I lived here for couple years left in 2025 I love the area and the property but I definitely know this apartment complex not kept up to luxury standards and the rent should be cheaper the Buildings are very old and they just do superficial updates the Apartments are not energy efficient and so many leaks, apartment floods happen mold, theres lots of cracks so all the woods gets into your apartment you'll have To stay on top of the exterminator schedule its helps a lot because this can be a real issu is your scared of bugs like me, maintenance is not super responsive but they will try to fix things temporarily if your not on them for a permanent solution, the bad reviews are similar to the experience I had living here but you can make your apartment homie and the neighborhood is so beautiful if the rent was cheaper it would make sense. the day I moved in I notice my apartment was painted but it was hair dust all types of shyt under it but only I noticed it it's really just for a temporary solution living here I wouldn't recommend long term read more

First of all, the 5 star reviews are fake. Notice how all the recent reviews are from people getting their AC fixed and with the techs names--it's because they didn't have anyone who could/would fix them the past year. I would know because they asked me to write them one. Check AJH better business bureau. Bullet points because I've only lived here THREE YEARS and dealt with so much bs: - the ceiling ABOVE MY BED had a leak in it the first summer (mind you, I have an attic that I can't use because the floor is rotted, all of my stuff up there was covered in mold and mouse poop) and when I called maintenance, they brought a bucket to put under the leak and it has been three years without anyone fixing it. They fixed the roof, but there's still a stain and hole above my bed. - I didn't have air conditioning for TEN. MONTHS. Granted I should've broke my lease, but this was my first apartment so I didn't know any better. The HVAC system was over 20 years old and they had no problem charging a tenant 1790 a month to live here. They fixed it recently, but it only gets 10 degrees cooler in the apt than it is outside. It's always above 85 degrees inside in the summer. - The electricity bills are a scam, they don't use PECO they make you pay them instead. I've had bills that were $600 for A ONE BEDROOM APARTMENT. And then, when I didn't pay it within 2 weeks, (after paying my rent and electricity on time for 3 years) they tried to take me to court and start the eviction process. The electricity bills here are anywhere from $250-$600 a month for everyone. - My downstairs neighbor harassed my partner and I for 10 months and the complex did nothing but tell us to "work it out." Long story short, he could hear everything going on in my apt because the floors are from 1970, and would call the complex and the police on us. He made physical threats toward me, the complex refused to evict him, and it had to be dealt with via law enforcement. - A tree in the parking lot totaled my car. Every time it's windy, huge pieces of trees fall off and knock down powerlines and fall on people's cars because the trees are all dead and unmaintained. The worst part of it is that they removed the tree off my car in the middle of the night and did not tell me, so if I hadn't seen it that night, I wouldn't have been able to get evidence for my insurance company. - If you love mold, you'll love it here. The windows leak and cause mold on the carpets, the bathroom has no ventilation and has so much mold that the tiles are rotting off the wall. I found that while I moved out, boxes, baskets, fully plastic wrapped mattresses, etc had to be thrown away due to the mold that grew on them. - Constant power outages - The pool is always closed because they don't have enough lifeguards. - The grounds are not kept up with: broken windows and doors, always trash on the ground, parking lot full of potholes, dog poop in the grass and sidewalks. - The ladies in the front office are rude and huge bullshitters, probably because all they hear are constant complaints. - Lastly, this place is known for holding onto security deposits. Check BBB. I left my place PRISTINE because I knew they would try something like this. They tried to bill me for a $500 carpet and then won't answer emails where I ask for proof of the carpet damage. Overall, this place is a genuine dump. You can call maintenance all you want, but they won't come. They don't update or even maintain anything, but have the nerve to raise the rent every year over $100. No one stays here for a long time, there is always someone moving in or out. The management company is a group of disgusting scammers and I will never live in another one of their properties due to the horrific conditions that they keep people in here. read more

This place is ok as long as you don't need maintenance for anything ( and you will). Their system for logging, tracking, and following up on maintenance requests is non existent. You will have to call every day or go to the office if you need them. read more

I was gonna rent an apartment here I applied my credit isn't the best I offered to pay six months -12 months upfront with a cosigner and they still refused to rent it to me. They also want you to make four times your rent per month lol which I do still wasn't good enough They discriminate at this place I know degenerates that live there that do not have the qualifications but they don't look like me. 70 bucks to apply just to turn you down. The Grand at Neshaminy is a dump. It is not maintained. They do not fix anything. All the appliances are second-hand or old. They have blackouts all the time. They will take your deposit and try to mes with your credit. read more

This is a very nice place to live. First, the location is close to main highways with terrific shopping and restaurants. The apartments, with a nice balcony are spacious and lovely. Maintenance was good. The always came in a timely fashion. It was so easy to lease, especially with Rhonda. She was helpful and answered all my questions with such professionalism. Have lived here for 10 years. At first it was decent. Over the last 5 years it has gone really down hill. Maintenance doesn't fix anything and if they do come out, its a temporary fix. They promise you things to renew your lease, then don't fulfill them. When you address a consistent problem, the response if full of attitude and lies. Currently have a black mold problem because my upstairs neighbors apartment flooded and it's been over a month waiting for maintenance to come out and get rid of the mold and fix the water damages. I've called the office 4 times and went into the office once and still nothing. The only benefits is that it's cheap rent, the lady's in the office are nice and the pool is nice and that's about it, it's smarter to spend the extra $200-300 and get a better apartment somewhere else. read more

If I could give this place zero stars I would. My mother was looking for a place to live and we called to see the apartment. Debbie from the office took my mother and sister-in-law to the model apartment (which was very nice) and told them that she couldn't show them the apartment my mom would rent because it was "under construction". She claimed it would look "just like" the model. Because she was in a time crunch my mom signed the lease and moved into an apartment that looks like low income housing. To say it's disgusting is a compliment. The place is filthy and the people that live above her leave trash, boxes and crap all over the entrance, which is by my mother's front door. In addition, their toilet has overflowed repeatedly and maintenance did not solve the issue. My mother's bathroom ceiling sprays water all over her bathroom and they just shrug it off. To make matters worse, her bedroom windows leak during heavy storms and the carpet is saturated with water. Maintenance's answer is to bring in fans to dry the carpet....what about mold? The carpets should be pulled up and the floor and carpet should be treated and dried. There are bugs everywhere and spiders all over the entrance and on the window sills. This brings me to the parking lot. My 89 year old mother's apartment faces the WOODS. No lights by her apartment. This makes it impossible for her to go out in the evening since she can't see where she is walking. We have requested lights repeatedly to no avail. I'm happy to say that my mother is out of there! One year was more than enough of that dump! My suggestion to anyone thinking about renting at the Grand is to live in your car. It's cleaner and you will absolutely be much happier! read more

I live here currently, had to pay fulll price for pool an never go to use it once ! Also when I first moved in there was hair painted on the wall ! Hair stuck under doors from previous owners as well the cabinets were disgusting when I moved in but I let it go . Definitely was barley any cleaning done . The office is rude the people u call is rude the only nice thing is when you call Maintenance they come rather quickly to fix the sink that's breaks once a week an my flooded leaked sink in the kitchen . Where to start?!!! Dog feces in the grass and on sidewalks is very common and not enforced without video proof. The complex doesn't have cameras and is subject to multiple car break ins. I should know because my car got stolen in the parking lot! Also when contacting the office to alert residents they sent out an email stating that cars were just merely broken into and stating it was because people were leaving their cars unlocked. The electric bills are astronomical because everything runs on electric but none of the appliances are energy efficient. My air conditioning unit may have been from the sixties as well as my front door had a half inch gap and sat on an angle making the common hallway cooler than the apartment. But like I said get ready for 300 plus dollar a month electric bills which are due when rent is and sent to you three days prior to the due date. They again will blame the tenants for the high bills stating that it's everything that's plugged in and just to counter we went lengths to remove every plug that didn't need to be plugged in every time something wasn't in use and we got a higher electric bill‍. Lastly we had agreed to pay an upgrade fee at the initial lease signing and upon moving in nothing was upgraded. We were told that fee would pay for stainless steel appliances and laminate lard wood floors and I don't even want to show you what we got and when we called we were told that this was upgraded. The bathroom was just gross looking thank goodness for shower curtains because I would be embarrassed if people saw the multi colored tile due to repairs. The sad part is if you ask to see the apartment before you move in they say no and it's obviously for a reason. If you are looking for a place don't get sucked in by the model apartments they look nothing like what you will get. read more

Updates on how we are doing on this property. The bathroom ceiling leak kept recurring for over an year. There are nasty bugs that host the apartments. Gym comes into play as something they market as an additional facility but the equipments are too old to last. So be ready to return home without an actual workout session. read more

I've been living at this development for almost two years and I cannot wait until my lease is up in the fall. Noise complaints go unresolved, the online maintenance request portal doesn't seem to work, I constantly have to call the office when days go by and maintenance hasn't shown up to resolve the issue. Their response has always been, "we haven't received a request on our end". What the heck is the online maintenance request portal in place for?!! It's quite frustrating. Furthermore, during the pandemic tenants didn't have access to the gym or the pool and were still charged full rental price rather than receiving a discount. Moreover; they increased rent during the pandemic rather than giving us a discount for not being able to use the amenities. Please do your research and fully read the reviews before signing a lease at this development. I wish I'd read the reviews beforehand and I hope I don't encounter any issues when moving out. Worst experience with a management office I've ever had. Highly unprofessional and extremely manipulative. One of the leasing agents, Debbie, initially refused to schedule my girlfriend for a showing stating that the units go to fast to be shown. I call her back and am immediately scheduled for a showing for the following week. Upon arriving for my showing we entered the leasing office and were met by a front desk person who literally pretended like we weren't there. One of the ladies there had to come out of her office to help us. Upon meeting with debbie we were hit with every used car sales tactic in the book. She had us sit down while she stood in front of us (sales tactic), she then told us that today was the last day these units would be available due to a new corporate policy and that we had to sign today or she would no longer be allowed to offer those units to prospective renters (sale tactic). The icing on the cake on the cake was when we told her we would not in fact be signing a lease today no matter what, she went into the back room to talk to "corporate" and had a very fake and loud conversation with a coworker who was pretending to be a boss (sale tactic!). Very shady and very unprofessional. 100% convinced they are trying to hide something. Would not recommend. Plenty of other apartments in the area with similar prices who don't treat you like your unintelligent. read more
