Every apartment has drop ceilings and the AC leaks every. single. summer. For the first 3 years I lived there, the A/C would shut down in mid-July (Shout out Detroit Beer Co). I had a build-up of water that created a giant bubble in the ceiling (as well as the paint next to it) for several days that eventually burst. Maintenance came by and cleaned up (a little) but I was without a ceiling tile for AT LEAST a month. Just a big old gaping hole in the ceiling for all my guests to see when they came over. On top of that, my AC would leak onto the floor, causing the nastiest moldy smell. They also sealed (nailed shut) all the windows last Spring (**Due to insanely high lead content on the original windows paint), so it was hard to escape the smell. Every time I called the emergency line about one of these issues, the manager (Marlo) never responded. I would get a text several days after calling saying 'someone will come look at it.' The live-in maintenance guy, Ken, is a nice guy but terribly unskilled and things are often (always) done half-assed. On top of all that, parking went up from $75 to $150 in the last 6 months. Which is average for the city but not worth it to park in a place that is regularly un-supervised and fills up during any sport/concert event downtown. A liquor store also opened up downstairs which is convenient, but ultimately brought along some sketchy clientele that hangs out outside. Oh, and lets not forget that you're directly next to Annex night club - which literally vibrates your walls like a German house orgy every Saturday night until 2 AM - in which, the cops would shut down Adams every. single. week. due to some fight or shooting OUTSIDE of the club - which is your front door! I'd say hold off on the Fyfe for now. It's falling apart, and some bigger fish is going to swoop in soon and gut that place. The location is too good for the Gilbert types not to notice.

Any maintenance requests I've had are handled very quickly, the maintenance guys go out of their way to make sure the maintenanence problem is solved quickly. The office staff has been very friendly, especially Mallory, the manager. She is really approachable and the few requests I've had, she has responded quickly and followed through for me. I think it shows that management genuinely cares about the people who live here. After three years, I still feel confident saying Woodridge is a great place to live and I plan to continue to live here for years to come. If you're looking for a well-managed, responsive, and welcoming apartment community, I highly recommend it.

It is a super safe and super quiet complex and our apartment is really clean and peaceful. It's also affordable for the area (Livonia). It's true that only trash is included in the rent, but water/sewer runs about $35-50 a month which I find really reasonable. The kitchen is very small but if you're picky about having a big kitchen, buy a house lol. Bathroom is pretty spacious. They are really pet friendly too which is a huge plus for us as we have a dog and a cat. They do charge pet rent but so does everywhere else. The dog park even has some wooden agility equipment such as ramps, jumps, and a platform, and little trash cans and bag dispensers all over the property for picking up after your dog also.

If you come home any later than 6pm good luck. The staff doesn't tell you that LCA will block off most of the roads and the parking garage we'd pay for, making getting back to the Eddystone during events impossible unless you find a kind traffic mover to move some barriers. Many many times they wouldn't let me go home until all the traffic had cleared (around 11pm). Students with late classes BEWARE. And arguably more important, the new leasing staff has taken it upon themselves to ghost us over the loss (lost in the mail) of our security deposit. After being ghosted for 6 months we finally got back in touch with an employee only to be told they did send said check and they'd talk to the manager. Months go by and we finally get ahold of another employee and was told to check the MI unclaimed funds site, and got ghosted again. Finally a manager got us in contact with the actual Hayman management team but that was a month ago and still nothing... Completely unprofessional that as soon as you're not paying rent they stop taking your calls and caring about you. $1000 isn't something that the company should just be okay with "going missing" and they should be ashamed to keep hiding from their mistake.

My daughter was looking for a place to move after their wedding. She asked me to go to this one with her as the fiance' wasn't available. Nice friendly complex, great leasing office personnel. We checked out a couple empty rooms. Nice size, 1250 sq. ft, two bedroom. Very large and reasonably priced. The daughter put in an applcation and has been accepted. She picked out the room they wanted. Pet friendly as they have a poochie too(yeah, he's leaving my house, lol). Stay posted as I will update after they have been in the place a little while as I am sure I'll be taking a few visits there.

The management is very communicative,…read morebut it is an older building with some issues and there isn't a large staff to attend to every small thing. The industrial heater is loud. There is no AC (I should note that I'm in one of the less ritzy units - others do have AC and probably updated heaters). Our ceiling leaked a bit, but nothing crazy. The floors are cement/stoneish, as the building used to be a brewery/warehouse, so there are some chunks taken out of it. Not necessarily a bad thing at all! But just know that when they describe a raw, industrial loft, you'll really be getting the raw and semi-gritty vibe. I love it, but it's not for everyone. Yes, I hear some complaints from other residents about things being fixed, but I have seen a ton of effort from staff (not only the building manager but maintenance as well), and the pros of living here are countless. You won't find this much space for the price anywhere else in the city, and it is worth it to be in such an amazing, artistic community, surrounded by murals. Trips to the Market for food on Saturdays or a quick beer at Eastern Market Brewing will become an easy routine. Parking is only $25/month. They throw a party on the rooftop for residents on Fireworks day, which is really amazing! I also love that residents are able to make the place their own (no strict rules on pets, painting, etc). The owner is laid back about that, and I feel very lucky to live here.

I'll separate review into positive and negative experience living in this place…read more Positive: residents are great and friendly. Lofts offer stunning views. The location is great. Never had any problem hearing other residents from our loft. Good security in the building. Negative: our shower was not working properly when we moved in. It took 2-3 weeks for them to fix it. Almost every month, they had to come in for a different reason. One time it was just to take pictures of the loft. So, if you have a pet then be prepared to be there or have someone watch over your pet. Communication with jim is just nasty. I had emailed him 2 months prior our move out to get an idea of move out procedure. He would not respond. During our moving out process we threw the stuff we didn't keep in the trash. He charged us 500$ for trash removal. This doesn't make sense because we pay a flat fee every month that covers trash removal. He WOULD NOT send us our copy of the lease no matter how many times we asked. He gave us a unit that has a washer and dryer that was left by previous resident. When we told him the dryer doesn't work.... He told us that WE need to fix it. When we moved out he charged us 150$ to fix the dryer. Why are we getting charged for something that didn't even belong to us and that was not even inspected by him when we moved in. On moving out day, I told him about issues with the loft. One major one is that ALL windows leak in air during winter. The personal heaters and his heating system could never keep place above 60 degrees. And during summer it would hit 90+ with no a/c. It made it unbareable to live in it. When I told him that he cussed me out and threatens to call the cops because he felt insulted about me bringing these issues before. Now, he refused to send us our copy of the lease and is refusing to give the security deposit back.

I was told when I moved in that Fountain Park was a great place to live. The maintenance people were wonderful. The outside was well maintained. Well, let me fill you in. I moved here in 2024 and was not shown the unit. So once I saw the condition..... There was orange mold ( yes it's a thing) on my shower ceiling and. The gutters flooded my sidewalk and the area on both sides of sidewalk when raining ( I'm in a lower unit)and icicles would be 6+ ft in the winter. The gutters were overflowing with debris from the hugh tree in front of my unit. The heat doesn't really warm my bedroom but overheats the rest of the unit. Reason I was told was "furnace is old". Windows are old and has a whiteish film between the glass panes. The second room windows were replaced but the master bedroom..... one day I call and they're on order. Weeks later an excuse. Then they're finally here. Then someone else got them. This went on for months, last year. Supposedly they now have the windows. Dishwasher has never been right, right from the start. After I ran/run a cycle and opened the door, a horrible smell filled my kitchen. It smelled and still does smell like wet dog. Ugh! Change soaps, run a cycle (with no dishes) with bleach, vinegar and baking soda, and they gave me 3 various liquids to use. So that's at least 6 times they were in my apartment. Over many months. Their last resort was to put the liquid soap, not for dishwashers, in my dishwasher. I had to call them back to clean the bubbles! The washer/dryer wasn't working from the beginning. Again, let's look at it. And look at it again. And again. And again. After months of this, the washer/dryer still wasn't working. It was replaced. Now the outside. They do nothing!!!! I asked over many months to clean the gutters. It took many more complaints about the water and the icicles (when the icicles melted and froze again, I'd have a small ice skating rink on my sidewalk. Very dangerous!!!). It took almost a year to clean the gutters only they neglected to do the downspouts. So when it rained, the sidewalk still flooded. They don't maintain the trees and bushes unless called repeatedly. The sprinklers don't work right and turned the lower parts of some buildings orange. Well water for the outside. And let's talk winter. Last year each building had a salt bucket. This year no. I call several time and was given excuses. Some broke so they ordered more. Ir did they? But I finally got one. But 99% of the buildings did not get salt. So the first snow happens. And they do little as possible. My upstairs neighbor shoved the sidewalk to the parking lot and I salted. We had a clean sidewalk. I asked if maintenance could shovel the empty spots (6 empty spaces in a row) and the sidewalks as there was at least 5" of snow. A maintenance person came out, shoveled the handicap space and put that snow on the sidewalk in front of the handicap spot. Come on...how do you not know how to shovel? And this last snow, well let's say no more was done! I shoveled and salted. And the last thing is the dumpsters. Last time I talked to the office staff, I was told we really needed pickups 2 times a week. Well?? One more thing. The pictures shown are not representative of this complex. There's a pool but not many people use it. There's a small workout room. There's no playground for the kids. No clubhouse to use. No barbecue area. Take a look at the other complexes in the area. Again, larger units and cheaper rent. With clubhouses, playground for kids, dog parks, bbq area, tennis/pickleball courts, ponds, beautiful grounds. Good luck!

Paul has always been helpful in responding to requests, community events, or maintenance issues. He is also someone you can just have a conversation with. And Ursula, always works diligently every time I see her. Everyone that works at this building is top notch! This building goes beyond your normal lifestyle experience. It becomes a family. I am super thankful for my journey here, and recommend to anyone looking within the area. Not only do you have a great staff, but you're also in walking distance to all of the hot spots Ferndale has to offer. Part of the pull for me, aside from the great tour, was the walkability to multiple grocery stores, hair salons, restaurants, and nightlife. Ferndalehaus will forever hold a special space for me. I definitely recommend calling it home.
