Jessica is on it; like ON IT - She is so responsive that it's almost as if she completes the task before I finish asking for it! 2. Legal Stuff - Oh man, she knows all the documents, why and when you need one, etc.. This is so great because it keeps us from having issues later. 3. She CARES - This is the biggie. You can learn how to do this. She cares about her agents, her community, people, doing not just a good job, but the BEST POSSIBLE JOB! 4. She Stays Educated and then Educates Others - Not only that but she is like on the board of Transaction Coordinators or something? Sorry Jessica, I don't know what it is exactly, buy I know that it is important. I could keep counting down all day but ultimately, we are so fortunate to have Jessica have not only our back, but our clients's backs. Not only that, but she has a great sense of humor and is willing to deal with my sometimes "crazy". Everyone should be lucky enough to have Jessica as their Transaction Coordinator. If they did, the real estate world would be a much smoother one. She is the best at what she does we appreciate her so much.

My sister and I had to handle the sale of two properties my parents owned in Southern California…read moreafter they decided to live in Pa year round because of my father's declining health. Our experience with the first property and that escrow company (Granite) was terrible; this experience, if possible, was even worse. Debbie and Cindy Pak, our escrow officer, kept on demanding things that we didn't end up needing. Example: they told us we needed a lawyer to file a petition or a conservatorship for my father and the lawyer told us we didn't need those services because the property was in the process of being recorded in my parents' trust. During the time it took for the deed to be recorded in my parents' trust, Cindy pinged us repeatedly for this information (as if that would make it happen any faster) and then proceeded to ask for multiple documents and copies of things that we had not needed for the other sale, but were somehow needed for this sale (they said it was because it was a 55 and older community but the other property was located in a retirement community too). Then they wanted information on how the sale would be reported in my parents' tax return NEXT YEAR and they only asked for this on April 14 -- yes, when my parents' accountant was in the midst of his very busiest time. We only talked to Debbie when we questioned new demands that kept on cropping up and she was rude and condescending; Cindy was sugar-sweet but emailed and called us repeatedly for things even when we told her when she could expect documents and even when my mother asked her not to contact us anymore. So glad they are divested of their property holdings in California.

Not only did they have knowledge of relevant statutes at their fingertips, they always had recommendations for quality vendors, and were excellent at providing direction and resolution. I never once felt that they had anything but the best interest of our community at heart, and it was immensely helpful to have them at the helm.

I am speaking as a recent member of our Homeowners' Association (a new Owner as of 2023) who had…read morebeen renting previously for 30 years at the same address. I am also speaking as a serving member of the Board of Directors (joined in 2023). As an Owner and Board Member, I take credit for working to replace our previous management company with our current management company, Bayview Property Management. Here is what we had before: 1. Hands-off management style, meaning they never came to our Property, preferring to handle issues from their offices using HOA Board members as free onsite superintendents. 2. Mostly indifferent, untrained property managers and office staff (reflecting the attitude of the management company's owner towards her clients, seen during 15 years with this company). 3. Poor service response to routine maintenance calls (see Items 1 and 2.) 4. Artificially low monthly maintenance assessments, leading to insufficient Reserve Funds to cover lifetime maintenance costs called out year after year in the annual Reserve Study. (see Item 5.) 5. Failure to maintain the property in compliance with the depreciations called out in the Reserve Study, resulting in decaying Common Areas and buildings, which created a large and costly amount of deferred maintenance. This included annually recurring damage from flooding of Unit garages during heavy winter rains that required the Association to empty its Reserve Fund and then replace those funds with an Emergency Maintenance Assessment. The problem emerged during their management but was not resolved by them. The problem was only resolved after they were removed and replaced. The hands-off, minimalistic, low-budget management that we received only served to obscure the long, slow decline that occurred, and when difficulty eventually did emerge, we were not adequately funded to address it. Here is what we have with Bayview Property Management: 1. Professional, communicative, and proactive Property Manager and Management team that accepted the challenges associated with our "distressed property"; and pledged to restore our Owner value through timely maintenance of the Property and proper funding the Association's reserve account. They succeeded brilliantly in securing contractor bids for rain gutters and fascia repairs that allowed the Board to approve timely repairs that have prevented any further flooding episodes. With that completed, Bayview is continuing to facilitate the restorations we still need. 2. Complete knowledge of legal statutes and regulations that govern the operation of Common Investment Development properties (CIDs). 3. Diligent adherence to regulations and codes for CIDs to ensure the Board of Directors can make informed, statutorily compliant decisions regarding the management of our Property. 4. Active, responsive, hands-on management approach, from ordinary Owner requests for maintenance, to gathering comprehensive vendor bids for long-neglected, major restorative projects that have become necessary for our Property's ongoing maintenance. 5. A continuing, enthusiastic commitment to restore our community to its full potential, returning it to its best possible condition, in aesthetic appearance and in market value. I have seen the fantastic results that have been accomplished so far, and am thoroughly delighted by the promise of living in a fully renovated, properly funded, well-managed, and thriving community. My experience with Leonard Lee was incredibly disappointing from start to finish…read more First, the biggest red flag was when Mr. Lee attempted to jack up the advertised rent from $3,795 to somewhere between $4,200 and $4,500 after seeing my income. His reasoning? "We got lots of hits, so the rent is going to be adjusted." This was a complete bait-and-switch. When I questioned him later, he backpedaled, claiming he was just "thinking out loud" and said he'd honor the original price--but only if the landlord didn't have to paint the house's interior and exterior. Absolutely unprofessional. During the first visit to the property, I came prepared with all my documentation, including two months of bank statements, a RentSpree application with my credit and rental history, two months of pay stubs, and last year's 1099 form. Mr. Lee asked to keep these documents to show the landlord, which I agreed to. However, he informed me there would be an open house that Sunday and he'd contact me Monday. After the weekend and time to process my experience, I decided not to rent from people like this. Mr. Lee did tell me I was the most qualified applicant, but I made it clear I wasn't moving forward. I then asked for my documents back, and this is where things went from bad to worse. Mr. Lee instructed me to pick up my sensitive documents at a UPS Store. When I arrived the next day, I was horrified to find my highly confidential documents--including my Social Security number, work information, bank statements, and credit details--left out in plain view on the counter. They WEREN'T tucked away or secured in any way. Anyone behind that counter could have accessed them. This blatant disregard for my privacy and security is completely unacceptable and beyond unprofessional.

Sarah was by far the best agent either of us had ever worked with. Her knowledge, not just about real estate laws and practices, but also regional resources and market values, was accurate and valuable. She negotiated our home purchase to account for needed repairs as well as other factors at play concerning the solar panel lease. She had experience with solar lease companies as well. She has a great team of contractors and other service businesses who did thorough examinations, explained their findings, and made recommendations. Then we sold our condo. My jaw is still on the floor. We moved out on a Monday, came back for the last few items Wednesday. Repairs and cleaning were finished within 2 weeks, and the house was staged and listed with gorgeous photos and video. We were in escrow for $35k over asking price one week after hitting the market. One weekend of open houses. They requested a 20 day escrow and we closed after 20 days. The end! I almost wish we needed to buy or sell another place just to work with Sarah from Drake again.
