The room was great, it had cups for water and coffee, plates, cutlery, a cutting board, and toaster, a fridge and well equipped for a short stay where you can bring your own snacks/food. I have mixed feelings about my stay at the Inn on Fall River. On the positive side, I thought the location was lovely; being right along the creek is very peaceful, and I really enjoyed having an outdoor patio attached to my room. It's a beautiful setting, but several issues impacted my experience. First, I felt the advertising was a bit misleading. I saw a pool listed on Orbitz, but I discovered there isn't a pool anywhere on the property. Instead, there are two above-ground hot tubs. I went to the one on the second level, but I found climbing the narrow metal stairs with wet feet to be a bit dangerous. I also noticed that the rooms are slightly dated and showing their age. In my room, the curtain rod was actually falling out of the wall, which told me they need to keep up with better maintenance. You should also know there is no lobby or front desk here; I just received a code via text message and entered it to get into my room. While efficient, it felt a bit impersonal. My biggest complaint, however, was the construction noise. I didn't realize they are currently expanding the inn and building two new buildings on the same lot. Unfortunately, my room was right next to the construction site, and I had to deal with loud noise all morning. I think this place has a lot of potential once the upgrades are done, but between the maintenance issues and the noise, I didn't find it to be the relaxing getaway I was hoping for. read more

First, if I could give this place a 6 Star Rating, I would. The location of this property is amazing, only a couple miles away from one of the entrances to Rocky Mountain National Park. It also has a stream flowing through the property, visible from a lot of rooms and their patios. Wow what a beautiful place AND we got to see it under fresh powder. Second, the purchase experience and staff experience are awesome. Most of it is automated, no need to check in at a front desk but there is one available if you need it. They text you everything you need to know and the doors have a keypad (which they text you). You can check out using the in room phone screen. I was blown away by the suggested add ons to the room. I happened to book for Valentines weekend and it was amazing that I could add on a bouquet of roses, champagne for 2, and firewood while booking my stay. It made my life as a guy so easy, I am thankful they did that. I didn't have to worry about planning that while traveling from another state, it was already set up when we got there! Third, amenities! In room fire place with natural wood - phenomenal. 24/7 access to two different hot tubs - fantastic, especially in the winter/snow. Finally, the bed was so comfy, the sheets were soft, pillows very nice. We stayed in a cabin overlooking the little river so we got to wake up each morning with a view. 11/10 would recommend! read more

We stayed in a Mountain Lodge King room at The Inn on Fall River. The room was extremely clean and the bed and pillows were very comfortable. If I could give this place more than 5 stars I would. This is a family owned inn and the owners are super friendly and kind. The place is very peaceful with a river running through it all. Our Mountain Lodge King room had a fridge, microwave, and coffee maker, which made it super convenient. They have a light show at night. It's very close to Rocky Mountain National Park. We did a lot of hiking here and it's amazing that it's so close to the park. They had a patio bar and live music! It was a great place to hang out and enjoy drinks. Had a disaster of a trip. Had an emergency in the at night . Even though they said they have 24/7 contact number/text/live chat.... No one got back to me. Thank goodness my neighbor was able to resolve the issue with the help of a neighbor. Not safe. What if the power failed ? What if the place lit on fire? What if we were locked out. Would not recommend. No one even inquired the next day or when we checked out. When we asked, they said "oops I guess I feel asleep." Very traumatic especially with kids. Also very loud during the day. Limited parking especially with construction. Things were getting run down already. read more

Beautiful cabin with excellent location. Full kitchen. Two inside fireplaces, one wood burning, one gas fireplace. Great modern style. Nice big shower, jetted bathtub in the corner. Adorable cabin decor inside! There is a deck off the cabin with a hot tub and little seating area. The river is right behind the cabin and also has seating and a fire pit area. The biggest bummer is the mattress is horrible. So hard, and very uncomfortable. The mattress really needs replaced or at least a nice topper. We just couldn't sleep it was so uncomfortable. It felt like we were laying on a cement slab. The other problem is the jets on the hot tub don't come on when using the control panel. They did come on and off randomly and were very weak. read more

Late post! I had a marvelous stay at the Inn on Fall River back in October. The room I stayed in was a studio unit and it was spectacular in every way. Updated, immaculate and had everything I needed. Full kitchen, stacked washer and dryer. The best was the outdoor area. A beautiful hot tub with a fire pit right in front of the river. Yes, it was close to the trail and the street but it was still private and peaceful. I will be returning next year and have a much longer stay. There is also a bar area with live music behind the property that's available on occasion. It's set up beautifully with tables, outdoor lighting and a waterfall. You can't get any better! I stayed at several properties in the area and nothing compared to this location. What made my stay even more special was the quick responses to any of my emails and or phone calls regarding my reservation and the personal attention that Karrie, the property manager gives to each of her guests. She is prompt, professional, kind and goes out of her way to make sure the guests are satisfied with their visit. She is absolutely wonderful and a terrific asset to this resort. My husband and I stayed in the Stream Suites and it was definitely the highlight of our trip! We went before Memorial Day and it was still quite chilly, so the jacuzzi, fireplace, and hot tubs were perfect during our stay. It definitely has the "adults only" feel to it if that is what you are wanting. During the busy season, the suites will most likely not be as calm due to the bar and live music that opens up in the warmer months so be aware of that! We will definitely be returning and may even stay in one of the cabins on the river next time! read more

for the price per night this place is nothing more than a up dated motel place. very small parking lot 8 rooms 8 stalls. When we got there there was no place to park. Room was very small and in cumbersome. the bath room is small no room on the vanity to put anything down. the shower was so weak that you couldn't hardly get rinsed. A couch in the middle of the room that made it awkward. the kitchenet was set up awkwardly. no dishes or utensils. They had it posted that there was construction nearby. who would think at 7AM air nail guns would be going off 75 feet from our room. This place is listed by the river. it is so close you couldn't enjoy it if you wanted to. No way to walk along by it. the building is built right next to it. There is a small balcony to over look but they had a table set up blocking the door. I have stayed in a lot better places for less including Estes Park. I don't recommend this place. read more

We stayed in the Suites on the ground floor and it was absolutely beautiful! Updated and modern suite with a gas fireplace. Staff were very friendly and the river outside the window was fantastic! We left the window open a few inches a night to listen to it! My only suggestion would be to reserve a second floor unit. The guests staying above us sounded like elephants tromping around until the wee hours of the morning on multiple days. Overall, we would 10/10 stay again! read more

I LOVE this place! We were visiting from Georgia and so glad we had a chance to stay at The Inn on Fall River. The lady in the front office was very friendly and got us checked in quickly. I loved that there's no key to have to keep up with. There's a code for a keypad on the door. Our room was nice and cozy with a fireplace and balcony with a view of the river. We stayed for 3 days and really enjoyed the location. It was a little further than walking distance to the shops but it was closer to RMNP. We ordered firewood for the fireplace from a tablet in our room and it was delivered to our door. The tablet was easy to use and you could also order food and drinks (we didn't but it was an option). Check out was also easy. I'm not sure if breakfast is offered, we went in to town for by each day. There was a light show one evening and we really enjoyed that, especially with the snow. It was absolutely beautiful. The front office has board games and coffee. As well as The Inn on Fall River mugs for purchase. * Tip- check the bottom vanity drawer for extra towels. We didn't see them until our last day. We can't wait to stay at The Inn on Fall River again! Already counting down the days until next time! read more

Overall our experience here was great. The biggest drawback is it was $400+ a night and they charge extra to have kids/more than 2 people stay. Even though it doesn't change the room amenities or inconvenience the hotel whatsoever. Because of the higher price we could only stay 2 nights. If it had been more in the affordable range we would have given them more money and stayed 4-5 nights. The 4pm check in I have never understood since it costs the same as a full day. Anyway starting off the room was VERY clean and I loved the aesthetics/decor of the room, we were here during the summer, so we really didn't get to use the fireplace, but I did try it out. COZY! The heated bathroom was really interesting and now I want it my forever home. My kids were able to go down by the river and play some games that they had out multiple times while we were there! I love that they had some games the kids could enjoy. They're just missing cornhole. :) I liked that I could keep an eye on them while making breakfast! The more outdoor time the better! The sound of the river is really relaxing! It did seem like the patio furniture was all hodgepodge thrown together.. I feel like if they had made the outdoor decor as matching as the room, that would really elevate this place! But there was plenty of places to sit by the river, or bbq right by the river. This is just my thoughts. We had a few issues though that kept me from giving this stay a full 5 stars. First.. the bed was really hard.. it needed a pillow top. Maybe because my bed at home is quite soft being a side sleeper, but my hips were sore after sleeping in the bed. Second, the kitchen faucet has to practically the slammed down to get the water to stop running. Third the TV by the bed kept going into the background mode one evening prompting us to press a button to cancel the action. I even checked all of the power saving settings but it still continued to happen. We eventually just shut the tv off and went to sleep. And lastly the room lacked USB charging ports. My kids charge their watches at night, my husband and myself have watches to charge plus our phones... there's one USB on each side table lamp but overall.. some outlets that have plug in plus type c and usb would make the room even better! But overall the room was great. Our last night they had live music upstairs at the bar. It was relaxing and not all all over the top or overwhelming. The singer was enjoyable to listen to. We enjoyed that while the kids made s'mores since they had a fire table and several heated lamps for everyone's comfort. This was a very quiet and relaxed atmosphere all around. All the guests were relaxed and respectful towards one another. All in all the negatives didn't outweigh the positives of the stay. We will definitely be back! Such a great location for a great weekend! We booked kind of late, so while the cabins looked ADORABLE, there weren't any left, and we ended up in the mountain lodge. It was so cute! Having a wood-burning fireplace made the trip so special, even if we weren't the most talented at starting fires, haha. It was a good amount of space, LOVED being on the river (as well as the fun light show!), and loved having a balcony! To get to snowshoe literally right out our door on the trail was an added bonus! We picked up a pizza on the way in, and so we didn't even have to leave for the next 24 hours - just got to enjoy the hot tub and the amenities. Would definitely book again! read more

Pinecone Cabin in December We enjoyed our 20th anniversary in the Pinecone cabin. Pros: The cabin had everything we needed, and we really enjoyed our time in the cabin. The location was great. The check-in and check-out was super easy. Went straight to the cabin and left straight from the cabin. The bed was really comfortable. Loved that we had our own parking spot. (The cabins around us had to share the circle drive.) The robes were great too! Cons: You can't tell this by the picture and description on the website, but this cabin is attached to another cabin, fortunately for us we didn't have neighbors until the last night... and it sounded like they were moving furniture! A few little things that could have been addressed for the cost of the room. Stains on the ceiling Small holes in the wall in the bathroom. No light over the stove... small things but really not deal breakers. FYI- (not really a pro or con but something to be aware of). The fireplace is a gas fireplace that (in the winter) stays on to heat the room. I was expecting a wood burning fireplace, but it makes sense for this room. read more

I am SO happy we decided to stay here for our trip to RMNP. It had fantastic reviews, so I decided to go for it, and wow, I'm so glad I did. The quality and amenities are OUTSTANDING for the price. We stayed in the Stream suites and it was absolutely stunning and had everything we needed. Perfectly clean, gas fireplace, porch, robes and slippers for the hot tub, heated bathroom floors, large shower with steam feature, king size bed, and everything we needed to make coffee in the morning. We really couldn't have asked for more. The surroundings are beautiful and we loved the fire pits, swings and the gorgeous nature all around us. We will definitely be coming back to stay here again in the summer so we can truly enjoy a barbecue outside and walking around when it isn't super cold outside. I cannot express enough how awesome this place is. Highly recommend. read more

My boyfriend and I recently stayed here in a queen suite overlooking the river. The room was comfortable and very clean. We loved the wood burning fireplace, the patio, all the little details from the robes, coffee pot, coffee, mugs, plates and serving utensils. We also arrived very early and the staff was super accommodating and was able to get our room cleaned and ready for us on an extremely short notice, we very much appreciated the gesture and working with us. We have already talked about coming back and staying longer than just the two nights. The only recommendations I would make is to maybe have hooks in the rooms to be able to hang jackets or the extra towels used and a second light or lamp on the other side of the bed, there was only one night stand with the one lamp. I didn't necessarily need a night stand but a light on that side would have been nice. Definitely recommend The Inn on Fall River while in Estes, beautiful views and comfortable accommodations, can't wait to come back! read more

I can't say enough about the Inn On Fall River. We have stayed there many times and it just keeps better. The owners are warm, friendly and accommodating, treating everyone as friends not just guests. The rooms are clean, cozy and comfortable with constant upgrades in decor and design. We love sitting on the deck outside our room, watching and listening to the soothing river, the singing of birds and watching the antics of wildlife that seem to enjoy the Inn grounds as much as we do. Was just an ok lodge. Intense amount of construction going on with noise , was not told of the construction. Property area is dirty and muddy on your shoes. Room was clean and cute however the water spicket in the tub nearly fell out of the wall so I left it dangling. Hot tub was clean but there was clutter in the area with faded fake plants and trees along with about 8 used hot tub filters next to the tub and a view of an old used vacuum just sitting there. The price was right so I didnt fuss. So overall is a cute room but the property is a mess. read more

My wife and I had an amazing time at The Inn On Fall River. We booked a room as we were planning on getting married 2 days later. We were running really late and didn't arrive until 2:00am. The whole time the staff was there for us making sure we would be able to get in the room. When we got in the room, it was decorated in dozens of candles, flowers, chocolates, wine, and letters from my wife's family. My sister-in-law contacted the Inn and had all of this planned and the staff was more than happy to get everything ready for us. They were available for everything we needed and when we decided that we wanted to stay an extra night they told us they were already fully booked. As we were ready to pull out of the parking lot the lady in the office came running out to tell us that their sister location next door just had a cancellation. We were more than happy to take the room. We can't wait to go back. read more

This place is a treat. Cozy area with a variety of private cabins and lodges. We stayed in a queen suite with futon. There were 2 main rooms, one with a bed, couch, TV, & fireplace. The other had the futon & kitchen. The bedroom had a sliding glass door that opened up to a patio and the babbling river just 15 feet away. This place also has several community areas where you can grill, use a fire pit, or lay out on chairs. There was always one available. Private cabins have their own hot tubs but there's also a community one for every else, and it was hardly ever occupied. To top it off, the owners & staff are super nice and friendly. We really enjoyed staying here and will be back again. read more

We had a double queen river view room and stayed for four nights. The fireplace was wonderful and the location on the river is probably beautiful in warmer weather when it isn't snow covered. However, the room was super small, with a leather sofa at the foot of one bed before the fire which, while it was nice to sit before the fire, took up much needed space and made the room even smaller. While the bathroom appeared to be clean, there was a thick coating of dust on the bedside lamp and fingerprints on the sliding glass door. Moreover, the towels smelled musty and seemed quite old. There is no housekeeping unless you request a "tidy," which means they will bring clean towels and empty the trash, but that is all and it's only on request. We stayed four nights. The second morning I requested a "tidy" before the proper time (12noon) but they did not tidy. The next day, I requested a "tidy" by putting out the sign by the proper time and followed with a phone call explaining that they had not tidied when requested the previous day and wanted to ensure they came by that day. They apologized and brought towels that day, but did not remove the soiled towels, which was not ideal in such a tiny room. The bathroom is tiny. The parking lot is incredibly muddy and it was snow covered during the first part of my stay. By contrast, most of the other hotels in that area had paved, scraped, and clear lots. Most disturbingly, I was never alerted that there would be construction during my stay, either online when I made the reservation or in person when I arrived. However, on the penultimate morning of my stay, I was awakened when huge machinery converged upon the tiny parking lot from just before 8am, complete with machinery roar, back up signals, workers' conversations, etc. I spoke with the owner via the phone later that day, asking if construction would also be occurring the next morning. She said she was very sorry, but that she truly didn't know, since the construction workers didn't tell her their plans. Peculiar, since I'm sure she is either the owner or the manager. I asked about checking out that day, one day early due to the disturbance, and whether or not I would be refunded. She said that theoretically I could check out early, but that she had another double queen room available if I wanted to move. Since the inn is small, I could not imagine that a different room would be far enough away to muffle the noise, and I asked her to check with the construction workers and let me know whether or not construction would still be happening the next morning. She assured me that she would return my call, but never did. Since I knew we would be checking out as planned the next day, I let it go. Construction started slightly later on our final morning, but it was just as loud and just as intrusive. There are too many hotels in the Estes Park area to settle for this one with cramped, untidy surroundings, a snow and/or mud covered parking lot, construction right outside the window and dangerously close to hotel guests' cars, and poor customer service. read more

We thought we would save money and buy firewood in our home town before heading up to Estes, don't waste your time. The firewood they had for sale in the office was $2 cheaper that what we paid!
