My first impression is PRG Real Estate Management does not invest their earnings to improve living standards/conditions. It's 2021 and the washer/dryer appears to be from the 70s/80s. The model and model photo washer/dryer wasn't old, which in my opinion is misleading. We are ok with the white kitchen appliances but making the change to stainless steel should be a priority. The refrigerator could be bigger and the stove upgraded to flat top. The sink is not two sided which I knew about when leasing but it's like, why? The closets haven't been updated with the new standard white wire shelving. There's trash on the floor in the master bedroom. The patio is filthy with rotted railings. The front door apt number has rusted nails sticking out. Multiple cracks in the ugly popcorn ceiling. There's no microwave and no linen closet. The toilets were dirty and there's dust in the corner of the ceilings. It smells bad like cigarette smoke. These apartments are extremely overpriced. It's disappointing and I'm glad we're only leasing here until our new home is built. Already counting down the days. Please invest in making this a better place for your tenants. The return on that investment will be huge.

The grounds are kept up well, with weekly/biweekly landscaping done throughout the complex. The office continues to create a nice, and inviting environment by organizing monthly holiday theme events. I especially loved their pool safety event, which was held in the pool with our local police officers, fire Department, and community members, who provided information to our youth in regards to pool safety. The management also generally lets you be but is responsive and helpful when things come up. There is a new dog park, which is quite nice. The other amenities - including a small park, benches around, and the main facility with a small fitness center and pool aren't amazing but also still are alright. On the negative side it is right up against a lake with some dense vegetation and that makes the open-air stairwells usually quite disgusting and full of bugs/growth. Be prepared to walk into spider webs each time you walk up the stairs. The facility as a whole is very old too - the apartment interiors are ok but even they clearly have seen better days. In terms of location if you like a rural place but still with some stores around this fits that - however for dense centers it is still a decent drive to either I-95 on the east or Midlothian on the west and particularly given the seemingly traffic lights every block and often extremely dense traffic due to no other roads besides VA 10 to get to either side for at least large chunks, making it take quite a while more than the raw distance makes it seem.

On the very first day of moving in, we discovered that the AC could not keep the apartment cool. Set at 70, it never went below 79 degrees. The following day, we realized the microwave was broken, and after a long day of moving, we found out the water heater wasn't heating at all forcing us to take freezing cold showers in our new apartment. By Sunday, when we tried to do laundry, the dryer made such a loud, awful squealing noise it sounded like something was trapped inside. At that point, we assumed maybe the weekend was the reason behind delayed work orders. However, Monday came and went without a single visit from maintenance. By then, we also realized the fridge was not keeping food cold and the door itself was slanted, leaving a gap where cold air escaped. After waiting all day Monday without help, I went to the office on Tuesday to ask in person when these issues would be fixed. Instead of professionalism, I was met with a dismissive and unprofessional attitude from the property manager, who spoke to me as though I had no right to be concerned about the condition of the apartment. When maintenance finally did arrive later that day, they were polite and understanding, but the fact remained nearly every appliance in the apartment was broken or malfunctioning. Out of everything, only the stove and the washer worked. That is completely unacceptable for a new move-in. Now, two week later, many of these issues are still unresolved. The fridge door is still broken, the ice maker is still not hooked up, and the AC still struggles whenever the weather gets warm. We were given a window unit for our bedroom just so we could sleep comfortably, which should not be necessary in an apartment with central air. A replacement microwave has said to have been ordered, but we are still without one. The water heater has already required multiple repairs, leaving us without hot water again just last night and this morning. I do not think it is unreasonable to expect that when moving into a new apartment, the appliances should be functional and the unit should be livable. Instead, we were put in a situation where nearly every essential appliance was broken from day one, our concerns were brushed off by the property manager, and we've had to live in discomfort while waiting for basic functionality. I contacted the office and maintenance repeatedly and was told for over eight months that it would be fixed..My husband and my daughter both got sick from severe mold allergies resulting in breathing problems.When I finally reached my breaking point I went to the office and demanded that they fix it in the next few days or I would be taking legal action.They fixed it but did a quick hurried job and the office manager informed me that the black mold wasn't dangerous and couldn't have caused any health problems. Very important information to know. · Single dad 50/50 custody with my small children every other week · I'm in my apartment two and a half weeks out the month (Every other week) due to work (Check Hotel receipt picture). · I have $300- $400 electric bill even though I'm only here every other week (Check Dominion Bill picture) · My HVAC has been broken for 6+ months (Check thermostat picture) Record Keeping With the high turnover rate and poor record keeping they have no good and clear documentation and record keeping. Due to poor record keeping, February 1, 2022 they emptied my garage unit because they couldn't trace who they leased it out to even though I have been paying on it since I moved in a year and a half ago. Yep, that's right, they went through my personal belongings and started emptying my unit. We called maintenance Friday as soon as it happened, and the guy came out but said there would be the cleanup crew coming In the morning, and we had already cleaned much of the sh*y and urine using our towels, our cleaning supplies, and even our clothes, as there was standing water with feces and urine. There wasn't much he did other than indirectly offer to speak to management about getting us a room for the night. By that time it was after 8pm and he assured us someone would be here first thing in the morning. We didn't WANT to stay on Friday night, however, because they were still waiting on a plumber , and couldn't guarantee if this would or would not happen again, we were afraid to leave and no one be here to stop another overflow. Apparently, according to this woman in the office, they refuse to help us now, because according to her, we refused help Friday night. What a crock of bull crap! We didn't refuse! We simply tried as tenants to make the right decision for everyone in an already stressful, disgusting evening. So 9:30am Saturday the clean up crew comes in and cleans up and leaves huge industrial size blowers in our living room and said we will be back next week and left. They did a great job, unlike management, so I want to make that clear. This is on management not the clean up crew! Yesterday at 4pm, the pipes overflowed again!!!!! I called the office, and the idiot at the desk says "oh call back the office, so you can leave a message for maintenance, and I won't answer the phone". Wtf As of today 10/10/21 no one has come by, I have left 4 voice messages for maintenance, including TWO online maintenance requests WITH PICTURES, and the feces and urine is still on our floors at 12:15pm !!!!!! I sure hope management is having a GREAT fun filled, none shit filled weekend unlike us. In other words, unless you want to be treated like sh*t even though they have the audacity to charge you $1500 a month to live in filth, do NOT sign a lease here.
