    My experience dealing with the Hamilton Company and living on their property was the worst 9 months of my time in Boston. Living on their property was absolutely miserable and, frankly, unsafe. The photos I have attached below show the condition of the $2,200 one bedroom apartment I rented on the day I MOVED IN. Other photos are of public spaces such as the laundry room (which I had to walk through a construction hard hat zone to access), hallways, and outside steps/patios that were never shoveled during the winter and littered with open packages and trash. There is a large population of the unhoused who sleep in the building lobby and sometimes the halls of the apartment building. Do not even think of attempting to get mail delivered to this property-- it will be open and stolen within five minutes of the package's arrival. When my apartment had NO HEAT coming from the radiators in the dead of winter, my work order was ignored for 16 days until I contacted the building manager directly via email. The heating issue was then still not addressed until the next month when I was told it was too warm for the heat to turn on. It was December/January. The issue was never fixed -- I was provided with a singular portable radiator for my entire unit as seen in the photos below. Most frustrating of all was the fact Hamilton did not return my security deposit until mid august only after I had contacted a lawyer and informed them after multiple attempts to solve the issue with them directly. The Hamilton Company was not able to provide any proof they attempted to return my security deposit to the provided address upon move out within the 30 days required by Massachussets law. Do NOT rent from this company no matter how desperate you are to find housing in Boston. Hamilton states this property is being rebuilt but this does not excuse the lack of attention it and it's complaints received during this past leasing cycle, as rent was still being charged at full price to tenants.

    Follow up at the end of my lease: I'm including pictures of the "superb" property that Sydny was throwing herself on the tracks for. As I said in my initial review, I will never live in an apartment complex again after my time here. The walls are paper thin which would be fine with quiet neighbors, however, mine were not. Additionally, I was under the impression it was a non-smoking building, but would frequently walk into the building and immediately smell cigarettes or weed. The property is not ADA accessible, so moving anything larger than a small box in or out is a total pain because you're required to go up/down stairs. The building becomes an oven from the time the temperature rises above 60 until October/November, the wall unit ACs are not powerful, and the bedroom windows open horizontally, so a portable AC is essential if you want to sleep comfortably during the summer. It was absolutely brutal living here during a recent heatwave. I obviously don't recommend living here but if you have to, avoid a summer move-in at all costs. They have some weird undisclosed relationship with Comm Ave Associates. The phone number listed on my apartment complex's Google business page directs to Comm Ave Associates. Not easy to find their number otherwise, which was really great when I was locked out of the building and needed to contact them. The Comm Ave employee laughed at me and offered no help whatsoever in getting in touch with someone who could assist. I'm not really sure what Sydny meant by the property being "well maintained." As you can see, carpets have stains that look like they've been there for decades, the ceilings have water damage, the elevator went down constantly (its inspection expired in July 2023 and it sat uninspected until March 2024, at which point it broke down several times throughout a weekend, then that Monday magically had an inspection from July 2023 posted... hmm...), the trash area is often a disgusting mess, we received endless emails about random water shut offs for "emergency repairs", and there are persistent mice and rat issues, and washers and dryers routinely break and sit broken for weeks, leaving 2-3 machines for 6 floors worth of apartments. I started just doing my laundry at the laundromat down the street because if I'm going to be made to pay for laundry, I'd rather do it somewhere clean where I'm guaranteed a washer/dryer when I need it - and the laundromat is cheaper. Maintenance requests can be very slow to be completed and the super is nice enough but refuses to make repairs in units that have a dog unless the dog is off the premises or shut in a room. When I told Sydny that I would not keep my dog shut in a room all day when I was at work (in the summer), I was told that unless the dog was off the premises or I was home to keep the dog in another room, the super just wouldn't come to make repairs. I'm lucky that I can bring my dog to work if needed, but what if I couldn't - would their solution be for me to take a day off of work and stay home, or else just forgo any repairs ever? A super refusing to do maintenance (aka his JOB) feels like Hamilton's problem to solve, not mine... The kicker? Heat and hot water is included in the rent - amazing! What wasn't so amazing was not having heat for upwards of 2 months - some of those days temperatures outside hovered in the 10s-20s and sat in single digits at night, and the temperature in my apartment hovered between 56-58. Hamilton's "solution" while they fixed it was to let them know if we wanted a space heater, which in turn would increase electric bills. They refused to discount, partially refund, or prorate rent despite failing to meet their legal responsibilities as landlords. Their only financial solution was "send us three months of electric bills and IF we see an increase in your bill, we'll refund you the difference." Effing ridiculous. I'm so glad to be done with this place and these crooked people. Spare yourself the trouble and avoid, avoid, avoid.
