The property had two prior property management companies over the course of 3 months that left something to be desired both in how they dealt with tenants and how they maintained the building. The owner finally found the right team when they hired Knippa Properties to take things over. Once the folks from Knippa took over, there was an appreciable change that happened seemingly overnight. A lot of maintenance work started immediately that had been neglected by the two prior managers. It was great to have active management that took the initiative to improve the building and help tenants out. They were extremely responsive in dealing with any issues. I also saw them the few months that I lived there under their management more often than I saw anyone from the other companies in the prior year of living there. The contracts you sign if you are a renter are terrible. An example is no ability to break lease is something happens and you have to move. Every other lease I have done has a 2 month penalty. You are responsible for the full lease no matter what. They will also find a way to keep your entire deposit when you move out. read more

We have been tenants of Gary's for 5 years at 1514 Glencrest Drive. We recently bought a home and are moving on, but we absolutely love this property and this neighborhood. The house is beautiful, it has a large fenced in yard and the neighborhood is a safe and very pretty area. I am a runner and feel very safe running in the early mornings and evenings. This house is on a fire station electrical grid, so we never lost power during any of the winter storms over the recent years. All of the neighbors in the surrounding houses are wonderful, very friend and helpful. It's super close to Mueller which includes great restaurants, bars, as well as a community swimming pool and several parks. HEB is only about five minutes away and there is a smaller grocery store within walking distance, as well as a shopping center filled with great stores to include Marshal's, Best Buy and many more. There is also a bus stop two blocks from the house, which we use regularly (It's the number 10 bus, which runs from Norwood Park all the way to Southpark Meadows, running right through downtown. First, this review is written from the perspective of a property owner, who also sold the property with Gary as his agent. I found Gary after some frustrating experiences with a larger property management company in Austin, as well as trying to get by on my own as a remotely located owner. My main complaint about the larger company were that nobody was invested enough in the relationship with me, the owner, to really treat my investment with the same care that I would. My second complaint, equally important, was that they would treat the tenants respectfully and take care of their needs in a timely fashion. I felt that a smaller company would be better connected to individual property owners, and someone more related to my property's neighborhood (78723 near Berkman and Manor) would also feel more invested in both my experience and that of my tenants, for the sake of the neighborhood property values. Gary certainly met those needs on both counts. It's refreshing to work with an honest and intelligent manager who has lived in the area for many years, and is deeply involved in the neighborhood association. When it came time to sell my property, Gary represented us well, and gave us advice but also respected our wishes when it came to strategy and price. Again, his connection to the neighborhood helped immensely because he wasn't distracted by other business in more ritzy and expensive neighborhoods, and because he understood the value of the area and the common slab issues in East Austin. After some initial investors were not prepared to deal with the repairs, he went above the average real estate agent duties in researching the second prospective buyers to make sure we had a solid deal at hand. Finally, it's worth noting that Gary is very pleasant and professional, and has that very Austin-style combination of taking the job seriously while still being laid back, optimistic and polite at all times we were dealing with him. read more
