From day one, I've been dealing with non-stop noise from upstairs: banging, yelling, stomping, kids screaming, dogs barking -- it never ends. I made complaint after complaint to management, and for weeks they fed me the same lie: "We're taking care of it." Eventually, those tenants were evicted, but just when I thought I'd finally get relief, it got worse. The new tenants? Two kids, two dogs, two loud adults -- same circus, different clowns. The noise has been unbearable and ongoing, and despite raising the issue multiple times, management once again dropped the ball. Now here's the kicker: after all the inconvenience they caused, I was finally told I could move out of the unit -- but only if I pay another $700. Why? Because they claim they'll need to repaint, clean, shampoo the carpets, and touch up the unit. As if I'm the one who created the chaos. I'm being penalized for trying to escape a situation they created and failed to manage. Make it make sense. This place is a complete joke. Mismanaged, disrespectful, and careless. The only thing consistent is their failure to act -- unless it involves charging you more money. If you enjoy being ignored, stressed out, and financially exploited, this is the place for you. They told me to wait a year before re-applying, gave me the credit agency and basically just said contact them, with no concern to the issue whatsoever. I encourage those to check credit as well before applying because combined I applied with my girlfriend and our income together is over 7,000$ which is well over 3x the rent and should be easy approval had they allowed us to re-apply once the credit issue was addressed. I applied for a townhome on May 18 and understood there was a possibility my application might not be approved. Before applying, I specifically asked about all application related fees and what would happen if my application was denied. I was informed by Jake that the $250 administrative fee would be refunded within 10 days if my application was denied. My application was denied on May 21, but I only learned this after repeatedly calling the leasing office. Unfortunately, the call center staff could not provide any information and could only forward messages to the property manager, Anah, who did not return my calls or respond to my inquiries. When I was finally able to discuss the refund, I was informed that the processing time was actually 30-60 days, which directly contradicted what I had been told before applying. It is difficult to understand why a company would retain an applicant's administrative fee for up to two months, particularly when applicants are required to pay several hundred dollars in fees before even being approved. On July 8, I emailed Anah requesting that my refund be mailed to my new address. I received no response. On July 18, I called the office and spoke with another employee while Anah was reportedly unavailable. During that conversation, I was asked to verify my forwarding address, confirming that my email had been received despite never being acknowledged. I was then told it would take an additional 30-45 days to receive my refund by mail. After expressing my concerns, I was told the check would instead be mailed to the leasing office within seven days so I could pick it up. I requested either a phone call or an email once it arrived. As of August 1, I have received neither the refund, a phone call, nor an email. Despite multiple follow-up calls throughout the week, I was repeatedly told someone would contact me, yet no one ever did. Adding to my frustration, on July 18 I received an email stating that my application submitted in May, had just been denied. This raises concerns about whether denied applications are being processed in a timely manner, which may explain the lengthy delays in issuing refunds. On July 29, I received an automated email from the company's processing service indicating that a refund check had been submitted for bill payment processing. However, this conflicted with what I had previously been told that the check would be sent to the leasing office for pickup seven days from July 18. When I contacted the office seeking clarification about where the check was actually being sent, I was once again told that no one could assist me directly and that a message would be forwarded. Once again, no one returned my call. I also attempted to contact the corporate office. Their phone line only allowed voicemail messages, and my email to corporate went unanswered as well. The most disappointing part of this experience has not been the denial of my application, but the lack of transparency, inconsistent information, and complete absence of customer service throughout the refund process. A simple phone call or email would have gone a long way toward resolving these issues. Based on my experience, I cannot recommend this community to prospective residents due to the lack of communication. I can only imagine what the communication would be like if I were approved and had any issues with the townhome.

It's a good rate compared to other New Albany apartments. I liked being within biking distance of the library, churches and the Kroger grocery store. The pool is very nice and often used by the residents. It closes in the winter and opened Memorial Day weekend. There was always plenty of parking for myself and guests. It was never an issue. The walking trail around the property is something that really sets Albany Woods apart. It's great for walking and jogging at any time of day. There is also a nice dog park and community garden. The dumpster was near my apartment so taking out the trash wasn't a big deal. If you're ever looking for free crappy furniture, that's the place to go. There were always couches, TV stands, mattresses and other random old furniture there. They also have a 24hr fitness center connected to the leasing office. It has two TVs, an elliptical, weight machine and two treadmills. It's hardly ever used so it's a nice workout room. I had soft fluffy carpet (while a weird color, it hid stains nicely) that I liked. I also had nice stainless steel appliances. The leasing staff was always very friendly. They would answer my questions and be happy to grab packages that were held for me. In the leasing office, there is free Starbucks coffee, movie rentals, book rentals, newspapers, magazines, printers and computers. Best of all, they often had popcorn and freshly baked cookies. It's a great leasing office! I often felt that the grounds were very quiet, like a nursing home almost. I always felt safe, especially with the gate. Even for living relatively near the highway, the noise was not an issue. I was worried it would be an issue but it never bothered me. Maintenance requests can be made online and are responded to in a timely fashion. The men are very friendly and leave a note inside when they've completed the request. I never had any major maintenance requests that weren't properly handled. Maintenance was very good about salting and plowing during the winter. They did their best. The only reason I'm moving is because of the location. I want to be closer to downtown Columbus and right now it's a 15-20 minute drive with no traffic. They do have an online rent payment system but it doesn't seem to take the money out on time and so I've heard horror stories about people being charged late fees when they use the system. In regards to other complaints: yes, there was flooding around the grounds but it was just after a big rain storm came through. The gates did stay open in the cold weather to prevent the gates from freezing, so it was for a justified reason. I never saw a lot of dog poop in the grass, like previous people have complained about. Someone mentioned garages are rented out for storage to people who don't live there. From what I observed, that is correct. But, I never wanted to pay the $80 a month for a garage anyway so it was fine. The stairs were fine in my opinion and like I said, noise wasn't an issue. If you're considering moving to Albany Woods, I'd say go for it! You won't be disappointed.

I never knew how much I would miss the walking path until I moved out as it is super convenient and pretty to just walk around the complex to take the dog for a walk. The apartments were clean and management was super friendly every time I had a question or needed to stop in for something. The landscaping is nice, trash is kept in one spot and is a trash compactor so helps to keep that to a minimum. On Saturdays during the summer they have hot dogs and usually slushies of some kind while you are hanging at the pool and have at least one event per month whether it's watching a Buckeye game, poolside movie night, etc. They really care about and take care of their residents and I absolutely LOVED living there. My only reason for moving was that my office moved to the west side of town so I wanted to be closer to the office, otherwise I would have absolutely stayed here! I wish I could have picked up Albany Woods and dropped it on the west side of Columbus because it was awesome! Highly recommend living here if you are looking for a place to live. The prices are very reasonable as well!
