As the President of our HOA, I take responsibility for the work needing to be done by the homeowners. I have two others on the Board an we work well together. Work assignments are split...we are each held responsible to bring solutions and results to the table. Our association is but 4 or 5 years old. Virtually no common property or asserts. Real simple. Our Board is very vocal about what we want them to do. There is extensive research done on each project before we choose a solution. All directives are done by email so there should not be any confusion as to what we want. For the life of me, we are unable to figure out why they stonewall us. We rarely get complete answers. It seems that when we press for an answer or resilution, the "buck gets passed" to someone else." That person never knows the answer and refers us back to our initial contact. Multiple attempts on my behalf to reach anyone else above "level 2" have all failed. I am a bulldog and will get to the CEO if necessary. I had the slightest idea as to the reliability, professional attitude and/or work ethic of this employee owned company, I would never have taken even the first phone call with them. We are about 60% our way through our contract and work has begun already to look for a better firm. I would openly say.....DO NOT engage with this company. You will be sorely disappointed in what they bring to the table. The website looks real nice. It's only window dressing because behind the curtain are mis-management, apathetic lower and middle management and a mindset of "to hell with the customer" . They will bait you with promises and deliver less than the basic minimum. Common sense is completely absent here. read more

Sold condo in Golden Oaks in Monterey in early December 2024. Special assessment paid during closing. As well as paying 2x for December's condo fees because although I had proof of credit card payment prior to closing, the company told the title company they had no record of it. In January 2025, they magically refunded me for the extra payment at my new address. In May 2025, I received two bills, sent to my old address (the condo I sold), forwarded to my new address. One for $2,300 for the special assessment, and one for January 2025 Condo fees (plus interest)! Can't get ahold of anyone after three calls so far, over two days. Their accounting department needs an audit. read more

No one from MT has seen how ugly our neighborhood has become since we hired you! I've lived in this community in SLO county since 2010. After having MT for the past year, our neighborhood landscape is all dieing and the last two homes built a few years ago have no landscaping..just weeds. No one from MT has been to this neighborhood..they don't care. Jorge is the go to guy at MT, but I believe he lives in Mexico. Our roads are deteriorating, water has been shut off, weeds all dried up and out of control, and the once beautiful over 20 cypress trees are dead and left out there at our front gates. Horrific! Anything the board says goes. They took out a loan because they over spent. Paid $2,800 to have weeds mowed along the road in January...our rainy time is mostly in February. Wasted our money. What use to be a beautiful community, now looks like a train wreck. Thanks to Management Trust. Do not use this business!! I highly recommend NOT using The Management Trust for any type of business. I have been an HOA board member for about 4 years now. Every year service gets worse. From checks being authorized by the office to pay invoices that we were not responsible for - to new owners not receiving their payment information for months - to charging us for items considered office expenses that we never used - to financial statements being delivered 4-5 months late - to a lack of return phone calls and emails........ the list goes on. As a board that is involved, we feel that we have to manage them. We remind them to return our emails. We remind them to coordinate with vendors for the completion of current projects. We remind them what numbers should be in our budget. We remind them that we need a board packet days before a scheduled meeting. We remind them to schedule our next meeting. We remind them to do monthly site visits that are in our contract. Do yourself a big favor and shop around. They do NOT deliver what they say they can deliver. I have worked with this company for over 5 years. We are an HOA that has less then 40 units. Over the last five years -fees have increased and professional responsibility has decreased. Our insurance recently lapsed due to an invoice and a reminder and a late payment notice NEVER REACHING THE BOARD FOR APPROVAL. This is just one of many frightening items that has happened in the last year. I found out some of the new builders in SLO have contracted with this company. These new additions of big HOA's to their already overloaded workload scares me. If they can not reliably take care of the associations they already have- how can they take on more work. The office turn over rate for employees is too high. This has a very negative impact on all their over charged under serviced customers. I DO NOT RECOMMEND THIS COMPANY. read more

The Management Trust bought our old management firm. We know that transitions can be tough, so we gave them nearly a year to prove themselves. There's not enough space to list all their deficiencies. Today we finally quit. The people are well-meaning, but they are overworked, and they don't have time to give the kind of service they advertise. They lost our fire insurance by neglecting to pay the bill; then it was reinstated and they nearly forgot the next payment also. By chance we heard about it and got them to pay with 24 hours remaining. We have vendors whose payments were also months late. More recently, they misplaced an important pre-cancellation notice from California Fair, somewhere in their system, for about 6 weeks; when they found it and gave it to us, we had only 2 weeks left to buy 51 fire extinguishers during a shortage -- and to get them mounted or lose our insurance again. We had to pay our lawyer write an appeal to California FAIR. read more

What a joke! If I could give a zero stars, I would. You simply CANNOT talk to a human. I am not a HOA board member but a resident. I can't seem to get a simple question answered. The prior contacts I had, have non working phone numbers, or their names aren't available in the directory. I sent an email, which was returned undeliverable. I understand that people move on, and change jobs, but can you at least let your residents know who they are supposed to contact when that happens. I think it is ridiculous that I am actually contemplating driving to their building in SLO, just to find out who I speak to? Or maybe if I stop the automatic monthly payment, they may reach out with some contact information. The phone system is absolutely NO help. What the heck is Text tressy? I have no idea how I will receive a text answer, since I have not asked my question yet. Does anyone actually work at Management Trust? This whole process seems like a scheme. Do NOT use this company. Although they will reply to your email requests with "I will get this done today"..... it will likely never be done unless you continue to check up on them. We work with the San Luis branch. After not hearing back from our manager - I had to reach out to the accounts payable department (in Santa Ana) after an invoice was paid that was not our HOA's invoice AND was not approved by our board to be paid. A manager approved the payment for an invoice that was not ours to pay - and they cut a check with our signatures. Isn't that against the law somehow? Please pay attention if you use this company. They will take your money if you are not paying attention. This is just one of the many problems that we have had with them. read more

The short: RUN AWAY! AVOID! I don't even know where to begin. I had the unfortunate and extremely unpleasant experience dealing with this agency. As a final year college student, I can say that I have had tried out various rental properties and rental agencies in San Luis Obispo. I had an amazing time at one of the places I rented, and I base all of my future rental experiences on that one. Due to some circumstances of that rental (not the fault of the contractor at all), I couldn't stay and had to move out. Now, with Goetz, my roommates and I were floored with the property on the initial walkthrough and loved it. And then everything goes downhill. If it's too good to be true... We noted some problems on our initial walkthrough. They said they would stop by to fix it. Several weeks later, we remind them to fix it. Several weeks later goes by and someone stops by to 'fix it.' Fix it? Like look at it and call it fixed? They didn't change any of the broken appliances. Using brute force, we somehow made it work, but were worried that they would charge for it. Then we called about the door hinge falling off, the broken sink disposal, and a weird burning smell throughout the entire property (yeah, smelling burned tires everywhere is pleasant). "Call 911," they said. "They'll handle it." THANKS FOR THE HELP. When we finally moved out, they took a magnifying glass and a fine tooth comb, going over every nook and cranny, trying to rack up as many charges as they could. Excuse me. Wear and tear is normal. The house isn't going to look exactly like an open house/model house when all the tenants have moved out. The people at Goetz are incredibly unhelpful and forget it if you have a problem - they'll put all the charges on you. Example: the property didn't even have a screen on the window when we moved in (how were we supposed know it was 'missing' on the initial walkthrough??). And when we moved out, they said - whoa, wait a minute, that screen isn't there. So so pissed. I don't know how they're still in business. Maybe by catching naïve people like us with their beautiful property. Yeah, rent in SLO sucks because the prices keep increasing and a lot of places look like crap. Just ask as many questions as possible, and use your best judgment when renting places. Good luck and I hope you'll find a decent spot to live in. I delt with Heidi on several occasions and she was really nice along with all of her staff. At the time of move out I received a full refund of my deposit minus the cleaning fee which is normal. This is the sequel to my first review. While still a board member of an HOA managed by Management Trust (MT). I last reviewed that they had given themselves a 25% raise from $600/mo to $750/mo starting Jan 2021. The proposed budget for 2021 was presented back in August 2020. I brought up the question of what would cause a $4 per month increase to 28 HOA units? In January of 2021, I was approving invoices and came across the management fee charging $750. We were already getting charged $600/mo for 28 units to manage with only 1 (ONE!) recurring monthly charge, our landscaper.......no water, no PG&E, no SoCal gas, no trash. So for a monthly recurring charge of less than $500/mo for landscaping, they would charge us $750/mo management fee.....just wtf are they charging for? They had their low level manager tell us it's because our meetings needed binding materials and mail outs are heavy, and the manager's time after hours for these meetings, office copying costs, etc, etc ..... just stuff that other management companies had built into their monthly management fees, so I have determined that their rationalizations about costs was just a cover for their or their upper management greed. AND when we had a special meeting to finalize changes of management companies and details, they nickel and dime us on all the costs for the meeting in weeks prior to changing. I brought up the issue of didn't the increased monthly fee take care of all that office supplies and management time, and they chose to ignore my email, but I'm a nice guy (my wife says "too nice"), so I approved their charges for the office supplies and management time with contempt .... I know they will not last long without help from some poorly governed HOA....all they need is enough HOA's who do not have people to care about how their HOA is run. Finally, as a last act of revenge against us for firing them, they take all our money out of our bank on the very last day they were our authorized management company! WTF!!!!! We started with a new HOA management company on April 1st 2021 and they took the money away on March 31st 2021. Child's Play!!! None of the Board Directors authorized the movement of the money. They eventually gave the money back of course, like a month later after making some interest somewhere else I'm sure. These guys are professionals, and they are.....for themselves first! Treat these guys like they are YOUR employees and watch out for when they try to give themselves a raise or kick-backs from vendors. read more

Heather does a wonderful job at handling the affairs of the 248 N. 14th Street HOA! She is very detail oriented. She follows up and includes all outstanding items in each meeting's agenda. She is keenly aware of each agenda item, is to the point, and steers the meetings to effectively handle each one. Therefore, the meetings finish in a timely fashion. If I were an employer, I would be fighting to obtain and keep her employment. She would be good in any industry or capacity! read more

We had a water leak due to heavy rains in a townhouse that we rent out . My tenant called me that evening to report it I called the Hot line at The Management trust and left a message expecting to hear from them the following day. Austin called that night and jumped right on it. He coordinated with his subs and my tenants perfectly. The result is a fixed unit, in a reasonable period of time and a happy/relieved tenant.
