Holton Wise Property Management Group is awful. I have several PMs in several markets and HWPG is the most expensive, slowest to address problems, and take days to respond. I repeatedly found over charges and had to call them out on not following their PM agreement. I can't imagine how my tenants felt about them. read more

When you a breaker being blown and 2 and a half rooms of power are out and you call for maintenance and they are beyond unhelpful it really makes you question things. Then when you check the panel and notice it's sparking and you message your land lord group for emergency help and they ignore the messages it really has you see they don't care about the health and safety of their homes what's so ever.. I've been here for 3 years and anytime there is something wrong it's always a hassle to get anything fixed. . I wouldn't reccomend this company to anyone! Completely ridiculous service. As a Realtor, I can tell you that Holton Wise is horrible at communicating. You cannot talk to anyone live to have questions answered. You have to email, however, the replies go to junk/spam because of all the spam they send out. If it was up to me, I would never show listings from them because of the unprofessionalism I have experienced. My buyer even said she is extremely upset and disappointed and she will never look at their listings again. read more

It's a big scam they take away your money and they are offering an unprofessional way of managing your real estate properties. Don't answer on time and if the tenants have a problem good luck in finding someone to fix problems over the weekend. If ever you have an issue with your property all they tell you is to call the maintenance department in which every time you call you do not get to actually speak to anyone, all you get is a voicemail. They tell you to leave A voicemail for someone to contact you back, but in reality nobody contacts you. They do not care anything about the tenants that live in any of their properties and most all of their properties are run down and all they care about is collecting the money that is coming in! I would not recommend this company to anyone at all, and with that being said if I could give this company a zero rating I definitely would. My daughter couldn't sleep and was tired couldn't even go to school!!!! Then the guy who rented this property tella me I have to stay here and cant get my money back and have to pay for a termination fee for only 2 days!!! My husband and I have been real estate investors since 2012. We choose Holton-Wise to manage our rental duplex in Euclid, OH after watching James Wise's YouTube videos, believing that HW were a well oiled machine that knew what they were doing. Boy, were we wrong! After suffering through 14 months of incompetence, including their inability to rent one of our units after they renovated it for us to the tune of $10,000, we finally fired them. Conservatively, they cost us well over $12,000 in lost rent and over the top fees they charge for everything, other than actually collecting rent. When we fired them, I requested they not charge us for ending our THREE YEAR contract early because they clearly had not held up their end of the bargain but they charged us every cent. They have no shame. Our new PM (Remax Haven) had us a tenant in two weeks and have restored our faith in PMs. BTW, when our new PM inspected the renovated empty unit, they sent us photos of fresh paint on the carpets and caulking in the bathroom that looked like a drunk chimp did the work, see photo. NEVER, NEVER use HW, no matter what line they try to sell you. I would give them 0 stars if I could. read more

I rented a property through Holton-Wise throughout 2016 and most of 2017. When I decided to move they invented conditions with which to keep my $1200 deposit. I was billed for an additional month's rent simply because I didn't have the keys to their door... and I found that the locks were already changed anyway.
