Read every review, because they are all correct! Roaches, painted walls with hair and dirt mixed in. They Don't mention to you ALL the fees before you move in, You pay for parking we pay $90 to park 2 cars. And God forbid you have a problem and need to speak to coorperate. They want to give you a email address and refuse to give you a working number that doesn't go straight to voicemail. After leaving over 100 message to request a callback they email you and tell you more lies again. This UDR company is a joke! Our bathtub needs serious repair and its very soft underneath, someone is going to fall through that tub and the apoxy is coming off the tub. they want us to leave and pay for a hotel so it can be fixed, After what we pay for rent and parking cant afford to and not going too. don't recommend living here, didn't even get a chance to sign the lease before the nightmare began, this place cares about one thing and one thing only..money, they will do anything they can to take as much money from you as they can, i'm blessed to have not signed a lease agreeing to move into a place that treats future residents the way they did, they give false information and think the fair housing act does not apply to them. on the plus side i will say they have beautiful views of the water and the environment is very quiet and peaceful but that's how they draw you in. If you want a place that cares about its residents and doesn't charge the price of a mortgage for outdated apartments then go anywhere else. read more

Do not rent do not set up appointment for view for rental either. Maintenance and cleaning are a must! And people need to realize that if your facility isn't clean or even close to it don't rent the apartment out. The smell of Marijuana and the (move in ready) apartment was not clean at all. Wouldn't even go past the door when we walked in. Disgusting 100%. Deserves 0 stars.. but had to put 1 to leave review. We visited 10 community apartments in the same area never seen this bad at any of them. read more

RUN DON'T DO IT!!!! These people are shady slum lords! They only care about money and padding their pockets. They decided to make ALL visitors pay for parking in the middle of our lease and didn't give the option for any passes or exceptions even for hospice, home health, child care or personal caregivers for the elderly and when I tried to bring this up I was told "this is just the way it is." Visitors were only given 2 options - $2 an hour or $10 a day and half the time the app didn't work right so you ended up getting charged more. And there was actually LESS parking for us as residents once they started this than before. Instead of them going after the people they KNEW were parking illegally, they just made all of us pay extra. There are residents who CONSTANTLY break the rules and have their dogs off their leashes ALL the time and the property manager acts like she is clueless but she clearly sees what's going on and just doesn't care. We ended up buying out my lease because the neighborhood just got so bad. But we weren't even able to finish moving out or cleaning my apartment because maintenance entered my apartment and began removing my things and painting before I even signed paperwork or did a final move out. When we confronted them they told us not to worry about anything and they would cover it since they made a mistake. Then a week later, I got multiple invoices for multiple different amounts that kept changing, but the property manager stopped responding to my disputes and told me I had to take it up with billing. Billing never answered my questions or cared that their maintenance team entered my apartment and began painting before I even finished moving out. Then on top of that, they make you use this Rhino policy that you are forced to renew every year and when I tried to dispute everything with them, they just threatened me with collections. They tried to say my Kitchen counters were warped and charged me for repairing them. But they were warped when I moved in and I had 2 leaks in my apartment. One that happened 2 years ago when my sink leaked all over my counters and under my sink. When I called the emergency maintenance they just told me to turn off my water and wait for maintenance to come during the week. Several days later maintenance replaced my entire faucet because it had been leaking. The second leak happened last year when they did repiping throughout the entire complex. I woke up to a major water leak from the apartment upstairs that once again leaked on my counters and my floor. My fridge went out 3 times in less than a year and I lost all my groceries each time. They refused to replace it until I demanded it the last time and then they tore up my apartment bringing in the new fridge. All they care about is money and could care less about the conditions anyone lives in. They let some people get away with everything and act like they don't see the crime and people speeding through the parking lot. I am still fighting with them over everything because they do so much shady business and then try to make the residents pay for it. You can't ever reach anyone on the phone and even the billing manager that I did reach out to told me she can't help me and she wasn't sure who I needed to talk to. They want to call themselves "luxury" but the only thing luxurious is their own pockets from all the money they are taking from their residents and from working with this rhino policy. RUN RUN RUN!!!!! These people are the WORST! read more

When I say run...RUN! Every negative review you see is absolutely correct. I moved in Aug 29th of this year. The first apartment I saw was terrible. It was filthy. There was food and grease caked on the walls in the kitchen. There was dirt on the light switch. Hair balls in the corners. A nasty substance running down the toilet. Dirty stains in the tub. The appliances were old and outdated. The color scheme of the appliances did not match for instance a white stove and black microwave which might not be that important but if you are paying 1100 plus you want your home to look nice. Did I mention, that was also outdated. I stated I was not moving into that apartment because it literally looked like the last tenants moved out and they immediately moved me right in. They offered me another apartment. This one seemed ok until the night my family and I decided to sleep in it. Big roaches in the kitchen, laundry room and bathroom. I put in numerous requests for pest control just to have them tell me they are earwigs! I think i know the difference between an earwig and roach! The dishwasher was broken and reaked of something horrid. IIt took them 3 times of me putting in a request for them to finally realize it was broken. He first two times they came they just drained the water out. The light fixture in the kitchen went completely out, leaving me without lights for one week in the kitchen. You can hear rodents inside of the walls scratching and squealing. One of them actually made it out of the wall. Even after this one has been caught, you can hear the sounds coming from the wall. My kids are terrified to sleep at night. The office staff is rude and condescending. The corporate staff is as well. They do not care about anything but getting your rent. Please look elsewhere! Our experience here has been nothing but great! Cheryl and Andres have been amazing with communication, professionalism, and timeliness regarding any maintenance work needed. They are great with preventative maintenance work, and have fixed issues before we were even aware with the smart home security measures the community offers. This community is beautiful both inside and out, with a lovely leasing office team to help with any needs. There are tons of amenities between the gym, pools, parks, walking trails, dog parks, activities the leasing office hosts, the beautiful view of the water, etc. They are doing a great job of keeping tenants happy. With affordable living, beautiful views, and great management, we couldn't be happier! read more

A very meh place. On the plus side the cost is good, particularly for two/three bedroom apartments as the marginal increase is very minor. For one bedrooms it's standard for the area and in some cases a bit higher depending on lease length and the amenities offered at the other locations. The management also generally lets you be but is responsive and helpful when things come up. There is a new dog park, which is quite nice. The other amenities - including a small park, benches around, and the main facility with a small fitness center and pool aren't amazing but also still are alright. On the negative side it is right up against a lake with some dense vegetation and that makes the open-air stairwells usually quite disgusting and full of bugs/growth. Be prepared to walk into spider webs each time you walk up the stairs. The facility as a whole is very old too - the apartment interiors are ok but even they clearly have seen better days. In terms of location if you like a rural place but still with some stores around this fits that - however for dense centers it is still a decent drive to either I-95 on the east or Midlothian on the west and particularly given the seemingly traffic lights every block and often extremely dense traffic due to no other roads besides VA 10 to get to either side for at least large chunks, making it take quite a while more than the raw distance makes it seem. read more

My experience in the 10 months has been nothing but great! Any time I have had an issue it has been resolved very quickly. Cheryl and Andreas work hand and hand to fix any issues I have had. My experience here makes apartment living bearable. If people ask me about apartments, I always recommend this location because of the quality and value they offer. It's a nice apartment but we've come across a lot of issues. First off, we were supposed to move in a certain month but it got pushed back and then we got put in a different apartment in the end and was told everything was upgraded and ready so we thought "well I guess that's okay." Moving forward, we moved in and the kitchen counters were scratched up, we had missing handles and a hanging door, (they still haven't been fixed after almost 2 years). We had multiple flooding issues with the most recent one being the worst. Apparently no one had lived in the apartment before us for a while meaning they had time to make sure the apartment looked okay and everything was working properly. We saw the bad reviews but was told more people write bad reviews than good reviews and we thought that made sense but after trying to justify all of the issues it's just not okay. Maintenance can be slow at times, we called the emergency number and apparently it's 24 hours though no one was answering. Things are still half working in our apartment to this day, my tubs faucet barely works, door knobs are extremely loose, I could go on. Anyway move in with caution. I do like the neighborhood though. read more

I lived there for 3 years, loved it there! Fortunately I was able to buy a house which was why I moved, otherwise I would have been happy to stay there! Apartments are a decent size, nicely updated, neighborhood is quiet, maintenence guys are awesome, AC went out on the weekend and they were there in 45 min and had it fixed, never had any other maintenance issues! management is great, especially William! We pay 10-20 dollars a month for parking and even we're given a parking pass and half of the vehicles in the lot don't have them and no one enforces the passes. Every day night I come home I have to park extremely far away from my building because people have 2 and 3 cars they park out front and only one driver in the household. There is dog crap all over the grounds and trash everywhere. Maintenance is a joke read more

When I first lived here I was paying around eight something and within 3 years I was paying over a thousand . If you plan to move here make sure it's no more then 2 years! Each year They raise the price higher and higher that it almost becomes impossible to pay for. I lived here at waterside for almost 4years and always made payments on time. It happen to be that 1 month I was 2 weeks late in December, due to the holidays. On my door I received an eviction letter stating I have 1 week to leave. Let's just say... Waterside do not care if you make payments on time every month .if you are late just beware that they will evict you!! Living here I have seen a lot of people moving in and out and I use to wonder why and now I know!! read more

Worst experience in an apartment I've ever had. Terrible management and poorly maintained....don't bother.

The most horrible experience and a ripoff. I lived here for about a year. Everything kept breaking and maintenance took forever to fix. There is dog poop all over the walk ways as well as the grass. There were several times I stepped in dog poop. There are very bad problem with pests as well. Spiders and nets are a major problem especially during the summer months. At first I thought it was from fresh fruit, but no. This problem is throughout the entire community. My friend also lived there and complained of spiders, nets, and mice. The rent is ridiculously high and every year they want to increase rent by $100. Not to mention when I moved out I received a large bill for $1800 in repairs. I cleaned the apartment a lot and they charged me over $900 for carpet replacement when everyone took their shoes off at the door. Also I was charged and additional $150 for wall prep and I didn't hang any pictures or curtains. When I called to speak with Cheryl he office manager she refused to return my phone calls. Then she sent me an email saying I owed the property and has been threatening to send it to the credit bureaus. She is very unprofessional and a con artist. Needless to say I don't recommend anyone moving here unless you like to live in filth and be treated poorly. This is a horrible place to live and it should be closed down!!!!!! read more

I lived here back in 2014/2015 and they were horrible. There were nets and spiders everywhere throughout the complex, not just my building but everyone's building. There were dog poop everywhere outside. When time for me to move out they charged me to replace all the carpet in the bedrooms. Mind you my bedroom furniture covered a great deal of the flooring. When asked for them to provide me the life expectancy of the carpet, it had been replaced four years prior to my move in and had a five year life expectancy. They charged me for leaving a toilet paper roll and a spot of toothpaste on the sink. I don't understand how do you charge someone for that when you are supposed to clean the apartment after each rental. Long story short they billed me $1600 and kept my deposit. Not to mention the staff was rude and refused to do a walk thru with me when I turned in the keys. My advice is to make them do a walk thru with you before moving in and after moving out. I personally don't advise anyone to move here. read more

I don't usually write negative reviews, but I believe Waterside warrants one. Before we moved to Waterside, my wife and I did copious research of different complexes in the area, including Waterside at Ironbridge. We had heard some unpleasant things about the complex from a family member who lived there about 7 years ago, but it has since come into new management, so we took that experience with a grain of salt. However, we also found many negative reviews online about Waterside post-UDR takeover. Unfortunately, we did not heed those warnings, and after we toured the community, we signed a lease. I would like to note that during our tour, we did have several red flags arise, including the overall dirty appearance of the complex, particularly the stair wells and breezeways in the buildings--they looked as if they had not been cleaned in ages, and were covered with dirt, spider webs, bugs etc. For some reason we decided that all the negative reviews and the dirt in the stairways could be overlooked, and it was a terrible mistake. I blame us for being daft enough to ignore all of these signs. We are 100% at fault for signing the lease and moving in. With this, I hope that you will not make the mistake we did, and when you read a bad review, trust that it is not an exaggeration, as everything written in those reviews is actually true. We were only there for a year, but it felt like 15. The buildings are poorly built/maintained, and you hear EVERY single thing that your upstairs and next door neighbors are doing if you are unlucky enough to not be in a top-floor unit. It is very unfortunate, because the management team does not enforce your legal right to quiet enjoyment of your home, and allows the noise to continue (we had a series of VERY loud and rude neighbors who made noise on purpose, all hours of the night, when we asked them to refrain). The grounds themselves are unkempt, and we found the reviews to be true: not once did we see a groundskeeper cleaning the stairwells and breezeways, and there was always a plethora of garbage along the Waterside side of the lake. We had some plumbing issues one night, and the after-hours maintenance person (he was actually excellent) told us that our plumbing issue was extremely common because UDR used the cheapest materials possible when renovating the units. Pretty disappointing to hear when you are paying over $1,000 a month to live there, especially considering that just up the street are several luxury complexes with rental rates only $100-$200/month higher than this, with units that are impeccable. The management is the area, other than neighbors, that we had the worst trouble with. We found them incredibly unhelpful and unfortunately very rude. Again, we had seen this noted in previous reviews, and it all rang true. UDR (at least at Waterside) is also very quick to keep your deposit, even when you take great pains to literally leave the unit in better condition than when you arrived (again, this is no exaggeration, as we'd thought that possibly those previous reviewers who noted this issue were possibly over-crediting themselves with their levels of cleanliness upon leaving. I truly believe they were not, as we had the same experience. The unit was almost impossibly clean, as we even spackled and repainted--with the color UDR told us to buy at Sherwin Williams--and were still denied the return of our deposit. Thankfully it was only $200). Additionally, the office was frequently closed, particularly during the early evening hours when most people are returning home from work, needing to pick up packages. Upon many occasions, both my wife and myself found the office locked, and one of the two property managers inside watching TV in the office. Unbelievable, really. Heed the warnings of the negative reviews. It is nothing but a mistake to ignore them and move into this complex. Absolutely abhorrent. read more

I have live here almost a year now and I am dreading it. My husband and I cannot wait to move out of this place. Please don't be mislead or fooled by the photos online. The pictures online are fakes. This place needs a serious paint job. It's rusting . There is poop all over the community grounds. What is the point of having a lake view when you can't even walk out back and view the lake because it is poop covering the walkways.. The balcony patio screen doors are cheap and not secure. You can literally fall out of the screen if you aren't careful enough. The rent is overpriced. You pay for everything here, sewer, water, trash is not included so your rent changes every month. If you are 2 days late with your rent, it is nearly a 100 buck late fee, not only to they plan to evict you after 15 days late. Management is rude, especially the property manager, Cheryl. Not nice at all and a bit unprofessional. My husband and I are counting the months till we are out this train reck of a place. My advice to you, if you are reading this, please move on. Living at Waterside at Ironbridge has been the worst! They say their goals are to provide excellent service and high quality apartments, neither are true! The management acts if they don't care when you have an issue. I have had a problem with mice since June it is now October and it is still not taken care of. My bedroom window has been leaking since June and the manager said we would be getting new windows and put a little calk to try to fix it...I still have no new windows! I get charged every month for pest control yet we have mice and spiders like no bodys business. I called the corporate office thinking maybe they would understand and be of more help than the management team, nope! The manager told me his hands are tied about the mice issue!!! Corporate just states they will forward the information along! I can honestly say this is the worst place to live! I know of two other tenants who broke their lease because of nonsense issues. With all the issues I have dealt with you would think they let me out the lease, NOPE! Poor service and poor apartments! Liars and crooks sums up this place read more
