This place used to have balconies but were removed and never replaced. There is also a huge space behind the apartments that used to be tennis court but now it's just growing high grass and weeds. If I had one knock about this place is that, I would love to see that space be utilized for something like a common area with grilling space or a structure that would house a small fitness center.

Each unit comes with a washer and dryer, which is incredibly convenient. The concrete walls and ceilings ensure complete silence--you can't hear the neighbors at all! The thermostat works perfectly, and the video intercom adds a sense of security. Parking is always available, and the grounds are well-maintained and guarded. The view from the windows is simply amazing. It's not easy to get a spot here since few people move out--this speaks volumes about how satisfied the residents are. The building was built back in the 1960's so it is well constructed and has great soundproofing. The grounds are well maintained and the community is convenient to the Blue Route and Penna Turnpike. All Delaire Condo owners, tenants and perspective buyers need to be aware of a structural issue now…read moreaffecting tenants. Ceilings in the condos, particularly the 3rd floor condos, are failing. Tenants are experiencing cracks and major structural issues with ceilings. Ceilings are separating from the joists due to the age of the glue and nails that have been holding them in place. These buildings were built using truss construction. High winds cause the truss to move, which in turn causes the ceilings to come undone at the connection points where the nails and glue attach to the truss. One condo owner had the ceiling drop over a foot, causing the ceiling to split across the entire room. And upon further investigation, all ceilings need to be addressed as they to are dropping. This has been going on for some time, and neither the condo association or administrative offices have alerted the tenants. All tenants are being required to foot the repair bills on their own.

Surveillance is important if it's being used for the safety of tenants, etc... but theirs is also used to send security to attempt to intimidate the residents, accuse tenants that their relatives (children, grandchildren, etc...) were behaving badly in the hallway, fine a tenant that didn't notice their dog had an accident (without warning), patrol the visitors being escorted by residents. Where was surveillance when a young man was being neglected and starved to death by his own parents and caretaker in one of your premiere units? He died alone in his unit. No one noticed 2. Danger to the Tenants Lulu Lemon robberies-sometimes multiple times a day, causing unnecessary danger (police chases on the sidewalk where babies are pushed in strollers and dogs are walked) Recent Violent Robbery with an AK15 style rifle and sword (9/28/25) Madoff style con man resident (being investigated by the CFTC and Upper Dublin Police) 3. No Transparency Once Management becomes well aware that word is spreading or they have no other option, they'll finally send an email to "inform" their tenants. It could be weeks or an entire year later. This was true after a death in the building brought added security, news cameras and the story was about to break on local news channels. There was a major flood that affected residential hallways, multiple apartment units. Residents were displaced, there were obvious signs of drywall and flooring damage, RestoreCore remediation trucks, etc....Residents were finally informed Recently, an AK-15 style rifle and Katana sword were at the center of a violent robbery at The Promenade (9/28/25) An email went out over a week later. 4. Do you want your very well behaved children to be targeted and uncomfortable where they live? Management will demand your young teenagers are supervised, whether they're in the court yard or any indoor common area. They'll ask, "Where is your mom." Forget about having friends over. During Spring Break, my daughter was told, "She could only have 2 friends enter the building because they were on high alert." During an eclipse viewing (where I was already "supervising"), security and the Manager came over to "check" Your child had zero access to the gym, even with supervision, until they're able to vote. They can't use the pool unless a lease holder is present. That means if you're not home, a nanny or grandparent can't bring your child to the pool. The age for a teen to be able to go to the pool alone is ridiculous! *Discrimination* 5. Following the chain of commands means nothing! Management doesn't care! Corporate cares less! Nepotism runs deep! They don't have the courtesy to respond and all cover each other. Good luck if you have any real issue. It will go unresolved. 6. The pool: Residents are limited to guests, even though it's completely empty, except for Holiday weekends. Infants count as a guest. "it's not a country club." 7. Schindler Elevators They are constantly inoperable and could take weeks to fix. The community has many handicapped and elderly residents 8. Money Grab: Fines month to month fee- $300 12 month lease, many residents have requested and been denied longer leases. Daily/ Corporate rental- the bottom line is more important than the safety of the building Party Room rental-As a resident you get no discount/courtesy. You will pay the same price as non-residents. They encourage renting their "party space." versus giving the residents the ability to use the common space as a courtesy/ no charge. 9. A newborn baby: If this changes the occupancy limit, you'll be asked to find a new apartment asap 10. You want to be back in Middle School Most of Management lives there. If they are working and you enter the office, you are made to feel like you are bothering them...rude and dismissive. If they are off, and you pass them in the hallway, there probably won't be eye contact and you definitely won't get a hello. I was called into the office, the door was shut, the Manager and Assistant Manager interrogated me. I was accused of spreading a rumor, "it's come to our attention that you're saying one of the residents caught cancer from mold in their apartment. We take this very seriously. It is grounds for eviction." I heard the gossip. A version of the story was very true. According to a couple that previously lived there, they had a very serious mold issue and the wife was immunocompromised. They moved out because Management mishandled the remediation. A prior yelp review details their experience. Once you sign on the dotted line, you'll see Management doesn't care about their residents. Their pat response is, "this is apartment living." The best residents, resort living and the convenience of retail (that leave in the middle of the night) doesn't make up for this management team. Utilities are not included. - Parking: East building has 1 free spot in the garage. $50 for an extra car in the garage. West building you can park outside for free. Under cover (kind of a garage) is $150 a car and reserved. - Guest parking: Free - Floors: Technically 5, but the 1st floor is reserved for the garage, stories, leasing, etc; - There is a mailroom, Amazon lockers, and package room - Internet: Verizon Fios and Comcast - No appliances use gas. All electric. Pre-leasing Experience September - October 2023: - Staff: This luxury apartment complex has a team to actually pickup the phones! A lot of other apartments in the area seem to have this plaguing problem where they don't have enough staff to pickup calls or returns calls. Maybe the team has missed 1 of my calls, but they have always returned them or picked up the next time I called and has been #1 in doing so. Ileen and Mac were great to talk with about the Promenade and receive tours from. - Tour: I've had 2 tours since I wasn't exactly paying attention to the tee the 1st go around. Future resident parking for the tours is between the 2 buildings in front of the leasing center on the opposite side of Kilwins. I would recommend that it be mentioned in the tour emails since I wasn't sure where to park or to go for the leasing center initially. Also, I don't think there was sufficient Future Resident parking on my 1st tour since it was already occupied. Could be random people using it for shopping. Regardless, the tour from Ileen and Mac was great! They showed me 1BD and 2BD model apartments, the various amenities, both buildings, and answered my bajillion questions. - Website: For a relatively new and luxury apartment, the website doesn't match. It feels like something designed a decade ago. Maybe my current Apartment (The George) spoiled me with their site, but it is lightyears different. The overall website for the Promenade feels clunky and not a consistent experience. Using "Lease Now" to view floor plans or available units is an odd experience. There are no virtual tours available of any units or the apartment complex. Photos on the website appear to have inconsistent quality, copyright mumbojumbo, sizes, and there aren't enough photos to make up for the lack of virtual tours. You miss out on a lot because of that. There is also no specific distinguishers between photos for a 1BD vs 2BD. Why does that matter? It is because a 1BD does not include a fridge with a double door and water dispenser and potentially other amenities. Another spoiled complaint of mine is there is no apartment map on the website to easy view where units would be and amenities. They do have paper print out copies, and I attached one to the review, but it still could be an experience that could be improved. There aren't a lot of filters or organization to the floor plan madness on the site. So it can make searching for an apartment to be tedious if you had a specific floorplan in mind. Regardless, I feel like the website is archaic and should have a massive overhaul. - Application/leasing: Was waitlisted for a 1BD for a while, but I won the lottery (a joke) and was able to get through to apply. Overall they require a lot more information for the background/credit check then what I recall doing for previous places, but I guess everywhere is different. Application was quickly accepted, and I was able to place a deposit. In the end though, I chose Residences at the Promenade because I feel like the location, amenities, the staff, apartments themselves, and more provide the best value. I wholeheartedly recommend this place based on my pre-leasing experience.

CONS: Getting expensive to live here, hear neighbor's downstairs at times, area getting crowded due to popularity, have to turn on bathroom sink to get shower hot water quicker. I have not had a problem with mold or other tenants. I stay to myself unless I need to step out of my zone for a reason. I have not had a problem with the Managers either. Both Managers are the friendly and Kevin is the best. If they seem strict it is because they are Managers and need to ensure people are abiding by the rental agreement. People need to read the fine print and stop blaming them for doing their job. If you do not like the apartment complex, then move or get your own house.

The mold in the unit was a severe…read moreproblem which led to life-threatening illnesses, coupled by deflection, bullying, and gaslighting by the management team of The Glen. The offending office manager was female and has a pattern of ridiculing tenants, building straw-man defenses when something is brought to her attention. Trashing people, basically, as seen in one of the responses to a person who suffered neurological and heart and lung consequences of the hidden mold in this unit. One must wonder who is living in the unit now and whether proper remediation was performed before they sought more money moving someone unknowingly in, as was done to all 3 of us and our dog. They were brazenly about money with no regard for safety, even as they hid the issue as was evident by moisture-detection disks that they had hidden in the unit, out of sight (discovered upon move-out). I was the one who meticulously documented and sampled of all of the areas of mold, which were MANY. See photo for evidence. I have at least a dozen more images. We were advised to contact the Attorney General's office for the horrifically angry disrespectful character-assignation style of by one of the office staff members, whenever a tenant approaches her with a problem within the rental or property. Tenants were throwing trash off of their balconies, losing car parts to thefts, mail boxes broken into and mail stolen (two pre-paid SIM cards were taken from mine, but I never bothered to notify because by that time, it was so common and management's angry reply was always: "call the police" .. even as they put out notices routinely to the tune of call us if you see anything. Utterly contradictory. In my case, I simply cancelled the plan on the sims and started over with the provider). Distressingly, the office manager who takes great pleasure in mocking disability, whether medical or otherwise added to a very difficult time in this experience. This was unprofessional behavior that should be taken very seriously. The pattern of hot and cold was unstable behavior, irrationally out of nowhere, could be simple or major matters. Also the exaggerations of tenants' questions to her, misinterpreting the simplest of inquiries as something that it's not. Shifting attitudes and policies. One moments it's ok that residents are tossing trash on the grass, attracting wildlife to come too close (coyotes, rodents, and bugs), and then it's not. I observed conversations with others that went off the rails by the manager freaking out without provocation. It was not a place I'd want to lease ever again, and I hope that those who live in mold check out how dangerous that can be. Check online pages about indoor mold toxicity. Hope that they will not ridicule future renters who may find the mold sooner than we did. We left because we knew something in there was toxic, but didn't see the mold until moving things around during move-out. They aggressively fought and we paid the money they wanted, just to get out of the drama of them, but never again. Renters beware. Several have said that the management team spends a lot of time 'faking reviews.' This is just hearsay, but I wouldn't be surprised, given the reality of the experience and conversations with other tenants.

Now I report things that I'm tired of…read morefixing myself such as caulking under the toilet to stop the roaches from getting in (as they crawl from under the toilet) and they don't bother to come or indicate that they are coming. Also, this area has a very bad problem with ants. Really bad. If you sit on the benches in the yard area, you will have ants crawling on you at some point... not just maybe one or two.. but quite a few. I used to sit out there with my cat who was an outdoor cat.... after a while, I had to stop doing it because there would always be an ant crawling on you. They get in if you open the window through any crack... and you have to open the window in the winter and early Spring because the apartments get so hot otherwise as there's no circulation. I've lived here 7 years and I have never even turned the heater on in the winter. You have to open the door into the hallway and/or open the windows outside to get it to a normal temperature. Is the price affordable? Sure. But I can't get them to stop my neighbor from stomping around and they're using COVID now as an excuse to not address it or fix routine maintenance problems such as the ceiling fan with is so clogged with some (I have no idea how to describe it but it's unclean and is almost like lint from a dryer). I can't turn it off... it's on when the lights are..... but they said, "we'll be monitoring your requests to decide when we come...." and apparently roaches entering the apartment from under the toilet is low priority for them . They also have plumbing problems here too. When neighbors run their garbage disposal, it clogs up somewhere down the line and it ends up backing up in my apartment... This has been happening for years. They've come a few times to fix it too... and they have fixed it... only to have it clog again later. I have to scrub out the tub every few days because the dirt that's left behind is almost like some kind of sediment. I put down clear pads on the tub to avoid falling because they painted the tub from a drab green to white by PAINTING it and because I nearly fell once... these clear bath pads are now brown... that's how much sediment and grime comes from the water here. Seriously... this area made the news due to the army base just up the street on NBC News dumping chemicals in the water... It made the news twice in recent memory. Aside from that, the neighborhood is relatively safe.. but just be mindful if you end up in C building on the lower floor... there's a reason I moved out..... if the only thing stopping roaches from crawling out from under the toilet is caulk (that breaks apart if the toilet is moved even slightly) and they won't fix it, you'll run into them too.
