My rent went up by 20% which they probably don't have control over and the property owner is more to blame, but just as it was the case last year, they were advertising cheaper units on their website than what they offered me as an established tenant. Just as last year when I asked them why the advertised rates on the website for a clean new unit with new appliances and fresh flooring is lower than what they're offering me, they said "Oh we haven't updated the website". I think the better term is "Bait and switch". There is no excuse for not updating the website. The complex is also now using some weird variable rent table based on income but RPM doesn't disclose exactly how it works which means that if you don't want to give RPM and the ownership (who is anonymous though it's easy enough to find out if you research the corporate name) all your financial information (including all assets), you will be paying the full market rate (which is up 20% as mentioned above) as punishment and they did not budge on that price even a single penny. They claim the only way to see if you can get a discount is to follow their Hunger Games routine to prove that you're poor enough for the secret owners to take pity on you and throw you a bone. Is it a government program? According to the manager, "it's not a program! you just give us all your information and we send it to the owners and if you fall within government established poverty levels you get a discount!" "So the owner is doing it out of the goodness of their heart?" Clearly RPM is not allowed to say what's going on and after some back and forth, she was trying to make it sound like I was some sort of simpleton who didn't know anything about the Houston rental market while she who just moved to the city a few years ago knew all. I've been living here 4 years longer than she has been in the industry, but yeah, she knows more about the various neighborhoods and market values here. I stopped listening when she was comparing our 50 year old property with aluminum wiring with the 14 year luxury property across the street but here but I digress. My guess is that the ownership got some sort of government funding for their new construction projects and the stipulation is that they have to offer rental assistance in return. That's speculation on my part but it's better than the "Benevolent Real Estate Mogul" implication RPM is trying to push. I just wish RPM didn't try to insult our intelligence and was upfront about what's going on. While I was looking at other apartments, the other managers I spoke with gave me much more information about what's going on here. Again, I'm sure ownership is playing their part in this but RPM could be less condescending and disclose what's going on to the property.

    Extremely Disappointing and Unfair Leasing Experience…read more I had a very frustrating experience with RPM Living and the management team at Terraces at Perkins Rowe. I signed a short three-month lease solely to accommodate my son's 2 months summer internship in Baton Rouge. From the very beginning, I clearly communicated to the leasing staff that our housing needs were temporary and that we had no intention of renewing or extending the lease. I was very clear about only staying for 2 months. Despite those conversations, I was later informed that I would be held responsible for additional rent because I allegedly failed to provide a separate 60-day written notice to vacate.   What makes this especially frustrating is that at no point during the leasing process was this requirement clearly explained. The lease itself was only three months long, and our planned departure date was openly discussed before we signed. We never expressed any intention to stay beyond the lease term, and we never received any reminder, email, or notice about needing to submit a separate 60-day notice. The first time the issue was raised was when staff called my son in July and we again confirmed that we would not be renewing.  Rather than acknowledging what appears to be a communication failure, local management refused to reconsider the matter. As a resident, it is disappointing to be penalized for a requirement that was never adequately disclosed, especially when our intentions were communicated from day one.  I expected better transparency, fairness, and customer service from a company of this size. Unfortunately, this experience has left me feeling that policies are being enforced without consideration of the specific circumstances or the information provided by residents. I would strongly encourage prospective renters to ask detailed questions about notice requirements and obtain all move-out expectations in writing before signing a lease.
