I am sending you this info because you have 2 agents ( Erick Gydeser and Sheila Pepper )that have listed a house at 3672 Mabon Place and are lying to all of your future buyers about ADU's. They are telling them that they can build 3 ADU's on the property . They cannot. See below. I told them this and they don't care. They are also telling them that if they buy, it comes with permits. Again not true. To get permits someone has to submit a set of building plans for review in person and pay a plain check fee. It take about 30 days and they have to pay for a building permit. You just don't get one. Again they are lying to future buyers. Please stop, this it is not good business. See below info on ADUand also look at their listing . This area is an RS zone How big of an ADU can you build in California? California state law allows up to a 1200 sqft adu on most residential properties, subject to 4′ side and rear setbacks. municipalities may set more restrictive laws, but must at least allow up to an 850 sqft adu with one bedroom, or up to 1000 sqft adu with two or more bedrooms and up to 16′ in height (read more on height in next section). for cities that don't have an adu ordinance, the california state adu laws will apply. I feel like the most blessed woman in the world right now to have worked with Philip and Mark Green, the Green Group from Big Block Realty! When I first went to look at this house I was immediately impressed with Mark's winning combination of real estate knowledge and humility. He also is a very good listener. First of all, any company that has "recommended reviews" on Yelp means they paid to have those shown first and the negative ones to be buried. My 67 year old mother who is a cancer survivor, widow, and lived in her home for 62 years, sold her house late last year due to financial stress. She told her family openly, that she did not want to go with a large company or an experienced realtor, as felt that she trusted a less experienced realtor in the beginning of his/her career instead. She now regrets her decision because of Robert Lopez. He made a series of false promises, hand shake deals, and we all feel took advantage of my mother. She wanted to say something publicly, so I'm helping her do so. Before she signed anything, my mother met with Robert with 3 of us (family) witnesses. Robert and my mother agreed on the following: 1.) She made it very clear that she does not use the computer and all documents would need to be wet signed. Yet, he sent me (8) eight separate emails requesting her to DocuSign, and other means of collecting her electronic signature.I had to drive from Escondido to El Cajon almost daily for my mom to sign different forms as they came in, versus him printing everything and taking it to her at once. What he he got paid to do. 2.) As we are all aware, it is the sellers responsibility to get everything out of the house, but Robert wanting to make that sale so badly, even said several times that anything remaining in the house after the move out date will be taken care of by him, "in the back of the truck." The move out date came and there were still several chairs, etc that we could not get out of the house, but don't worry because "honest" Robert would help. Nope, not at all. He called my mom and told her to get it all removed the next day, and that he would be there. In an email chain that I can easily attach below for proof, I called him out on it and requested the he explain in writing why he's going back on what was agreed upon. In his response email, he denied it, and said it must have been a "misunderstanding." Of course, he began calling my mom's cell at that point so he wouldn't need to put anything in writing. As I said, she's 67, she wasn't born yesterday. He then responded to my email asking me to call him for clarification, again not in writing. Not 10 minutes later he emailed me, "Honestly Courtney, just tell your mom to schedule the pickup and it's fine I'll pay for it. If I said that than I'll keep my word tell her don't worry about paying me back it's fine." The next day came, and not only was Robert NOT there, he wouldn't answer his phone. The movers mom scheduled wouldn't let her leave without payment, so she was forced to pay. He was radio silent through it all until later that evening he eventually called her back and said, "That wasn't supposed to happen, those guys were supposed to meet at my house for me to pay them." How does that even make sense? He then continued as obviously mocking the situation by saying, "let me know if you need help moving into your new place." Other details worth mentioning: he didn't return phone calls, and was very late (sometimes over an hour) to every meeting. We worried about posting her experience on here as she didn't want to deal with him calling her and trying to back peddle everything. I don't know how low this "honest" agent will go by reaching out to me to take this down, or if it will even be read by him. I just know that in his industry, good word of mouth means your paycheck, but it since they seem to bury negative reviews on Yelp, it looks like they are really aware of that. Robert, do not call and harass my mom, or make any more false promises. You got your money, and our honest review. read more
