Check in was super easy & friendly. I just wish we were told about the need to obtain a separate key for the pool area but to their defense it's probably not usually 80 degrees in Texas in Dec. We were told we could rent fishing poles to fish off of our balcony & buy bait at local tackle shops. The unit itself was beautiful & had everything we needed for a weeklong stay. The beds were both king sized & very comfortable. The air conditioning cooked the entire unit off, when needed. There is a community laundry room you can access with your room key, bring change. There are so many little spots you can walk to & the surrounding neighborhood is gorgeous. The entire area is so quaint & quiet. Stores & restaurants are a short drive away. I spent most mornings & evenings just sitting in the balcony watching the birds, sunrise, sunsets & fisherman on their boats. I wouldn't hesitate to return! read more

We have been coming here for the last 4yrs now and never disappointed. The rooms are condo style with all the immunities of a house. From the full kitchen (pots, dishes, etc) to extra linen for the beds. The stays are a week only which are Saturday to Saturday. There is a club house, swimming pool and playground. Basketball and tennis court. The fishing pier is very nice and you can also fish from your balcony. (I know cool) They have weekly activities and this location is in the middle of a very nice neighborhood. Kinda gives you a homely cozy feel. All rooms face the water, YES!!!!! We had a great visit here! The condo was beautiful. There was plenty of room for my family, and it was comfortable! Our room was clean and it had a well stocked kitchen. Staff were sweet and helpful, my girls joined in on the craft activities they had. Loved the balcony on the back that overlooked the lake. During our visit, I witnessed a seven-year-old boy catch a 2-lb catfish this way. Super cool! The Landing at Seven Coves offers one and two-bedroom apartments and the living room is furnished with a sofa bed which can accommodate even more. As you can see in the photography, there's a full living room with couch and easy chair; a full-size table for family meals; and a well-equipped kitchen with pots, pans, utensils, paper towels, etc. In short, everything you need for a relaxing vacation getaway! On the grounds in front of the units, everything is provided so guests can enjoy a fabulous BBQ! For every 3 or 4 units, a shared grill is available - along with an outdoor table so you can eat right outside. I am really disappointed with this last stay May 23, 2020 we were without electricity for 4 hours due to the weather and I understood that was out of their control. I was in complete shock there was not a generator on the property in events like this to provide backup to their guests. I called to speak with the manager this morning; Tuesday, May 26 to ask to receive a complementary stay or a discount on my next visit. I did received a rude, unprofessional, and non-empathic person that is trusted by her company to provide a courteous experience to guest staying at their facility. She hung up in my face and when I called back asking to speak with someone over her she would not provide me any information. I have been patronizing The Landing for over 5 years but as long as the manager is still working there I will never go back!!! Piney Shores here we come :-) read more

Well I'll start with the CONS. My room literally had no WiFi for the entire week we were there. They charge for everything even towels. Towels were $.50 and on and on. They didn't offer towels at the pool, so you had to use your on or purchase a new one during office hours. The salt and pepper shakers were empty, they left about 5 or 6 packs of both of them. We had to pay a fee of $44 dollars for housekeeping ahead of time. Housekeeping never came by our room, then they had the nerve to request a tip for housekeeping. PROS. It's situated in a very quiet community. The balcony is right on the lake with beautiful views. It's close to the expressway and restaurants are not terribly far away. read more

We stayed during a great time of the year to see migrating ducks. We even saw a flock of about 50 gulls and one goose. The condo was well maintained and nice to stay in. The two king size beds were very comfortable. We really enjoyed the Roku TV in the den. We were able to watch the four non-network channels to which we subscribe. You can fish from the balcony. We don't fish. I was told people caught very few fish. The main downside to the condo is that you have to drive about 15 minutes to get to a restaurant. read more

If you need a place to rest from all you sightseeing and lake time fun...The Landing at Seven Coves is it. Not the nicest places, not the worst place either ~ Average. The two bedroom, two bath is perfect for 6 people max. Great Lake Conroe views from your patio/deck. Bring bug spray for outside. The staff was easy to communicate with and they have lots of local area attraction information at the office. Lures Icehouse is right down the road and offers a delish steak night on Tuesday's with live music ~ Stephen Sweeten. Both a must! In Montgomery you should try Logan's on FM 149 South. Lovely new establishment offering a limited menu...however, the menu is perfect with all the fresh ingredients used. The owners are personable and the staff was very attentive. Also offering a wide range of local wines. Try the Aggie Blush or Valentine. Molly's Irish Pub in Conroe was lots of fun...yummy beer and great sandwiches. Off 75, on 336. Original Super Burger in Willis is AWESOME! Lots to choose from and every item is well worth the wait. Room Tip: Seven buildings...If interested in looking over the hot tub, ask for 1-3-4. The space is there! It is a great place to go with a large group. It is very conveient. We rented here because we have a friend who has a house in Seven Seas so it worked out quite well. They also reccomended boat rentals to us at the marina next door. They were easy and a great price, would highly reccomend them. We rented a two bedroom condo which are large bedrooms, and they had two bathrooms, also large. An easy getaway to get out on the water. read more

BEDBUGS!!!! We were in room 221 and the downstairs bed had bedbugs all in it!! Found them crawling on my sleeping 2 year old at 3:30am. Called the "emergency number" for the place and tried to get a human to come see the bugs but was only given the run around. We have pics and video of the bedbugs and yet they will not take responsibility for this. The lady we spoke to was in complete denial!!! She stated that it was "absolutely impossible" there were bedbugs and basically called us liars!!?? We had to load up at 4am and drive around to find a clean place for my family to sleep. Wasted a good amount of money on this place! They refuse to give a refund. We will absolutely take this as far as we need to ensure no other children fall victim to this!!! read more

Just stayed at this location and checking out today. Nice location on the lake etc. The place is in need of a serious renovation. When sitting on the furniture it sank to an uncomfortable position. For the most part it was clean but there were area's of heavy dust. A deep cleaning behind beds and couches would be great. Pots and pans in the unit were horrible and need to be replaced. Staff we met were friendly and helpful. Not sure I would stay here again unless they make some renovation. Beds Were not comfortable at all. Mattress needs to be replaced. read more

I have rental 2 night from July 21,2018 to July 23, 2018. In the evening time on July 22, 2018 I notice that there was black mold in the vents in the kitchen, living room and master bedroom. I have asthma, sinusitis, allergies, nerve damage and thyroid. I was having breathing issues and not understanding why until I saw this then I knew. I went to the front office to speak with the owner on July 23 around 9am, 2018, which the ladys in the office said it was Vicky Sweet. She did not seem concerned at out. I ask her to come to the room so I can show her because she said she is not going out pictures. When we got there she said it was not black mold, but it was. She swore up-and-down that it was dust. Dust is brown not black, so she had maintenances come to take the vent covers off. I left and then told my husband to go get a picture of the ducks. He was only able to get one because they got an attitude with him and told him to leave the property since we check out already. I went back in the office to show her the picture of the duck and that it is mold. She knew it was. She gave a look like she also knew it was,but she kept denying it and said what do you want me to do. I said will you keep my informed when you sent if off and get it tested that it is mold; will she let me know. I also said will she refund my money if it comes back positive she started laughing and said ya. She never apologized and offer to give me some or all my money back. The lady that works there she said they replaced all the sheet rock and there is no way it could be mold. That moisture comes from the doors being opened and it being on the lake. So I've been coming here since I was a kid. We used to have so much fun. Yesterday I got married at the club house. It was beautiful outside and the lady that works in the office by the pool was super sweet. How ever, when we checked into the condos for the week the lady in the office was rude and wouldn't let me check in unless my dead great grandmother showed her ID. (She was the original deed owner of the timeshare) I told her I was only told I needed a credit card for the deposit. She rudely corrected me and made me get my mother to call to "give permission" to let me check in. So we have 2 condos (both are 2 bedrooms) for the week plus 1 more for a relative. On the first day my parents air conditioner went out. They explained to them that they have been working on putting new AC units in all of the units. My parents were just unlucky to get an older AC unit. So they gave them a key to a 1 bedroom unit for the night while they worked on their AC. Then the next morning they told my mom they need to turn in the key and to stop going in and out of the doors so much because that's what causes the AC to break. While there are 6 people in each room and we've used the doors just as much as each other... but it's their fault it broke? read more

Stayed here as an RCI exchange accompanied with my mother. The rooms are set up like condos and I was shocked with how big the units were. Traveling with just the two of us, we each made out by getting our own king size bed and personal bathroom ( super bonus). The balcony over looks the lake and is a terrific view. The unit was very spacious, well kept, and clean. Parking was very convenient and super close to your unit. The resort is nestled in a community, great homey feel, and very safe. The staff was rude. We had about 5 wasp nests on our balcony and they gave my 60 year old father bug spray for him to go and get rid of the wasps. The paint in our room was chipping and there was a bad smoking smell making my family feel sick. The fire ants were in the walls and everywhere we walked outside. The bugs were so bad we sprayed for bugs and had thousands of dead bugs outside our door the entire stay. The black dots on the ground are all bugs. We had no way to clean them up. Even though dogs are not allowed every day we went outside our room it smelt like dog poop because someone walked their dog by eyeryday and the dog would poop right in front of our door walkway; nobody ever cleaned it up. when i called the office about all of this they said there is nothing they could do about any of it. read more

Staying a week, the plan was head to Houston a few days, and stay and relax on the lake a few days. This is not what happened. We had to leave halfway through the week and find a new hotel for a variety of reasons. This was supposed to be a lake resort, but we were completely lost in what to do. Nowhere to swim, no boat or jet ski rentals on the lake, the resort offered nothing except fishing poles. It felt like we were lost the whole time and no one cared *Service -it was nearly impossible to get in touch with the front desk -you must wait halfway through the week to get new towels (specifically hard with 5 people in the room and only 8 towels) -generally feeling ignored (remote was broken on our tv, had to call 3 times before anyone said they would come down. Lady said she thought we'd "eventually figure it out") *So far away from EVERYTHING/Location -closest grocery store or walgreens is 20 minutes away -houston is 45 minutes with no traffic -all fun things not related to the lake are a whole ordeal, and 4-5+ hours of driving per day -and this is a little pedantic, but lots of bugs and general grossness near the resort, with nearly no issues with bugs anywhere else in the state (yes i know i was on a lake, that doesnt make the bugs less annoying or an issue some people may not want to deal with) Good things *the view is very nice, you can hear waves gently crashing as you fall asleep *the room is very nice, and has a full kitchen if you want to save money not eating out Too long didn't read: Room was nice, service was horrific, far away from anything not lake related If you're looking to spend a week exploring houston, GO SOMEWHERE ELSE If you have a boat and your week/weekend will revolve around the lake, its overall a mediocre place if you need little to no help read more

I was expecting so much more than I had received. Our first night we walk in to a musty smelling room.....not happy but we deal with it. Our TV cant be turned on because they leave us with a remote that has a missing power button. We call in at 6pm and they say "sorry, cant help you until tomorrow. No TV for us. No one comes from the main office to help so we spend an hour to locate the manual power button conveniently located behind the TV hanging on the wall. Being near a lake you expect water sports and activities. That means getting wet. We ask for towel exchange after a day out in the water. We are told "sorry, you need to wait till mid week Wednesday. " Are they insane? Your a hotel and don't provide the basic towel consideration for your guests? " Go wash them" they say. What?? I'm on vacation and you want me to sit in a dirty bug infested laundry room so we have towels for tomorrow? Basically the main office will pick up the phone every 3rd or 4th time you call...guess they are busy telling everyone else to wash their own towels too? We stayed here for a week using RCI (timeshare exchange). I was SHOCKED at the quality of the unit, the furnishings (other than the bed) and the attention to detail such as the crown moulding. The #1 thing for you to get is this: if you're looking for activities for the kiddo's do not come here! This is kind of a romantic quiet retreat. The only activity for kids is swimming and also fishing from the balcony. The #2 thing for you to get is if you bring your own boat as we did.....call up the IMC property management office which manages the 7 coves neighborhood and pay them, not the Landing at 7 coves, to store your boat. That is the only way you will get a covered slip, and it's the same price as if you went through the landing. It's not that this place isn't kid-friendly because it is but I know if you are traveling w/kiddo's you are looking for activities to keep them entertained and this place doesn't have much. If you are looking for a quiet getaway, reasonably priced and above par accommodations then I suggest the Landing at 7 coves. I do have a small disclaimer that another reviewer on another website had a terrible experience with noise level above them but as we were in a 2 bedroom on the 2nd floor noise level was n/a to us. One thing to note as well, all units have balconies and all the balconies are literally over the water. read more

This place is awesome!! Our check in was smooth. We stayed in the 1 bedroom. It was perfect for us. The sofa in the living room also pulled out to a king bed. The large TV is connected to Netflix so if you are a netflixter you will Love this! We brought jet ski and paid 50.00 for seven nights for an uncovered boat slip next to out condo. There is one grill provided for each building. Can't grill on balconies. The view is something that can't be beat!!!! Bed a bit firm. Super cold AC. The lake is full and we fished from out balcony which Hubby loved!! There's also a good sized pool directly on the lake. Have to park boat trailer in a lot across from light tower that was kinda inconvenient but free and locked up with security cameras. No store where boat slips are located but there is a shell station less than a mile that has lots of food items at a decent price. Free wifi! We will be back!!! Bring box fan for sleeping in first floor. You can hear walking\squeaking if you dont. It really didn't bother us bc we always bring our fan! read more
