    Update 2026/03/05:…read more The maintenance issue was resolved on March 2, 2026. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. I was comfortable negotiating terms with Vicky and Zach and I knew they understood every concern and past mistakes the new Board didn't want to repeat. Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Onyx is who you MUST use for management If you are a mindful, honest, and caring HOA Board that wants to move your neighbors to be excited, activated, and hopeful.

The neighbors are pretty quiet and relatively friendly. We keep an eye out for each other and people will say hi as you go out to the parking lot to your car or take trash to the dumpsters. There is plenty of parking available here and the parking lot seems to be fairly well maintained lately. I work odd hours so I get to see things that happen during the day. I've seen cleaners coming out to pick up around the grounds, there were a few potholes that were repaired and there was some painting done so that the speedbumps can be seen now. There is supposed to be a gate out front to limit who can drive in to the parking lot but in the time I have been here it has never been working. I saw some people working on it and the gate was replaced with a new one but it has been months and it still isn't being used. The apartment is pretty nice and perfect for what I need. It is a 1 bedroom and has plenty of closet space. The one drawback is it has a small kitchen. I like to cook and the kitchen doesn't lend itself to a lot of cooking. It's cramped and even though every square inch that could be counter space is counter space it's just so small that you don't have much room. The appliances are also all electric and it's taken a bit of time to get used to that since I have always cooked with gas before. There is an outdoor pool and what was at one time a tennis court. It looks like the tennis courts have been closed for years. the pool was open only for part of the summer this year. I heard that it was closed down because of some king of continuing problem. Everything seemed fine when I would jump in during the days I had off during the week. Once it looked like someone had brought the whole extended family to the pool with the amount of kids there were all running around. It was like a pool party there. I only saw that once and generally it's pretty quiet. Overall not a bad place to live and it's pretty close to SEPTA so getting places is pretty easy.

    If you are looking for a senior community, I would strongly suggest looking elsewhere. My mother…read morehas lived here since 1986 when it first opened. During that time she was very active in the community including a term as President of the Homeowners Association. Her one wish was to be able to stay in her home until the end and for the past two years, I have been helping her do just that. She is 92yrs old and in reasonably good health but she may outlive her savings so I have been looking into FHA backed Reverse Mortgages. This complex had FHA approval from 1988-2011 but the current board let it lapse. I have offered to pay for a group that will get the FHA approval reinstated and only need the board to provide the paperwork conveniently listed in a prepared checklist. I have been told that the board will not allow FHA certification because as the outgoing president stated to me, "We don't want those kinds of people living here". Discriminatory to say the least and not at all responsive to the needs of the elderly residents, like my mother, who would benefit from FHA approval. Furthermore, they do not seem to be meeting their Fiduciary responsibilities by refusing FHA approval as at least 25 units remain open and could no doubt be filled with the ability to put 5% down on an FHA mortgage as opposed to 20% for conventional. Those 25 units represent about $60,000.00 in lost income to the community which means increased fees for everyone else. In just the two years that I have been here the monthly homeowners fee was raised from $180.00 to $200.00 and that same year a $240.00 surcharge was tacked on to cover snow removal. There is also a good deal of money from unpaid fees outstanding due to their lack of effort to collect what is owed. All and all my experience here has been eye opening and one I would not choose if I had the choice to make. Think carefully if you're thinking about coming here; no one will be looking out for your best interest.

This place is very disgusting, including the staff.  The property manager Shaivanie is the rudest person I've ever met and the maintenance person is very lazy,  They send emails out complaining about people's parking, removing things from balconies, etc,  but don't clean up the property. They let used dog trash bags hang from the trees in back like Christmas tree ornaments. Then send emails to the residents about not doing it, but don't try to clean them up or provide a dog trash bag disposal. There is 1 recycle and 2 trash dumpsters for the whole complex. So if you live all the way in the back, you have to either drive or walk 10mins to it. Then when you get there you see the below pictures. Very disgusting!!  Never cleaned. The walls are paper thin. You can hear your neighbors coughing or whatever. Definitely not worth almost 2k for a 2 bedroom. So if you don't mind roaches, mice, filthy trash area, overpaying for thin walls, dog trash bags thrown everywhere and horrible staff, then by all means come here. If not, then PLEASE STAY AWAY!
