable. She's also quintessentially Austin, an archetypal Texan that's been here forever and knows the city inside and out. She gets the history and place because she's part of it, and she provides the sort of guidance and advice that can only come from that sort of experience. Eileen is a great teacher, too. More than once, she tempered my impulsive inclinations by raising considerations that found a blind spot in my enthusiasm; I'm pretty sure she has x-ray vision for shoddy workmanship. And conversely, she made sure to point out the unapparent positives in places where I was distracted by superficial concerns. I feel like I came out a seasoned pro in the end. Speaking of ends, Eileen helped me land a house inside the central corridor -- below market -- during a listings drought. I can't speak highly enough of her both as a pro and a person. As the great thinker Cher Horowitz once said, "You see how picky I am about my shoes and they only go on my feet." I used this defense many a time as I set about finding a realtor. When my partner and I decided to buy a house, we figured out all our real estate requirements/hopes/dreams in under an hour, but the search for an agent took weeks. Normally I'm the kind of person who does things myself. I will research and plan obsessively until I've figured things out. When it came to buying my first house, though, I wanted more hand-holding from someone who knew their shiz. I needed someone who could be as obsessive as I am, with the benefit of professional experience and perspective. I did not need someone who was stupid, pushy, ditzy or slimy. We started down our Goldilocks trail of realtor interviews. Most of the agents were fine-- except for the new-to-Austin guy who told me all there was between Mopac, 183, 35 and Ben White were condos in gated communities (good God). But I didn't want fine. I wanted someone amazing, smart, cool, funny, experienced, sharp, quick, and savvy, who understood what I wanted and could help me find it. [Harps play, angels sing] Enter Eileen Gill. Right off the bat, it was clear to me that Eileen was who I'd been searching for. She's lived in Austin forever, so she knows every single street in every single neighborhood. She's smart and funny and judgmental in the most important and hilarious ways. She is a great listener, which is a quality I didn't think too much about until I saw how quickly and completely some realtors will totally ignore what you tell them in order to try and get you into a gated community condo (!!). In short, I actually liked--LOVED--spending time with Eileen, and I trusted her judgment 100%. This ain't her first rodeo. She can't be fooled by a seller's agent, and she calls it like she sees it. She won't let you make a choice you'll regret later. She also has extremely good taste, and can spot a mediocre flip from a mile away. Eileen was generous with her time and advice and made it feel like we were her only clients. She took me to estate sales! I'd be remiss if I didn't brag about Eileen's crazy skills, because that's probably what you really want to know. Our very first offer on our very first house was accepted (over a higher cash offer from a developer!), due to her good advice. We closed barely 6 weeks after first walking into her office. She made it such a fun and easy process that I actually wish it would have taken longer. I recommend her to anyone and everyone who wants to buy or sell, and if/when the time comes for us to sell our house & find another, my dream will come true and Eileen will be my agent again. I don't recommend renting through The Gill Agency. Our move-out process was a complete nightmare. The official, legally-binding move-out condition form showed very little wear on the home in the year we lived there. However, this document was completely ignored, and our agent breached our contract to address items that were officially passed during move-out. My emails are now being ignored and my only recourse is is a lawyer. read more

The Austin real estate market is crazy and we went through 2 other agents trying to buy a house. Neither one of them wanted to spend the time finding what we wanted.
