Apartment has flooded twice while living here. Water is always shut off. Maintenance refuses to come fix my bathroom after four requests.

Don't live at these apartments unless you're prepared to have your water shut off 1-3 times per week. Sometimes it's scheduled and sometimes they surprise you and you wake up and there's no water. New ownership claims it is for "repairs" but really it's for renovations so they can charge an exorbitant amount in rent for these shoddily constructed units. The woman at the front desk said they try to "schedule them for thursdays" then acted like I was insane for suggesting that the water actually shouldn't ever be cut off! Once again, new management has destroyed a wonderful property. Want warm running water? Nah! Working lights on your stoop? Nah! No trash or dog poo everywhere? Nahhh! But kids from the housing projects swimming in the pool all week? Sure! 15% raise in rent after no raise the past two years? Absolutely! Atx Fenton is the garbage company that took over in February and you can see why they have terrible reviews. Christopher Smith who is the new manager at the complex is condescending and patronizing. If you need any help or kindness from him, you're better off asking a brick wall. Oh and if you go over him to talk to Manuel, you'll get the same useless answers...."everyone in austin is doing it, so we are too". Lol congrats, you're terrible like everyone else! This is an awesome area, you cannot beat living in 78704. Mostly friendly neighbors and a great sense of community. However; the neighbors and community have been the only thing keeping me here at The Grove. There has been an ongoing gas leak on the property since July of 2020. As of today, the issue has still not been resolved. My apartment patio leads right up to the area and the smell comes in waves, this has resulted in gas service (including hot water) being shut off for multiple days at a time. Just to cover some of the things you take on when you move here: - Violence involving a knife with two residents occurred in broad daylight in the parking lot - People attempting to open doors and check if apartments are unlocked - Squatters in apartments that are vacant - Washing machines are consistently broken and smell awful - Smoking smell in the apartments seeping through vents - MOLD everywhere - Residents (a specific few) driving through the complex and causing danger to any humans or pets who take a walk outside. Many residents have reported multiple incidents to the police, have gone to management in groups, and have sent photographic and video proof of these incidents, yet nothing is done. 24-hour eviction notices were placed on these residents' doors, and yet they are still here. Whether or not this place has just taken over ownership, there should never be a time that you feel unsafe where you live, there is no excuse for that. Yet, here we are. read more

I was just invited by Yelp to review these apartments so I figured I'd respond. I already reviewed these apartments in 2018 when toxic mold was found in multiple units I lived in and Dore refused to treat it or even take it seriously (even after I had two certified inspections). When they did agree to treat the issue, they were going to do it in a way that would actually have just exposed the air to more mold and not solved the problem. I had to move out before I'd even settled the situation because it was making me so sick--sinus infections, kidney stones, total brain fog, and asthma. A previous manager had told me I'd be allowed out of my lease after the first moldy apt, if the second turned out to also have mold. Dore did not honor this. The overseeing company, BH Management, ignored all inquiries, so I had to sue. They never showed up in court, and did not acknowledge the settlement from the judge, which not only let me out of my lease but called for them to pay me for damages. They never paid. Instead, BH Management continued to charge me rent and sent a debt collector after me. I sent a cease and desist letter demanding they stop this and that they pay me the damages. They only did this after requiring me to fill out a tax form, as though I'd worked for them, so they could hide any record of the lawsuit. They used my tax information to submit a complaint to Experien, so that every apt I tried to rent after that was blocked by this 'owed property rent' in Texas. I had to send my judgment to Experien in order to move anywhere else. Since posting my initial review, I received countless messages from existing residents with mold wondering what to do. Everyone who came after me was allowed out of their lease (unlike me) but had to sign an NDA. I guess they learned from me that it's not worth trapping people in a lease there. Shame on them for not learning that they should actually fix their property. I'm not even going to bother getting into the other issues people mentioned here, like constantly having water and heat shut off and theft. I noticed there was even a stabbing here since I left. Not surprised. They really could not care less about their residents. Oh, and the ironic thing is that Dore is (or at least was) training to become a nurse. I hope this review follows her into that career. I can't imagine how anyone so callous could be caring or successful as a health care worker. I hope she treats a lot of mold patients and feels really guilty, but she won't, because she was clearly incapable of taking responsibility for what she let happen to me. read more

I've lived at the grove for a couple of months. When I toured it everything seemed great, Sam in the office let me know how wonderful everyone is and how they have community events. A couple of weeks in I started having issues with my neighbor. Not between us but I'd see him scream at people and make them leave his apartment like he'd flip on his friends and you could tell by their reaction it was unprovoked and random. I started to record the audio of his yelling and send it into the office so they were aware in case he did anything truly crazy one day. The other day he turned his violence on me because I had made a comment to his wife about all of the noise. He attacked my door with a tennis racket and threatened to come in my window late at night. Mind you I live alone. He would beat up my door and scream and then leave and come back and do it again. I shared the police report and evidence with the office hoping they could offer me a unit on the other side of the complex so he would think I moved or a place at a sister property. All they offered was me to break my lease or to move into a unit on a corner within eye shot of this man's apartment. If I wanted to be further away I'd need to upgrade units and they wouldn't match my rent. There is no way no one had ever complained about the completely insane behavior of this man before and they just moved me in here acting like it was such a nice community. Now I have to live in fear, move to a unit he could watch me move into, or break my lease and pay all the fees involved in moving and pack my stuff up again. Truly and horribly disappointed that they wouldn't offer me a different unit at the same rent after the horrors I've been through living here. read more

I literally cannot say ENOUGH HORRIBLE THINGS about this complex. From management to pest control to maintenance they are horrific to deal with and literally could not care less about you. They will charge you more than your agreed rent, the washers and dryers break down on unit every other month, there's mold, the whole place should honestly be demolished but instead they choose to add another layer of white paint. Please please please reconsider before moving here. Edit: My area of the complex is now going on day EIGHT of no hot water and management is doing little as possible to fix anything. I have LOVED living here for the past two years. BUT I GOTTA WARN PROSPECTIVE TENANTS ABOUT UPCOMING CONSTRUCTION! The dog park is set to be demolished in the coming year or so. ~$18,000 has already been dropped on this project, so I'm not hopeful that it won't happen. If the dog park + community garden is a huge pull for you, it shouldn't 'cause they're about to be gone-zo. If you'd like to see the plans, they're on the city website. Case number is SP-2020-0232C. I'm especially worried about this because I live in one of the buildings that's closest to this inevitable construction site. If you have to move here, pick a unit that is not near the garden/dog park. I have loved living here. No issues with maintenance. No problem with AC. If you can negotiate a good rate, you're in for an awesome location. Roaches are few and far between. I feel safe here. Leasing office is great. Pool is nice and warm. I lived in 2 different apts here--171 and 163. Both are contaminated with toxic levels of mold, which I detected bc I hired certified professionals (the mgmt refused). I ultimately had to move out of the complex and suffered severe health issues as a result of living there. I suggest not living there if you have mold sensitivity, pets, or young children. After I left, I petitioned the grove for damages in small claims court. I won. They refused to pay and sent a debt collector after me for my remaining rent. Only when I threatened to report them for fraudulent behavior did I get a check in the mail. Still no admission from anyone about the mold. The staff were in general much more competent until a new manager (Dore) took over and hired new young staff who were unprofessional and lousy communicators. Dore herself was always kind to me until she became manager and I guess felt she had to tow the company line. She flat-out lied about the mold issue on multiple occasions (although I've found many apt complexes in Austin train their staff with faulty mold info to save money fixing major mold issues...happy to share more about this over DM too). Never had any issues while living here. New management has been great cleaning up the entire complex since they took over. The property is very well landscaped and great for walking your dog. I lost hot water for a week because the boiler broke but management assured us they were on top of it and it got fixed eventually. Not sure why people are complaining on here about it, no place is 100% perfect every single day, things break sometimes so get over it. So many things to do within walking distance as well. South Lamar is less than a mile away. There is no homeless problem here either ever since the city got rid of the tent city down the street. read more

One of the biggest motivating factors for me in signing a lease at this property were the high reviews I saw online. Unfortunately, the property has gone downhill in the last year or so. There have been changes on management and ownership which have negatively impacted residents. A few examples are a pool that was green & covered in algae all summer as there was no pool maintenance company hired, bushes & greenery that became significantly overgrown as a result of not having proper landscaping, multiple car break ins, & home invasions. The security on property is very poor & little has been done to improve safety measures, despite numerous requests from residents for security cameras and a night security patrol. There was also a recent dispute between two residents that management failed to properly address. It escalated to the point where one resident stabbed another resident- then a family member of the stab victim (who also lives on property) threatened to shoot the stabber with a gun. None of these residents have been removed from property, causing others to feel extremely unsafe. On top of that, there has been an ongoing gas leak on property since July. As of December, the issue has still not been resolved. This has resulted in gas service (including hot water) being shut off for multiple days at a time. Despite the immense number of times that the gas has been shut off, there has been no resolution. The parent company, Asset Living, is horribly mismanaged & apathetic. They do little to support the management onsite, who are severely understaffed. The leasing office is closed both Saturdays & Sundays, so they're struggling to fill units... because they're not open during normal apartment hunting hours. I would strongly advise anyone against signing a lease with this company. It has been an overwhelming, stressful living situation that I would not wish on my worst enemy. read more

I've lived here for years & this is the 3rd management company I've had to live with...so far, the WORST! Unfriendly, dry, and doesn't seem to care about the community. The advertised refreshments, dog treats, and free computer/printer access seem to have disappeared along with the friendly office face we all loved. I LOVE, LOVE, LOVE living here!! I visited at least 20 different apartments in Austin, and this is my favorite one! It has so much character, greenery, and artsy Austin charm. And the best thing of all is the MANAGEMENT. Tyler is the bomb.com, and everyone is so helpful and nice! If you put in a work order online, they fix it for you the next business day/am! They're really prompt and do a great job! They had painted my accent wall for me, and Tyler even helped me choose the colors. The paint job was perfect. A lot of apts I've seen and lived in have shoddy paint jobs. You can tell they really care and take care of the property and its tenants. What drew me to this property was the "Austin-y" feel--the graffiti on the walls, the lush green landscaping, the community garden and dog park, well-maintained pool, and hammocks!! I feel really lucky to live here. :) My first apt in Austin, and I think I made a great choice. You will, too!! read more

please keep in mind that apartment managers gave incentive for tenants to write positive reviews. I'll keep it short and sweet. Rarely any running hot water, when I've called the office about this they try to blame it on my neighbors or the water heater so if you like warm or hot showers don't move here because it'll be a gamble for you every morning. It could take anywhere from a week to a month to get any work order you submit completed. Every time I needed a work order completed it was like pulling teeth...Had to call multiple times and I always got attitude. Washers and dryer's are extremely old soooo I would recommend you have another laundry mat to go to nearby. Washers usually just shut down and stop in the middle of their cycle and it takes forever to get them running again while your clothes just sit there in old water because the washer door is locked. The only positive thing I have to say about this place is how friendly the neighbors are and how safe it's been. read more

I just moved in yesterday and had a friend over to housewarm-I showed her the beautifully maintained community garden and there was a cute pile of about seven or eight cucumbers on the railing! We both took a couple and they were the best things I've ever tasted! Moving out of The Grove was definitely a bitter sweet experience. If you're new to Austin, this is the place to live. Everyone is very friendly and welcoming, which was a change for me being from the east coast. In addition, The Grove has fostered a true sense of community among its residents by hosting parties that bring the residents together - I've never seen anything like it before. The leasing office is extremely attentive to the needs of its residents and truly put them first. Maintenance always address any issues that may arise with the utmost urgency. This place is okay. Its attractive and luscious with plants, but that's the best part. I really loved some of my neighbors when I first moved in, but since last year, the place has become over priced with no improvements. I can rent a nice house with yard for the prices they are now asking. Also, management has changed a couple times, so its always difficult to get maintenance and things done. I was personally upset when they tore down our basketball court and tennis court to make room for a community garden. The garden is not well watched, so really anyone can take your fruits and vegetables. Some of the housing in the area is run down, while the grove is business professional... its hip until you realize there is no security and anyone can just walk through. Parking is tight as well, its creepy parking away from your apartment and walking to it in an unsecured area. I dont mean to gripe, I just miss how the place used to be. My wife and I moved into these apartments last year and I'm glad to say we had many great moments in our apartment. I proposed, she said yes, I made deer jerky. All in all a great ten months. Ten months? Aren't leases for a year, you ask? Normally, yes, but The Grove has a house buyers condition that lets you end your lease early if you've bought a home. This was amazing to us as we expected to have to pay for two places for the remainder of the lease. We are both pretty big home bodies for the most part, but it was tempting to go to the tie-dye party they had right before we left. This complex will make you feel at home and the amenities are great. The two laundry rooms are nice and spacious and unless you're doing your wash at a busy time, Sunday afternoon, you'll have no problem getting all your wash done in one go. The neighbor's were great and never very loud. The only issue we had was people not cleaning up after their dogs, but it seems you can't get people anywhere to that. The Grove is even awesome enough to provide baggies and cans for all the pet owners. If you're looking for a place close enough to the city to have access to it, aka the 3 bus that stops right at the front of the complex, but far enough away that you don't have to fight traffic whenever you want to get a soda or beer then you should check out The Grove. read more

I will have to be honest about this place...there are some definite pros and cons. My overall conclusion is; a nice place to live if not a tad overpriced and over-hyped. Pros: Management is very friendly (although not always professional), neighbors are AWESOME, very very dog friendly, things get fixed fast, overall a comfortable place to live. The renovations are nice; they did a nice job converting what was clearly a dump to something trendy. Cons: These are old apartments. This peaks through from time to time for instance, the closet doors are sliding double doors, and they are constantly coming off the tracks. The cable was a PITA to get going. The billing is bizarre, with the cable coming in with the sewer and water, and electric coming separate (which also has another sewer charge; seems you pay twice for sewer). There seems to be near constant construction/renovating since we have moved here September 2012. I am all for renovation - the parking lot is in real poor shape; however it is an inconvenience at times. Its not exactly "relaxed living" when there is construction equipment where your car used to park some days (or no parking at all because they are half way through resurfacing). Another thing I don't like is that the management (and associated policy) has been in flux. In October the property was suddenly sold from Roscoe to BH Management. Overnight the online payment went away, and the entire office was kind of a mess, with people not returning phone calls and generally seemed frazzled. Everyone was trying their best, but it was clear that the entire situation was FUBAR. It seems to be coming together now, the online payment is working again, the website is updated, and the faces in the office are becoming familiar with the tenants. I would say, the absolute best these apartments are going to get are 4 stars due to the age. I applaud the renovations, however this is not a place I would live long term. Due to the management issues I have to give it 3. Its no question you pay a premium to live here; and you really just don't get what you pay for. After transitioning back to Austin for a couple of years in LA, I definitely saw what everyone was talking about as far as the city's changes BUT I found the pocket of the place that felt just like home. The Grove is great because of the timely management/maintenance, attention to detail, and what are usually showcased as additional amenities/luxuries are just the norm here at the Grove. The dog park is fantastic, community garden is now better than ever, hammocks galore, perfect pool scene.... The people make it great - if you end up here, you will see what I mean! read more

We renewed for another year because you simply CANNOT duplicate the experience that you get here! The staff really do care about the residents and their furry children. They are very welcoming and address any issues in a timely matter. The residents are awesome and friendly! This place is great if you have a family, whether you are young, old, single or not. This a diverse community and it is in a perfect location as you can get anywhere 5-15 mins including the airport. There are other complexes in the area that strive to look like the Grove but they have nothing on us! I'm a very happy resident coming from a hard to please NYer! The Grove was the second best decision we ever made, right behind moving to Austin! My boyfriend and I were living in SF for about 5 years when we decided we needed a change and Austin is what we decided on. We had narrowed our apartment choices down to 3 locations though Yelp (we wanted to move site unseen) & what made us finally decided on the grove was that we didn't know anyone in Austin and we were looking for more than a place to live, we were looking for a community. Everyone from the staff to the other residence at the grove were so welcoming and friendly, it was everything we were hoping it would be. We made more friends in the in the first three months living at the grove than we did our entire 5 years in SF. Me and my boyfriend's goal was to find a home to buy and we actually found one a lot sooner than we expected and even though we were very excited about that we were sad to have to leave the grove.... Luckily they are amazing and still let us stay in the grove family by inviting us to events, letting us join their bowling/kickball leagues etc.. We are now trying to get all of our friends and family to move out to Austin and the Grove is the first place we send them to! Thanks for being amazing! read more

I can't possibly say enough good things about The Grove. I moved here a little over a year ago and spent the day with an apartment finder looking for a place to live. The Grove was the last place we went and when I walked into what is now my apartment, I instantly knew I had found my home. The apartments have a great look and clean and modern updates, the community is filled with awesome amenities and is visually beautiful. The staff is constantly working on improving the already wonderful environment - every week it feels like there is a new surprise, whether it be new grills, fire pits or garden boxes. The only thing that could possibly trump the physical space is the people. The staff is friendly and responsive, I've never had to wait more than a few hours to have a maintenance request filled and I have made the most amazing friends that live just steps away. If you are new to Austin and looking to meet people, this is the best possible place to live - I've talked to many people who live other places and no one has a community quite like ours. It's truly what sets The Grove apart and I feel beyond lucky to live here! read more

From the Dog Park, Community Garden, friendly atmosphere, GREAT staff, same day maintenance, easy online rent payments, gated pool (grandfathered in at 8 feet deep), mini-gym, to the great eco-friendly laundromat with jammin music. I am really happy I came to live here. My boyfriend and I looked at an exhausting list of places with a realtor and I was afraid we were not going to find a place that was both reasonably priced, had modern amenities and in a great location. I went back to my hotel and googled more apartments in Austin area and came across "The Grove." The earlier ratings/reviews scared me a little, but since it was only 3 minutes from my new job, I checked out their website and liked what I saw and decided to go take a look. The staff (Mercedes took us around) was amazing, comfortable, and non-aggressive.... you know, that feeling like someone is trying to rip you off with a smile? Yeah, NONE of that! I am so happy with the people who work here and my frenchie, Georgie, is in love with them too (mainly because all the treats he gets when we stop by to say hello... and that poodle he met at The Grove's 'Yappy Hour" event). The apartments have been completely renovated with modern accents, nice floors, and granite counter tops. Clean and wonderful. If you are reading this, be aware that this place has been totally revamped, the reviews from a few years ago are no longer relevant (you should actually change that, Yelp). There are also nice little picnic areas that people all chill around and play the given crochet, that bing-bag toss game, etc. Just really could go on and on, just a cool place to live. We got lucky because we actually told the realtor about this place; he had no idea about the little diamond in the rough laid here in The Grove. Super recommend! read more

Amazing staff, maintenance, friendly neighbors, amenities are always kept up with, I could go on and on! After moving at least once a year for the past 8 years, I was overjoyed to find The Grove and spend the past TWO years as a resident. My roommate and I are both native Austinites, familiar with the different neighborhoods, as well as how communities have changed over time in the city. One of the things we liked most about the community of the Grove is that it is in a Central location and close to downtown, yet it is still tucked away from a lot of the busyness of the city and felt like a retreat. A few of the other things we enjoyed about this community: -Quick and thorough maintenance services, took care of our requests within 24 hours -Friendly and responsive management, on-site and available by phone or e-mail -Community spaces throughout the complex: picnic tables, grills, pool, garden, hammocks -Attention to detail in landscaping (well-maintained, native plants) -Events organized by the complex, happened often -Easy to invite visitors (plenty of parking for guests, this is a big deal in Austin!) -Up-to-date appliances, fixtures, and countertops The list could go on... If I had not had the opportunity to live with another friend at her current place, then I would have stayed with the Grove for another year. If you're a light sleeper, don't live here. The ceilings are made of paper. YAY: Great large pool, large apartments, great for dogs, great laundry, convenient tiny "gym," dishwasher, little balcony, a lot of parking, awesome and helpful staff in leasing office, sometimes hold little apartment community events, nice landscaping. NAY: You can hear EVERY step your upstairs neighbor takes, so pray for someone who isn't a damn heel walker that is a bartender and keeps you up ALL night. One dark window in the bedroom- "The cave." As I'm nearing the end of my 2+ year stay at The Grove apartments I'm definitely experiencing the bittersweet feeling that one gets as they transition from one period of their life to another. When I found these apartments a few years back I had already had two deposits down on apartments I hated, and was mid-meltdown because I refused to be in another roommate situation but I just couldn't seem to find the *right* place. I finally caved and hired an apartment locator less than a week before my current lease was to end. We spent two days seeing crap on top of crap, or crap disguised as new fancy riverside high rises, or crap disguised as "SoCo" living... For astronomical prices. The last place we saw on the second day was The Grove. I got out of my car and saw the quaint little leasing office with its natural greens and browns- and the swing hanging from the tree in front. The pool looked like a mirage on such a hot Texas day. People were walking their dogs. There were giant trees casting shade on the large green lawns. It looked like a dream and I instantly figured it was too good to be true- that I wouldn't be able to afford it or that they would take one look at my piercings and tattoos and tell me there weren't any available apartments. At the time, Roscoe Properties was managing the place and had fixed it up from what most people told me was a step up from the ghetto into this lovely Austin hideaway right off of Lamar. The office staff were warm and welcoming. The tour blew me away with a giant fenced in dog park, grills, two updated laundry rooms and a gym. The apartment itself had vaulted ceilings, tiled backsplash, (fake but easier to clean) wood floors, walk in closets, oversized showers, and even though it was only 670 square feet it felt twice as big. Needless to say I was sold, and the folks from Roscoe were AWESOME. During my first year while Rosco properties was still managing the place I had nothing but a fantastic experience- the apartments ARE old, as some have mentioned. But that's part of the character! Any time I had an issue with the apartment, regardless of how little it was, someone came by within a few hours to fix it. In my second year BH Management swooped in and took over from Roscoe. Was there a little bit of a messy transition? Sure. But any major change like that will be and I think they handled it well. David who is the manager from BH has been an absolute dream as a "landlord". The whole staff is, really (Mercedes, Dore who's name I'm probably spelling wrong- sorry!!). They're professional without being stiff, super friendly, and I have never once just felt like a replaceable tenant. BH also tidied up the dog park and pool, and replaced the never-used basketball (or was it tennis?) courts with a stunning community garden. Have there been issues while I've lived here? Sure. Sometimes on the weekends people are noisy around the time the bars close. But it's the trade off for living less than two miles from downtown in a luxury apartment for half the price of The Gables etc. Sometimes their online payments are difficult to understand (or maybe that's just me because technology baffles me at my old age of 26). But seriously, show me an apartment complex as nice as this one without any typical problems. If you know of one you're either lying or haven't lived there long enough. To make a long review (just a bit) shorter, this is the ONLY place I've ever lived for more than one year, and the ONLY place I've ever taken the time to write a good review about. The Grove is a truly fabulous place to live, and it's been a dream to call it my home for the past few years. read more

It's a beautiful community with nice residents and lots of cute dogs! The Grove is a great community. The residents are friendly, the staff is always available to help and the maintenance guys Riley and Josh are the bomb. My entire closet rack fell down one night so I put in a maintenance request on my way to work. When I got home it was completely fixed, they even hung up my clothes for me! The Grove is one of the best apartment complexes in Austin! Pros: -The maintenance team is seriously amazing. They fix things very quickly after receiving the maintenance request. - The management team is friendly and helpful. Also, the office is open on Saturdays so that's great if you happen to have a package in the office :) - It has a REALLY great community feel to it. People are friendly and grill out together sometimes. - Dog-friendly and has a dog park! - The two laundry centers are clean and card-operated. - They recently made a community garden which is really cool and next to the dog park. - Location is really great and the price is good for the area! - Apartments are updated. Second floor units have vaulted ceilings. BH has made so many positive changes to this complex after Roscoe. Definitely look into living at the Grove! read more
