I always felt safe at the complex with private security access to the garage and surrounding perimeter gates. The apartments themselves were also superior! They have an energy efficient washer/dryer unit, durable & up-to-date finishes, and European style, triple pane windows that do a phenomenal job of insulating the heated / cooled air. I appreciated that everything was built into the base price (parking, utilities, and rent - wifi is separate). It made me feel comfortable keeping the apartment at a comfortable temperature without thinking about a power bill. I truly believe this apartment pays for itself in proximity to the street car, river market, downtown, power and light district, as well as the wonderful events put on by the staff here. I cannot say enough good things about this place and highly recommend anyone to live here. It is a melting pot of recent grads, young families, and recently retired folks; you're sure to find your crowd here.

The complex is near Zona Rosa and surrounding shops and is not too far from the airport- but is very quiet! I routinely watch deer from my porch and rarely hear my neighbors. Don't Get Too Comfy My family and I lived at The Retreat at…read moreTiffany Woods from March-December 2025, placed there by our homeowners insurance after a house fire. We rented a three-bedroom unit. While there were positives, I feel it's important to share our full experience so future renters can make informed decisions. First, accountability where it's due: we experienced water damage caused by our personal washer/dryer, which our renters insurance promptly covered. I also want to highlight that the residents themselves are wonderful--kind, welcoming, and social. My children and I will truly miss many of our neighbors. Unfortunately, management issues significantly overshadowed those positives. Harassment & Lease Non-Renewal Within days of moving in, long-term residents warned me that women of my age--particularly those resembling the Property Manager--had previously experienced harassment and non-renewals. I dismissed this as rumor. However, over time I received 35+ phone calls and 66 emails from the Property Manager, many citing complaints not outlined in the lease. The frequency and tone felt excessive and targeted. Despite always paying rent on time and resolving all issues promptly, I was informed my lease would not be renewed. The stated reason given to me was that I "gave the property manager a headache." We ultimately agreed to an early move-out without penalty. Vague Policies & Uneven Enforcement The lease lacks clear community policies, leaving rules open to inconsistent enforcement. When I requested written guidelines, I was told none existed. As a result, residents were treated unevenly--for example, some were told they couldn't decorate patios while others had elaborate setups. Not Family-Friendly While neighbors were great with children, the complex itself was not. In one incident, my children visited the office for juice boxes--something they had done previously. The Property Manager called the police, stating they were "abandoned and wandering." I was later told parents must remain within five feet of their children at all times or risk police involvement--this policy was never mentioned in the prior 11 months and is not in the lease. Safety & Transparency Concerns The approval process claims to include background checks, yet serious safety issues occurred. My building was later raided by SWAT due to a neighbor's criminal activity. Residents--especially families with children--were given no meaningful information. Car break-ins also occurred but were not communicated to residents. Amenities & Pet Considerations Amenities look appealing but were often unusable. The pool was frequently closed due to heater issues, and the community kitchen had to remain empty. When I stocked it with disposable items for shared use, I was written up for "storing personal items." Although marketed as dog-friendly, aggressive breeds were present, and several dogs were openly described as unfriendly--important for families with children or pets to consider. Culture of Fear The Property Manager's leadership style created a culture of fear. Staff expressed concern about arbitrary write-ups, and residents avoided contact simply to stay "off the radar." This is especially unfortunate because the rest of the office staff and the maintenance team were excellent--responsive, professional, and genuinely caring. Final Thoughts The Retreat at Tiffany Woods has a convenient location, well-maintained units, and a strong resident community. Unfortunately, these positives are overshadowed by management practices marked by inconsistency, lack of transparency, and fear-based enforcement. If you value consistency, safety, and respectful treatment, I would not recommend this property. I encourage prospective renters to read multiple resident reviews across platforms and research official complaints to get a full picture.

My deposit was fully returned after staying for 3 yrs while I didn't try hard to maintain or clean the place, though I didn't have pets; 5. They are very strict about leasing and subleasing, which makes the tenants more reliable. Cons: 1. Out-dated facilities, especially considering the price; 2. Noisy fridge, A/C, lawn mower in the morning, and the sound of neighbors, which was acceptable to me; 3. Open parking lots getting crowded if arriving after 10pm, and scratches happen; 4. The neighborhood is not the safest, and the rent keeps raising, though I think it happens to almost all the properties around KU Med campus; 5. Very limited shared ammenites. Amenities include a laundry room and gym in the basement, rooftop space and a game room on the top floor, and a conference (or study) room in the lobby beside the mailroom. All are kept clean, and if a problem arises, maintence is quickly on the scene. In the rear, there is also a grass plot (not-gated) to let your dog do its business, plus an actual dog park across the street. A nice touch is the trash chute - makes taking out the trash super easy in the winter. Pricing is a bit steep, but worth it if you want to be in the center of KC. You literally are 5-15 min from all the major neighborhoods (Westport, the Plaza, Crossroads, Power&Light, etc.)

I had to wait out in the rain for an hour because the wrong art of keys were left for me, the only nice person was the contractor working on AC units. Turns out he wasn't out of town, and he went into the building right in front of me (I didn't know who was who) and replaced the keys. The very next day someone else leased the apartment and I wasn't told u too days later why I couldn't apply for the apartment in their terrible website. So unprofessional. I would be very concerned that if that's how they treat people trying to rent that they'd treat actual renters worse. Side note, the contractor said the area was was too nuts for him during alcohol soaked party holidays so... thank goodness I suppose.

My partner and I lived here for a little bit over three years before recently moving out. There are great things about Westport Manor; there's also room for improvement in many areas. First - the good things. In my opinion, there is not a better community in Kansas City than here. The dog yard offers a place for off-leash pet exercise, as well as a place for residents to socialize and get to know their neighbors. I owe a lot of longstanding KC friendships to the WM dog yard! Another great thing about WM is its location and security. The location is obviously optimal for nightlife and you can walk to get just about anything you need. The fact that the property is gated also made me feel like my person and belongings were safe. Now, about what could be improved. When we first moved in, the buildings were cleaned about once weekly, and yard maintenance was done regularly. As the years went on, I noticed that the buildings were cleaned less and less. By the time we moved out, the buildings were barely getting cleaned..maybe once every three months. This is a real problem when you have daily traffic of dogs and humans. The yard started to become neglected, and by early this year had turned into a grass-less, rocky mud pit. When concerns about this were raised with management, they retorted with,"We'll need you guys to help with that." I'm all for cleaning up messes that you make...but basic cleaning and maintenance? That's generally something property management is responsible for... The care of this property really deteriorated over the 3+ years we lived there. The neglect of the yard and building was a bit annoying most of the time, but occasionally, raised valid safety concerns. One of the biggest concerns raised was about loose and displaced bricks on the stairs and walkways outside of the buildings. These would not be fixed for months at a time. The walkways were also rarely salted in the winter, leading to quite a few slip and fall incidents. Despite the deterioration of upkeep, management added solar paneled carports and car charging stations (while we were there, not one resident owned an electric car). This raised our rent. So, a less clean, less safe, less useful apartment complex was now costing residents MORE. Rent was raised 2 years in a row. The first year, the rent was competitive. Not so much now. I raised these and many other issues with John, the property manager, while I lived there. He usually offered a flippant or evasive response. It rarely felt like management here ever took a solutions-based approach to problems. I'd like to quickly point out that I personally like John's personality a lot. He's a fine guy who is pretty easy to get along with...just don't expect him to take a whole lot of action on your behalf. Lastly, read your lease carefully when you sign. My partner and I were told by John upon moving in that we could get out of our lease "pretty much whenever we wanted to" because John had a long waiting list of potential residents. I don't know if this has changed since 2013 or what, but this is not true. Also, understand that you need to give 60 days notice to move out, even if you are on a month to month contract. And finally, know that John will in no way be consistent in how he allows you to terminate your lease. He will show favoritism to some and let them out of a lease without problem regardless of their notice. He will strictly enforce the lease terms on others. Do not think that going above his head will help, either. Signature Property Management is even less helpful than John is in this regard. I think if management cleans up their act and improves property care and relationships with residents, this will be a great place to live (again). If they ran it the way it was run in 2013, I'd move back in a heartbeat.
